Welcome! There are certain things in life that really make an impression and remain with you forever. Having spent a memorable (but also incredibly wet) day beside the Thames near Tower Bridge watching the Queen’s Diamond Jubilee Flotilla this, for me, is one of them. Despite the weather, the atmosphere was amazing and it was great to see so many people of all nationalities admiring the array of boats and eagerly catching a glimpse of the Royals. The Olympic Torch has also been delighting the crowds as it works its way through numerous towns and villages to reach the Olympic Stadium in London. Over the last two issues, we’ve concentrated on the property purchasing and rental potential in the run up to and also during the Games. Now we focus on the legacy the Olympics will leave behind and the regeneration of areas in and around its various venues. Other compelling reads include becoming the owner of a castle; desert homes in the USA; Costa Rican living; and a special feature giving property experts’ views on current European hotspots. It may also interest you that Australia has recently undertaken one of its biggest migration drives in  years – see page  for the heads up on moving down under.

Buying a private aircraft became much more straightforward from January this year with the opening of the world’s first street-level showroom for pre-owned and new business jets. Based in London, it has already welcomed hundreds of visitors leading the founder of The Jet Business, Steve Varsano, to believe this enthusiasm is driven by the increasing interest from clients visiting from emerging markets. “Every client that has walked through our doors has been genuinely interested in the aircraft market and the technology we are showcasing,” he says. Home fitness equipment usually looks chunky and heavy, not something you would wish to display in your living room. While most gym equipment is developed for use in professional fitness centres, the designers at Lunar Europe, one of the Top 10 design firms in the world, deliberately set out to change this fact. By bringing together the traditionally contrasting themes of fitness and stylish living, they have created new design objects that are as avant-garde as they are aesthetic. Anyone who enjoys climbing can now hang the ‘Nova’ climbing wall in their living room with pride. It consists of textured panels with interestingly illuminated cut-outs that not only use ambient lighting to create a decorative pattern but serve as practical climbing holds as well. When combined with a specially developed smartphone application, the furniture-cum-luminaire is transformed into an individual piece of high-tech fitness equipment with a wide range of functions. An innovative lighting concept, for instance, guides the climber through varied routes with different levels of difficulty. Thanks to sensors in the climbing wall, the user can also record and analyse his training sessions via the smartphone app for a holistic workout at home. Matthis Hamann, one of Lunar’s two managing partners, explains the concept, “Our goal was to create highly functional fitness equipment which, besides its sporting uses, will adorn any living room in the same way as an aesthetic sculpture. The objects thus combine ‘life’ and ‘style’ in the best possible sense. “We all want to feel good – we strive for health and fitness and want to live in a nice home. And we often lack the time, energy or desire to go to the gym regularly. With our objects and their intuitive, immersive handling, we are bringing a totally new kind of fitness studio into the home – and simultaneously enhancing people’s living space.” ■ www.nova.lunar-europe.com

Time is Precious It’s generally acknowledged that a watch says a lot about the person wearing it. If that’s the case, these wonderful timepieces speak volumes By the light of the moon The moon holds no secrets from Collection Les Classiques by Maurice Lacroix. The new Phases de Lune Automatique timepiece shows the Queen of the Night progressing slowly across a vaulted window at 6 o’clock. Indicating the phases of the moon is a part of the classical repertoire of watchmaking complications. Here it adopts a smart, traditional design to reveal the lunar cycle, lasting 29 days and 12 hours. The lunar months are displayed between the day-of-the-week and month indications on a disk at 12 o’clock and that of the date, shown by a centre hand. Black or silvered, the dial features hands highlighted with Superluminova to refine and light up time. The 40mm diameter case, water-resistant to 30 metres, is available in stainless steel or in a two-coloured version with an 18-carat gold bezel. The collection is completed by a ladies’ model, shown here, with its diamond-studded bezel delicately bordering the mother-of-pearl face. £4,750 – www.mauricelacroix.com

Henrik has designed some of the world’s most iconic sports cars, yet he‘s always believed that high performance could be eco-friendly. Hip to be square As the flagship of Maurice Lacroix, the Masterpiece Collection is described as being ‘brilliantly masterful in its interpretation of complications’. This includes the retrograde and moon indications over which Maurice Lacroix has shown such total mastery over the years. In 2010, Maurice Lacroix revolutionized the mechanics of time by designing a square gear wheel – a first in watchmaking history. The acclaim of the public as well as connoisseurs for the now famous square wheel has led to the range being extended towards a level of ultimate refinement. The new Masterpiece Roue Carrée Seconde Gold embodies the very spirit of the collection with engineering and aesthetics combining forces to push back the boundaries of design. Resolutely masculine, this new timepiece is an undeniably expert and highly refined piece of watchmaking. £21,500 – www.mauricelacroix.com

Jumping ahead This watch, which has one hand and an hour ‘window’, is part of a growing trend within the luxury watch world for ‘Jumping Hour’ timepieces. Here Christopher Ward has taken a quantum leap in its quest to create its most important watch yet – the C9 Jumping Hour. True to form, it is supremely accurate, uses the finest materials, is hand assembled and beautifully finished. Many jumping hour watches do not keep particularly good time, as the surge of extra power the watch needs for the hour to change puts a stress on the movement. However, Christopher Ward’s ingenious watchmaker, Johannes Jahnke, has created an exclusive movement to overcome this problem by ensuring that the watch uses a consistent amount of power the whole time. The result is much greater accuracy and reliability. £1,150 – www.christopherward.co.uk

Cascade of colour The sporty, daring and elegant Colt 33 is reputed to reflect the true nature of the Breitling woman. It’s now interpreted through an original collection combining exclusive new leather straps offering a delightful bouquet of bright colours, a quintessentially feminine expression of the Breitling spirit. Launched in 2011, the watch’s 33mm diameter and exceptional technology has conquered the hearts and wrists of all women eager to combine aesthetic appeal with high performance. Now Breitling is introducing new versions featuring a highly distinctive look. The focus is firmly on the range of refined straps in Sahara leather, recognisable by their embossed motif composed of tiny ‘dunes’ along with a palette of dynamic colours – red, blue, pink, orange and white – echoed on the dial’s hour markers. On the technical side, this supersporty model displays all the qualities one would expect from a Breitling instrument for professionals. This includes a SuperQuartz movement 10 times more accurate than standard quartz and chronometer certified by the COSC (Swiss Official Chronometer Testing Institute) and a sturdy steel case water-resistant to 500 metres – a unique feat for a ladies’ watch. £1,910 – www.breitling.com 22

Skeletal style As Linde Werdelin's first chronograph model, SpidoSpeed is designed with a complex fully skeletonised case and a multiple-layered dial to provide an all round three-dimensional experience. The Spido family is produced with superb precision engineering. Inspired by the racing car industry's weight reduction technology, the case body is drilled out to maintain the bare essentials yet maintaining a robust and stylish structure. The SpidoSpeed is available in five versions: Steel, Black-DLC, AnthraciteDLC, Rose Gold with DLC Titanium, and Black Orange. The DLC versions have been treated with a black Diamond-Like-Carbon coating which is three times harder than steel, and second only to diamond to provide exceptional durability. The 18 carat rose gold case model shown here is available in a limited series of 100 pieces. Morten Linde commented, “A gold case developed in this particular structure and design is one of a kind in the watch industry; a cool and masculine look that breaks up the traditional use of gold for classic designed cases.” €15,840 – www.lindewerdelin.com

A Patek Philippe is far more than a means of telling the time; it is a unique, personal object steeped in precious memories. The purchase of a Patek Philippe is often related to a personal event – a professional success, a marriage or the birth of a child – and offering it as a gift is the most eloquent expression of love or affection. Bespoke buying Karelia Scott-Daniels, managing director of Manse & Garret Property Search, reports that the UK property market continues to be a tale of country versus town, with pricing in London alone continuing to boom while non-prime country property prices remain constant Record pricing is being achieved as overseas buyers fl ock to the capital to shelter cash in prime London residential real estate. According to the latest figures from the Land Registry, house prices in the two prime boroughs of W estminster and Kensington and Chelsea have risen by 1.9% and 1.6% respectively, year on year to April 2 0 1 2 . However, the most sought after properties have seen price rises of approx imately 20% since last summer. Super-prime pricing has reached stratospheric levels. Developers can be guilty of over-valuing their properties by as much as 300% initially, but while international buyers continue to find the

funds required, this trend is unlikely to stop. Estate agents and developers have a duty to achieve the highest price they can, but buyers should be aware that there are no hard and fast rules. Some properties are severely overpriced but others are priced to sell and likely to achieve offers at the asking price or above, in which case buyers could lose out if they try to negotiate.

For buyers wanting the very best homes in England, a bespoke search is the only way as the short list will rarely include property on the market. Remember: if you are not paying the agent, think about who is and therefore whose interests the agent really has at heart.

