Welcome!

We always set our sights high in terms of selecting impressive properties and destinations to feature but this issue’s content is positively soaring! ‘City Heights’ looks at a collection of superb apartments sporting some of London’s most desirable addresses. We also set Ginetta Vedrickas the task of finding the finest ‘Homes with Altitude’ resulting in a feature full of mountain properties in magical locations. As well as providing great skiing opportunities, they are truly year-round holiday destinations with plenty of activities throughout all four seasons. Living the high life demands a car to suit and so my publisher, Stuart Shield, was delighted to be offered a test drive in the new Rolls-Royce Ghost. You can read his report on this enviable experience on page . It would prove the perfect centrepiece for the driveway of almost all of our featured properties this issue! Our next edition is going to have a special focus carrying the torch for the forthcoming London Olympics . As host city to the Games, London is going to be buzzing with tourists from all around the world, many of which will be looking for properties to rent. It’s also likely that some of them will decide to purchase a holiday home in or around the city following their stay. With this in mind, we’ll be showcasing the finest apartments and townhouses for sale and rent within reach of the Olympic stadium.

Emerald Knight ticking all the boxes for ethical investors

The need to be more environmentally and ethically aware has developed to the extent that it’s permeating many aspects of business, and the worldwide investment community is no exception. While some dismissed ‘going green’ and fair trade as passing trends, they’ve quickly gained momentum, making socially responsible investment (SRI) of significant importance to the forwardthinking investor. Over the last eighteen months, there’s been significant growth in so-called ‘ordinary’ investors who are increasingly finding that SRI fits their requirements from both an investment and an ethical point of view. And there’s no doubt that the financial crisis has led to increased awareness of how financial services providers use customers’ money. People who may previously have invested in property or dabbled in the stock market are looking for something different, but while they’re more conscious of the environmental and social impact their choices could make, they’re by no means prepared to sacrifice good investment sense to buy into such products. Unfortunately, however, there’s still a widely held perception that investing ethically means having to sacrifice financial performance. Research from Emerald Knight has revealed that only 30 per cent of people think that you can have both profits and principles when it comes to a socially responsible approach to investment. Robert Hague, Emerald Knight’s Sales Director, says: “SRI typically involves investment in the few industries which have managed to remain in positive growth through the global recession. And since people have lost trust and

confidence in the more traditional models, the returns demonstrated by SRI products combined with their social, environmental and ethical benefits make for a very compelling investment case.” Due to continued financial and economic turbulence, investors in most asset classes have anticipated and prepared themselves for underperforming returns over the last year. Not for clients of Emerald Knight however. The company’s flagship carbon offset investment sold out another two tranches in quick succession, and investors in three earlier tranches were paid their promised returns of 30 per cent in full and exactly on time. And it has just delivered a fixed annual return of between 10 and 12.5 per cent, depending on the size of the initial investment, to investors in its exclusive Brazilian Teak Forestry project, plus an average bonus payment of 1.5 per cent from the proceeds of the timber thinning process. Hague says: “Our clients are as demanding as any other investors, even if all-out profit isn’t their one and only goal in selecting their investment portfolio. We have to demonstrate proven returns and a defined exit as well as the SRI benefits of the product to make sure we’re ticking all of the boxes for them. And, of course, to provide the reassurance they need in an uncertain market.” The commitment of Emerald Knight to customer service has been evident too. The company won two OPP Awards for Excellence in the autumn of 2011, for Best Alternative Investment Product and Best Alternative Investment Service, with the judges praising the allocation of an individual portfolio manager to each client as ‘a first class service’.

It also launched the first ever asset-backed bamboo bond held in trust by UK trustees, which brings investment in one of the most important natural raw materials to the UK market for the first time. In addition, it launched its first foray into sustainable property with an investment in an eco resort on the Caribbean island of Grenada. It’s actually very clear that an increasing number of investors are interested in the concept of investing ethically. According to Eiris, the non-profit sustainable investment research firm, the amount of money invested in Britain’s green and ethical retail funds has recently reached a record height of £11.3bn. Moreover, in the last decade, the number of ethical investors has tripled, from 250,000 to three-quarters of a million. Emerald Knight is looking forward to even more successes in 2012 – to join in the journey visit www.emeraldknightconsultants.com call 0207 122 0241 or use your smartphone to scan the QR code below.

Designs on success DLM Associates is a British/Montenegrin company with offices in Montenegro, Spain and the UK. The company has three distinct departments: architecture and design, building and construction, and development and research. It started with architecture and development but after a successful decade of work the other departments naturally evolved and today they have their own unique entities. With a large international client list, DLM researches and develops a complete and detailed plan before undertaking any proposed project. Great attention is given to its suppliers and these relationships are kept high on the company’s lists of priorities. The aim is for them to tell DLM what is new for next year and it wants those products provided for projects now! At the same time DLM has an in-house team of specialist traditional tradesmen able to bring the ‘past to life’ in a contemporary building. Working to budget is also important and DLM likes to consult with its trusted financial experts, listening carefully to their views before undertaking any project for an investor or for the company itself. This can sometimes prove the difference which makes a project successful. DLM is very proud that every building, small or large, that it has worked on can pass any scrutiny that exists to be given a positive report on ecology. That part of developments is paramount to the company’s philosophy as it

considers that being ecologically friendly is not harming profit but bringing savings to the end user.

Olivia Village, Sveti Stefan This is DLM’s new development in which it is investor, designer and developer. The complete research and planning behind Olivia Village took about 15 months. This is a long time for

a small boutique development but it had to be a state-of-the-art contemporary development respecting the essence of its surroundings. Providing all the necessary features for contemporary living, Olivia Village includes every available local material, carefully crafted by traditional tradesmen. The first phase of this stunning development overlooking the island resort of Sveti Stefan will be ready by June 2012. The exterior works including the access roads, lighting, swimming pools and communal gardens are all completed and work is now underway on the interior fixtures and fittings. Each apartment will be

