Finding your perfect wedding venue is probably top of the list for ‘things to do before the big day’, but amongst all of the big decisions it’s important to consider a few things along the way! Here are five top tips to make that process a little easier.

This is you and your partner’s wedding, therefore your venue must reflect your personalities. Some people like traditional themes such as a manor house, whereas others want something a little more quirky and different like country barns or restaurants. By finding elements you both love you can narrow down the type of venue you will be looking for.

Make sure you and your partner can agree on a budget and stick to it! The costs of a wedding can be tricky, but finding an amazing venue for your big day can be done, even on the smallest of budgets. Be sure to check out various different types of venues so you can work out what kinds of places you can afford before setting your heart on somewhere.

Making sure there is room for all of your guests is super important so, the first thing to do is create a rough figure of expected guests so you don’t end up booking somewhere too big or small. Another tip for space is depending on what season your wedding is taking place in, you could consider the surrounding outdoor space for your additional room.

Self-care for Kids

A

t a time when our children are becoming increasingly attached to games consoles and consuming content on devices, it’s easy for their self-esteem to take a nose-dive. Comparison and competition are at their most prevalent so it’s important that we take time to help our children develop a strong sense of self-worth. To help with this I’ve developed a mindset journal, The Happy Path which facilitates children spending a few moments each day on self-care. Here’s my top tips for helping your children develop a growth mindset...

Reframe Negatives Just as it does in adults, the inner critic resides in the minds of children, and whist its intention is to protect from harm, the outcome is often a reluctance to try new things or a selfcritical reaction to events. You may hear your child saying they can’t ride a bike because they’ll fall off or they aren’t as good as their friends at something. This is the inner critic talking. In the Happy Path, I refer to the inner critic as Monster Meddler, a brain buddy who malfunctioned in the brain buddy making machine. When a child hears Monster Meddler saying something in their mind, he/she is encouraged to write it down in the journal before reframing the thought by thinking of the opposite statement. The positive is then written down and said out loud. Reframing negatives to positives builds confidence and improved self-esteem.

Be a Cheerleader Encouraging our children to write down and celebrate achievements, however

small, helps them to value their own praise. Kids are often keen to please and can become reliant on external validation, something which if taken into adulthood, can be damaging. Developing a habit of being their own cheerleader will contribute to stronger self-worth.

Learn from Mistakes It’s tempting to want our children to achieve ten out of ten in every test and to excel in everything they try. Mistake are often seen as a bad thing, but I would encourage a change of view here. Rather than seeing crosses in a book as a negative, say how pleased you are that your child had an opportunity to learn. Talk to your son/daughter about what they will do differently as a result of the mistake. Seeing mistakes in this way is a key element of establishing a growth mindset.

Expose Worries Children can carry small worries which for them can feel like a burden. My son wasn’t sleeping well, and it transpired

that he was worried about moving to a university, something that at the age of ten, really shouldn’t be a big deal. You can encourage your kids to be open about their anxiety by incorporating worry time into your week. Have a designated, quiet spot in your home and sit with your son/daughter to discuss what they may be worried about. Often, they’ll have nothing to say and that’s great, but when they have, they will have an opportunity to talk about it.

Be Grateful Gratitude is strongly linked to increased happiness and so it’s a worthwhile practice to incorporate into your day. As a family, aim to talk about the things you are grateful for and steer away from material things where possible. Why older workers need flexible working – and why employers need to provide it

Half of UK employers are concerned about the availability of suitable candidates, and more than a third of over 50s want more support from employers so they can keep working. Our project to create better flexible jobs for older workers will deliver for both. By Emma Stewart, CEO, Timewise

We hear a lot about the challenges created by an ageing population. With statistics suggesting that one in three of today’s babies will live to 100, the implications for policy areas such as healthcare, housing and the state pension can’t be ignored. The government has highlighted the ageing society as one of the DBEIS’s Four Grand Challenges, and the Centre for Ageing Better has set out the need to make big changes to support older people in their Transforming Later Lives strategy. Yet the challenge also offers an opportunity, and one which we at NORTHANTS / BUCKS | FEB / MAR 2019

Timewise are keen to grasp. Put simply, if people are living longer, they are likely to want or need to work for longer. Indeed, according to the Centre for Ageing Better, there are around a million people aged between 50 and 64 who are involuntarily out of work. And with 48% of UK employers saying they’re concerned about candidate shortages, there’s a mutually beneficial solution staring us all in the face: more, better, flexible jobs that answer the needs of older workers. So we’re working with the Centre for Ageing Better on an Innovation Unit project to deliver exactly that.