Reaping dividends So what is the secret of buying well in this market? Cash is king and knowledge is power. If you don’t have much knowledge of the London property market, paying someone who does or personal research will pay dividends in the long run as estate agents have no duty of care to buyers. Another strategy is to go off-market and cut out the competition. We recently bought a good lateral house in a brilliant position for £4.5m with a very private garden which could have made another million had it been brought to market. Another client for whom we sourced a property off-market has been offered half of what they paid, for just a third of the garden.

Taking a shine The Porta Romana brand has become synonymous with beautifully designed lighting, furniture and accessories with a recognisable and unique style. The products can be seen gracing the world’s finest houses, most beautiful hotels, breathtaking yachts and most exciting movies. It has been said, that if you want a guarantee of a really excellent hotel, ask where the lamps are from! Porta Romana was founded in 1988 by Andrew and Sarah Hills, following a year spent in Florence, Italy. During their time there, they were able to absorb the culture and techniques of the historic ateliers in the city. Inspired by what they had seen, they came back to the UK and began to decorate and create their own pieces. Their good fortune was finding this approach to the interior design world was both refreshing and fitted perfectly with the zeitgeist.

Worldwide clientele Despite its Italian name, Porta Romana is still a British company, with largely British made products. Manufacturing takes place in idyllic surroundings in the English countryside and there is a stunning showroom, known to the interior design cognoscenti, at Design Centre, Chelsea Harbour. The collections can now be viewed all around the world, through

showrooms and partnerships across all the continents. However, if you want to view the pieces from the comfort of your own home, then the website or app (available free from the iPhone store), will give you a good window into the collection. The Porta Romana design team collaborates with some of the world’s leading artisans to develop their ideas in whatever material may be required. The search for the most expert glass-blowers, the finest metal-workers, the most skilled sculptors is a constant and joyful part of the business. The in-house team of specialists can then gild, paint and patinate the ever growing range. Designs are characterised by an obsession with detail, proportion and finish, meaning the creative process is never short but always dynamic and rewarding. The very nature of the pieces means they can never be mass produced bearing as they do the handwriting of the individuals who pieced them together. Every Porta Romana product is finished with a hallmark that bears testimony to its heritage.

Past meets present Inspiration comes in many forms and this is a deliberately eclectic collection that can at times drift into a charming eccentricity. The roots of Porta Romana’s design ethos are embedded in

a passion for the past, a love of materials and an instinct for shape and form. However, this is a 21st century company that constantly strives for new and exciting ways to move forward. Using the newest technologies to illuminate, construct and design, the collections will always have shockingly new pieces that may be imitated by many but never equalled. The world of Porta Romana is as much about people as it is about what they create. From the sales person answering the phone, to the metal basher in the forge, from the assembly wirer to the gold leafer, the entire team is driven by pride in what they do; the pride that comes from knowing that their creations are destined for the world’s most beautiful interiors. Choosing the right lamp or piece of furniture for a particular space can be very challenging. Porta Romana works with the world’s most experienced interior designers, and also offers a bespoke lampshade advisory service from their head office. The showroom in Chelsea Harbour is a perfect place to view their collections, and advice is always available from their delightful showroom team. ■

High expectations Leading interior designer Roland Hartmann takes inspiration from Swedish summer landscapes to transform two penthouses into one stunning duplex apartment by the River Thames

Based in London, Roland Hartmann is the founder and managing director of Hartmann D esigns, an interior architectural design firm with an impressive portfolio of projects throughout E urope, Africa and the M iddle E ast. The company was commissioned to provide a full interior design fit out scheme by a client who had purchased two penthouse duplex apartments. Formerly the ‘Shell Building’, the White House Apartments are located at the very heart of the capital and at the centre of London’s cultural scene at the South Bank. The client wanted the refurbishment to reflect the vibrancy of a modern city. The inspiration for the colours, finishes and textures for both the hard finishes and soft furnishings came from the summer landscape of Sweden. Roland explains, “As my wife is Swedish we travel to Sweden every summer. Just before we started the presentation for the apartment we visited the beautiful island of Gotland just off the mainland of Sweden. “During this trip I was so inspired by the natural beauty not only of the island but also of the natural vegetation. You have the natural wheat colours of the grasses, the reds, purples, oranges of the flowers all set against a back drop of silver grey limestone and a dramatic blue sea. In my scheme I substituted the colours of the sea with black finishes and fabrics. These amazing colours give you the overall impression of space, warmth and comfort and contrasting metallic finishes of bronze, nickel and chrome further enhanced this.” The major emphasis was to create three luxury bedroom en suites and a large open plan 30

living, eating, working and entertainment area. Roland says, “The single most challenging aspect was laterally converting two separate penthouse apartments located on the 11th and 12th floor of this development. “We also wanted to take advantage of the availability of light and introduce more and larger skylights as well as a gallery landing that overlooks the lower floor and London skyline. As this apartment is located on the two top floors of the development we were afforded the opportunity not only to introduce skylights in the entrance and bathrooms but also a lateral void which is located at the window wall between the two levels. “This natural light reveals volume and space more predominantly and creates a visually stimulating environment. It is also considered perfect white light, which has a positive effect on wellbeing. Apart from these benefits it also reduces electric lighting and thus saves energy.” Stylish furniture from around the world – including the UK – has been specified. “It is vitally important that the proportions of the furniture are in line with the proportions of the apartment,” says Roland. “Therefore Hartmann Designs has created bespoke furniture for just this purpose. An example of this would be the black leather coffee table with a removable tray in high gloss lacquer.”

Beautiful bedrooms The client requested that the master bedroom should exude glamour and comfort with all modern conveniences. Fully fitted wardrobes with a concealed bathroom door and raw silk headboard wall contrasts with the uphol-

stered black leather bed with scatter cushions accented with Swarovski crystals. A custom designed dressing table and bedside tables in stained wenge finish with cream leather drawers positioned on a plush silk carpet with shimmering silver accents further enhance the feeling of glamour. The guest bedroom features a combination of natural walnut timber finishes, limestone, woven natural fibre carpets and highly lacquered furniture was used to create a warm and welcoming room. The daughter’s bedroom is a cosy, feminine room with dynamic views over the river and the Strand. Warm natural colours were introduced with vibrant fabrics, as well as personalised artwork and quirky accessories appropriate for a teenager. It has a large and spacious bathroom with natural limestone floor and walls.

Matching the mood There is an eclectic and unique mix of lighting, creating different moods for each area and for each time of the day. The downstairs cloakroom

typifies this with its black granite walls, flooring and gloss black Perspex ceiling. The white porcelain barrel wash hand basin, motion sensor ceiling mounted tap and ‘punctuated’ lighting really adds to the desired sense of drama. So much so, that the room is affectionately referred to as ‘The Little Night Club’. The innovation in this project is in the use of the materials, the concealing of the services, the level of workmanship and the high building standard of the installation, as well as the client’s trust in the professional team. “In conclusion,” says Roland, “this was a very unique project in the sense that the client, once setting us on our way, gave Hartmann Designs complete autonomy; as an artist is commissioned to create a painting, we were commissioned to design and manage the project from concept to completion.” ■ Further information Call Hartmann Designs on +44 (0)20 8694 6915, email info@hartmanndesigns.com or visit www.hartmanndesigns.com

Friends united

This beautiful villa in Portugal is just one example of the properties available for rental through membership of ‘Any Friend of Ours’

The age old dilemma faced by holiday homeowners of whether to rent out their prized ‘home from home’ has just become much easier to resolve, thanks to an innovative new website called ‘Any Friend of Ours’. It’s the brainchild of UK based serial entrepreneur Jo Goodson, who has faced the same issues and endured mixed experiences of short term holiday tenants with her own property over the years. Whilst it may be the dream of many to own their own place in the sun, (snow or countryside), the harsh reality is that often they’ll get little chance to enjoy it to the full themselves. They then have to decide whether to make it Jo Goodson’s home in Camber Sands, East Sussex was the inspiration behind ‘Any Friend of Ours’

pay for itself or keep it for their own exclusive use, bearing the inevitable ongoing service and maintenance costs. “What puts many off the idea of letting their homes are the widely reported horror stories of properties being stripped bare of their contents and fittings whilst sometimes even security guarantees are being found to be worthless,” explains Jo. “I’ve even encountered home-owners who have had to battle through foreign courts to regain possession of their own property once unscrupulous tenants had taken hold of it and refused to vacate.” Add in the additional complications of foreign law and the whole experience is enough to deter even the

most seasoned holiday homeowner from ever letting a stranger across their threshold. ‘Any Friend of Ours’ is essentially an exclusive invitation only members’ club whereby only those with a holiday home and their trusted circle of friends (whether holiday homeowners or not) are able to join. Owners can list their property free of charge and feel confident that it will be rented to people they can trust. At the same time, they and their invited friends can enjoy holidays in any of the beautiful homes on the site, many of which are not normally available for rental. “An added safeguard is that every member develops a profile which is the product of ‘ratings’ given by homeowners each time a member rents their property,” adds Jo. It’s a strikingly similar mechanism to that used by a well-known online auction website and enables homeowners to make an informed judgement and take added comfort based on previous experiences. Any incidence of negative feedback will be investigated and where considered appropriate, members may be de-listed. With properties now listed in over 15 countries from London to Miami, members no longer need feel compelled to use just their own property for holidays since they will have access to properties of a similar high standard as theirs throughout the world. ■ Contact Visit www.anyfriendofours.com