finished to an exacting standard with a combination of natural stone and timber from Montenegro complemented by the finest kitchens and bathrooms from Italy. The quality of workmanship is unrivalled and every attention to detail has been closely supervised by the architect Dusan Duda Jovanovic. The main theme of the development is to offer bright and contemporary living in a most private and sought after location so that the 18 properties available appear as one but in fact have their own individual identity. From a choice of magnificent kitchens to a range of unique and sumptuous bathrooms suites, each client can add their own personal touch by sitting with the architect to discuss in more detail their own specific requirements. Various furniture packs are available and again these can be discussed with the architect on a one-on-one basis. Like the interiors, all exterior work – especially around the swimming pools and communal gardens – will be presented to the highest of standards and the gardens will be a great place to sit and relax in a private and special location. This is a very rare chance to purchase a magnificent property in an award winning development on a stunning sea view location in a beautiful country. Pulling up a chair will never seem quite the same again with this stunning piece of furniture. The Octopus Chair belongs to the Animal Chair Collection which also includes rhino and walrus options. These limited edition pieces (only 20 units of each will ever be produced) come with a certificate of authenticity. The octopus’ elegance is perhaps the most outstanding aspect of this chair. The artist, Máximo Riera, wanted to be faithful to the animal’s physique and the natural majesty of its movements. Therefore great attention has been paid to each physical detail of the octopus in order to make it the protagonist of the whole piece. In the same way that man and nature rely on each other in order to coexist successfully, the Octopus Chair places the animal and human being in harmony, where each is considered equal and one is not subject to the other. The octopus is not decoration; it is as intrinsic to the chair as the person sitting on it. The Octopus Chair thus establishes the connection between the animal, chair and human as one single entity. The chairs are made in London of high density polyurethane and require the highest levels of technology and engineering to develop and manufacture. More than 30 professionals from different companies have been involved in the process. Every piece is manufactured to order, taking an average of nine weeks to produce, as it is assembled, sanded and painted by hand. £35,000 / €42,000 / $56,000 www.maximoriera.com

Not so shy wallflowers Rockmywall is a vibrant new company founded in 2010 by Christelle Macri and specialising in stunning wall art. The range includes small to large format murals to transform any plain wall into a superb feature. Collections include works by contemporary artists and old masters as well as beautiful fine art photographs and illustrations. The company is quickly growing and has recently promoted a new artist to its team – the renowned Melissa Mailer Yates. Her expertise has won many world-class commissions in the past, including commissions from HM the Queen and the Saudi Royal Family. Christelle Macri says, “Melissa is a true genius. Her style is very much her own, mostly combining abstract with representational. Melissa has also struck a real interest with her floral work collection, including her popular Madame and Bird of Paradise pieces. In large mural format, they really bring across the beautiful texture of the flower, almost like a macro photograph but with gorgeous added brush strokes. They’re sure to add depth and beauty to any wall.” Large murals £275 – www.rockmywall.co.uk

Curvaceous comfort The traditional Love Seat dates back to the 17th century when it was originally a larger than normal seat designed to accommodate one woman (in her extra wide dress), and one man. It allowed them to sit side-by-side together, but not too closely, as society dictated! The design then evolved into an S-shape curve, so that the couple could face each other when seated but still retain a respectable distance. This top of the range wooden Love Seat Swing is handcrafted in Kyokusen oak and designed with a curvaceous S-shape with slatted back so partners can sit comfortably facing each other. Each seat is also slightly wider than the norm for added comfort, and the springs allow for a gently and relaxing swinging movement, so many an hour can be enjoyed relaxing on the seat. £3,999 plus VAT – www.sitting-spiritually.co.uk

Waxing lyrical Taking a completely new approach, designer Kevin Reilly uses candles to produce lamps that are both modern and old-fashioned. Working with a small staff of artisans, his source material is the wax candle. Carving out the inside of each candle and inserting a special bulb that does not melt its high-temperature wax allows him to make permanently burning sources of soft light. Carrying the flame Featuring silver candlesticks and candelabra of the past three centuries, a spring selling exhibition is running at The London Silver Vaults in London until 19th May. Flickering candlelight at the dining table sets the tone for the most stylish dinners, and the selection of antique and modern silver to be displayed will encompass all tastes from timeless Georgian elegance to avant garde contemporary. Whether you prefer a set of two or four traditional candlesticks, or a more mix and match approach combining candlesticks with a candelabra, these can be enhanced when displayed down the centre of a table with tea-lights below to set the silver off to its utmost sparkle. Prices begin at under £200 but one of the more expensive items to be included is a fabulous pair of Victorian cast silver three-light candelabra dated 1845, made by Barnard Brothers, London. They are adorned with high relief patterns of leaves and scrolls and each is mounted on three scrolling feet. The removable branches are similarly decorated and have an attractive openwork central finial. Each is engraved with a coat of arms and family crest of

Take five The Jacob & Co Grand Collection is like the original Five Timezones watch in displaying the local time, as well as the time in four reference cities around the globe. Each one of which is a global hub for both 24-hour commerce and a cultural life that never sleeps. However, unlike the earlier Five Timezones watch, it shows the local time on a dial of the same dimensions as the other timezones, allowing the overall shape of the watch to take the shape of a pentagon. This is a most unusual and distinctive choice which has very seldom been used in the entire history of wristwatch design. £8,200 – www.frostoflondon.co.uk

Mystery moon For over 50 years, the Admiral’s Cup watch has embodied Corum’s tribute to the maritime world and to seamen. In 2011, this emblematic collection was also interpreted in a more demure line featuring a slimmer stature and more rounded lugs. The result is the new Admiral’s Cup Legend 38 Mystery Moon, especially dedicated to women. It features a genuine mother-of-pearl dial within a 12-sided case surrounded by 12 nautical pennants and set with diamonds. Here, the moon-phase display and sunburst date indication seem to play a fascinating game of chase without ever catching up with each other. £10,000 – www.frostoflondon.co.uk

Perfect pear London truly meets Hollywood with this show stopping design that features an awe inspiring 44.41 carats of exquisite diamonds. This ‘one off’ bespoke, hand crafted platinum pear shaped diamond necklace is from the British jeweller, Claudia Sylvester, London. The necklace is made exclusively at Claudia’s workshop in London by the finest craftsman and each one of the 62 hand set diamonds is individually certificated. The central 3.00 carat diamond can be removed to create a totally different look. An additional 3.00 carat precious gemstone can also be made to work as an interchangeable centre piece to create different looks. Although the necklace currently measures 16" in length, it can be lengthened for an additional cost. £350,000 – www.claudiasylvester.com Luxuriant in leather From distinctive leather bags to delightful leather purses, desirable leather wallets to classic cufflinks, Thomas Lyte is dedicated to the finest quality and workmanship in silver and leather. The company has one of the largest silver workshops in London, with master silversmiths creating cufflinks, writing instruments and ladies accessories – as well as bespoke items. The leather workshop, also in London, develops bags and wallets alongside the Thomas Lyte bespoke service, truly craftsmanship at its finest. The Caro Box Clutch pictured here is crafted from the smoothest nude calf leather and set off with a smoky quartz clasp. Entirely handmade, it demonstrates Thomas Lyte’s expertise in leather and silver work perfectly. £495 – www.thomaslyte.com Spirit of the Spitfire To celebrate the 75th anniversary of the legendary Spitfire, a London company has produced two stunning tributes to one of the most recognised aerial icons in the world. TMB Art Metal has acquired actual original Duralumin metal from Supermarine Spitfire ‘P7350’ and transformed it into an exquisite limited edition of desktop sculptures and non-limited cufflinks. Both are accompanied by a certificate of provenance guaranteeing the authenticity and originality of the metal. Spitfire P7350 first flew in August 1940 during the Battle of Britain and went on to survive World War Two (complete with bullet holes) to the present day and is now recognised as the oldest most original airworthy Spitfire in existence. The sculptures are intended as a desk-piece or paperweight and are entirely hand crafted in England to the highest standard. Even smaller are the cufflinks; entitled ‘Spirit of 1940’, they are tiny but perfectly sculpted, eye-catching representations of the Spitfire’s elliptical form. Chicago chic

