Welcome! The Caribbean with its blue sea, white sand beaches and wealth of sunshine, has a huge appeal - especially for those of us living in duller, colder climates. Hence the timing of our special supplement on Barbados this issue which includes fabulous resorts, properties to rent and buy plus a focus on island interiors. After all the buzz of compiling these features, I’m looking forward to revisiting Barbados myself in a few weeks to experience the delights of Royal Westmoreland and the Platinum Coast. A totally different destination but one that’s proving immensely popular with overseas buyers is London. We’ve consulted a number of experts on the subject to discover which nationalities are heading this foreign influx and why. We also explore the concept of ‘cluster buying’ properties within new London developments. When considering a location in which to invest in property, either for your own use, rental purposes or both, the lifestyle it offers is hugely important. In addition to the tropical island and city suggestions already mentioned, we also take a closer look at Cannes on the Cote d’Azur. Not only does it have stunning properties and heady temperatures for most of the year, Cannes provides excellent restaurants, bars, marina facilities and, of course, its famous Film Festival which draws the world’s celebrities each summer. Glamorous living doesn’t get much better than that!

Goodman’s Fields Redefining City Living Steeped in history, it’s hard to imagine that Goodman’s Fields once belonged to the Minoresses of St Clare and formed the backdrop to an infamous shootout between highwayman Dick Turpin and ‘Captain’ Tom King. Today the surrounds of Goodman’s Fields are a little more serene than that and will play host to a luxury Studio, 1, 2 and 3 bedroom apartment development, bearing the same name. This is Goodman’s Fields, a world class mixed-use development from Berkeley. Located in one of the most cosmopolitan areas of London, in close proximity to the financial business district and on the doorstep of major transport routes into London and beyond, it’s set to redefine city living.

The new urban quarter Living the good life in the City doesn’t get any better than this. At Goodman’s Fields residents will find everything they’d ever need and more. Arranged around a central Main Plaza, six slender towers house an array of facilities that include an on-site gym, 18m indoor pool and 24-hour concierge desk. All of which are for apartment occupants and their guests only. Recreational areas extend outside the dynamic and modern architecture of the building as well to include areas of high quality open public space, willing you to explore them by day or night.

A world of peace and serenity Sometimes you need to retreat from the hustle and bustle of the city. In recognition of this, expert landscaper Murdoch Wickham designed the perfect character city gardens. Animated with water features and quality hard and soft landscaping, these attractive open spaces represent the perfect place to relax, unwind and get lost in your thoughts.

Elegant, sleek and ergonomically designed kitchens with modern integrated appliances form part of the open plan space, oak timber floors give living room areas a warm and inviting appeal and floor to ceiling glass sliding doors offer unrestricted views of the surrounding landscape. Creating an environment that makes relaxing and entertaining a real pleasure. Computer Generated Image of Goodman’s Fields indicative only

Refreshingly different This freestanding ‘Spittal’ shower from Drummonds creates a stunning centrepiece for the bathroom. Inspired by classic designs of the 1920s, it features 21st century plumbing and thermostatic controls. From its raised cast iron tray to its soaring rose, this is the ultimate in showering - with invigorating water jets from the four uprights as well as a waterfall from above. Each Spittal is an individual work of art. Cast in an iron foundry, the tray is enamelled using the lengthy dry frit process, before the exterior is hand finished to order. The solid brass frame, with its complex (but hidden) system of pipework and jets, is cast in sections before being bright plated in nickel or chrome and then hand-polished. Dotted with diamonds Obsidian, silver, 24ct gold and diamonds combine to make this stunningly beautiful, handmade necklace from Josef Koppmann. A balance has been created between the elements that have naturally evolved and the precision of the formal design, resulting in a one of a kind, highly desirable object. The glittering, uneven surfaces of Obsidian, a stone extruded from rapidly cooled volcanic lava, contrast the abstract design of the piece. Accents of diamonds have been added to enhance the exciting interplay of light and shadow in this piece where pure gold becomes vivid and intense, while the silver reveals a gentle shimmer. £4,600 – Bold enough for Bond Strong enough to stop a speeding bullet, this limited edition attaché case by Tumi is made from Tegris, a super strength new fabric that hardens when layered and heated. A TALL ORDER As the founder and creative director of leading design practice, Cochrane Design, Sean Cochrane specialises in creating exclusive properties. All aspects of architecture, co-ordination, construction, interior design and dressing are personally handled, making Sean the ideal person to spot a property with potential. This elegant Victorian town house located in fashionable Clapham Common was in need of considerable care and attention when Sean and his wife bought it in . The property benefits from high ceilings and a footprint that is very generous front to back but, like many Victorian

We discover how lateral thinking and vertical working has transformed this Victorian town house split into four flats into a contemporary family home

terraces, is not so wide from side-to-side. It had also been split into a number of small rooms which presented considerable challenges. Rather than looking at the house as a series of individual floors, Sean used the building’s prime feature, its height, and devised spaces that would cut through the floors creating light and space for a radical transformation. The redesign of the house focuses on the raised ground floor. The formal seating area at the front of the building goes into a generous space for dining. Rather than running to the end of the house, this floor ends dramatically three quarters of the way to the back wall International Property Luxury Collection

where a void has been created from the ceiling of the first floor to the garden level below. The theatre of this space is emphasised by the dark painted-wood library which runs all the way up one wall from the lower ground floor to the first floor ceiling. This space means the light across the first floor and down into the kitchen is maximised and the whole space feels connected to the large back garden. A beige and dark grey colour scheme is given warmth by the purple drum shade that sits over the large bespoke island, while the antique French fridge, with its polished steel handles is a stunning, inherited piece.

Aiming high

The two upper floors of the house have been cleverly cut into three – with a small guest suite carved out of the old attic. Again this has been achieved by working vertically rather than laterally. At every point space has been found to emphasise ceiling height and roof vaults have been inserted to ensure that even when rooms are small they feel spacious. The aim of the master suite is on creating a highly functional space (with the emphasis on a well planned dressing room and bathroom) that is also luxurious - providing an adult oasis away from the four children’s bedrooms. In every room real attention has been paid to the detailing of the space and the crafting of every wall. Simple painted panelling is used throughout the property to give a consistency to the design feel while upholstered panels on walls provide luxury, softness and colour. ■ Cochrane Design Telephone: +44 (0)20 7062 1064 Email: Web:

Regal Homes Award Winning Developer In just over a decade Regal Homes have grown to become one of London’s most admired and respected property developers. Design led architectural innovation is matched by superlative specifications. Both are managed with a passion for detail and craftsmanship that is rarely found in an age of mass production. The luxury, central London residential developer was set up by Paul Eden in . He was joined by business partner Simon De Friend in . They began to raise funds from private investors to buy their first development and have continued to grow since then. A risk-averse attitude during the recession ensured the company was successful. As a result, when Lehman collapsed in , Regal Homes’ exposure was low. Eden and De Friend always consider the worst-case scenario before they commit to a project. If a project warrants the slightest hesitation, it is usually abandoned. To date, Regal Homes’ property sales have exceeded m and they have over  units in their current London development collection. Solely focusing on the London market is one of Regal Homes’ key strategies. Property in London 26

Regal Homes.indd 1

is currently going from strength to strength with a  growth in sales values since March . It is anticipated that London property values will show a  increase by  and Regal Homes expects to have a number of new properties in development before then. Regal Homes’

focus on key boroughs where prospective ten year investment returns range from  -  per annum, include Islington, Kensington and Chelsea, Tower Hamlets and Camden. Regal Homes are also highly regarded in the industry. The Grand Canal Apartments in Islington recently won an International Property Award for Best Development (Multiple Units) and earlier this year, the company also won the Young Norwood Award for Young Developer of the Year.

In addition to modern living apartments, the company also builds luxury turn-key mansions. The latest house, designed in collaboration with Kelly Hoppen, is situated on the beautiful outskirts of Kenwood Park in Hampstead and comes to the market in late . Much of the company’s success can be attributed to the team of experienced professionals; a team that is committed to the ‘quality first’ ethos in every aspect of the business and a team which has steadily expanded to enable that service to be maintained, as the company continues to grow.