DrivewayInteriors Those who appreciate the finest interior design in their homes will be delighted to find that these magnificent models have been created with equal attention to their interiors’ elegance and detail. Your carriage awaits…

The ultimate driving experience doesn’t begin and end with what’s under the bonnet. However impressive the engine and its performance may be, exterior styling has to make an all-important stunning first impression. But what do elite 21st century drivers and passengers expect to find inside in terms of state-of-the-art technology, accessories and comfort? We decided to open the doors of some of the world’s most highly luxurious marques and reveal their interior delights. Let’s start with a real jewel as Bentley has recently unveiled the first example of its Mulsanne Diamond Jubilee Edition. Designed

by the craftsmen and women of Bentley’s Mulliner division, the creators of the State Limousine presented to Queen Elizabeth II in 2002, just 60 examples of the Mulsanne Diamond Jubilee Edition have been created with each car representing a year of Her Majesty’s reign. This striking model is distinguished by a range of exquisite, handcrafted features paying tribute to the Jubilee. These include bespoke embroidery to all four headrests using gold stitching, veneered picnic tables in the rear cabin decorated with a gold overlay depicting a royal carriage used for great occasions of ▶ International Property Luxury Collection

Jet or Jaguar? While Jaguar has always taken great pride in creating unique cabin environments, the interior architecture of the XJ Ultimate is exceptional. Based exclusively on the long-wheelbase XJ, the interior changes applied to the Ultimate focus on the rear accommodation. This extends the car’s limousine remit to provide a luxury business class experience offering the appointments of a private jet. A full-length, leather-trimmed centre console separates the two individually tailored rear seats which feature power adjustment, ventilation, massage and lumbar functions. A table, machined from solid aluminium with piano-black and chrome detailing, rises up from the centre console at the touch of a button to provide a working area, its role supplemented by the provision of two third-generation iPads with wireless keyboards housed in bespoke leather-trimmed docks in the rear of the front seats. Switching the focus from business to pleasure is the bespoke champagne chiller mounted between the two rear seats. This cools the bottle to what experts agree is the perfect temperature before ‘presenting’ it forwards when the chiller is opened. Two specially commissioned champagne flutes reside in a purpose made cabinet beneath the centre table. A full rear seat package with twin headrest screens and wireless headphones completes the experience in combination with a new 20speaker surround sound in-car entertainment system developed by British audio experts Meridian. The XJ Ultimate is offered in three interior colourways for the sumptuous leather that covers virtually every surface and is also used for the headlining; Jet on Jet, or Ivory seats and lower surfaces with either Mineral or Bordeaux uppers. Further personalisation is offered through customers being able to specify the headrests embroidered with a pattern of their choice. The ‘Ultimate’ intaglio which sits in the centre of the sweep of herringbone veneer under the windscreen can also be changed to read whatever the owner wishes. Elegant, cosseting and ergonomically optimised, the tailored rear seats are covered in semi-aniline leather. This offers a more luxurious and tactile finish and allows the hide to retain its essential qualities of look and feel, complemented by the hand-finished stitching. The XJ Ultimate creates an ambience that carefully balances the requirements of the modern, on-the-move businessperson with certain surprise-and-delight features that underline the XJ’s ‘work hard, play hard’ personality. Mixing business with pleasure has never been so appealing!

state as well as luxurious, hide cushions featuring the same motif. Mulliner’s association with Bentley harks back to the very beginning of the marque’s story when W.O. Bentley commissioned Mulliner to build the bodywork for the famous EXP1. This partnership continued to flourish, producing the streamlined contours of the revolutionary 1952 R-Type Continental, among many other iconic Bentley designs. Now known as Bentley Mulliner and a wholly-owned division of Bentley Motors, the Mulliner team offers a 36

specialist personal commissioning department for Bentley customers and limited edition cars. True to the Mulliner tradition, the Diamond Jubilee Edition cars feature a spectrum of paint and hide colours that sets them apart from other Bentleys and which stylishly uses various combinations and shades of red, white and blue (the colours of the Union Flag) to underscore the British connection. The Bentley Mulsanne captures the essence of the Bentley marque. It is elegant yet distinctly sporting in character, delivering effortless

performance, while within its sumptuous cabin, advanced technology sits discreetly with handcrafted luxury. Designed and engineered at Crewe from the ground-up, the Mulsanne has reaffirmed the marque’s intent to create a luxury grand tourer with refined performance, unparalleled levels of interior luxury and coach building skills to the fore. Extra sensory perception Rolls-Royce has proudly presented its Ghost Six Senses concept. Approaching this highly-bespoke Rolls-Royce and opening its coach doors immediately ignites the senses for sight, taste, touch, sound and aroma. And the sense of surprise and delight continues as guests encounter the lavish use of soft, sumptuous leathers, finest veneer detailing and special bespoke enhancements. “The Ghost Six Senses concept is a luxurious environment designed for the most discerning of individuals,” comments Torsten Müller-Ötvös, Rolls-Royce CEO. “It delights the senses and draws you into somewhere that transcends the interior of a car. Relax for a few moments and you will experience something that is hard to define, but which our customers understand so well. It can be likened to an aura, a sense that the stunning hand-made interior embodies something of the heart and soul of each proud craftsperson involved in its creation. That’s a uniquely Rolls-Royce sixth sense that this car presents so elegantly.”

Sight Beautiful and elegant, a Rolls-Royce Ghost is instantly pleasing to the eye. Ghost Six Senses’ pearlescent Carrara White finish complements new forged alloy wheels while eyes are immediately drawn to rich interior detailing upon entry through its coach doors. The deep lustre of the Walnut Burr veneer complete with diagonally-oriented, brown oak cross-banding, are designed to hint at the extraordinary power at the driver’s disposal.

Sound For more than 100 years the sound of silence has driven the RollsRoyce brand. But 21st century Ghost and Phantom models also present an auditorium in which the most advanced systems can deliver music in the most impressive fashion. The concept audio system in Ghost Six Senses richly fills the spacious rear cabin thanks to its upgraded amplifier and the inclusion of ‘exciter’ speakers housed in the leather headlining that help raise the centre of sound closer to a passenger’s ear.

Aroma The finest interior materials create scents that are unique to RollsRoyce. The rich aroma greeting Ghost Six Senses’ occupants comes from the most supple natural soft grain leather in enveloping, handcrafted seats, as well as in the car’s leather headlining, with added hints of the woody spice in the walnut veneer.

Taste Bathed in light from a panoramic sunroof, the rear cabin urges occupants to relax in style. For the ultimate taste experience the most refreshing chilled drinks or vintage champagne can be served from Ghost Six Senses’ cool box, in flutes featuring a delightful sound-wave etching.

Touch From cool chrome and sumptuous leather to the finest veneers, a Rolls-Royce is the most tactile way to travel in ultra-luxury. Ghost Six Senses takes this concept further with the inclusion of natural grain leather for the first time. Deep pile lambswool rugs encourage occupants to submerge feet, while opening the boot effortlessly with remote opener, reveals a further lambs’ wool lining to cosset luxury bespoke luggage. ■

London goes for gold A number of regeneration projects will be arising from the ashes of the Olympic torch. We investigate the legacy left to London by the Games and explore the growing investment opportunities The capital is expecting close to a million additional tourists this July as the eagerly anticipated London Olympics closely follows the Queen’s Diamond Jubilee celebrations. While there has inevitably been some criticism and doubts about the benefits of hosting the Olympics, the London Organising Committee of the Olympic Games (LOCOG) is quick to argue that the outcome will be nothing but positive. Richard Way, editor of OverseasGuidesCompany.com, says, “Critics have and continue to highlight negative aspects of hosting such large sporting events, most notably the financial stresses placed upon a nation. The 2004 Athens Olympics are an example of a small host nation who vastly overspent to such an extent that they found themselves in financial difficulty. Financial issues aside, if such high profile events don’t go well, it is the host nation that

will suffer from the bad press generated across the globe.” The Games catapulted the Spanish city of Barcelona into the limelight 20 years ago and even surrounding areas benefited. Sally Veall, author of the SpainBuyingGuide.com who lives on the Costa Brava, comments, “The 1992 Games are widely credited not just with transforming the landscape of Barcelona itself, but also with re-branding a city that has since become one of Europe’s most popular tourist destinations. Many of the coastal resorts near Barcelona, particularly the Costa Brava and Costa Dorada, became very popular with foreigners following improved facilities which were directly linked to the Olympics in Barcelona.” More recently, the 2010 Winter Olympics in Vancouver were considered a success. Stewart Buchanan of the CanadaBuyingGuide.com, who lives in the city, comments, “The Games ▶ International Property Luxury Collection

ONE TOWER BRIDGE Among some of the world’s most iconic landmarks, including the Tower of London, Tower Bridge and the capital’s newest showpiece, The Shard. One Tower Bridge is on the South Bank, close to some of the capital’s most significant cultural destinations. The 1.6 hectare site will provide 350 one, two, three and four-bedroom apartments and penthouses, all with private balconies or roof spaces as well as a cultural space and a boutique hotel. The development incorporates four different architectural styles in nine buildings, which vary in size and height, to complement the London skyline and take advantage of the views across the River Thames. The interiors, designed by the renowned Conran and Partners, are fully fitted with the finest materials and appliances. Each apartment features the very latest in integrated Smart Home Technology - it even communicates wirelessly with the lift, automatically recognizing residents and delivering them to their floor. Residents will have access to a 24-hour concierge managed by Harrods Estates, a residents’ pool, virtual golf facility, gymnasium, spa and business centre. First completions are scheduled for 2014. left their mark on the city in terms of infrastructure, most notably the highway connecting Vancouver and Whistler was significantly improved. Following the Games, the Olympic Village in downtown Vancouver, was released for sale providing an influx of high end condominium units.” Despite being successful, critics were q uick to express the opinion that the cost incurred was too great for a city like Vancouver to bear but Mr Stewart believes that the whole the spirit of the Games lifted Canada and brought the country together.