We go behind the scenes at The Ritz-Carlton Residences, Chicago, Magnificent Mile to find out more about the

properties’ stunning interiors

26

International Property Luxury Collection

Rising 40 storeys above Chicago’s famous Magnificent Mile, The Residences features 89 elegant condominiums. With legendary Ritz-Carlton service, a desirable Michigan Avenue address and Arte Moderne architecture, the properties range from one to four bedrooms. As vice president and director of interior design for the Prism Development Company, Margo Dahmani is passionate about her work. “The goal for the property was to create enduring, timeless interiors that reflect the sophistication and lifestyle of our location on the world renowned Magnificent Mile, as well as the luxury of The Ritz-Carlton brand,” she explains. “The interiors for this property are a

true blend of modern and traditional with the architecture and finishes working together to convey a feeling of harmony and elegance.”

Landmark design Located on the 10th floor, the impressive Landmark Club gives residents access to unparalleled service and amenities. Margo believes this aspect of the development presented the most significant design challenge. “This was due to the need to fit all of the amenities we wished to offer to the residents within the 12,000 square foot space,” she continues. “In addition to the concierge lobby and the spa/fitness areas, a grand salon for entertaining, a club dining room offering menus created by

the club chef, and a wine and billiard lounge for more relaxed entertaining, it operates as an exclusive urban country club for the homeowners. All of this had to meet the highest standards of the Ritz-Carlton, both in form and function. We are very pleased with the result, as there is no other Chicago property that aspires to this level of luxury and service.” Margo says that the main design points that make The Residences stand out have to be those elements that respect the sophistication of its buyers. “The first of these would be the private art collection that was collected and commissioned specifically for the building’s public spaces. An art consultant was engaged to collect and commission $400,000 of

original works of art for the spaces. Artists Vic Muniz, Carolyn Ottmers, and Nick Cave are included in a renowned group of artists whose works now contribute to the property’s value. “The second design element is the custom wall of private conditioned wine bins that create the mood and ambience within the wine and billiard lounge. The homeowners that have purchased a residence here understand and enjoy the finest accoutrements of an elevated lifestyle. Our goal was to provide sophisticated entertainment spaces, such as they may have enjoyed in their larger residences.” Margo thinks that interior design spanning the next decade will be a continuation of the

current trends toward clean lined spaces that incorporate luxurious elements and sophisticated technology. “Art will continue to play an important role as the high end-users continue to become more enlightened to its value in interior design. Right now, design is all about incorporating technology in ever more clever ways. Finally, art is what fabric used to be, the point of departure for the design: the design element that conveys the soul and spirit of the space.” ■

Ghostly happenings Stuart Shield slips behind the wheel of the new Rolls-Royce Ghost and discovers it has true spirit

In 2011 Rolls-Royce enjoyed record sales, achieving 3,538 cars sold globally – the highest figure in the company’s 107-year history. While sales are increasing in traditional markets of the UK, USA and Europe, the emerging markets of China, Russia and now South America are making the most dramatic impact. The recently launched Ghost, a big car by any standards but smaller than the Phantom, has won the hearts of many new to the marque. It is a fair guess that owners of the Ghost will be torn between sitting in the back or taking charge at the front. The very position they are likely to occupy in their company. Once the car arrived at our offices, I had a good number of volunteers willing to try the rear seats to inform me of the experience. One of my passengers even suggested driving to a local restaurant for lunch. As we turned into the car park in full view of those dining by the windows, he asked me to drop him at the door. Happy to oblige, I then parked the car. By the time I walked into the restaurant, it looked as if he had queue jumped and I suddenly felt like the chauffeur. I made sure my ‘boss’ paid the bill!

I normally adopt a brisk driving style but the Ghost had a calming effect on me. Its stealthy progress, silence from the engine and lack of road noise bears good testament to its designers’ achievement of making this car one of the quietest places to be while travelling at 70 miles an hour. But this car also has real pace. The only time I heard the engine was when I floored the throttle to find the Ghost has supercar speed and acceleration, taking it from stationary to 60mph in only 4.7 seconds. While the rear passengers can get on with running their business or relaxing with the

entertainment system, the driver has one of the widest choices of driving aids. With only a few days to try out the car, I didn’t want to waste time reading the manuals so each drive became a voyage of discovery. I first discovered that the car has more cameras than a regional television studio incorporating night vision, side views of traffic at junctions and when in reversing mode, cleverly displays the car as if viewed from a helicopter. To help you beat the Gatso cameras that plague our roads, there is a head up display that appears on the windscreen showing both the speed limit and actual speed without the need to glance at the instrument panel. You can even set the car’s radar to maintain your distance and speed relative to the vehicle in front and it will operate the brakes for you too. Experience it for yourself If you would like to test drive the Ghost, send your request by email to info@ipropertymedia.com or call +44 (0)1245 358877 and we will ensure your nearest dealer gets in touch.

City heights High end is by far the most appropriate description for these select apartments in some of London’s most sought after addresses T he London O lym pics is fast approaching and keeping the city firm ly u nder the world’ s spotlight. T his su rge of interest is reflected in the capital’ s property ma rket – both for sales and rentals – particu larly in the regenerated E ast E nd su rrou nding the O lym pic stadiu m in S tratford. Bu t what of v alu es for apartm ents in areas arou nd the W est E nd that hav e long been recognised as prime property hotspots? Louise Vaughan, head of London search at Prospect Property Search, says, “Despite the economic climate we have seen little sign of a decline in international buyers’ desire to invest in what is considered to be the safe haven of the London property market. These international buyers are continuing to purchase in the traditional areas of Mayfair, Regents Park and Belgravia, however they also appear to be looking for safe investments in developments like The Lancasters as they perceive these to be better value for money.”