Flexible working helps older people work for longer There are many reasons why older people want to keep working. They could be financial, such as the need to boost their income for a potentially long retirement, or to continue supporting younger or older members of the family. They could also be social and emotional; the cliff-edge nature of retirement, and how this affects wellbeing and increases loneliness, is well-known. So, by staying in work longer, older people are less likely to fall into poverty and suffer from social isolation, both of

which impact on their health as well as their quality of life. And, of course, they will also continue to contribute to the economy. But that doesn’t mean older workers want to continue to work at the same pace or for the same amount of the week. Indeed, one in four UK workers feel they could not do their current job over the age of 60. There are also significant age biases in recruitment and within the workplace, as demonstrated in research by the Policy Exchange. And, unsurprisingly, older workers frequently have health conditions and caring responsibilities, which can cause them to exit the workforce earlier than they might choose to. According to the DWP, 44% of people aged between 50 and retirement have at least one longterm health condition, and one in five women in their 50s are carers. That doesn’t mean they can’t work; but they might need to work a bit less, or in a different way. I believe that developing flexible solutions, and working to change employer attitudes, will allow these obstacles to be overcome, and help create a more sustainable path into retirement that is good for them, for society and for the economy. And older employees agree. In a recent government survey, workers over 50 were pretty clear about what they need to stay longer in the workplace: • 39% said they wanted employers to do more to support older workers

of possibilities will we ensure that we deliver the best ones.

Of course, it’s not just employees who would benefit from these changes. The business case for keeping hold of older team members is clear:

We’re developing innovative solutions to match older workers’ needs

• Their expertise and experience has taken years to acquire – and would cost a fortune to replicate. • They can act as mentors for more junior members of the team, offering guidance and encouragement to help them get ahead. • They are likely to know their sector inside out, and have developed strong connections within it. • They may offer an alternative perspective to younger team members, which can help avoid groupthink. • And a retirement-age worker who works part time delivers high-level experience at a lower-level cost, which can be particularly beneficial for small and medium sized businesses. By understanding the issues affecting older workers, and the potential benefits that flexibility can bring, we can ensure our solutions are workable. For example, there’s a definite case for designing a job share partnership that matches a younger team member with an older one, for the benefit of both. But only by exploring a range

Solutions which will help people stay in the workplace for longer, in fulfilling roles, which work around their circumstances, and allow a staggered route into retirement. We have already identified the seven top-line challenges that all too often stand in the way of this flexibility. And going forwards, we will be working closely with a range of employers including Leeds City Council, Guys & St Thomas’ Hospital, Whitbread and Legal & General, to gain deeper insights into these challenges, and to identify behaviours and working practices that could help overcome them. We will then pilot our preferred approach with two employers over a nine month period, and look forward to sharing ongoing progress and results with you. Peppered Beef

SERVES 10

INGREDIENTS 1.8kg/4lb lean sirloin or topside joint 2 Large garlic cloves, peeled and finely chopped 30ml/2tbsp mixed peppercorns, crushed Salt 100ml/3½floz good quality balsamic vinegar

METHOD Place the garlic, peppercorns, salt and vinegar in a large non-metallic shallow dish and mix well. Add the beef to the marinade mixture and coat well. Cover and refrigerate overnight. Preheat the oven to gas mark 4-5, 180-190ºC, 350-375ºF. Remove the joint from the marinade and transfer to a metal rack in a large non-stick roasting tin and open roast for the preferred, calculated cooking time, basting occasionally with any meat juices. Cover with foil if browning too quickly. Remove the joint from the tin and transfer to a warm platter. Cover and set aside to rest for 15-20 minutes. Carve the joint and serve.

Spring Rice Salad

INGREDIENTS 300g/10oz long-grain rice

SERVES 2

For the Honey & Mustard Dressing

675g/1½lb asparagus, trimmed and cut into 2.5cm/1 inch pieces

30-45ml/2-3tbsp Dijon mustard

5 spring onions, finely chopped

30ml/2tbsp white wine vinegar

1 cucumber, diced

60ml/4tbsp extra virgin rapeseed or olive oil 1x15g pack freshly chopped dill

30ml/2tbsp runny honey

Salt and freshly milled black pepper Fresh dill leaves, to garnish

METHOD Cook the rice according to the packet instructions. Drain thoroughly, transfer to a large bowl, fluff up with a fork and set aside to cool slightly. Meanwhile, cook the asparagus in boiling salted water for about 2 minutes, drain and refresh with cold water. Mix the asparagus, spring onion and cucumber with the rice. To prepare the dressing; place all the ingredients apart from the fresh dill leaves in a screw-topped jar, cover and shake well. Pour over the salad, mix well, garnish with the dill leaves and serve.

Noisettes of Lamb with Ancchovy, Mint & Lime Marinade INGREDIENTS

METHOD

4 lean lamb noisettes

To prepare the marinade; place all the ingredients into a large shallow dish and mix well.