Olympic legacy In early February this year, the Mayor of London, Boris Johnson, announced his formal decision to create a Mayoral Development Corporation to be responsible for the regeneration legacy from the London 2012 Games. The new body is called the London Legacy Development Corporation and will be directly accountable to Londoners through the Mayor. 52

The Corporation has submitted plans to create a community hub in the north of the Queen Elizabeth Olympic Park – one of the first areas to reopen after the Games. Set within the lush parklands of the North Park, the community building and play space will become a centre for visitors and themed on the local ecology. The North Park is due to reopen to the public from July 2013 following major transformation work after the Games. Andrew Altman, chief executive of the London Legacy Development Corporation, said, “The North Park will be one of the most beautiful green spaces in London with wetlands, clean waterways and beautiful parklands for everyone to enjoy. This hub will be at the heart of community life. We have designed an area that not only serves visitors, but encourages them to learn about the natural environment around them. By submitting these plans now, we aim to begin work on site as soon as the Games finish. It is just another ▶

As for supply and demand, the Olympics seem to have had an interesting effect on the property market in certain areas. Karelia ScottDaniels, managing director of Manse & Garret Property Search reports, “We do a great deal of off-market work in Greenwich and Blackheath, because there is always a shortage of good family houses over £2m, except at the moment. Ever since the Olympic bid was announced in 2007, people in Greenwich and Blackheath have been saying they won’t sell until the Olympics, as they were expecting stellar price rises but that strategy has backfired. “There is more availability for good family houses in the area now than at any other time in the last five years and people have already started to be more sensible about pricing. I rather suspect that the heat will go out of the market post-Olympics in the short term but when people once move to the area, they rarely leave, hence the issue with supply.” ■ 58

Remote desert wildernesses in American states such as Utah, Nevada, Arizona and Texas have long been featured in Western movies. While riding the range may appeal to the hidden cowboy or girl in us, modern day trails lead to perfect oases offering every form of 21st century luxury. Let’s take the state of Utah as an example. It offers a vast variety of landscapes and geology, while its national parks are absolute treasures. Mostly on a plateau higher than 4,000 feet above sea level, Utah also features some impressive mountains, the highest reaching over 13,000 feet. Here on 600 acres in Canyon Point is the resort of Amangiri, meaning ‘peaceful mountain’.

Canyon country Located in the southwest region also known as the Four Corners, where the states of Utah, Colorado, New Mexico and Arizona meet, Amangiri has one of the most dramatic landscapes in the USA. With deep canyons and towering plateaus, the region has been home to the native Navajo and Hopi tribes for centuries yet is sparsely populated and presents the raw landscape for which the American Southwest has become famous. Architecturally, the resort has been designed to blend into the landscape with natural hues,

materials and textures a feature of the design. The structures are commanding and in proportion with the scale of the natural surroundings, yet provide an intimate setting from which to appreciate the desert landscape. Arrival to the resort is via a winding road that descends into the valley and leads to the central Pavilion. Built around the main swimming pool, this Pavilion leads to two accommodation wings and beyond into the desert: 16 suites are in the Desert Wing and another 18 suites together with the Aman Spa are within the Mesa Wing. The ecosystem surrounding Amangiri encompasses a remarkable diversity of plants and animal species with arid conditions supporting unique desert vegetation. Amangiri is in the centre of the Grand Circle, surrounded by such iconic attractions as the Grand Canyon, Monument Valley, Grand Staircase – Escalante and Bryce and Zion National Parks. It is also a safe haven for endangered species such as the regal California Condor, whose wingspan approaches three metres. Historically, dinosaurs are known to have flourished in the region and footprints and fossils dating back 160 million years are common, with new species recently unearthed. Amidst these vast desert lands is Lake Powell, ▶

created in 1957 by the damming of the Colorado River at Glen Canyon. The lake sweeps through a seemingly endless stretch of canyons creating a shoreline longer than the Pacific Coast of the United States. To the south of the dam, the Colorado River runs through the Glen, Marble and Grand Canyons.

Desert high Known as the ‘Biggest Little City in the World’, Reno is famous for its casinos and is the birthplace of the gaming corporation Harrah's Entertainment. The county seat of Washoe County, Reno is the second largest city in Nevada. It’s in a high desert valley (high desert refers to inland high-elevation deserts of the American West, the Middle East and other parts of the world) at the foot of the Sierra Nevada. It even has the benefit of its own airport which 72

conveniently offers fast connections across the globe. Jenny Benson at Chase International, reports that the current state of the market in Reno is similar to the rest of the United States. Inventory is down and they are starting to see a shift towards a sellers’ market. “As for the luxury market,” she says, “we are seeing an increase in showings and interest. If you’re an active buyer, Nevada’s market along with the rest of the nation shows it is the time to buy. As a buyer if you love a house you must be willing to offer above or close to asking price to secure the purchase. Buyers are having a hard time adjusting to the shift from a buyers’ to a sellers’ market. If buyers are still on the fence about whether to purchase we would recommended they start now because it may take longer to locate a house they desire.“ ▶

THE VILLAS AT AMANGIRI, UTAH A total of 28 villas have been added to the exclusive lifestyle portfolio of Aman Villas on the 2,000-acre expanse of Utah wilderness shared by the Amangiri resort. They are spread over a generous swathe of starkly beautiful desert and are hidden from Amangiri resort by a dramatic rock escarpment. Each villa is still part of Amangiri resort however, and its owners will enjoy access to every resort facility. Because of the spectacular topography of the landscape, villas are individually designed with sizes ranging from 1.6 to 2.9 acres. Designed to evoke the colours and textures of Utah's Canyon Country, villas have oblique terraces and glass walls that showcase the extraordinary desert vistas all around. Every three-storey villa has a minimum of four identical master bedrooms, each with a large bathroom, dressing area, and terrace. They also include an infinity pool with an edge that appears to drop away into a desert panorama. Options include creating a fifth bedroom, staff quarters, home theatre, exercise studio, offices, den, game room, steam room, sauna and/or wine cellar, amongst others. Costa Rica is ideally positioned between N icaragua and Panama to the north and south, and the Caribbean Sea and N orth Pacific O cean to the east and west. It may be a tiny nation but it sports tremendous spirit and a true love of life. Despite being just 51,100 km, which equates to less than half a per cent of the earth’s surface, Costa Rica is home to 5% of the world’s biodiversity and 3.5 % of its marine life. Among the array of fascinating creatures that can be seen are various species of monkeys, big cats, tapirs, the three-toed sloth and a plethora of birds, reptiles and rare frogs. Comprised of seven provinces, Costa Rica’s mountain ranges, rainforests, active volcanoes, cloud forests and the beautiful Cocos Island are just a few of the diverse landscapes for which the country is famous. More than a quarter of its land is officially zoned as protected territory and Costa Ricans take great pride in maintaining their country’s natural beauty. Unsurprisingly, the country has relied heavily upon the ecotourism industry for many years and, with 232 establishments now certified by the Certification for Sustainable Tourism program, Costa Rica proudly leads Latin America in certified sustainable tourism operations. As for property buying, Sonia Bogantes, founder of Vea Real Estate based in San Jose, Costa Rica advises, “There are few real estate restrictions for foreigners; the law ensures the same rights for foreigners as for citizens, which means that there are no special conditions for the acquisition of properties in the country.” 80