The Lancasters, overlooking Hyde Park, is one of the few ultra-prime residential developments currently on the market in London and has the longest listed façade in Europe. Originally built in the 1850s as ambassadorial residences, and later converted into a hotel, the building has now been transformed into 77 apartments ranging in price from £900,000. “Our European clients seem to be only interested in apartments as opposed to houses,” continues Ms Vaughan. “This is for a variety of reasons but mostly because larger properties are not achieving high rental yields at the moment and so make less sense as an investment property. Developers such as Finchatton who offer ‘turn key solutions’ where the homes are fully furnished and even include renowned pieces of art are gaining in popularity as buyers see the investment potential of, firstly, having a big name behind the home and secondly, view it as a hassle free alternative that is ready to move in to or flip straight into the rental market.”

Paul Gransbury of Knight Frank Knightsbridge, comments: We are currently seeing a market being driven forward by overseas investors looking for a secure investment, London Prime residential market is seen as being as ‘safe as houses’ with long term capital growth being the objective. Although these buyers are really buying with a commercial view the heart still gets involved and thus a wish list becomes involved. We have seen a large demand for modern buildings that offer security, concierge services, parking and leisure facilities such as 199 The Knightsbridge where we are currently marketing a large, four-bedroom apartment or 10 Lancelot Place. The London prime market has a truly global market, our buyers come from all around the world in

particular Russia, Europe, Far East, Middle East, Scandinavia. These buyers all have different

requirements but ultimately one aim of safely

depositing monies into the London property market.

Kerry Kearton-Gee, managing director of Leighton & Henley, a prime central London residential specialist, comments:

There is a considerably restricted supply of highquality residential property in the Knightsbridge area with few expected to come on to the market in the next year or so. At 60 Pont Street we have focused on delivering the ultimate in quality and design to

match its location, heritage and, most importantly, the exacting demands of buyers at the top end of the market. We expect exceptional international and national interest in this property.

Within a few minutes’ walk of Hyde Park, Harrods and Harvey Nicholls, 60 Pont Street is one of London’s most exclusive residential addresses and within an area that has seen record prices, due to limited supply and high demand from the global elite. This stylish development offers two duplexes and a triplex ranging from 1,904 to 2,376 square feet, in a magnificent seven-storey Victorian building. Alex Michelin, co-founder of Finchatton, a global developer and designer behind some of London’s and the world’s most prestigious addresses, comments:

Well-to-do buyers from around the world continue to see London as the top choice for investment away from the euro. It is a safe haven and is hugely attractive because of its unique mix of culture, education, nightlife, time zone and English language. The traditional locations within prime central London of Mayfair, Belgravia and Chelsea remain the top choice for international buyers – perfectly illustrated by the price increase of 16.6% in Chelsea alone as reported by Knight Frank. Luxury apartments which include 24-hour concierge and hotel-like amenities are proving to be the most popular among purchasers at this end of the market. We provide turnkey homes which are ready to move into and personally tailored to the

owners wants and needs. Many of our homes even include private gyms, spas and cinemas – facilities that are no longer ‘nice to haves’ but are increasingly sought after and requested.

CARI BBEAN

The Caribbean sunshine is what draws most tourists to its islands’ shores year after year. It also helps convince a good number of them that buying a property there would be a highly desirable course of action. Climate aside, another contributing factor to the Caribbean’s enduring popularity is the fact that economic citizenship and tax benefits come with certain property purchases. This is proving attractive to many international buyers and will be a vital factor in maintaining values of Caribbean real estate. Enquiries for Caribbean property are on the increase, according to international search agency, Quintessentially Estates. In the final quarter of 2011, the company handled some £100 million of instructions for Antigua, Barbados, the Bahamas,

Dominican Republic and St Lucia. Penny Mosgrove, head of international sales, comments, “Wealthy European buyers are fuelling demand for Caribbean property, which can be attributed in many cases to ongoing problems in their domestic markets.” Barbados remains very much an enclave for wealthy Brits and is always a perennial favourite due to a steady supply of stock, direct flights and good golfing and leisure facilities. However, buyers seeking a cheaper alternative are urged to look towards neighbouring St Lucia, which shares many of these attributes, but with a much cooler property market. “St Lucia is a perfect winter retreat and looks like a bargain when you consider that comparable properties are around 45% cheaper than those in Barbados,”

continues Ms Mosgrove. “At the super prime end of the market, Mustique remains popular to the most discrete wealthy buyers. Accessible only by private plane, Mustique offers a level of isolation and privacy that can be matched by few other locations. Other private islands are beginning to emerge throughout the Caribbean as developers cotton on to the ‘Mustique factor’ and offer premium resorts which guarantee exclusivity and privacy.” A client of Quintessentially Estates recently purchased a private island near Hope Town, to be called The Island Club, comprising just 10 villas, spa and a private members’ club. Such is the demand for this sort of development that the first villa sold without having been openly marketed – prices start from $4.5m.

ST LUCIA The natural topography of St Lucia, especially in the exclusive south west of the island, means that it will never suffer overdevelopment unlike many other Caribbean islands. Demand outstrips supply, ensuring prices remain high, especially for premium properties, making it an attractive investment. Lisa Basire, marketing director of Sugar Beach says, “St Lucia is fast becoming the lifestyle destination of choice in the Caribbean, aligning itself with more elite locations such as St Barts and Anguilla. Buying a comparable villa in the same style, location and with the same luxury resort facilities in Barbados would cost 40% more than at Sugar Beach. Maintenance charges for the residences are comprehensive and extremely reasonable when compared with other luxury resorts. “When the Europeans discovered it they called it the ‘Helen of the West’ because of its stunning natural beauty. Other islands like Barbados may have beautiful beaches or a lush tropical mountainous landscape like Dominica but St Lucia has both. In addition, St Lucia is easily accessible from the US, Canada and Europe – with direct daily flights and as the climate is great all year round it attracts holidaymakers throughout the year for rental.” 56

Koprinka Aksaray, sales and marketing manager, Freedom Bay, adds, “St. Lucia is a constitutional monarchy, linked to the UK, with a stable government and in the commonwealth since 1979. Its currency is fixed to the US dollar. It is the only Caribbean country that the World Bank has ranked in its top 30 countries to invest in and has the scope and potential to develop in the region as much as Barbados has. The country is in a transitional period eager to promote its tourism sector and has a growing tourist economy.”