The Wallawa factor A mile long drive of ironwood trees leads to this sympathetically restored, traditional Sri Lankan ‘Wallawa’ mansion. It’s set in seven acres of beautifully landscaped grounds which have been designed and maintained by a team of gardeners personally trained by Bevis Bawa. This mansion dates back to the s and was previously owned by the family of one of Sri Lankan’s most famous contemporary artists, Justin Pieris Daraniyagala. In fact, most of his paintings were produced in his studio which sat at the bottom of the driveway. The property is located an hour’s drive from Bandaranaike International Airport, . hours from Colombo City and two hours from historic Kandy. Secluded from, yet neighbouring, a working coconut plantation, it’s completely unique on the island. Additionally, because of the considerate restoration project, it is now a perfectly preserved artifact of Sri Lankan architecture and social history. The mansion is a , square foot horseshoe shaped two-storey home with an internal courtyard featuring a marble fountain. The Kandyan influenced architecture features external verandahs on both sides of most rooms with tall glass and teak doors opening out for maximum cross ventilation. There are further full balconies and seating areas scattered about the house including a master hexagonal balcony

equipped with built-in banquets. Below that is a hexagonal indoor/outdoor dining area with a purpose designed round Burma teak table which seats  people. There are six bedrooms all with en suite bathrooms including showers. One of them encompasses a wooden Juliet balcony, external shower room and  foot vaulted ceiling with skylight and a high meditation loft with round stained glass window. The semi-hexagon shaped master bedroom features a large walk in teak wardrobe, a Carrera marble en suite bathroom with  foot vaulted ceiling with skylight, twin shower and oversized marble tub. Two large guest suites come complete with vaulted ceilings, en suite bathrooms with oversized tubs, and a long wooden balcony that extends over the jungle. The old ballroom downstairs still features the original octagonal Burma teak plank flooring along with the floral cornices. This area has been converted to include an open plan L-shaped dining area, TV lounge and kitchen. Among the property’s many other outstanding features are a cinema room with an integrated sound system, projector and screen and hidden air-conditioning throughout. The estate accommodates an additional three guest cottages comprising . bedrooms all with en suite bathrooms, separate living rooms and extensive verandahs. A stone-built plunge

pool with affinity edge is located next to the guest cottage called the ‘Lookout’ due to its thatched roof and large lounge area overlooking extensive valley views. The property also includes a separate staff house and a double fronted garage with security quarters. In addition, plans have been drafted for a very large swimming pool and pool house comprising a gym, massage room and yoga platform, lounge, kitchen and eating areas.

Business potential

The property accommodates  bedrooms across four residences, making it ideal for use as a small and exclusive hotel. A room rate of  per night is achievable or the property can be let in its entirety on a weekly basis at a rate of , per week. The property also demonstrates real potential for it to become the number one destination in Sri Lanka as an exclusive wedding venue. A two-day wedding event would realize a rate of ,. This allows for the hiring of the property for the wedding service and all  rooms within the four residences for guests to stay in overnight. ‘World’s Best Apartment’ exceeds expectations Kata Rocks has caused a stir of excitement in Phuket by unveiling its first ‘Sky Villa’. With sleek louvres and tinted glass panels wrapped around a clean, modern ‘Ocean Loft’ design, the detail and finishes have set a new standard for the island. Richard Pope, developer of Kata Rocks is delighted with the result: “We have a great construction team that has pulled out all the stops to exceed everyone’s expectations with the quality and finish of the first of our  Sky Villas.” Ralph McMillan, Managing Director of CPS Group Asia commented that, “It’s been a pleasure working for a client who only wants the best. It’s allowed us to explore options that have yet to been seen in Phuket. The engineering systems that have been installed throughout the villas follow strictly to Australian and British standards and Kata Rocks is setting the bar extremely high for everyone else”.

Located on the southern tip of the beautiful Kata Beach, Kata Rocks is situated within one

of Phuket’s most exclusive areas, Kata Point. Home to some of the island’s finest restaurants, bars, shops and cafes, there’s plenty to do should you ever want to leave the resort. To be honest, that’s unlikely, as every Sky Villa enjoys stunning oceanfront sunset views of the Andaman Sea which can be watched from private infinity-edge swimming pools.

Designed by architect Adrian McCarroll of Original Vision, the villas nestle within the natural topography of the surrounding rock features, creating a development that is in harmony with its location and yet a thoroughly modern example of tropical design. With the tap of an iPad, smart home technology will allow guests to change the lighting, close the blinds, alter the air conditioning, order room service, book spa treatments and enter the central entertainment server with its thousands of films and albums. “The technology is designed to be as user friendly as possible, we are creating a development with effortless relaxation at its heart” said Richard Pope.

With  international awards, including the World’s Best Apartment, the development provides the space and seclusion of a private residence as well as the benefits of a luxury, boutique resort. Oceanfront facilities will include a superb restaurant and bar, a stateof-the-art fitness room, function rooms and a world-class spa and wellness centre. Sounds appealing? You’d be in good company. Adventurer and TV personality Bear Grylls, who has traded the wild extremes for a Kata Rocks Sky Villa, says, “When I just want to chill out with family and friends, I try to pick places that are discreet but spectacular. Kata Rocks is both of those in abundance and a very special hideaway”. There are still a few Sky Duplexes, Pool Condos and the last Penthouse available and from mid 2013 many of the villas will be available to rent. Cornwall Terrace is at the south-west corner of The Regent’s Park overlooking the lake. The building is an integral part of The Regent’s Park, which was commissioned by the Prince Regent (later George IV) in 1811. The architect John Nash developed the master-plan for The Regent’s Park – his acclaimed protégé and fellow architect, Decimus Burton, executed detailed plans and oversaw the construction of Cornwall Terrace. This magnificent Grade I listed Regency terrace features eight unique and elegant properties, occupied as private residences for nearly 150 years. Previously home to members of the nobility, admirals, generals and adventurers, public figures and other persons of distinction. Each property at Cornwall Terrace offers an exceptional opportunity to acquire a spacious and elegant home with a unique heritage and considerable individual history. Properties are ideal as spacious and exceptionally luxurious family homes, suitable for either year-round or periodic occupation. Lethbridge House shown here in all its glory offers 11,797 square feet of superb living space. Four is the operative word with the Ferrari FF: the Ferrari Four. Four as in four-wheel drive and four as in the four comfortable seats that cocoon the driver and occupants alike. A four-seater that utterly changes the whole GT sports car concept, even the most cursory glance at the FF’s sleek, Pininfarina-penned super model profile will see that it’s nothing short of a revolution in the automotive world. Purists will be overjoyed to know that it is still the rear wheels that actually provide the power, with torque being transferred only to the front axle when required and even then intelligently predicted and distributed to all four wheels. As the most powerful four-seater in the world it has it all: exceptional, class-topping performance that pushes its signature Ferrari thoroughbred DNA and driving pleasure to the utmost, regardless of weather or terrain – even on ice, snow and dirt. DrivewayNews Our latest round-up of news from the glamorous world of motoring

Bentley returns to motorsport At the  Paris Motor Show, the unveiling of the Continental GT concept took the world by storm and opened an exciting new chapter in Bentley’s history. Now,  years on, Bentley is repeating the same feat with a Continental-based GT race car currently being developed by a dedicated motorsport team at the company’s factory in Crewe. Signalling Bentley’s return to the racetrack for the first time since its historic sixth Le Mans victory in , Continental GT remains faithful to the company’s founding motorsport philosophy of developing racing cars from their road-going counterparts. Dr Wolfgang Schreiber, Bentley’s chairman and chief executive, comments, “The clear message from our customers is that Bentley belongs on the racetrack, and the Continental GT is the realisation of a dream we’ve had 32

ever since the launch of the Continental GT. The new GT Speed is the perfect car for us to develop into a racer, and our work so far has shown huge potential. The Continental GT is set to show the world what the Continental GT is capable of in its most extreme form, and establishes a solid foundation for Bentley’s long-term motorsport plans.” With the Continental GT concept receiving the full support of the FIA, Bentley is returning to the motorsport arena towards the end of  with a GT race car capable of competing with the very best, in the true Bentley tradition. Equipped for endurance as well as outright speed, the new Bentley competitor will be eligible to race in a range of race series and events, up to and including -hour marathons. 