Costa Rica has five active volcanoes, but none put on a show like the Arenal Volcano. During the day you're likely to see smoke billowing from the crater. This doesn't compare with what you'll see at night, when orangey red lava oozes down the perfectly shaped cone. If you're very lucky, the clouds will part long enough for you to spot glowing rocks shooting into the air. w: www.arenal.net Corcovado National Park Bird-watchers come to this vast and pristine rain forest with hopes of catching a glimpse of the endangered harpy eagle. It's notoriously difficult to see, but others - like the scarlet macaw, orange-bellied trogon, and golden-hooded tanager practically pose for pictures. w: www.corcovado.org Café Britt Tour, Heredia, Central Valley An educational and engaging tour into the world of Costa Rican coffee where experts will take you from the simple red coffee cherry to the exquisite brew. Learn how Costa Rica’s unique climate and diverse landscapes provide perfect growing conditions for gourmet coffee beans. Experience the aromas of the roastery where you will discover how different roasting techniques affect the beans and the brew. w: www.coffeetour.com Guayabo de Turrialba Archaeological Park The best way to experience Costa Rica’s past is to experience it through an archaeological tour led by a qualified expert guide. Guayabo de Turrialba is Costa Rica’s most important archaeological site. It was a thriving ‘city-state’ of some 10,000 people strategically located in mountainous rain forest and key in prehistoric trade between different eco-zones. Its remarkable network of cobbled roads, complex water control system with underground aqueducts, round house mounds, foundations, terraces, stairways, five-ton stone slab bridges, huge tombs and square enclosed ceremonial plaza, all attest to the engineering sophistication of its builders. w: www.luxurydirectorycostarica.com Airtram Rain Forest Canopy Tour The Rainforest Adventures park is an expansive 1,200-acre private ecology tours reserve on the Atlantic side of Costa Rica, located just 50 miles from the capital city of San Jóse. It shares a 10 kilometre border with Braulio Carrillo National Park, and constitutes a buffer zone between the park and local farmland. Expeditions here are highlighted by its Aerial Tram, a high-flying canopy tour through the treetops. This gives travellers a special opportunity to learn, appreciate and bond with the beauty of the rainforest. w: www.govisitcostarica.com 82

Soothed by a Sea Breeze in Montenegro Montenegro’s latest news comes in the shape of the exciting ‘Sea Breeze’ luxury villa development, an estate of detached properties just announced by Boka Group. The most competitively priced homes of their kind in this market; these detached villas are priced significantly below similar offerings. Boka’s founder, John Kennedy, introduced the first Private Equity Fund into Montenegro in the early part of the last decade and then founded Adriatic Marinas, the Porto Montenegro holding company – now Europe’s most exclusive mega-yacht marina. Regarded as one of the main market makers and with an eye for the next hot-spot John

Kennedy explained, “Even the luxury market needs a range of offerings and we focus on price-competitive quality. Boka has specialised in land banking and taking green-field through the urbanisation process. Our end users are able to benefit from our ability to squeeze the land-cost element. Most of what they spend is what they will live in and not what their property sits on. “What people want are detached properties with pools, large living areas and spectacular views. If you compromise on one, you compromise on the whole product. These are the key elements that give strong re-sale potential and a competitive advantage when it comes to

lettings. These are also the core elements identified by Savills Montenegro which led us to design this product together for both the buyer and lettings market”. Sea Breeze’s detached villas with pool, terrace, parking and outdoor living start from just €399,000 rising to €899,000. A range of options include ‘Smart Home’ systems, wine cellars and spas. Site management and rental marketing and management are also offered through the annual care package. Sea Breeze villas have unbelievable coastal views, surrounded by green belt olive and pine groves and are located just 10 minutes from the Porto Montenegro Marina. Tivat

SPAIN A popular tourist region in the south of Spain, the Costa del Sol attracts millions of tourists every year. This is due in no small part to its sunny climate and coastline with numerous sandy beaches stretching from Manilva in the west to Nerja in the east. The area is particularly famous for its towns such as Marbella where celebrities and the superwealthy gather to enjoy its ideal location and amenities. Michael Lovett, operations director at Fine & Country Spain, says, "It is no secret that the Spanish economy has been suffering a recession and as a result Spanish property prices have reduced considerably compared to the highs of 2007/2008. However, homes at the higher end of the market in Marbella and the surrounding regions, on the Costa del Sol, continue relatively to hold their value and remain the most sought after and highly valued luxury villas in Spain, after Madrid’s Calle Serrano. “Compared to the same time last year, sales in the region are on the whole relatively similar. Economic uncertainties are understandably affecting the market place in Spain at the moment but we’re confident of a good summer in Marbella. With the Euro exchange rate moving in Sterling’s favour, properties in the region are now offering great value for money if buying in Sterling. The region continues to attract buyers and investors from all over the world attracted by its beauty, stunning beaches, superb climate, luxury houses and exclusive estates. “Marbella attracts the most international visitors in Spain and its booming tourism industry, combined with major new infrastructure improvements, has helped give the real estate market a boost. It is said that there are more Bentley cars registered in Marbella, after London, than any other city in the world!” International Property Luxury Collection

PORTUGAL As Portugal’s largest region, Alentejo takes up almost a third of the country and is regarded as being one of Europe’s most picturesque areas. Home to just 10 per cent of the population, it was once known as the bread basket of Portugal, due to the vast expanses of open countryside and farmland within the region. Travel around Alentejo and you will discover huge plains with charming castle towns and peaceful villages perched on the hilltops, olive groves, vineyards, sunflower fields and forests of cork oak, chestnut and eucalyptus. Alex Upson, director of Cluttons Resorts says, “The Algarve has dominated the Portuguese property market for many years. This is about to change with demand for the protected and less densely developed region of the Alentejo expected to be high. As well as having easy access to Lisbon, prices will be very competitive compared with established resorts in the Algarve. The Alentejo will attract those who have an affinity for Portugal at its best.” 94

FRANCE Paris

NICE Mansion designed in provincial style with stunning views and approximately 800m2 of living space. The

Scevole de Livonniere of Philip Hawkes, reports that the Paris property market is proving highly attractive for buyers/investors from abroad for many positive reasons. “Indeed,” he says, “we think that more than ever buyers are looking for architectural beauty, authenticity and life style. Paris is the most beautiful capital of the world, where history, harmony and diversity come together in a rather moderate city. “People are particularly looking for properties in the centre and west of Paris, which narrows the scope of research. Saint-Germain des Prés, Luxembourg Garden, the Golden Triangle, Ile Saint-Louis, and le Faubourg Saint-Germain districts are well-known leading locations, where competition remains high due to a lack of availability. “However, there is an interesting proportion of buyers who are looking for more discrete and less frenetic areas in Paris which are not as easy to identify on a map as those mentioned. We are talking about certain Hôtels Particuliers ‘entre cour et jardin’ or some pockets scattered in the west of Paris such as Villa Montmorency, Hameau Boileau and some others similar. There, buyers can find houses with private gardens, swimming pools in a green environment, an attraction that can hardly be found in a Paris apartment. Paris has never been so attractive and, consequently, expensive, but money is cheap as the interest rate and euro are low. We are optimistic for this part of the market.”

Saint Tropez, Cannes, Nice – just the mere thought of any one of these destinations summons up images of the heady lifestyle the Côte d’Azur or French Riviera as it is also known, can provide. Superb sports and water activities, excellent food and wine, plentiful sunshine and the natural beauty of the surrounding countryside are just a few of the area’s many attractions. A good part of the area’s allure has to be put down to its Mediterranean climate. Sea breezes keep the summers from being too stiflingly hot while the frequent sunshine ensures that the winters are mild. It’s even possible at certain times to have a swim in the Baie des Anges in the morning and then spend the afternoon skiing up in the mountains. No wonder the likes of Brigitte Bardot, Elton John, David Beckham, Tom Cruise and Johnny Depp, to name but a few celebrities, choose to have homes in this area. 96

TURKEY A vast and varied country, Turkey is bordered by four different seas with Ankara as its capital. However, Istanbul is the country’s largest city and undisputed cultural and financial centre, as well as being the only city in the world that straddles two continents. Surrounded by the waters of the Bosphorus, Istanbul is the former capital of three great empires, Eastern Roman, Byzantine and Ottoman. It has a wealth of ancient palaces, castles, mosques, churches and monuments yet, as a modern day city, it’s home to cutting-edge international film and music festivals, designer shops, chic restaurants and bars. The Turkish Parliament has recently passed a long awaited draft bill which will ease the restrictions on property purchases by nonnationals. The facilitating of foreign acquisitions is expected to boost the Turkish property market by some £20 billion in additional revenue over the next two years alone. Known as the Reciprocity Law and passed by Turkey’s Grand National Assembly, it has 98

Loxley McKenzie, managing director of Colordarcy, a leading property investment company, says, “In the past only countries that allowed Turkish citizens to invest in property in their country were allowed to invest in Turkey. In general terms this meant that large parts of the Middle East were restricted and they could only invest in Turkish property if they bought a Turkish company, however this typically added in the region of £12k per annum to the running costs and in most cases proved to be price prohibitive.” The passing of the Reciprocity Law is expected to see property sales increase dramatically with up to 20% being bought by foreign nationals. Turkey is also seen as a much more secure and lucrative opportunity in the Middle East in lieu of the Arab Spring which has left some Middle Eastern markets isolated because of a general lack of confidence amongst investors.