BARBADOS Although real estate prices, and certainly those for the most luxurious second homes, are higher in Barbados than those in other English speaking Caribbean islands, Suzanne Davis of Realtors says that the island has a much more developed infrastructure to support this type of accommodation. She states, for example, that Barbados has a number of outstanding communities including Sandy Lane, Royal Westmoreland, Sugar Hill, and Apes Hill, not to mention the vast number of very high-end condominium developments island-wide and elaborate beach-front private villas. “Barbados’ water and electrical supplies are stable and consistent, internet is easily available island wide and indeed the island is swiftly moving towards having island-wide free wi-fi which would make it the first country in the world to do so,” says Ms Davis. A wide range of luxury shops and duty free outlets as well as all sorts of activities and historic sightseeing all help to make Barbados one of the most comprehensive holiday destinations. “We boast a stable economy and an eventempered government and have often been found to be the least corrupt country in the region, therefore making the Barbados real estate market a safe and secure investment,”

continues Ms Davis. “All in all, although Barbados’ prices may be a bit higher than comparable to other countries, the value for money is much, much higher.” Kieran Kelly, chairman of Chesterton Barbados, reports that the west coast of Barbados, often referred to as the ‘Platinum Coast’, and in particular the parishes of St James and St Peter are the most popular areas amongst expats. Within these parishes Sandy Lane, Westmoreland, Sunset Crest, Mullins, Gibbs and Prospect are the favourite resorts amongst the expat community. “The west coast is famous for its stunning sandy white beaches and calm blue waters, with great water sports, diving and leisurely catamaran cruises,” says Mr Kelly. “There is an array of restaurants which are open year-round, an important factor for expats, each with varying budgets so that people can eat out on a budget or alternatively frequent some of the finest restaurants in the world. Golf is a key attraction and there are three world-class golf courses at Sandy Lane, Royal Westmoreland and Apes Hill. Sugar Hill, Sandy Lane and Sunset Crest also have tennis courts which are often used for competitions.” According to Mr Kelly, property prices on the west coast are far higher than any other

part of the island. However, developers are now much more conscious about building properties to suit a range of budgets so there is now a wider variety on offer with homes available from $215,000 to $20 million. “Typically,” he says, “an inland one-bedroom apartment would tend to start at around $200,000, a twobedroom $275,000, a three-bedroom $390,000 and a four-bedroom in excess of $475,000. We have recently launched ‘Mullins Walk’ opposite Mullins Beach where prices for a 1,400 square foot three-bedroom apartment can be purchased from $390,000. By comparison, three-bedroom homes on a luxury resort like the Royal Westmoreland Golf Estate tend to start from around $1.2m and in Sandy Lane prices start at approximately $2.7m. “Values on the west coast of Barbados, like other super-prime areas of the world, have remained high and rental yields are approximately 7% per annum, representing a good investment opportunity. The island remains popular with investors and expats as there no capital gains, inheritance tax or restrictions for foreign purchasers. Historically the island has offered huge capital appreciation, so now is the time to buy property in Barbados to achieve the best for your money whilst the prices remain stable and not inflated.” International Property Luxury Collection

F L O RID A Affectionately known as ‘The Sunshine State’, Florida is located in the southeast US, on the Atlantic and Gulf coasts. A popular holiday location for all ages, it’s also a huge favourite with foreign property buyers, who welcome the warmer climate and quality of life. Although property in the US has been affected by the global economic situation over the last few years, property experts believe the property market in Florida is now stabilising. “Real estate still enjoys the potential for being one of the best long-term investments you can make,” comments Michael Saunders, founder of Michael Saunders & Company. “The turmoil that rocked real estate markets over the past few years has largely subsided, leaving southwest Florida home prices at their lowest level since 70

the turn of the century. The cost of owning a second home or investment property has seldom been lower.” It’s a similar picture in Miami, where investors and second-home buyers looking for a luxury property investment are boosting the market. “Sales and demand are particularly high with second home owners looking for a luxury resort style condo in Miami,” explains Steve Thomas from Sun and Sand Property. “Inventory in many of the luxury developments in Sunny Isles Beach has completely sold. There are four new ultra-luxury projects on the way in Sunny Isles Beach alone and, at pre-construction, are already 55% sold out. Investors are buying up not just one, but multiple units across Miami in one building, simply to rent out and hold on to.”

Casey Key, Nokomis Casa Salamanca expresses the essence of Old World craftsmanship and, with almost 290 feet of waterfront, the privacy of this walled estate is unsurpassed. BO ST O N The largest city in New England, Boston is also one of the oldest cities in America. It offers a fantastic blend of historic and traditional and a diverse and multicultural urban lifestyle, meeting a broad range of needs and interests. Boston has been fighting the property slump, with rental prices in the city reaching a record high during the last quarter of 2011. Saul B Cohen, president of Hammond Real Estate, says, “Since the low which was hit in 2009 of a $679,062 average selling price, in two years it has soared to $761,006 average selling price. More inventory sold in 2011 than did in 72

2009 and included more of the expensive units. I believe 2012 will be a modestly better year than last. Properties will move under the pressure of pent up demand and renewing confidence in the economy.” Elsewhere, in the Greater Boston area there are plenty of appealing locations for investors keen to get away during the winter and spring. Hingham, 15 miles south-east of Boston, is bordered by the Atlantic ocean and offers many charming properties oozing with historical appeal. Property here offers a good long-term investment, with rental homes in demand for both short-term and long-term lets.

C A P E C OD For second homeowners wanting the perfect summer escape with traditional style and luxury to boot, Cape Cod, or the Cape, in Massachusetts, north-eastern USA, ticks all the boxes. The superb waterfront estates, hundreds of beaches and 560 miles of waterfront all provide the perfect backdrop for a laidback lifestyle. According to Kinlin Grover Real Estate, one of the main benefits and attractions for buyers of real estate in Cape Cod is that there’s been no overdevelopment on the Cape. This is thanks to the limited availability of land and historical building regulations that have prevented overdevelopment. “This has helped create strong prices and luxury real estate has maintained much of its value through the recession and national housing slump.” The area is popular with second home buyers and investors and the top end of the market is particularly buoyant. Kinlin Grover reports that sales of $1 million plus homes last year increased for the first time since the recession began, and they are in still in demand, which the company sees as a positive sign, and is expecting prices to continue to rise.