Thrills and spills at Goodwood Revival Motor sport enthusiasts flocked to this year’s Goodwood Revival to join in the fun at the world’s largest historic motor race meeting. The 50th anniversaries of two iconic sports cars were marked by Goodwood with a daily parade of Ferrari 250 GTOs, plus a dedicated Shelby Cup race, consisting entirely of Cobras, with the race victory on Saturday falling to Rob Hall and Andrew Wolfe. Other highlights included a once-in-a-lifetime gathering of Silver Arrows which saw a lively demonstration each day of the Mercedes-Benz and Auto Union racers vigorously tackling the Goodwood circuit. The quality of racing was exceptional throughout the Revival weekend, with many nail-biting races

and some thrills and spills along the way. Racing highlights included the thrilling St Mary’s Trophy for 1950’s saloon cars, with Justin Law and Anthony Reid taking the hard-fought victory in a Jaguar Mk 1. The £175 million car grid for the Royal Automobile Club Tourist Trophy Celebration also made for exciting competition, with the mighty Jaguar E-type ‘Lightweight’ of F1 stars Martin Brundle and car owner (and Red Bull Racing designer) Adrian Newey. The result was all the more remarkable as Red Bull design chief Newey spun off at St Mary’s on the first lap as Gary Pearson challenged on the inside aboard his similar car. Newey had to watch the entire field go by before he was able to return trackside!

The very deserving Rolex Driver of the Meeting at the 2012 Revival was Max Werner, who drove his 1933 Alfa Romeo 8C 2300 Monza race car all the way from Dusseldorf on his own, accompanied only by basic hand tools and a healthy slice of enthusiasm. On arrival he was offered help in preparing the car, to which he replied “Don’t worry; I checked the oil and tyres before I left home!” Despite a few scrapes along the way, including a spellbinding fight back from eighth place, he stormed through to win the Brooklands Trophy, and then drove all the way back home again to Germany – a round trip of some 800 miles!

Stirring passion or shrewd investment? Whether it’s the pleasure of getting behind the wheel of some of the finest or rarest cars ever produced or the prospect of excellent financial returns, it’s easy to understand the appeal of owning a classic motor car. From style and craftsmanship of a bygone era to sheer driving delight, few things compare to the enjoyment and romance of taking to the open road in your head-turning pride and joy. And for those whose passions lie on the race track, what could be better than

owning or competing in the actual car driven to glory by former championship winning motorsport legends? However, it’s not just those with a fascination for motoring who are attracted to classic car ownership. The investment opportunity is reported to provide even better returns than gold, putting it in the same league as fine art or vintage wine. With extensive experience in the sale of classic cars, modern supercars and race cars

with genuine championship winning pedigree, Silverstone Auctions is ideally placed to advise on the acquisition or sale of the car of your dreams. With sales held at Silverstone circuit, the home of British motorsport, its team of knowledgeable consultants can provide a wealth of advice and assistance to make the entire experience a pleasure.  International Property Luxury Collection

DrivewayTopTen A host of recent unveilings give a tantalizing glimpse of what we can expect to see gracing our roads in the near future

McLaren Special Operations has presented a breathtaking one-off supercar called the McLaren X-1. Based structurally on the company’s groundbreaking carbon MonoCell but with a totally unique body, it has been created for an anonymous car enthusiast. Everything is bespoke, even down to the lights and wheels, meaning the car took two and a half years to build. The X-1 shares the same the major mechanical components as the 12C, including the twin-turbo 625PS engine, giving astonishing acceleration and a top speed of 220mph.

Audi’s new RS 5 Cabriolet is a four-seat convertible with a 4.2 FSI, high-revving naturally aspirated V8 engine. This accelerates the sports car from 0 - 62mph in 4.9 seconds. Top speed is limited to 155.34mph but, at customer request, Audi can boost this to 173.98mph. From €88,500 -

Barely three months after the premiere of the BMW Zagato Coupé, BMW and Zagato are turning heads with the BMW Zagato Roadster. Based on the BMW Z4 sDrive35iS drivetrain, power for the new roadster comes from BMW’s turbocharged 3.0-litre, six-cylinder engine. An increased boost pressure, altered exhaust system and modifications increase power from 335bhp in standard guise to 400bhp. Approx £90,660 -

The Lexus LF-CC displays the latest evolution of the L-finesse design language and signature spindle grille. This new mid-size coupe concept is equipped with a new 2.5-litre full hybrid powertrain to deliver sporting performance and soon to be introduced in the Lexus model range. Price yet to be determined -

Jaguar’s powerful XFR sports saloon is now even faster with the introduction of a new optional Speed Pack. Featuring a speed limiter raised to 174mph, the 510PS XFR Speed Pack car is equipped with revised engine and gearbox calibration to match the increased top speed. A new front aero splitter and rear wing distinguish the Speed Pack car. XFR 5.0 V8: £65,380 XFR Speed Pack: £2,750 - 34

The new Maserati GranCabrio MC blends high performance and sports characteristics derived from racing experience with the style, charm and practicality of Maserati’s four-seater convertible. As with the GranTurismo Sport, the GranCabrio MC also adopts the new 4.7-litre V8 engine. The new power unit, in combination with the MC Auto Shift transmission, is now able to propel the GranCabrio MC to a top speed of 179mph with acceleration of 0-62mph in 4.9 seconds. Price yet to be announced -

Porsche’s new Panamera Sport Turismo concept car shows how amazingly intelligent and efficient drive technology might look in future designs. The concept vehicle is designed to be driven in pure electric mode up to a speed of 80mph. The new electric motor produces about 70 kW (95 hp), which is around twice as much as in today’s Porsche hybrid drive, while the three-litre V6 supercharged engine still produces 245 kW (333 hp). Together they accelerate the car from 0-62mph in less than six seconds.

The new all-wheel drive Porsche 911 is available in four versions. Each model shares identical characteristics to the rear-wheel drive versions, the only exceptions are the all-wheel drive. Capital choice There’s little doubt that London remains one of the most popular investment locations in the world to purchase property, yet the numbers of overseas buyers might come as a surprise. We investigate who is buying what, where and why The top five per cent of property by value in London continues to outperform those of rival locations in New York, Paris and Hong Kong. The reason for this is because, as Julian Lilley, of Fine & Country Mayfair, comments, “It is seen as a safe haven both from a security and a financial perspective. London’s property market seems to defy gravity. Whereas most of Europe and many parts of the UK are showing declines in the market in excess of , Central London prices continue to rise, with reports of some areas, such as Mayfair and Knightsbridge, showing increases of over  in the last year.” A further pull for overseas buyers is the world-class education provided in London. Mr Lilley continues, “Following the summer, our many Middle Eastern clients are returning to London eager to buy houses or to rent apartments for their student offspring. London is also an historic and cultural centre with a reputation for tolerance as well as being a funky place to live.”

The demand from overseas investors for expensive homes is reflected in the number of developments currently under construction in London. These are presently priced at bn and equivalent in size to the .km Olympic Park in Stratford!