ITALY Tuscany Renowned for its beauty, Tuscany is as alive with history and culture as it is with flora and fauna. From the great cities of the Middle Ages to the endless undulating hills of the countryside, life here is lived to the full. The Tuscan people have a favourite expression, when asked how they are they reply, ‘Non c’è male’. Meaning, ‘Not bad’, it’s a typically relaxed sentiment, reflecting the ease and charm of the region.

TOSCANA RESORT CASTELFALFI, TUSCANY At the heart of the hamlet of Castelfalfi are two buildings: La Terrazza I, a 300 year old building, and La Terrazza II, built early last century. Both are within the original borgo and are being carefully restored in traditional Tuscan style to create 35 apartments and nine select shops, situated between the 12th century Italian church of San Florian and the commanding Castello. Castelfalfi will comprise 18 original renovated farmhouses across 1,100 hectares, refurbished apartments in the borgo as well as three villaggi incorporating golf villas overlooking the 27-hole golf course, plus townhouses and apartments. Extensive leisure facilities include restaurants, bars and hotels, 30 acres of vineyards producing classified Chianti and 9,000 olive trees delivering extra-virgin olive oil. The region of Abruzzo is at approximately the same latitude as Rome but on the eastern side of the Italian peninsula with a long coastline on the Adriatic Sea. The climate is typical of the central Mediterranean area, with long warm summers. However, the Abruzzo does have Italy's highest mountain outside the Alps – the Gran Sasso – and this massif attracts heavy snowfall in the winter months for the delight of skiing enthusiasts. Between the mountains and the sea is attractive rolling countryside with plenty of old farmhouses ripe for restoration and from where both the ski resorts and the seafood restaurants along the sandy coastline are within an hour's drive. Property prices in general are lower than in the better known regions to the north – Le Marche, Umbria and Tuscany – and the airports at Pescara and Ancona, which are both served by low cost airlines, make this area as accessible as its more famous neighbours and certainly deserving of serious consideration by would be buyers of an Italian holiday home.

SAN MARCO, VENICE A grand restoration of an historic 15th century palazzo in the heart of Venice has created a collection of 18 exquisite apartments behind its listed facade – with interiors by Milan’s most fashionable design house. Palazzo Molin del Cuoridoro stands at the meeting point of the Barcaroli and Fuseri Canals, reached from the private Calle del Cuoridoro. The building is listed and noted for the historical importance of its facades and architecture. Stylish communal areas and a viewing deck on the top floor of the Palazzo over the fabulous buildings and waterways of the city are for exclusive use by residents. A personal and discreet concierge service is also available, plus maid service, if desired. £602,000 / €750,000 / $936,000 - £4m / €5m / $6.24m Venice Sotheby’s Realty: +39 041 522 0093; sales@venicesothebysrealty.com

Veneto Situated in the north-east of Italy, Veneto stretches from the Dolomites to the Adriatic Sea via an expansive range of hills and a valley furrowed by rivers, canals and the Po Delta. The region’s capital, Venice is a UNESCO World Heritage site, with its lagoon, islands and Grand Canal, flanked by ancient and highly decorated buildings recalling the splendour of the ancient Maritime Republic. Famous for its historic carnival, Murano glass and Burano lace, Venice can be explored on foot, via small lanes called calli and numerous bridges, or aboard a gondola or steamboat. There are six different districts of Venice and each one offers its own distinctive property for sale. The current market is reputed to be remarkably buoyant and due to the vast amount of tourists who visit Venice every year, there are good prospects for rental income. ■ 100

A drop of inspiration Garde is a design company focused on the creation of unique and timeless spaces. Whether commissioned to design the interiors of luxury fashion stores, boutique hotels or high-rise residences, Garde always strives to deliver a special brand of Japanese design aesthetics that has appealed to its clients for the past 27 years. Garde worked with Shenzhen P-Plus Department Store Company to launch its new retail concept in mainland China. A design concept and signage imagery was required to convey P-Plus’ brand image in a meaningful and artistic way. It was important to raise P-Plus’ global awareness to its target market of women since it was the brand’s debut in the marketplace. The client requested that the concept was to be ‘not too casual and not too high-end’, This resulted in Garde coming up with the idea 102

of creating a warm and soft ambiance by using natural materials, curvy walls and funky furniture to express its brand. As multiple sites were involved, the furnishings and fittings had to be easily assembled at each one, hence unit-wall and uniform furniture proved the best option. Water drip sculpture forms the stunning main design element, representing water dripping on to a shop’s floor from a cloud-like recessed ceiling. This theme is also reflected in a ‘water fall’ space created with light green mosaic tiles, attractive displays shaped like the ocean’s waves and ripple effect hanging artwork. Showcasing different brands to customers in innovative and creative ways, the overall design concept supports P-Plus’ quest to become instantly and highly recognisable in the fashion industry.

Castles are one of the things that fairytales and historical novels stem from but, far from being reserved for the pages of storybooks, owning one is entirely possible. However, buying an important piece of history wherever in the world it may be is just the beginning. What narrows their ownership potential down are the ongoing maintenance and staffing levels needed to keep such a property in prime condition. So who exactly gets sufficiently tempted by turrets to purchase a fortress? Well, they say an Englishman’s home is his castle and David Henderson from Strutt & Parker’s Shrewsbury office tends to agree. “Many an Englishman would dream of living in a castle and a moated one to boot,” he says. Caverswall Castle in Staffordshire featured alongside is an excellent example. “There are very few medieval moated castles left, especially after sieges – so when they do come on to the market the interest is always strong. It always amazes us what a diverse mix of people come to look at these buildings – from families looking for something extra special and unique to call home to wealthy individuals who are looking to make their mark on an area and see it as the ultimate power statement. There is something wonderfully English about castles and a lot of people find them romantic and idyllic – something that will stand out from the crowd and offer a very different and special living environment.” 106

Karelia Scott-Daniels of Manse & Garrett Property Search believes that castles are the ultimate trophy homes and buyers love them for their palatial proportions and awe-inspiring features. Grand entrances, double-height ceilings, huge windows, acres of space and superb craftsmanship plus the knowledge that Kings, Queens and a multitude of aristocrats have gone before make castles an obvious choice for buyers with deep pockets. “Castles tend to appeal to captains of industry and commerce at the very highest level,” she says. “Only the most successful people can afford to buy them, refurbish them and maintain them properly. In most cultures, one is defined by one’s home and to own a large castle with associated farm, estate, shoot and fishing rights is a pretty loud statement about one’s status. They are also great for people with large families because they are often very large and different wings can be dedicated to specific parts of the family.” Ms Scott-Daniels finds that castle buyers are typically new entrepreneurs or royals from the Middle East, China and Russia. “Access to London is also important for buyers,” she explains, “so castle prices reduce the further they are from the capital however transport issues can be resolved with the purchase of a very powerful helicopter. Most of the south coast and going north up to the Midlands is an hour from the London heliport at Battersea.

“The only problem with castles is that they are always listed, which means you can’t knock down walls or add bathrooms wherever you like and the kind of people who buy castles now, are not usually prepared to live with any idiosyncrasies.”

Consider a château Philip Hawkes is a Paris-based agency where Philip and his wife Patricia have specialised in the sale of French châteaux for over a third of a century. For them the château – whether a historic fortified castle or a handsome country house built chiefly between the 16th and early 19th centuries at the heart of an estate or seignerie, constitutes the cream of country property in France. “Quite simply,” explains Mr Hawkes, “they are dwellings which are more spacious, better laid out and architecturally more pleasing than others, with historic interest and usually surrounded by mature grounds, gardens or parkland and sometimes with farms and woodland around. They are not too large for family use (even if some have become country hotels or take paying guests) and typically have only six to eight bedrooms sometimes, nowadays, with bathrooms en suite. “Contrary to popular myth, they are often in good repair, not overly expensive to maintain and not requiring total restoration. MONTEGUALANDRO CASTLE, LAKE TRASIMENO, UMBRIA, ITALY Dating back to about 800 AD, this 12-bedroom solid stone castle is on a hilltop close to the Tuscan city of Cortona with panoramic lake views. It’s a classified heritage site with buildings that were restored between 1988-1994 to full anti-seismic structural standards under the close supervision of the Ministero dei Beni Culturali to ensure maximum respect of the original architectural features. The castle has a gross surface area of approximately 1,800m2 and the castellated outer wall of its keep encloses a garden of about 1,500m2. The whole complex is within 14 hectares of olive groves, pasture and woodland and includes a helicopter landing ground and DOP vineyard. Inside the perimeter wall, there are five edifices: the main castle, a guest cottage building, chapel, an old prison and a coach house. £4.264m / €5.3m / $6.682m Cluttons Italy: +39 075 8450100

with an unspoiled environment (sadly getting rarer), are worth between €2 million and €5 million, a trifle compared with construction costs and often well below the price of similar property in neighbouring countries in Europe or elsewhere. There are often châteaux for sale throughout France, priced at around €1 million, but they would be in poor repair with environmental drawbacks and/or in inaccessible or unsought-after parts of France.” Although there appear to be many châteaux on the market, Mr Hawkes says that, of the 40,000 in France (on average one per commune), perhaps only one per cent is for sale at any given time. Generally all the finest remain in the same families for generations if not for centuries,” he continues. “So if you want Monument Historique (listed) quality, a 108