30ml/2tbsp oil

For the Anchovy, Mint & Lime Marinade Salt and freshly milled black pepper 30ml/2tbsp freshly chopped mint 15ml/1tbsp sherry vinegar 2 anchovy fillets, drained and finely chopped 15ml/1tbsp Dijon or wholegrain mustard 30ml/2tbsp olive oil Juice of half a lime 15-30ml/1-2tbsp runny honey, optional

For the Pan Fried Asparagus 15ml/1tbsp olive oil 400g/14oz asparagus, trimmed and lightly steamed

STEP BY STEP

Place the noisettes in the marinade mixture and coat on both sides. Cover and refrigerate for up to 2 hours. To prepare the pan-fried asparagus; heat a large non-stick griddle or frying pan, coat the asparagus in the olive oil and cook for 5-8 minutes, turning occasionally until tender, drain, transfer to a large serving plate and keep warm. Heat the oil for the noisettes in a clean non-stick griddle or frying pan until hot. Add the lamb and cook for 4-6 minutes on each side over a moderate heat until cooked. To make the dressing; place all the ingredients into a small bowl, whisk until combined and spoon over the asparagus. Serve the noisettes with creamy mash potatoes and the asparagus.

For the Sherry Dressing 50ml/2floz sherry vinegar 15ml/1tbsp extra virgin olive oil 5ml/1tsp caster sugar Salt and freshly milled black pepper

Roast Leg of Lamb with Tarragon & Mint Butter SERVES 4-6 INGREDIENTS

METHOD

1.3kg/3lb lean whole or carvery lamb leg joint

Preheat the oven to gas mark 4-5, 180-190ºC, 350-375ºF.

Salt and freshly milled black pepper

In a small bowl mix together the tarragon & mint butter ingredients.

For the Tarragon & Mint Butter 75g/3oz unsalted butter, softened 45ml/3tbsp freshly chopped tarragon 45ml/3tbsp freshly chopped mint 30ml/2tbsp freshly grated orange zest 20ml/4tsp white wine vinegar

For the Tangy Gravy 25g/1oz plain flour 600ml/1pint good, hot lamb stock 75ml/2½floz fresh orange juice Freshly chopped mint and tarragon, to garnish

Place the joint on a chopping board and make several slits over the surface with a sharp knife. Season on both sides and spread the herb butter over both sides of the joint and into the slits. Transfer the joint to a metal rack in a large non-stick roasting tin and open roast is preferred, calculated cooking time, basting occasionally with any meat juices. Cover with foil if browning too quickly. Remove the joint from the oven, cover loosely with foil and leave to rest for 15-20 minutes. Meanwhile, make the tangy gravy; spoon off any excess fat from the roasting tin and discard, Place the tin over a medium heat and sprinkle over the flour. Stir well with a small whisk or spoon, add a little stock and stir again, scraping the base of the pan to release any rich lamb sediment. Add the remaining stock, orange juice and any meat juices from the lamb plate. Adjust the sea-soning if required and simmer for 8-10 minutes, stirring occasionally. Add the herbs and strain before serving. Serve the lamb with seasonal vegetables and the gravy.

Talking Wines... By Annabelle Tilley

With Valentine’s Day upon us the hunt begins for that perfectly romantic bottle to share with our significant other. We certainly have a few of those: ‘Friends & Lovers’ Rosé by Down the Rabbit Hole and ‘Whole Lotta Love’ by Claymore spring instantly to mind but these wines have more than a pretty label and need to be considered beyond February 14th. Easter is later this year but I am sure this won’t stop spring lamb gracing our tables. Lighter, tender lamb meat demands a wine that will not swamp and overpower the delicate flavours and sublime texture. It may not be an obvious pairing but spring lamb dishes are where a dry Rosé can really shine and prove an excellent match. Down The Rabbit Hole’s ‘Friends & Lovers’ Sangiovese Rosé 2017 fills your mouth

with bright berry and apricot flavours and has a refreshingly dry finish. These Sangiovese grapes have great natural acidity and bone-dry finish which is great for food matching. Next is Claymore’s ‘Whole Lotta Love’ Rosé, the aromatics of rose and apple blossom indicate a level of sweetness so the off-dry nature of the wine is a welcome counterpoint. There is nothing cloying or sugary about this Rosé. If you just can’t imagine your spring lamb without a red wine I urge you to wait until the lambs get more mature and time to develop in flavour. Many a year I have been asked to recommend a good Chateauneuf-du-Pape for Easter. Unfortunately the quality can vary and

most just don’t live up to their price tag. Instead I would seek neighbouring appellations Gigondas and Vacqueras, a stone’s throw from Chateauneuf. We cannot get enough of Pascal Frères 2016 Côtes du Rhône. Their always reliable 'Cuvée Personelle', from a Syrah, Grenache and Mourvèdre blend, has deservedly garnered a loyal following something that we are happily a part of. s the old adage goes, the world would be a pretty dull place if everyone liked the same things. No truer could this be than in our weird and wonderful array of British veg. Many of which it’s fair to say have rather an acquired taste. Love them or hate them, these three flavoursome specimens are in abundance in February for you to make up your own mind