Cluster buying

Shirley Humphrey, director of Harrods Estates, reports that the weak British pound, low interest rates, and the fact that it has held its value during the economic down turn, have all contributed to the appeal of cluster buying London prime property. “High net worth individuals from the Middle East, India and Asia are the main purchasers for cluster buying in London,” she explains. “In ,  per cent of Asian buyers cluster bought property. Indian buyers prefer to purchase more than one home in a specific building and/or street. Mayfair, Knightsbridge, Belgravia and Kensington continue to be the most popular places to invest and although more

stock has become available in the last year, there is still a shortage for luxury property in the area, so demand remains high. We have a number of properties available for sale in these key investment areas with a variety suitable for all types of buyers.” Like many other companies catering for homes in the prime levels of the property market, Harrods Estates has seen a marked increase in levels of Asian buyers. They are now one of its biggest single group of purchasers accounting for  per cent of sales in ,  per cent of which is from India. “Typically in prime central London, properties are apartments as opposed to houses – there are a great deal more apartments than houses for sale in this area,” continues Ms Humphrey. “Therefore, cluster buyers will often buy two or more apartments within a block to keep the family close when they all visit London, but not too close that they get on top of one another. Smaller apartments within the block may be purchased for staff.” International Property Luxury Collection

OVERSEAS OBSERVATION Independent buying agent Nathalie Hirst, says: ”The top end of the international market in London is still dominated by Russia and some of the post-Soviet states of central Asia. These buyers need good security with parking a top priority, and their preferred locations are Knightsbridge and Belgravia. While the stampede of wealthy Americans has slowed since 2007, their preference is still for informal open-plan family living with good outdoor space. This tends to be found in Kensington – where the large family homes have a wider foot plate than found in some other areas, and where coincidently the American School has a bus route through W8. St John’s Wood also offers some very large family homes with big gardens, and the American School is on the doorstep.”

RICHMOND HOUSE An imposing Grade II listed mansion within walking distance of Richmond. As London’s largest riverside home, this beautifully renovated property is within three quarters of an acre of private grounds with over 80 metres of Thames frontage. The two notable accompanying buildings, an old chapel and coach house, have been superbly converted and would make perfect staff and office accommodation. Originally built for Lord Kilmorey, the main house offers lavish living and entertaining accommodation, including five reception rooms and eight bedroom suites. One of the star features is the Robert Adam wing, added in 1738, which is believed to be Adam’s first residential extension. The great room has an ornate plasterwork ceiling and cornice, and original Adam marble fireplace, all of which have been painstakingly restored. Landscaped formal gardens surround the mansion, and there is dual gated access to the property via road or private underground car park. £15m / €18.5m / $24.1m Harrods Estates: +44 (0)207 225 6506

The lower ground, ground and first floors are dedicated to three very spacious reception/entertaining areas, all with access to either the double-height glazed atrium or the roof terrace. The master bedroom suite is on the second floor with four other double bedrooms over the remaining top two floors. OVERSEAS OBSERVATION Peter Wetherell, managing director of Wetherell reports: “Greeks are beating a new path into Mayfair for a number of reasons not least for its central location, fashionable shopping and availability of high quality property. They have made a real impression on the area over the last six months with their immaculate dress sense and formal social etiquette. Although Greeks have always been in Mayfair, much of the recent interest we’ve seen has been prompted by domestic economic difficulties in their home country. For many wealthy Greeks property in London is seen as a blue chip asset offering long term security of investment. Properties in Grosvenor Square are in high demand as Greeks prefer large lateral apartments in portered blocks. The buyer profile is dominated by 40 to 50 year olds looking for pied a terres which could be from two-bedroom flats to Mayfair townhouses.”

GROSVENOR SQUARE, MAYFAIR W1K An immaculately presented and incredibly rare lateral four-bedroom apartment of 3,649 square feet with direct views over one of London’s oldest and most prominent garden squares. KERSLEY STREET, BATTERSEA SW11 Enjoying an enviable end of terrace position this beautifully refurbished family house is located on one of North Battersea’s most popular roads. Set over four floors the house has nearly 2,700 square feet of entertaining space and accommodation. On the lower ground floor there is a family room, with a utility room, a shower room and a bedroom making it perfect for both children and additional accommodation. The ground floor consists of a fully fitted kitchen to the front, with an open-plan dining room in the middle and a full width reception to the rear with double doors on to the garden. The accommodation comprises six bedrooms served by three bathrooms. The house further benefits from a wonderfully spacious and private roof terrace accessed from the second floor. Kersley Street is in a conservation area and ideally located for the local shops, bars and restaurants which are close at hand on Battersea Park Road. Transport north of the river is via either Clapham Junction or a number of bus routes that run over Battersea and Chelsea Bridges. £2.4m / €2.952m / $3.85m Douglas & Gordon: +44 (0)20 7720 8077 e:

OVERSEAS OBSERVATION George Franks, sales director of Douglas & Gordon, comments: “Why would the French want to be anywhere else other than Wandsworth when the local Lycee school fees are partly paid for by the French government for French citizens? Some of the state schools in the area have reacted by offering after school French lessons, so when they return to France they will have kept up with the French curriculum. French interest in the area peaked about one and a half years ago when the euro first showed real signs of strength against the pound. Since then demand from French families has remained high. The area is characterized by rows of large family houses (especially off Trinity Road, Clapham Common Northside and Northcote Road) and the French love the wide open green spaces of nearby Clapham Common, Wandsworth Common and Battersea Park. The area also has a continental café culture on Bellevue Road, Northcote Road and Battersea Square.” Ed Mead, director at Douglas & Gordon, adds: “The combination of young people giving up on France and absurdly restrictive employment practises would seem to indicate that the expected increase of those heading to the 21st Arrondissement in South Kensington and Wandsworth looks likely to now materialise. Bad for France, great for south-west London.”

OVERSEAS OBSERVATION Ed Mead, manager of Douglas & Gordon’s Chelsea office, comments: “Berlusconi’s temporary tax amnesty at the end of 2009 for wealthy Italians to repatriate their overseas millions made people feel rich again. Coupled with the continued strength of the euro many Italians have injected their money into central London property. We saw a 30% annual increase in online registrations from Italian buyers from November 2009. Chelsea has always appealed to Italian buyers for a number of reasons not least its good schools, well known boutiques and stylish bars and restaurants. Buyers tend to focus on very traditional charming houses and elegantly proportioned converted apartments with high ceilings in the green, family friendly streets of Kensington and Chelsea.”

SLOANE COURT WEST, CHELSEA SW3 A fabulous four bedroom ground floor flat with direct access to extensive communal gardens in a very well-run red brick portered block close to Sloane Square. Peter Mackie, managing director of Property Vision adds: “The Italians have taken advantage of a weak pound, with the drop in prices and tax advantages on their side. Their favoured areas are predictably stylish and the Chelsea streets around the Kings Road and Portobello part of Notting Hill saw hoards of impeccably dressed, Gucci clad Italians raiding their estate agents for the perfect pad.”

Carl Davenport, associate director of the Chesterton Humberts Tower Bridge office, comments: “We have a steady stream of Chinese buyers at the Tower Bridge office. The profile of these buyers tends to be young professionals or students, either individuals or couples, who are looking for two-bedroom apartments or three-bedroom houses within the £300,000 to £500,000 range. Areas of interest for Chinese buyers, and specifically Hong Kong Chinese, have traditionally been Surrey Quays, Brunswick Quays and Rotherhithe, probably due to the abundance of new-build properties that have sprung up in these areas over the past 30 years. Chinese buyers tend to prefer new build properties in waterside locations and often buy into an already existing Chinese community.” Roarie Scarisbrick of independent buying agent, Property Vision, adds: “Typically most Chinese buyers have been looking for investment new build properties in areas close to financial centres like Canary Wharf or an apartment close to their children’s chosen school or university. Over the past year, there have been several very large sales in prime central London to wealthy Chinese buyers looking for a legacy home to be passed down through their family. Whereas previously this type of buyer would have only considered buying a new build property, Chinese buyers are starting to appreciate and prefer period homes, seeing it as a status symbol.”

OVERSEAS OBSERVATION Cory Askew, area director of Chesterton Humberts North & East London comments: “There is a big trend still towards Chinese buyers in Canary Wharf (typically up to £500k). They are usually young couples (20s or early 30s), and either working in Canary Wharf/City or going to university in London. They like docklands because of the transport options, safety and security of the developments, and the modern/contemporary feel of the apartments. Although they are often cash buyers, many of them take advantage of finance options from Chinese banks (Bank of China).”

