BACKGROUND The Cri-Eagle Skye Gorge Consortium developing tourism-related projects in the Victoria Falls precinct, and beyond. This outline indicates the aspects to be focused on, and the processes to be agreed to, in order to engage the necessary focused skills required to produce the design and engineering documentation that will be required to develop the visionary projects as envisaged.

This development will be unique in the world of tourist attractions and it will become a prime global tourist destination in itself. The Victoria Falls Precinct is a World renowned site with vast Tourism and support business potential - and is one of the 7 Natural Wonders of the World, thus being of interest to one of the world’s largest development agencies - CREC.

am a arch i te c ts By embracing this initiative with the CRI-Eagle SKYE GORGE Consortium, the National Parks will mobilize a dormant asset that will embrace THE 21ST CENTURY AND THE FUTURE OF INTERNATIONAL TOURISM in the Victoria Falls Precinct and Zambezi River Lodge zone. Our deisgn will rely on the influence and manifestations of both landscape and ecology in a contemporary architectural design using new design techniques and formal strategies. Green roofs, artificial cliffs and mountains and geological forms; buildings you can walk on or over; networks of ramps and warped surfaces; buildings that carve into the ground or landscapes lifted high into the air and float along the sharp edges are envisaged.


| CRI-EAGLE SKYE GORGE CONSORTIUMS’ INTEREST AND CAPACITY The CRI-EAGLE SKYE GORGE CONSORTIUM will: � Undertake major Infrastructure and Real Estate projects � Provide SEED CAPITAL for all aspects of the project preparation. � Implement designated anchor projects that act as catalysts for further development over a five year period. These developments will either operate on a lease basis or joint ventures will be considered. A memorandum of understanding will thus be concluded with the National Parks. The distribution of assets on dissolution will be done on an effective sale or transfer of the land portions as the project is realized. The timing of the conclusion of the land acquisition is dependent on the Zimbabwean Government authorities’ agreement with the CRI Eagle Consortium. All Technical and Service aspects are to be approved by the relevant authorities. The macro services will be evaluated for sufficiency & all services including travel, access & transportation, electricity, water, operational supplies and communications will all be evaluated against world class benchmarks.

PHASE 1

CRI-Eagle SKYE GORGES Consortium will commence with a number of investments in the Victoria Falls Gorges area.

The Mosi-oa-Tunya / Victoria Falls development will be compatible with and in accordance to UNESCO WORLD HERITAGE Principles. We will design, construct and operate a world class complex along the edge of the gorges, phased as follows:

Glass walled fully air-conditioned international standard restaurant and coffee shop. SKYE POOL deck Skye Lodge with Leadership Boutique Hotel & hosted Presidential accommodation. Skye Conferencing and Global Training Centre Casino Prive Private Casino for members and guests. Static observation Balloon with evening drinks & dinner. Glass floored skywalk alongside the gorge similar to the famous skywalk in Zhangjiajie National Forest Park in China.

PHASE 2 C | THE ZAMBEZI RIVER LODGES & ZAMBEZI ZONE The Tsowa Island site could result in a unique and upmarket safari lodge on the island. A detailed study would be needed but it is anticipated that such a development will cost several million dollars. The Lodges along the Zambezi River are also an exciting development opportunity if they are developed correctly and measured against the worlds’ top Game Lodges. This aspect will be looked into as a Phase 2 of the SKYE GORGE project initiative.

THE INVESTMENT & SPECIAL ECONOMIC ZONES ACT This investment will be $300million (Three Hundred Million US Dollars). This is a part of the initiative referred to by the Zimbabwe Government as the Victoria Falls Special Economic Zone: Investment Prospectus, Capital Mobilization & Implementation of infrastructure, Civil, Commercial, Tourism and other Projects. This investment into Zimbabwe will be through cooperating with the National Parks to co-develop the tourism industry in Victoria Falls. This precinct will be facilitated through the Special Economic Zones Act. The Government of Zimbabwe is initiating processes aimed at Improving the Ease of doing Business and enhancing the country’s capability to attract investment on the global stage. In respect of Victoria Falls, the Government of Zimbabwe has passed legislation in the form of the Special Economic Zones Act. Zimbabwe has thus created a unique moment in time to create a well-considered investment destination in Victoria Falls and economic hub for one of the world’s most exceptional sites - a globally unique opportunity. This well-considered and well-coordinated investment prospectus is presented by the CRI Eagle Consortium to the Government of Zimbabwe to fully secure the investment opportunity.


THE UNIQUE ENVIRONMENT The area is identified as one of the 7 Natural Wonders of the World with good reason! It is classified as a UNESCO WORLD HERITAGE Site and is the world’s largest sheet of falling water. Its remarkable history is set within one of the world’s most pristine environments and Eco systems. Set back structures that barely breech the tree line are envisaged so that no views are interrupted or controversial Eco-buildings based on the top LEAD principles of sustainability will result in “green” buildings, fully planted and with grass roofs. New relationships with “nature” are providing a point of reference within architecture, acting as an antithesis to the digital - thus demonstrating the manipulation of time and nature in this one project. In attempting to work with appropriate tools utilized by both landscape and ecology it is possible that new tensions are exposed between what exactly constitutes the “natural” & the work of the architect, landscape architect or urbanist.

THE PROJECT VISIONARY MASTERPLAN The Conceptual VISION DOCUMENT will include for a Master Plan & Development Blue Print. The initiative will bring great economic benefits to the economy of Zimbabwe, and will be based on the consideration of how to perfectly combine the local conditions with this Visionary Masterplan. Megaforms , Artificial Cliffs, Atmosphere & Vast Interiors, and Process-Fabricating Terrains—is the form-giving potential of certain kinds of horizontal urban fabrics capable of effecting topographical transformation in the landscape of this tourist resort environment.

INTERIORS Sustainable interior design principles will be employed in The Victoria Falls development by creating interior spaces using design principles such as functionality, accessibility, and aesthetics and expanding the focus to include environmental considerations. Factors such as planning efficient use of space, choosing materials with low environmental impacts, and reducing energy consumption, pollution, and waste. Aesthetics and functionality will be balanced with choices that reduce the environmental impact of their designs.