particular chosen area, a certain period, in sound repair with unspoilt surroundings and, above all, enough land to ensure protection or constitute a real estate, you will find the choice quite limited. “The 17th and 18th centuries, in our view, have provided the most elegant homes, whose lovely well-proportioned rooms, lit by tall windows overlooking formal gardens often with fine trees, are the epitome of French elegance. But the Medieval and Renaissance architecture which preceded the Age of Enlightenment also had its attractive features. “

position on the southeastern slope of the Pomerol plateau near the border of the communes of Pomerol and St. Emilion. Château Pomeaux’s vines, which are 100 per cent Merlot Noir and average around 38 years of age, produce extraordinarily rich and robust wine with delicate balance and a marvellous bouquet. Château Pomeaux’s vineyards are maintained in a meticulous manner and its wines are produced under the direction of Michel Rolland, one of the world’s greatest and most celebrated winemakers and oenologists. Mr Rolland’s mandate from the property’s owners is to create the highest quality wine possible. Under his direction, Château Pomeaux employs a combination of sophisticated winemaking techniques, including rigorous pruning, late meticulous hand picking and sorting and extended ageing in new oak barrels. Château Pomeaux produces approximately 8,000 to 9,000 bottles of highly extracted, ultra-high quality wine each year. The combination of magnificent terroir, the decision of Château Pomeaux’s owners to sacrifice quantity to produce an ultra-high quality wine, and the winemaking expertise of Mr Rolland result in Château Pomeaux producing wines of the highest possible quality.

From castillo to castello

As for Spanish castles, José Ribes Bas, one of the founding directors of Rimontgó, reports a marked increase in demand for castles, farms and other properties with history. He believes that the dramatic increase in news about falling prices in Spain is finally motivating buyers in this category. Commenting on Italian castle ownership, Andrew Hawkins, head of international, Chesterton Humberts, says, “Buyers looking to purchase a castle property are those who want something really unique and very special. They are often considered to be trophy properties and can receive high volumes of buyer interest. The types of properties most people look for in Italy are pretty homes with historic features, and castles sit at the peak of this category. However, they are often very expensive and can need a lot of work to be done on them to ensure they are in a liveable state, which conversely can increase interest with buyers looking for a restoration project. “On the whole it is high net worth individuals who buy castles, although corporations are also now showing increasing interest. This is particularly the case for larger castles or when there is a great development potential, as they can typically hold a lot of people and add a certain quirk to a corporate retreat or conference.” ■ 110

CASTELLO DI RESCHIO, UMBRIA, ITALY A private estate of some 3,000 acres, Reschio includes a castle and 50 farmhouse ruins that have largely been untouched for centuries. The owners, Count Antonio Bolza and his family, aim to restore the estate to its former glory whilst preserving its rich history and creating exquisitely restored homes. They are offering individuals the opportunity to purchase the freehold of the ruin of a property and land and then create a house to an exceptionally high standard of craftsmanship and quality. The Bolzas are responsible for all aspects of the estate from the initial introduction of a derelict site to a potential purchaser, through to architectural design, planning, interior and landscape design and projects such as the private vineyards and wine production. So far, 23 properties have been restored and the finished homes are breathtaking. Houses range from two to eight bedrooms, with en suite bathrooms, and average around 400m2 in size and the private land surrounding each property is roughly three acres. However, more land is available to establish larger gardens and grounds, if desired. Some of the houses are available to rent throughout the year and guests can also enjoy the five-star concierge service and traditional country leisure pursuits available to house owners. Home and away

Australia is sometimes referred to as an ‘island continent’, which is unsurprising as more than 80 per cent of the country’s residents live within 100 kilometres of its fabulous coast line Mainland Australia is the world’s largest island, covering a total area of 7.69 million square kilometres. It is also the smallest continent and the only one governed as a single country. Surrounded by three oceans, Australia currently has a population of almost 23 million people made up of a rich variety of cultural, ethnic, linguistic and religious backgrounds. Most Australians are immigrants or the descendants of immigrants who arrived during the past 200 years from more than 200 countries. Talking of immigration, the Australian government has just reduced the current ‘pass mark’ for Brits looking to get a visa to migrate down under. The pass mark for points tested skilled migrants was 65, but this has now been reduced to 60 in an effort by Australia’s Department of Immigration to attract more skilled workers.

Paul Arthur, director of leading migration specialists The Emigration Group, based in Chester says, “Australia is conducting one of its biggest migration drives in 40 years and the reduction of the pass mark is part of this

initiative, which will make it easier for Brits to get a visa to live and work down under.” This is just one of a number of reforms being put in place which will came into force on July 1st. Another major change will be the creation

of the SkillSelect scheme. Under this new scheme it will be easier for Brits to apply for a visa even if they don’t have an employer to sponsor them. Migrants will have to complete an (EOI) Expression of Interest and will then be assessed on their skills and attributes and those with the required skills will be invited to submit a skilled visa application. Mr Arthur says, “For anyone considering emigration now is the perfect time, there are substantial job opportunities in Australia and with the correct help an excellent chance of making a successful visa application. It’s not just the great career and business opportunities Australia offers, it’s also regarded as one of the best countries in the world for quality of life. The country offers a combination of affordable housing, stunning scenery, fantastic weather and a much better work/life balance. All this is a strong pull for Brits looking for a change of lifestyle.” ▶ International Property Luxury Collection

Mount Martha Mount Martha is a suburb of Melbourne, Victoria, 60 km from Melbourne's central business district. It is located on the southeastern shores of Port Phillip and includes a popular beach. The suburb's highest point bears the area's name and reaches 160m. The peak was named after Martha Lonsdale, wife of the colonist William Lonsdale. Mount Martha has its roots dating back to the 1840s when the township's major role was that of farming and now offers an ideal destination for those seeking a scenic and less commercial holiday location where the surrounding bushland meets the coast. Safe swimming beaches with wide sandy stretches exist just north and south of the commercial centre, lined with rows of colourful bathing boxes. However, much of the coast around Mount Martha typically consists of rocky cliffs with bushland up above, offering a number of walking tracks and scenic viewing spots. A worthwhile drive is along the Esplanade – a coastal road linking Mount Martha with Mornington in the north and Safety Beach in the south. This hilly and winding road hugs the steep coastline with views down to the bay on one side, while exclusive homes perched high above the coast feature on the other side. One of Mount Martha’s premier tourist attractions is The Briars Park. This historic property includes the graceful Briars Homestead which was built in stages commencing in 1848 and is open for public tours. The park also includes a visitors’ centre, vineyard, nursery, restaurant, and a large wildlife reserve featuring wetlands and bird observation hides. Other attractions in Mount Martha include Balcombe Creek, which swells into a wide body of water near the coast. It is surrounded by a boardwalk and home to a rich selection bird life. Also of interest to nature lovers is Mount Martha Park which consists of 53 hectares of native bushland and walking trails surrounding the 160 metre peak of Mount Martha, offering panoramic views of the bay. ▶ 118

The property’s magnificent architectural design and exclusive corner-waterfront location impart a stately presence. It even includes a wide 56 metre frontage enabling the owner’s private yacht to be moored right up alongside. The ‘wow’ factor grows as you enter this three-storey home. The creators of Allegra have paid close attention to both aesthetic and pragmatic details in selecting quality fittings and the finest Italian furniture. Allegra’s entrance foyer delights with a soaring two storey void framed on one side by four, elegant 9 metre high glass panels set in three columns, which transmit the magnificent scenery of the island’s waterways. The lofty foyer is further highlighted by a broad staircase and three magnificent, mirror polished, steel chandeliers. Salcombe is widely acknowledged as being one of the most beautiful places in England and a highly sought after location for keen yachtsmen and sailing aficionados. Ideally located at the mouth of the SalcombeKingsbridge Estuary, it’s also within the South Devon Area of Outstanding Beauty – a status the area is set to preserve as most of the surrounding land belongs to and is protected by the National Trust. A rare opportunity has just arisen to own a marine estate complete with its own Napoleonic fort and breathtaking estuary views. The Old Vinery, is being sold as three plots or as a whole, with planning permission to create a five-bedroom mansion, a threebedroom guest cottage, a studio in the Napoleonic fort and to restore and expand the boat house and jetty. The foreshore also includes two swinging moorings and one running mooring, adding even greater value to the property. Yet perhaps of greater interest still, is the private beach and 

foreshore, one of very few stretches in private hands today. With expansive low water acreage, it might even be possible to land a helicopter at low tide!