Happy landings

Owning or renting a home in the Caribbean would be a dream come true for most island lovers. Our specially selected properties in Barbados all have one thing in common – that all important wow factor Few could argue that the Caribbean has fantastic amenities with its golf courses, spas and world-class restaurants. Many parts of it, including Barbados, have direct flights from major cities and of course the climate and beaches are superb. The focus of developing the real estate market in Barbados came about due to a variety of factors. With its traditional sugar cane industry in steep decline, the island began to rely increasingly on tourism and overseas property buyers to support its economy. Founded in , Realtors is Barbados’ most longstanding real estate company, family run since its inception. Suzanne Davis of Realtors says, “Although Barbados is still experiencing a somewhat depressed market we have luckily not seen the tumultuous market drops as many other countries worldwide have. Over the last winter many high-end residences were sold island wide and we have begun to see a slight upturn through the summer. It’s a bit too early

to say for sure if this is a trend but we remain positive and look forward to a prosperous winter season to come with many winter-sun seeking visitors coming to our beautiful island during the peak winter months.” Kieron Kelly, chairman of Barbados estate agents Chestertons, reports that the Barbados tourism market is thriving at the moment, retaining its position as the number one ‘luxury’ tourism destination in the Caribbean. “Naturally this has led to a positive impact on the property market,” he says, “which explains why there has not been the large price reductions in property on Barbados as experienced elsewhere in the world. Key locations such as the west coast and beach front areas have declined only slightly in the last few years.” The new Limegrove Lifestyle Centre at Holetown is proving a great addition to the island and is becoming a real hub of activity both in the day and evening. “The cinema opening and the new restaurants and bars draw

about  people every night,” says Mr Kelly, “whilst the designer shops, gourmet sandwich bar and coffee bars are popular during the day.” While Chestertons has found that the US market has reduced, except for the ultra-high end, the Canadian market has opened up because of the similar banking system and double taxation agreements. “There has recently been an increase in the Russian market but the UK is still the primary market representing  of buyers,” says Mr Kelly. “The condo market has diminished as people are now looking for more square footage and value. They tend now to be looking for something more substantial for their money (eg own swimming pool rather than a shared one at a luxury condo). The English prefer a substantial home with garden and swimming pool, and are willing to wait and negotiate for it. People are thinking that if you’re going to pay . million for effectively a town house then you may as well negotiate for a larger detached home.” ▶ International Property Luxury Collection

About Barbados

 The island was initially visited by the Spanish around the late 1400s to early 1500s and first appears on a Spanish map from 1511. The Portuguese visited in 1536, but they too left it unclaimed, with their only remnants being the introduction of wild hogs for a good supply of meat whenever the island was visited.

This five-bedroom, five bathroom villa has an 8,000 square feet layout on a private 44,563 square feet plot with fabulous fairway and ocean views. It features expansive open plan rooms, a spacious deck and infinity edge salt water swimming pool.  The first English ship, the Olive Blossom, arrived in Barbados in 1624 and took possession of it in the name of the British King James I. Two years later in 1627 the first permanent settlers arrived from England and it became an English and later British colony.  In 1966, Barbados became an independent state and Commonwealth realm, retaining Queen Elizabeth II as Head of State.  The island is 21 miles in length and up to 14 miles in width, covering an area of 166 square miles and lies just outside the principal Atlantic hurricane belt.  Barbados has an estimated population of 284,000 people, with around 80,000 living in or around Bridgetown, the largest city and the country’s capital. It is one of the Caribbean’s leading tourist destinations and one of the most developed islands in the region.

Island inspired Caribbean properties require a special style of interior design to reflect their beautiful surroundings. We seek expert advice on perfecting tropical living spaces Opening the doors on beautiful spaces in Barbados since , Coral Island Interiors brings outstanding design to interiors of every shape and form. From luxury Caribbean style villas to contemporary condo apartments, Lindsey Archer and Sarah Williams have successfully serviced a discerning clientele offering creative design and exceptional turnkey service. The hallmark of the design studio is to interpret the needs of the client and exceed their expectations while delivering the project on time and on budget. Coral Island Interiors takes pride in offering a variety of services from concept to completion with personal attention to detail. Lindsey and Sarah advise that island style is the underlying theme of all Caribbean interior décor. This is made visible not only in the choice of colour but also in the selection of furniture and soft furnishings. Whether simple or elegant this style evokes a calm and serene décor which is reflective of island lifestyle. They go on to state that outdoor living is key on any island so the exterior décor is equally as important as the interior – taking the inside outside. Consequently, harsh sunlight and the elements dictate what is chosen for durability both furnishings and fabric wise. Fade resistant fabrics and furnishings are a must against the sunlight; the salt air and humidity eat at wrought iron and other metals which if used

require constant attention. Lindsey and Sarah find that simple light and airy cottons which float in the island breezes are a superb choice for draperies, while themed tropical accessories such as corals or seashells complete the décor.

Caribbean creations

Since award-winning interior designer Jenny Blanc took on her first commission in the Caribbean  years ago, her interior design practice and showroom based in west London has gone from strength to strength. This showroom has now been joined by a second in St James, Barbados. The company’s commissions

have included palatial residences on the west coast of Barbados as well as Turks & Caicos and The Grenadines. A prime example of Jenny’s work is on Polo Ridge, an exclusive enclave of high quality houses on the west coast of Barbados with stunning views out to the sea. The house was built in the s in a traditional style on one level with the living areas largely open plan and using local coral stone and pickled pine ceilings. Work started in spring  with the project to be completed by mid December of the same year in time for a family Christmas. The property was purchased for private use with an emphasis on relaxing in the sun and entertaining friends and family Caribbean style. Jenny was asked to rethink how the space could be better used and the client was happy to consider minor structural changes.

Rooms within rooms

The internal areas are now clearly defined to make the most use of the space and the views. The large open verandah which extends the full width of the property now combines a variety of living areas which, while part of the overall scheme, feel like rooms within rooms. The living area inside incorporates an open plan sitting room, study area and family TV/chillout room. There are four bedrooms each with en suite bathrooms/dressing rooms, a ▶ International Property Luxury Collection

nursery, cloakroom, kitchen and breakfast room. The decoration is designed to reflect the tropical surroundings and the colourful environment of the island. Keeping the feeling light and open with the walls of local coral stone and white marble floors, Jenny added bright flashes of pink, lime green and aqua in the furnishings and fabrics. She sourced original antique pieces as well as artwork by celebrated local artists to introduce elements of traditional plantation style. Much of the furniture was made especially for this house from locally sourced materials such as mahogany, pickled pine and coral stone. Custom made ironwork designed by Jenny and made by a Bajan artisan features in the dining room table and the ironwork window panels. An eye-catching custom-made bar on the verandah is made of scarce dark Barbados 60

mahogany with three hand-painted panels featuring the local green monkeys which can often be found flinging themselves through the garden. The interior design combines traditional Caribbean style with the international flavour of beautiful fabrics, furniture and accessories for a modern lifestyle. Everything down to the very last detail is organised by Jenny and her team on behalf of the client. This includes a concierge service where a comprehensive list of essentials is selected and shipped ready for installation. Nothing is left to chance and the service is second-to-none. â– Further information Visit and

Designs on New England With the US property market boosted by good market conditions, Rachel Newcombe looks at the benefits to investors of buying a second home or investment property in the popular state of Massachusetts Located in the famous New England region, Massachusetts, in the north-eastern area of the US. The thriving city of Boston and surrounding suburbs offer a wealth of opportunities for discerning investors wanting a piece of urban or city living, whereas the picturesque and view-laden locations around areas such as Cape Cod can offer a laidback, historic and relaxed pace of life. Thanks to the New England heritage, this is also an area where Brits can feel particularly at home, as there is a host of familiar place names, from Cambridge, Worcester and Plymouth, to Taunton, Gloucester and Winchester. The current state of the market is very good, according to the Massachusetts Association of Realtors (MAR). It reports that sales of single-family homes have gone up for the th month in a row and condominium sales are also up from August  levels. “Buyers have been keen to take advantage of the favourable

market,” commented Trisha McCarthy, president of MAR and a broker at Keller Williams Realty in Newburyport. So what makes this area special in its appeal to property investors? “One factor that makes Greater Boston particularly attractive and appealing is the strong creative and intellectual employment environment,” explains Mark H Lippolt, senior vice president of operations at Hammond Residential Real Estate. “One of the major highways which rings the city of Boston and is near suburbs is Route . This is often mentioned in the same breath as Silicon Valley as being one of the United States’ incubators for new technology and venture capital firms. Our strong private universities, most notably Harvard and MIT, provide a ready source of labour for high tech companies and biopharmaceutical companies and other medical technology firms also find Greater Boston a friendly environment.”