Flying the Maple Leaf Flag Canada’s cities in particular appear to be booming but is now the time to invest? Ginetta Vedrickas investigates the country’s property potential

A vast country with acres of open space and one of the highest standards of living in the world has made Canada popular with buyers. Recent research from German research company Emporis – the world’s largest source of information on multi-storey buildings – showed that the city of Toronto has the highest number of condominium buildings currently under construction in northern America at 132, far outweighing Mexico’s 88 and New York City’s 86. Business may be booming but the Bank of Canada’s Mark Carney recently warned that household debt poses a threat to market stability and puts a question mark over property prices. In an interview for CTV, Mr Carney suggested that some parts of the Canadian real estate market are ‘probably overvalued’ adding that policymakers are monitoring the situation to see if further steps are needed to cool it. “We see that in a number of real estate markets in

Canada, valuations are at a minimum, firm; in others, they’re probably overvalued. So there are risks there. We’re watching it closely,” says Mr Carney. Many real estate experts are watching the market closely too but most believe that Canada won’t suffer the same fate as the US. Realnet’s Rob Love says, “Canada has avoided most of the mortgage issues that derailed the US in 2008/2009. Our banking system is very sound, and we have experienced strong growth in 2011.” However, in Vancouver, site of the winter Olympics in 2010, Mr Love sees a potential issue with oversupply. “There are some inventory issues in Vancouver, leading to a softening of the prices in the condo market.”

Turning to Toronto In Toronto however, it’s a different story. A report from the Toronto Real Estate Board revealed that 2011 was the second best year for sales for the city, 89,347 and up 4% on 2010. The average selling

price in December 2011 was $465,412 (8% up on 2010) and TREB’s senior manager of market analysis Jason Mercer anticipates further growth for 2012. “TREB’s baseline forecast for 2012 is for an average price of $485,000, representing a more moderate 4% annual rate of price growth.” However, Mr Mercer warns, “This baseline view is subject to a heightened degree of risk given the uncertain global economic outlook.” There may be uncertainty across the globe but Mr Love pinpoints Toronto, Vancouver and Montreal as Canada’s three main hotspots. As well as what he terms ‘prudent lending practices’, Mr Love attributes some of Toronto’s growth in particular to overseas investors, “Foreign investment in Canada is a big factor, Asian investment is strong out here. Toronto property is seen as a sound investment, we are seen as an economic safe haven. We set the bar as far as having safe financial policies that encourage long term growth.” Another Toronto realtor, Brandon Ware of the Signature Realtor Group, agrees that international buyers view the Canadian real estate market, and Toronto in particular, as a ‘safe investment’. “The banking infrastructure, immigration policies and history of solid home appreciation have resulted in strong demand 80

International Property Luxury Collection

from buyers and investors from around the world. The political and economic stability are attractive characteristics when considering Canada as an investment locale. On a global scale, Toronto has been extremely affordable on a price per square foot basis when these buyers are searching for a pied-à-terre in our city.”

City condos Mr Ware notes that many current sales are pure investment purchases with buyers looking to rent or ‘flip’ on completion but he also sees another sector. “A growing segment of overseas buyers are purchasing condos as homes for their children who are attending Canadian colleges and universities. Upon completion of post-secondary studies, these unit owners are reaping the benefits of substantial appreciation, which tends to lead them to other real estate investment opportunities in the city.” Budgets for these overseas buyers range from the mid $200s to $2 million plus. Mr Ware adds, “Their search parameters are typically condos and lofts along major arteries of the city, subway lines or trendy pockets of the city.” Trump Tower Toronto is one of the newest developments in the city and, introducing his first Trump-branded property in Canada, Donald Trump says, “Trump International

Hotel & Tower Toronto promises to be the most exciting, and most spectacular five-star hotel and condominium residence to ever grace the city of Toronto.” With views of both the city and Lake Ontario, the 60-storey building is divided into two sections, hotel condominiums and residential condominiums. Around 85% of the 261 hotel condominiums and around 60% of the 118 residential units are already sold. A spokesperson says that many buyers, enticed by the Trump brand, are foreign buyers, “We have made sales to purchasers from over 20 countries throughout the world, and thus, obviously, there is a great deal of international appeal.” Toronto-based Realtor Sam McDadi also numbers many Russian, Chinese and Middleeastern based buyers among his clients and,

Canada:Layout 1

15/2/12

10:12

Page 3

whilst he recently sold a record-breaking condo for $28 million, he finds that many buyers are seeking ‘high-end, larger detached properties’ on the city’s fringes. “Many are relocating to high end suburbs such as Oakville and Mississauga where there are many nice opportunities. A decent family house of 5,0006,000 square feet will cost around $3-5 million, although on the waterfront these same properties would be nearer $10 million.” Mr McDadi doesn’t envisage an imminent downturn and believes that the Canadian market, for the next few years at least, will remain stable. “I don’t see prices going up steeply or down,” he says. “Interest rates are at an all-time low and there is a limited supply of property.” Ross McCredie, CEO of Sotheby’s International Realty Canada, says that Canada’s main

cities have pockets – such as Vancouver’s Westside and Toronto’s Yorkville region – where buyers are prepared to pay over $2 million for a single detached home which is testament to the market’s strength. “These kinds of sales continue to point to the strength of the Canadian market, and the extent people will go to live in sought-after areas of Canada.” Mr McCredie advises international buyers to look further afield, “Tremendous value can be found purchasing just outside of major markets like Vancouver. Especially for international buyers, markets like Victoria and Whistler are seeing some impressive buying opportunities right now. These markets offer exquisitely designed homes on or near a world renowned ski resort or on the ocean, and can often be acquired for under $1 million dollars.” International Property Luxury Collection

Where East meets West Whether designing the interiors of luxury fashion stores, boutique hotels, high-rise residences, or a Fortune 500 corporation, Garde always strives to deliver a special brand of Japanese design aesthetic that has appealed to its clients for the past 26 years. Last fall, Barneys New York celebrated the grand opening of its fifth flagship store in Japan. The new store is located in the heart of Fukuoka’s commercial district, a scenic part of town with a leafy green park and historic shrine across the road. The main focal point of the store is its unique facade design. The facade is lit up by twelve light beams that grab the attention of passersby and stands out from the surrounding buildings. Upon entering the first floor, the visitor is greeted by a beautiful and large, oval-shaped sculpture that symbolizes Barneys New York and visually connects the first and second floors. The building consists of four floors, with a gross area of approximately 2,600 square meters. The basement floor is the men's hall, you will find men’s suit, designer sportswear, and shoes. 88

On the first floor, shoppers will find jewelry, handbags, accessories, fragrances and men’s furnishing and luggage, while the second floor is home to women’s contemporary casual clothing and shoes. The third floor is reserved for women’s designers’ sportswear product as well as home decor items. Although the store has an abundance of merchandise on display, care has been taken to closely adhere to Barneys New York’s ‘classic and modern concept while ensuring that a spacious feel is maintained throughout the store. Barney New York’s theme of “Taste, Luxury, and Humor”, which has been the brand’s core concept in Japan from the start, was realized in an imaginative manner by Mr. Katsuhiko Taniguchi, the brand’s creative director, and is prevalent in each aspect of the store design.