Steeped in history As it stands, the Old Vinery was designed by Elizabeth Jennings, a graduate of the Royal Academy. It was built in the 1960s on the grounds of her old family home, Woodcot – part of the original Woodcot Estate bought in 1906 by Andrew McIlwraith, grandfather to Ms Jennings and one of Salcombe’s most illustrious benefactors. The expansive fivebedroom house is located within the original walled gardens and was designed to have full 180 degree views of the estuary from Bolt Head to South Pool Creek and towards the Salcombe Bar – which inspired Lord Tennyson’s poem ‘Crossing the Bar’. The Old Vinery is steeped in history, as the remnants of a Napoleonic fort on the frontage show. The fort, which probably held

Another one, Fort arles, further down the estuary, famously hstood five months of siege from enemies ser to home, when Salcombe was the t place in England to hold out against omwell’s Roundheads. What makes the Old Vinery really stand out he wonderful opportunity it creates to build combe’s first marine estate in one of the wn’s most prized and exclusive locations. deed, the Old Vinery is being sold with full nning consent to create an important new use in excess of 6,000 square feet – over ce the size of the existing one. The plans have been meticulously drawn up ake full advantage of the location and views his exceptional plot and create a state-of-art, modern and luxurious property, fect as a family home but with fantastic ertaining space. The house will be on two els, in keeping with its surroundings. The

£399 ground floor is laid out to take full account of the views and light, being almost entirely open plan, to provide a grand entertainment space, with a dramatic glazed sitting room overlooking the estuary. The proposed plans also include five en suite bedrooms with sea views, a cinema, wine cellar, a number of terraces and large patio areas, a library, study and glazed observatory tower, as well as a large garage to the rear. In addition, Woodwell, the original lodge to Woodcot, is a three-bedroom period cottage just below the main house, overlooking the estuary. The site now has planning permission for a 3,000 square feet modern house, much in keeping with the plans and design for the Old Vinery. Whether you opt for the entire marine estate or part of it, a development opportunity such as this rarely comes on to the open market and is expected to attract strong interest from buyers searching for an exceptional estuary estate. ■

Accolades aplenty Now the winners of both the Asia Pacific Property Awards and Hotel Awards have been revealed we spotlight some of the region’s most outstanding companies and projects The best developments, architecture and interior design from across the length and breadth of Asia Pacific were celebrated in Kuala Lumpur recently. Leading property professionals behind these winning projects were invited to attend the presentations of the Asia Pacific Property Awards in association with HSBC and the Royal Institute of Chartered Surveyors. These awards, combined with the other regional awards’ programmes for Arabia, Europe, Africa and the Americas, form the globally renowned International Property Awards. Now entering their 19th year, they are the world’s most prestigious property competition and cover residential as well as commercial categories. The region’s finest hotels, hotel architecture, interiors, construction and design were also celebrated during this prestigious event.

The Asia Pacific Hotel Awards in association with HSBC evolved from the International Property Awards and has become a hotly contested competition including categories for specific types and sizes of hotel. The next stage of both the hotel and property awards’ programmes is for top scoring five-star winners of each category to be re-judged against those from the other regions to determine the ultimate World’s Best winners. President of the International Property Awards and International Hotel Awards, Stuart Shield, comments, “Asia Pacific always puts up a very strong representation across the many different categories within both the Property and Hotel Awards’ programmes. It also consistently proves to be the hardest region to beat when it comes to competing internationally for the highly coveted World’s Best awards.” in association with

CRESCENT MIAMI BY PTANG STUDIO LTD

As a professional consultant, PTang Studio is engaged in a wide range of projects in Hong Kong, China, Japan and the UK. With Miami Crescent, a house created for a stylish couple and their son and daughter, many colours and fabrics have been added to great effect in each area. Harvey Tsang of PTang Studio says, "It's a good example of mixes of soft and hard, cool and warm, plain and colourful. There is excitement in every corner of the house!" In the living area, granite with a strong texture is used for the floor. This, together with the black and white walls, creates a cool and contrasting impact at first sight while an orange sofa becomes the focus of the area. In order to gain more sunlight, an open kitchen with clean and bright colours has been designed. There is also a bar counter for friends and family to gather around. An impressive golden bar feature connects the stairs all the way from the ground floor right up to the roof and also leads to the bedrooms. The daughter's room features a shocking pink glass door dividing the bedroom and bathroom. This creates a very energetic feeling for the teenage girl. Striking zebra patterned glass is used in the master bedroom. This is far from being simply a glass door, it also forms a piece of artwork and is the main highlight of the room. Each Sentosa Worldwide Resorts project is based on ‘visionary’ Saxon Looker’s concept of ‘design driven luxury’ which works equally well for resorts, hotels and managed apartments. A key part of the Sentosa World Wide Resorts philosophy is to nurture owners, guests and staff. The Sentosa model is simple. Choose a great location. Select the best architects, interior designers and contractors in their field, both local and international. Build a development. Add all the facilities you could both need and enjoy. Take the entire project and professionally market it locally and internationally. Put in a management entity to manage the day to day. Sentosa Worldwide Resorts has a proven track record of success starting with Sentosa Seminyak, Bali, the first demonstration of design driven luxury. It was an immediate success and received many accolades. The next step Sea Sentosa, due for completion this year, will be another example of design driven luxury and how it can have synergy with its surroundings and cultures. Saxon Looker says, “I had an idea of where I wanted to go with Sea Sentosa but knew I couldn’t go there by myself. By bringing together a select group of artistic talent from as close as Bali and as far afield as Italy this project has gone far above my wildest estimations. The international talent combined with the fact that Bali has all the artisans of this archipelago, meant that our creativity was limitless. This shows in being recognised by the recent Asia Pacific Property Awards – a great honour and a tribute to our amazing team.” Sentosa Worldwide Resorts: +62 361 8881234 info@seasentosa.com

unique offerings, inspired by nature and to complement its existing environment by incorporating existing caves and hot springs into the development’s concept. The retreat aims to satisfy all four pillars of eco-luxury including social, cultural, economic and environmental wellbeing. Cindy Pubellier, member of the Scientific Advisory Board of The Banjaran, says, “I strongly believe The Banjaran deserves this achievement as a lot of hard work has been put in since the beginning. This award is of immense encouragement and strength for us to continue our efforts on the road of sustainable development. Harmony, sustainability and world-class luxury were the core principles that underpinned Song Saa Private Island’s design philosophy. Above all the designs were influenced by the respect Brocon has for the local environment and people, which is evident in the open-plan living spaces that celebrate the island’s seascapes, the locally sourced materials and artworks, and in the care taken to minimise the impact of its designs on the local environment and communities. Melita Hunter who is the creative director and responsible for all the beautiful designs and interiors on Song Saa, says, "We are absolutely thrilled to win Best Interior particularly amongst such esteemed properties. The entire team has worked tirelessly over the many years to bring the vision for Song Saa to life with passion and dedication to not only create a unique experience for our guests through their celebration of the local environment, but also contribute meaningfully to conservation and communities, while never compromising on the exceptional standards expected of a high-end resort. “We truly feel that what sets Song Saa apart and makes it special is by staying true to this vision – referencing traditional Cambodian fishing villages, sourcing only local recycled materials, using local artisans, and supporting local artists and sustainable livelihoods we are able to provide a luxury experience in a way that ensures the ongoing health of the area’s people and places." www.brocongroup.com seth@brocongroup.com

STABLES PRIVATE RESERVE BY STUDIO SHANGHAI NAKED

The brief Studio Shanghai followed for naked Stables Private Reserve was to create a brand new sustainable resort. It was to be built from the ground up yet with minimal impact on the natural environment – a wellpreserved forest. Occupying 60 acres of beautiful countryside in Moganshan, naked Stables Private Reserve features 121 rooms in tree-top villas and earth huts, three restaurants and lounges, a wellness spa, three swimming pools and an equestrian centre. From the very conception of naked Stables, the purpose of the resort was to ‘return to nature’. Hence all buildings are designed to minimize the environmental impact and fit in with the natural surroundings. Led by Delphine Yip, partner of Studio Shanghai, an international team of talented designers and engineers, pioneers in sustainable design and green building technology, was assembled to create this special place. Comprehensive and integrated sustainable design was developed at all levels from masterplanning, water and energy efficiency to material selection and indoor environmental quality. By using innovative green building technologies as well as ancient vernacular construction, Studio Shanghai has broken the mould of conventional resorts and set a new 134

benchmark for world-class sustainable hotel and resort developments. Materials utilised include prefabricated villas built with structural insulated panels, rammed earth walls, African inspired fabric hand-stitched by local villagers, old reclaimed wood for wine room cabinets, cow skins, rough stucco finishes, bamboo ceilings, custom made terra cotta light fittings and distressed old wood floors. The design aesthetics of the resort fuse African and Asian elements and bring the magic of African hospitality and intimacy with nature to an Asian setting. Superbly designed, naked Stables Private Reserve is a showcase for sustainability in its construction and operation. It offers guests luxurious accommodation with every modern amenity, a wealth of activities, fine dining and entertainment – all within the glorious surroundings of a nature reserve. “Architecturally, naked Stables is an experimental and pioneering project that explores innovative technologies as well as ancient building methods in China. Most of all, the place is a manifestation of a naked lifestyle – bare yourself to nature, live a simple sustainable life,” says Ms Yip. Studio Shanghai: +86 21 6336 5183 jwei@studioshanghai.co