In addition to the colleges and universities, the cultural life of Greater Boston is enhanced by world-class institutions such as the Museum of Fine Arts and the Boston Symphony Orchestra. What’s more, from an accessibility point of view, the area is well served by Logan International Airport, which is located less than  minutes from the heart of downtown Boston.

Boston buoyancy

Despite the global economic situation of the last few years, it appears the Boston property market has remained buoyant. “The closer to downtown Boston, the stronger our market has been throughout the economic crisis,” explains Mr Lippolt. “This is largely due to the fact that Boston remains one of the major financial and money management centres in the United States. Insurance are major Boston firms whose employees supply the demand for residential properties within Boston and the contiguous suburbs.” As far as luxury and high end properties go, Boston and the surrounding areas are certainly full of possibilities, both in terms of new and old builds and there are some promising new developments in progress to accommodate demand for the high end market. “Downtown Boston was later to develop full-service, concierge cooperatives and condos than other east coast cities like New York City and Washington, D. C,” says Mr Lippolt. “But there are several such properties either being built or permitted for building right now and these have proven to be very popular with high end buyers, including investors.“ Not only are they being built, but they’re also much in demand. “Condominium units that can avail themselves of the services provided by an adjacent high end hotel property, such as 70

Mass.indd 2

the Mandarin Oriental, the Ritz, or W Hotels, are highly-sought after,” he adds. In terms of prices, for condominium and cooperative units in Boston, Mr Lippolt advises that a typical price is , per square foot or more. “One noteworthy sale this fall in Boston – a penthouse unit with river views – even sold in excess of , per square foot,” he says, but admits that price was exceptional. Rental demand for properties in the Boston area is good too, which is useful to know if you’re considering renting out a property, and rental prices even reached a record high at the end of . “Because Greater Boston has had relatively strong employment despite the worldwide recession, demand for rental properties remains very strong and many developers right now are opting to build rental housing rather than flats for sale,” explains Mr Lippolt. Bett McCarthy, regional vice president of Kinlin Grover Real Estate, says that from her experience properties priced at over m are

currently selling well in Massachusetts. As well as Boston, she cites Cape Cod and the surrounding islands as being particularly desirable to investors. Thanks to historical building regulations and a limited availability of land, Cape Cod has been largely saved from over-development. As well as adding to the appeal of the area for both buyers and vacationers, this has helped create and retain strong prices for real estate in the area and has helped much of it retain its value despite the pressures of the global economic slump. In the resort and destinations of Massachusetts, such as Cape Cod, Martha’s Vineyard or Nantucket on the eastern coast, rental demand is particularly boosted by holiday lets and can result in a tidy annual extra income.

Rental returns

The luxury property market here is doing well and, according to Ms McCarthy, “There is a high demand for seasonal rents, both during

the summer and the fall. During high season, you can achieve between , and , per week for renting out a luxury property.” The lifestyle, beaches, boating, waterfront and good weather are all ingredients that help make Cape Cod appealing to investors, she says, and it’s an area renowned in popularity with second home owners. As a bonus, the real estate purchase process in Massachusetts is relatively straightforward for foreign investors, and there are no special considerations to contend with, and of course there are no tricky language translations to deal with either. With the state offering a plethora of homes to suit any number of lifestyle choices – including urban life and city living, or relaxed, waterfront and harbour life – there’s something for everyone in this piece of New England. What’s not to love about Massachusetts? Here we have selected eight of the finest properties currently on sale in the state.

A mountainous opportunity As the newest boutique hotel in the region, Hotel Lipka in Kolasin, Montenegro represents the highest and most contemporary standards of mountain hotel design and service. What’s more, it has just come on to the market. This four-star hotel (which won the Wild Beauty Award ) is just a short journey from the beautiful Biogradska Gora National Park and a mere one-hour drive from Podgorica Airport. It was built in  to combine modern style with traditional comfort and features numerous wellness facilities such as a spa complete with hammam, Jacuzzi, massage salon and sauna and a separate, fully equipped gym. The hotel’s five-storey building has been attractively designed to feature natural materials such as stone and wood. It has  cottage-style rooms, some with their own balconies, located over three floors including  suites and  connecting rooms. Ranging from single, twin and standard to superior and executive rooms and suites, all are equipped with internet access, a safe, telephone, TV and mini-bar. They also have the most amazing views over the surrounding mountains and forest.

Just nine kilometres from the hotel is the completely renovated ski centre Kolasin  which offers a whole host of facilities. All its slopes are on the north side enabling the snow to stay until beginning of the summer. The ski slopes start at , metres above sea level and end at , metres, with the total length of  km. They are suited to both novice and more experienced skiers; some areas have  inclination while two slopes are also FIS homologated (suitable for Olympic games, championships and other international competitions). After a long day enjoying the four-season mountain pursuits, guests staying at Hotel Lipka can relax and take full advantage of its pampering facilities. Located on the top floor is the aptly named Panorama restaurant. With its almost  degree view, glass walls, balconies and lounge areas, it gives a bird’s-eye perspective of the spectacular mountain and river valley below. Additional guest amenities include a conference hall, two bars, a pizzeria, souvenir shop, ski storage, parking and a children’s playground. Making the French connection The Côte d’Azur has long proved one of the most attractive areas in the Mediterranean for the rich and famous. With this in mind we explore a selection of delectable properties in Cannes

Combining everything people wish for when they visit the French Riviera, Cannes is one of the top locations in the south of France. It offers a fabulous climate, designer shops, superb restaurants and close proximity to St Tropez, Monaco and Nice international airport. The area is always lively and cosmopolitan with the International Film Festival in Cannes heralding the beginning of the season. The most prestigious hotels such as the Majestic, the Carlton, the Martinez in Cannes require very early booking as they are always much in demand. The restaurants on La Croisette (which is the most visited place in Cannes) on the beaches, in the centre of Cannes and inside the old town ‘le Suquet’ welcome the buzz of the season – La Petite Maison de Nicole, Plage du Festival, La Cave, Baoli Restaurant, Le Maschou – to name but a few.