Despite the political disturbances in Egypt in previous months, the country’s property market is remaining remarkably strong. According to a December 2011 Oxford Business Group Report on the country, ‘Egypt’s real estate sector is performing well in what has been a turbulent year for the country’s economy. Unsurprisingly, given the country’s massive population, recent reports have emphasised the potential of Egypt’s property market, particularly in the residential, leisure and office segments, in the wake of the country’s political revolution’. John Davies, chief executive officer at Colliers International Middle East & North Africa, commented upon the release of the Colliers International Global Investor Sentiment 2011

Egypt Report, “In Egypt we are seeing a lot of cautious prospecting with an intention to buy. While investors wait to see if a change in leadership and supporting government will herald in a new era of stability, their conviction in the country’s long term fundamentals, especially in the tourism sector, will likely drive opportunistic acquisitions of hotel assets.” With an economy heavily based on tourism, resort and leisure projects are of particular appeal. While the revolution inevitably affected tourism during last year, Egypt has, as in the past, bounced back quickly – really no surprise considering the array of historical and cultural attractions and its constant climate just 4.5 hours from Europe. According to the World Travel & Tourism Council, real tourism

in Egypt from leisure visitors is expected to grow by 2.4% in 2012. Jeremy Sturgess, managing director of Ancient Sands Resort, a subsidiary of Orascom Development, one of Egypt’s largest corporate groups, comments, “We are full of enthusiasm for the new regime which we believe will support the real estate prospect in Egypt on a medium to long term basis. In El Gouna, where the Ancient Sands Resort project is located, we have noted continued enthusiasm for resort property in Egypt with steady sales and construction progress throughout 2011. We believe that the high end resort property industry which is supported by tourism is stable given the major impetus it provides to Egypt’s economy.”

There are more than 80 pyramids in Egypt, all situated close to the River Nile. The most popular are the Pyramids of Giza where you will find the largest, known as the ‘Great Pyramid’, which rises to a staggering 481 feet. It is the oldest of the Seven Wonders of the Ancient World and the only one to remain largely intact. The Egyptian Museum, Cairo Featuring over 100,000 artefacts in 107 halls, the museum’s most popular attraction is the Tutankhamun Gallery. A boy king, Tutankhamun ruled for only nine years, but his legend lives on and much of his incredible collection of treasure is located here. Luxor Temple The modern town of Luxor is the site of the famous city of Thebes (the city of a hundred gates). A row of sphinxes line the entrance to Karnak Temple, while the most famous section of these temples is the huge Great Hypostyle Hall. The Valley of the Kings Located on the west bank of the River Nile in Thebes, the valley holds 62 tombs and is divided into two areas, the East Valley and the West Valley. It is the East Valley which most tourists visit and in which most of the tombs of the New Kingdom Pharaohs can be found. Aswan Nile River Cruises Departing daily from the city of Aswan, which is at the southernmost point of modern Egypt, Aswan Nile cruises are a traditional way for tourists to see the area’s many famous historical sites such as the Abu Simbel twin temples. Originally carved out of the mountainside during the reign of Pharaoh Ramesses II in the 13th century BC, they were relocated to avoid being submerged during the creation of Lake Nasser.

Having completed 161 projects spanning a total developed area of over 45.82 million square feet, Prestige has another 68 projects lined up, totaling 61.33 million square feet, which include apartment enclaves, shopping malls and corporate structures. Prestige Golfshire This 275-acre development consists of an 18-hole Championship Golf Course, Falcon Green Clubhouse, Marriott Hotel, Convention Centre, Spa and 225 Luxury Golf Mansions. The development has been designed as a residential enclave that sets a new standard for resort-style living, with the luxurious Marriott Resort and the undulating greens of the golf course as backdrops. is fully exploited in the design of the mansions. Views towards the rolling greens and private pools amidst luxuriant landscapes further enhance the resort ambience. Spaces are designed to be generous, flowing and light-filled. Rustic use of materials and luxurious finishes in understated tones contribute to the concept of serenity and

relaxation. Public and private realms are clearly articulated and separated to cater to different lifestyles of the occupants, yet always ensuring that the connection to the outdoors is maintained. 250m. Each one features a private pool with Jacuzzi while bathrooms signify the height of contemporary elegance alongside functionality. All residences have impressive panoramic windows and are complemented by spacious open terraces and roof gardens. The interior of each mansion reflects a modern, elegant design, as well as providing the feeling of comfort and security. Emphasis is focused on the use of natural materials, crafted timberworks, stainless steel, glass and natural stone. The architecture, coupled with a clever articulation of spaces, is enhanced by its natural light to create an unforgettable living experience, whether in the day or at night.

The structures are further enhanced by a clever design of landscape spaces and pocket gardens. Simple and linear forms of trees and shrubs surrounding the mansions articulate the architecture with complementary illumination of forms, lines and spaces.

Green credentials Prestige Golfshire is the first truly sustainable golf development in the whole of India. This accolade has been achieved by the combined use of water harvesting, effluent recycling (on a domestic and development wide scale) and the use of a drought tolerant landscape. Throughout its construction and into the future, the development also provides several

hundred jobs to an otherwise underprivileged and humble area of rural India. An award winning design team was contracted sparing no expense to ensure that Prestige Golfshire would be firmly on the world stage. Its exciting, undulating fairways adjacent to cutting edge buildings create a quite unique experience in India. This development is exceptionally well suited to its location. The high tech, high flying nature of the city of Bangalore creates an enormous demand for leisure escapism. This coupled with the proximity of the international airport creates a perfect situation not only for large commercial conferences but also short golf breaks, spa experiences and family getaways. ▶ International Property Luxury Collection

Salcombe is widely acknowledged as being one of the most beautiful places in England and a highly sought after location for keen yachtsmen and sailing aficionados. Ideally located at the mouth of the SalcombeKingsbridge Estuary, it’s also within the South Devon Area of Outstanding Beauty – a status the area is set to preserve as most of the surrounding land belongs to and is protected by the National Trust. A rare opportunity has just arisen to own a marine estate complete with its own Napoleonic fort and breathtaking estuary views. The Old Vinery, is being sold as three plots or as a whole, with planning permission to create a five-bedroom mansion, a threebedroom guest cottage, a studio in the Napoleonic fort and to restore and expand the boat house and jetty. The foreshore also includes two swinging moorings and one running mooring, adding even greater value to the property. Yet perhaps of greater interest still, is the private beach and 

foreshore, one of very few stretches in private hands today. With expansive low water acreage, it might even be possible to land a helicopter at low tide!