Living the lifestyle

During the day tourists enjoy the wonderful beaches along the French Riviera and all the

water sports they offer. They can also indulge themselves in plenty of retail therapy by shopping at the boutiques on La Croisette such as Chanel, Miu Miu, Yves Saint Laurent, Hermes and Louis Vuitton. At night Cannes comes alive with clubs and bars, many of which are installed on the beaches during the Film Festival. Some stay for the whole summer receiving the added attractions of world renowned DJs and celebrities. Jonathan Gray at Beauchamp Estates in Cannes, says, “The appeal of Cannes and its environs never seems to wane despite the lows across the rest of Europe. Cannes is one of the most beautiful cities on the French Riviera. Nestled between mountain and sea, enjoying an exceptional climate and landscape and a prestigious lifestyle, Cannes is abundant with extraordinary villas and properties. Despite the latest changes that have happened in France with the new President and an unstable global economic situation, the real estate market in Cannes remains steady and market prices remain unchanged.” ▶

PALAIS NAPOLEON, CANNES On one of the most prestigious harbour fronts on the Riviera, Palais Napoleon is just a five-minute drive to Cannes. This four to five-bedroom, four en suite bathroom penthouse offers a superb lifestyle enabling the owners to walk to their boat. One particular feature is the 275m2 terrace which surrounds the apartment in all four directions providing wonderful views over the waterfront as well as a Jacuzzi. A lift gives private and direct access to the penthouse with the use of a secure private key. Three underground garages and a cellar are also included. £4.8m / €5.9m / $7.6m Savills International: +44 (0)20 7016 3740 e:

Managing partner of Engel and Völkers in Cannes, Jörg Buchen, reports that buyers were a little reserved and took time to make up their minds during the first half of this year. “There was also a high price sensibility,” he explains. “During the last month, this has changed. Buyers are willing to take their decisions faster. There is wide range of buyers - a lot are from northern Europe like Belgium, Switzerland, UK, Germany and especially from Scandinavia. Also the eastern European countries are a very strong clientele from Engel Völkers.” Mr Buchen believes that the golden rule: location, location, location becomes ever more important. “We feel a strong demand for the areas of Cannes like La Croisette, Californie, Super Cannes and Hauteure de Cannes. These areas have shown over the last decades a strong price stability. Even in the top locations like La Croisette we could see –and still can see - a constant price development. Therefore – besides of course lifestyle, infrastructure etc – these spots will always be an interesting place for investment. Generally the potential buyers are very well informed about the market prices, which is why the correct pricing of a property is key for a successful sale.” As to the future, Mr Buchen foresees a stable market development with the demand for highend properties in a top location remaining constant. 82

A Piece of Palma’s Past The first written reference to this rural property locally known as ‘Sa Cabana d’es Frares’ (The Monks’ Hut) dates back to the th and th centuries. It was described as being a hut lived in by Carthusian monks who used to provide accommodation to travellers walking the public road of ‘Passatemps’, which constitutes the north boundary of the plot. Sa Cabana d’es Frares is set on a spacious ,m plot, of which ,m provide safety from the road, while the remaining ,m form an agricultural-livestock area. The current buildings consist of the so-called main houses, colonist houses and a set of agricultural and livestock buildings. The main houses have a recently refurbished façade and are made up of four main units surrounding a central courtyard. The main façade has a three-storey symmetrical layout and a single-storey unit attached to the left. The single-storey colonist houses are situated behind the main houses and their façades feature a uniform window design. The constructed area of these residential buildings is ,.m. Additionally, the agricultural and livestock

buildings, located behind all the houses, have a total constructed area of ,.m. The property has a legalized well with an authorized water consumption of ,m per year. It also holds the registered right to take water from the spring known locally as Font de Mestre Pere for  hours a week, starting at sunrise every Monday. The property also has two irrigation water storage ponds, the largest being m × m. Sa Cabana d’es Frares is located in the municipality of Palma,  minutes away from the city centre and  minutes from the airport. It’s ideally located between the roads of Sóller and Valldemosa, between S’Hort de Son Serra and the roads Camino de la Calle de Monseñor Mairata and Son Bibiloni.

The next property hotspot?

Kotor Bay, Montenegro

View from a Sea Breeze villa over Kotor Bay

There is no doubting Montenegro’s exclusive charm. Its historic Venetian walled cities, beautiful coastline, picturesque bays and soaring mountains have attracted the rich and famous for many years and now it seems others are beginning to catch on with tourist numbers predicted to be the fastest growing in the world (WTTC). All this is good news for the property market in Montenegro, which is tipped by local agent Aleksandar Kovacevic, head of sales at Savills Montenegro, as the world’s next property hotspot. He says: “The property market is still in its infancy and therefore represents good value for money when compared to Croatia and Italy. Prices in Montenegro are currently about - lower than Croatia and we also benefit from being part of the Euro zone, which with the Euro weakened against Sterling provides further value. “The government is focusing on elite tourism, and is keen to avoid the over development that has blighted other European country

coastlines, so is granting planning permission mainly to high end hotels and developments. It’s all about quality not quantity. With supply of new property still at a low level and demand high, especially from the Russian market, the value of property is preserved, with long term growth predicted.” Developed to fill a gap in the market for luxury homes; offering villas for the price of apartments, is the new luxury development Sea Breeze, situated close to the UNESCO World Heritage town of Kotor and five minutes from Porto Montenegro. The  two and three-bedroom villas have stunning views over the majestic fjord at Kotor Bay. “The concept has been to create a community, in the style of a Dalmatian hill town,” developer John Kennedy of Boka Group explains. “It’s a place to relax and unwind, a world away from the bustle of life in the UK, but an easy two and a half hour journey away.” With the Government of Montenegro announcing the first PGA Golf course contract

just meters away from Sea Breeze, the facility value of the development has led to keen interest in those seeking a multi recreational location. Each detached villa will feature open plan living on the ground floor with a spacious balcony and basement containing options for a family room or spa, glass-walled wine cellar and built in humidor. Additionally homes come with a private pool, garage and driveway. The largest of the villas also has a separate and selfcontained staff cottage or “granny” annex, designed to the owner’s requirement. Game for investment

Ginetta Vedrickas explores the blossoming property market in South Africa where sunshine and enticing prices beckon investors

South Africa is experiencing a boom in property sales and, according to recent research, the summer months have seen record highs with buyers flocking to invest in its sun-drenched homes. Pam Golding Properties reports that, whilst the market on Cape Town’s Atlantic Seaboard is typically seasonal – with most sales activity in mid-summer and slowing for the colder winter months –  has proved very much to be the exception. The company achieved its best ever quarterly results for the mid-winter period (from June to August) despite poorer weather than normal selling  properties during the month of August alone, to a total value of over ZAR million – its highest monthly total turnover ever, topping the previous figure of ZAR million set in December . PGP’s area manager for the Atlantic Seaboard and City Bowl, Basil Moraitis, explains, “The increase in sales can be partly attributed to the fact that 98

South Africa.indd 1

a number of sellers who had been waiting for some time for the market to turn, felt this was the opportune moment to accept good offers.”

Ricocheting rand

Sellers may feel that now is the time to accept a decent offer but, for overseas investors, currency volatility may make South African investment an attractive proposition says Currency Index’s MD Robin Haynes. He notes that the South African Rand (ZAR) is one of the world’s most volatile major currencies with a staggering  difference from high to low over the last five years. Mr Haynes advises that taking expert advice and securing a good exchange rate can make an enormous difference to your investment. “Recently, the mining strikes and political unrest have warded off international investment, and the Rand has depreciated. The net result is that buying South African property as an overseas buyer has become significantly cheaper, with the Rand in October reaching

its cheapest level since the onset of the global financial crisis in .” Mr Haynes regularly advises clients on buying currency at preferential levels and rates can be ‘fixed’ for up to two years, an option which is clearly driving investment. “At Currency Index, we have seen an increase of  in the number of payments sent to South Africa in October  compared to last year; many of these will be ex-pats transferring funds while the rate is good, or property investors who have found a bargain and are purchasing properties at far lower prices in their own currency than just a few months ago.” Prices may be good now but is this situation likely to continue? David Kerns, head of private clients at the foreign exchange specialists Moneycorp, believes that it is, commenting, “British buyers’ Pounds are now going much further in South Africa than they did a year ago. We predict that this trend will continue in the medium term. The South African

government is expected to cut interest rates again before the year is out, which should weaken the Rand even further.”

Lucrative locations

Currency fluctuations may be resulting in South African bargains but where are the best areas in which to invest? With over , agents operating right across the country, estate agency Seef are renowned for luxury property which often appeals to the investor and second home holiday markets. The company finds that these types of buyers, especially overseas buyers, are seeking upmarket property especially in the ‘Garden Route’ area including Plettenberg Bay which is known as ‘the playground of the rich and famous’ along with Cape Town’s Atlantic Seaboard and Knysna, a stunning coastal golf estate with magnificent property. Seef ’s chairman, Samuel Seef, notes that sales volume is  down against the peak of / and partially blames the crisis in ▶

the Eurozone – SA’s biggest trading partner – along with what he terms ‘strike season’ and political uncertainty (the ANC’s elective conference takes place in December). Yet, despite this, Seef points to the many positives for buyers such as the  price cuts since the peak, strong property laws and a sound registration process. “We certainly believe in the future of the country and our ability to work through difficulties. Property is still a great investment here, history has shown that if you do your homework and buy smart, your property will grow in value.” Buying smart may ensure your investment grows in value but many agents admit that overseas buyers initially have concerns over the country’s security and political instability. CEO Linda Erasmus finds that overseas visitors’ perceptions often change when they actually visit the country. “Once they have visited a couple of times and have overcome the fear of security issues, they realise that the sunshine is worth much more than money can buy.” Ms Erasmus says that most overseas Investors are drawn toward places with good security such as the V&A Waterfront in Cape Town for the lifestyle choice but she tips Johannesburg as the place for investors. “Property holds its value well and is least affected by the various cycles. The cycle here recovers first after a recession. The growth is always good medium to long term and smaller units in particular are good investments.” Like most South Africans Ms Erasmus has a genuine love of her country. With the sun shining  of the year, the relative good lifestyle at no exorbitant price and the good food, the best wines and of course the music, where else do you want to be?” Enticing price tags, guaranteed sunshine and an amazing lifestyle are some of the reasons that buyers choose South Africa but many are also drawn to the opportunity of buying something that you rarely find elsewhere in the world, a chance to live on a private game or safari park. Daktari Properties is a real estate and project management company specialising in marketing exclusive homes and plots on private safari/game parks in Bela Bela, Limpopo Province, South Africa and can even design and build the house of your dreams. add@Prince, Hong Kong Newly renovated add@Prince restaurant opened on April 28th. Located on the third floor of the Prince Marco Polo Hotel in Hong Kong, the design concept was inspired by the idea of the “Modern Hearth”, i.e. central gathering space for socializing, communicating, interacting and sharing over a communal feast. GARDE was responsible for the design of the renovated restaurant. DESIGNER’S NOTES

“ The biggest challenge for this project was to make the restaurant attractive not only for hotel guests, but also

for outside visitors. The restaurant is located in a place not easily accessible from the main shopping area. Our goal was to create an ambience which would appeal to a wide range of customers, from families and businessmen to those wishing to enjoy an intimate dining experience. The choice of warm and soft colors along with the selection of natural materials created an inviting atmosphere. A geometric language was used to convey

a stylish and contemporary interior.

‘museum of chocolate’, with each zone representing the culture of chocolate and made to look like a museum gallery. Chocolate has a fascinating history. It originated from Latin America, where the cocoa bean was the main form of currency for over a thousand years. The cacao bean also has medicinal properties and played a central role in religious rituals and ceremonies. Since the Age of Discovery, chocolate has spread around the world. Although there are many anecdotes in chocolate history, perhaps the strangest thing remains how chocolate’s popularity remains high after nearly 2,000 years of history. It will be interesting to see how it will evolve in the future as the possibilities for business and design are endless.

Totally Thai The kingdom of Thailand is renowned for its natural beauty and offers a wonderful choice of tropical homes Ideally placed in the heart of Southeast Asia, Thailand acts as a gateway to Indochina, Myanmar and Southern China. Its shape divides into four natural regions: the mountains and forests of the north; the vast rice fields of the central plains; the farmlands of the northeast plateau; and the tropical islands and long coastline of the south peninsula. Alex Upson, director, Cluttons Resorts, comments, “The package Thailand offers makes the country a popular destination. Nearly half the visitors are repeat global tourists and many choose to invest in second homes or retirement homes. As one of the regional hubs in Asia, Thailand is also easily accessible from all over the globe. “Buying at the top-end of the market in prime locations is a safe investment with limited downside, particularly given the fact many properties in Thailand represent very good value. After all, when buying property

in this exceptional environment, you also get comfortable temperatures, tropical landscapes and stunning beach lined seascapes. When considering purchasing, buyers should pay particular attention to property management as this is one of the key determinants of the property’s long-term value.”

Renowned resorts

In the resort market, Phuket is Thailand’s leading resort destination and property market for foreign purchasers. Phuket’s west coast remains the key area of interest with the highest concentration of the island’s top-end properties, ranging from condominiums, standalone villas, managed villa estates and branded residences. The area has accessibility to the best beaches, amenities including golf courses, restaurants, shopping and entertainment. “With limited prime beachfront and sea-view sites available for future development,” says Mr Upson, “the west coast is well positioned for long-term ▶

capital appreciation, with some owners already achieving a  capital gain upon re-sale for prime luxury villas.” Koh Samui is also attracting affluent travellers and property buyers with the opening of five-star international branded resorts in recent years such as the W Retreat, managed by W Hotels, on the north shore. “There is a surprisingly wide choice of property available on Koh Samui from top end villas to simple homes either as a long lease or to buy outright,” continues Mr Upson. “Your money may not go as far as it might in other parts of Thailand, but compared to the west, there are good deals to be had.” Overlooking Patong Beach and the Andaman Sea, Bluepoint Condos are on one of the last available sea view plots on Phuket’s fashionable west coast. Roland Bleszynski, Bluepoint’s development manager, reports that, as the 116

premier tourism and lifestyle destination in South East Asia, Phuket real estate has proven to be a sound investment. “Thailand’s economy has continued its strong growth trend with GDP growth pegged at . for ,” he says. “Land prices are still affordable and have shown resilience and continued growth even during global economic crises. Rental yields on residential properties have performed very well given the high hotel occupancies and continued increase in tourist arrivals. Q  results show that tourist arrivals are  higher than , and Phuket International Airport has forecast a total of . million passengers for this year.” Mr Bleszynski also says that the market for resale properties is robust as new buyers in Phuket are seeking lower risk investments and tend towards built product, or projects under construction, rather than buying off plan.

Surrounded by stunning beaches, Bluepoint offers an unrivalled location and has won an impressive portfolio of awards. Its 20 condos are sophisticated in style and design, having been artistically sculpted by internationally renowned architect Paul Raff Studio. Bluepoint has environmental preservation in mind; its landscaping has been designed so the rooftops reduce cooling costs and help the development fit into its natural surroundings. Bluepoint’s award-winning louver façade system preserves sea views while providing visual privacy and sunshade, significantly reducing energy consumption and carbon footprint. This low-rise, environmentally conscientious boutique development consists of three buildings each with three levels. It offers a variety of floor plans, with one to three-bedroom layout options from 123 to 277m2. All homes have a variation of private rooftop gardens with water features. DISCOVER NATURE DISCOVER YOURSELF… Peace, Serenity, Solitude. These are the words that come to mind for Pimalai. Add to that luxury, elegance, natural surroundings and genuine friendly service. Be it for a honeymoon, a wedding ceremony, a diving experience, a break from it all or even for a business meeting in Krabi or in Thailand then Pimalai, nestled in a lush tropical forest, is the Andaman luxury destination to set your sights on. This exclusive beach resort combines all the right ingredients – subtle five star comforts, natural beauty, environmental friendliness and lots of space. Located well distant from crowded beaches and other boutique resorts on Koh Lanta (or Ko Lanta) and close to Lanta Marine National Park, the only sound is that of the waves sliding in and out and slowly breaking onto the sandy beach.

Built within the rainforest as it meets the silver ocean strand, you would hardly know Pimalai was there. This boutique beach resort occupies 100 acres of tropical vegetation with direct access to a 900 meter stretch of pristine sandy beach and offers 121 accommodation units – Deluxe, Bayfront Deluxe, Pavilion Suite, Beach Villa and Pool Villa – all very elegantly appointed. From Krabi mainland, it takes about 1 hour by the resort boat to reach Koh Lanta and Pimalai but it is worth bearing this “hardship” in order to find such a unique lost boutique paradise in tourist Thailand… Visit once and you will return again and again…