Steeped in history As it stands, the Old Vinery was designed by Elizabeth Jennings, a graduate of the Royal Academy. It was built in the 1960s on the grounds of her old family home, Woodcot – part of the original Woodcot Estate bought in 1906 by Andrew McIlwraith, grandfather to Ms Jennings and one of Salcombe’s most illustrious benefactors. The expansive fivebedroom house is located within the original walled gardens and was designed to have full 180 degree views of the estuary from Bolt Head to South Pool Creek and towards the Salcombe Bar – which inspired Lord Tennyson’s poem ‘Crossing the Bar’. The Old Vinery is steeped in history, as the remnants of a Napoleonic fort on the frontage show. The fort, which probably held

The house will be on two els, in keeping with its surroundings. The

£399 ground floor is laid out to take full account of the views and light, being almost entirely open plan, to provide a grand entertainment space, with a dramatic glazed sitting room overlooking the estuary. The proposed plans also include five en suite bedrooms with sea views, a cinema, wine cellar, a number of terraces and large patio areas, a library, study and glazed observatory tower, as well as a large garage to the rear. In addition, Woodwell, the original lodge to Woodcot, is a three-bedroom period cottage just below the main house, overlooking the estuary. This winter may have produced some of the heaviest snowfalls seen across Europe in years, which surely beats a ski holiday where snow proves elusive. A ski holiday without snow is as frustrating as a beach holiday without sun but, by buying a home at high altitude, you can guarantee year-round satisfaction whenever you opt to visit. Over the years, Jeremy Rollason, MD of Alpine Homes, has noticed a shift in buying patterns as pure investment buyers have been replaced by lifestyle buyers seeking property for their own use winter and summer. “Research by Savills shows that ski homes as a portion of the second homes market rose significantly, from 2% to 9%, says Mr Rollason. “Buyers now want value. They are moving away from the traditional coastal purchase, instead realising that, with a high altitude home, they can double their usage: As well as skiing in the winter there are so many summer activities you can do, for example hillwalking, it makes sense that, if you have a home in the Alps, you may as well use it all year round.” High altitude homes really come into their own in winter when slopes teem with skiers 110

Andermatt Swiss Alps, Switzerland This well-established winter sport location at the foot of the Gotthard Massif will become an exclusive all-year-round holiday destination offering tailor-made property, hotel and leisure facilities. Andermatt Swiss Alps includes six new hotels in the four and five-star sector, around 490 spacious apartments in 42 buildings as well as 25 villas. The wide range of available property will be supplemented by a state-of-the-art sport and leisure centre that will cater for all needs. great destinations due to the wide ski area, and both are close to Geneva airport, a plus for many investors.” In Switzerland, new project Andermatt Swiss Alps (ASA) looks set to become one of the region’s leading luxury developments. Developers Orascom is building six new luxury hotels, 490 spacious apartments plus 25 highend villas with facilities which include a new ski operation connecting the resort to nearby Sedrun. The Chedi Andermatt will be ASA’s inaugural hotel which will also have 106 apartments, six duplex penthouses, seven lofts and master suite for sale. Buying Swiss property can be problematic for overseas purchasers, depending on canton, yet all properties at ASA can be bought and sold 112

by foreigners. A clause stipulates that owners must lease their apartments back to ASA (who manage the rental pool) when not in use, with owners receiving 60% of profits. Like many mountain homes, Andermatt Swiss Alps is also the perfect all-season resort. Golf lovers will enjoy the new 18-hole course in the Ursern Valley, which covers 130 hectares in total. With a six-hole training course, driving range, club restaurant and shop, it looks set to prove popular in summer months and its setting, embedded into the natural environment with mountains towering above, is alluring. The resort is also accessible, within 90 minutes of Zurich and two hours to Milan. Proximity to Italy is a bonus, although for Italophiles, only an Italian base will do. Linda

Travella of Italian property specialists Casa Travella surprisingly tips Lake Maggiore adding, “When you think of skiing Lake Maggiore is not somewhere that comes immediately to mind. If you consider buying your Italian property close to Stresa or just above you can enjoy the best of both worlds.” Lake Maggiore’s summer appeal is obvious, but the winter brings advantages too. “Around 40 minutes away, at Macugnaga, close to Monte Rosa, there is skiing for all levels, either ski from the lower level of 1,700 metres at Alpe Bill or at Moro which takes you to 2868 metres where you can ski on a high level and enjoy the amazing scenery,” adds Ms Travella.

prices in the French Alps have stabilised faster than in some key North American resorts which they attribute to several factors including altitude. Many French resorts are high, making them more reliable in terms of snowfall, and they are well-established offering an array of sports and activities beyond skiing. Vitally, significant investment over the last five years has improved the quality of skiing, accessibility and infrastructure. Buying agency Home Hunts sources Alpine homes for a typically cash-rich, time poor clientele with average budgets of €1.8 million. Manager Chris Leder says that the recession hasn’t dampened the market and tips Chamonix

as the place for both value and proximity to guaranteed snow. “Many high altitude resorts close out of season but places like Chamonix are all year round and you can rent to hill-walkers in summer.” Using Home Hunts drastically reduces house hunting time as, once briefed, the company compiles a tailor-made shortlist and Mr Leder says he’s not had a single deal where he hasn’t negotiated the price down. Now is the time to start thinking of buying your dream ski home he advises, “Start thinking about it now while you’re on holiday and then, when the winter’s over, people have more time for you and you can spend the summer looking, that’s the best time to buy.”

The designers of the new Continental GTC have ensured every seat is now the best in the house. The new ‘cobra head’ seats are slimmer than previous designs, allowing more space for rear passengers. A comforting thought you’ll agree. Elsewhere, the powerful bonnet and muscular haunches create a sporty stance enhanced by the sculpted profile of the sharp, sweeping lines. The eye is drawn to the surface as it flows effortlessly like liquid, creating unbroken mirror-image reflections. A new world of immaculately-tailored hide upholstery and mirror-gloss wood trim await inside. Then, at just the touch of a button, the smoothest choreography sees it open to the world.

This most exhilarating open-top driving experience awaits. The turbocharged W12 FlexFuel engine poised to deliver a tidal wave of power. 567bhp and 700 Nm of torque propels you from 0-60mph in a mere 4.5 seconds. Never has there been a truer embodiment of the expression ‘the open road’. Only by experiencing it for yourself can you truly understand our designers’ new vision; a contemporary interpretation of timeless design and supreme comfort. With so much on offer, you’ll have to sit back to take it all in. Fuel economy figures for the Continental GTC in mpg (l/100km): Urban 11.1 (25.4); Extra Urban 24.9 (11.4); Combined 17.1 (16.5). CO2 Emissions (g/km): 384.