A not too distant relative of both the turnip and cabbage, Swede is a common and reasonably cheap root vegetable widely grown in the UK. Its distinctive flavour and bright orange flesh make it a colourful and tasty addition to soups and stews. As with most root vegetables, large swedes can be tough and woody so opt for the smaller ones, preferably with smooth skin. For an alternative to potato try mashing boiled swede simply with butter and seasoning or it’s great mashed with carrot. It can overpower so be careful not to include too many other strong flavours.

Known for its distinguishing bitter taste, Chicory has crunchy leaves commonly used in salads or stuffed in starters. Today though chicory is available in the UK all year round and thanks to new growing techniques the flavour is much smoother. More colour means more flavour here so make your choice based on your preferences. This versatile vegetable can be eaten raw or cooked in soups and if you’re really not keen on the slight bitterness then roasting them next to your Sunday roast will produce a much sweeter taste.

The jury seems well and truly out on Parsnips, a bit of a Marmite food you might say. But treated right they will bestow a wonderfully sweet taste and a soft and fleshy texture. Again, small to medium are the best options as larger ones can be stringy and tough. They are great roasted in halves with a little of your favourite oil, some honey or maple syrup and simply seasoned. More recently there has been a craze for baking parsnip cakes, they’re a close relative of the carrot so don’t knock it until you’ve tried it.

What better example of versatility is there than the humble Brown Onion? Not to mention a smell which instantly conjures up memories of many a happy dinnertimepast. From British to Italian, French to Indian you can guarantee it’ll feature somewhere and what an addition it makes. Bangers and mash, liver and onions and spaghetti Bolognese all wouldn’t be the same without its distinctive oniony flavour. Choose unblemished onions with no green shoots, they can be fried, steamed or baked and will keep well in a cool place for up to a month.

Often unfairly brandished as a dinner lady disaster, Carrots are another fine example of a vegetable which is easily adapted to suit many tastes. Enjoyed both raw and cooked they’re great for adding to soups and stews, mashed as a side dish or grated into salads. Look out for bright coloured, not too large carrots with smooth skins for the best flavour. Try oven-roasting whole, halved or quartered depending on size, to produce a much sweeter taste and softer texture. Or for those with a super-sweet tooth, bake them in a cake with walnuts and smother with cream cheese icing.

If the furthest you’ve got with Parsley is adding a sprig as a garnish then you’re not alone as both the flat leaf and curly varieties are beautifully decorative. But its strong, characteristic flavour is really where it’s at. A simple homemade parsley sauce makes the perfect accompaniment to both fish and gammon dishes, the trick is to stir in the chopped or torn parsley just before serving to retain its dark green colour and delicious flavour. Blended into breadcrumbs it adds colour and flavour to anything from chicken and vegetarian dishes to topping off a steak.

Years later, faced with a life half-lived, he sets out on a journey to find the friend from his past who might finally offer him redemption. The cast will be led by Stephen Boxer as the butler Stevens. He was last seen at Royal & Derngate in their production of Regeneration, with other stage credits including Macbeth and King Lear at the National Theatre. Kenton, the housekeeper, is played by Niamh Cusack whose stage credits The Winter’s Tale at Sam Wanamaker Playhouse and whose many TV roles include Dr Kate Rowan in Heartbeat. This story of memory, regret and undeclared love receives its world premiere at Royal & Derngate, in an adaptation by one of Britain’s most

exciting young writers, Barney Norris (Critics’ Circle Award for Most Promising Playwright; Times Best-Selling novelist), which will be directed by Christopher Haydon (The Caretaker, Royal & Derngate). It opens in Northampton in February before embarking on a UK tour. The Remains of the Day is a coproduction between Royal & Derngate Northampton and Out of Joint, in association with Oxford Playhouse. Trial By Laughter Following critical acclaim and huge demand for tickets, Trademark Touring and Watermill Theatre are pleased to announce a UK tour extension for Ian Hislop and Nick Newman’s new play, Trial By Laughter. After the sell-out success of The Wipers Times in the West End and across the country, Ian Hislop and Nick Newman have once again taken inspiration from real life events for their new play Trial by Laughter, based on their critically acclaimed original BBC Radio 4 drama of the same name. The production is a Trademark Touring and Watermill Theatre co-production.

Satirist, writer and journalist Ian Hislop has been the editor of Private Eye since 1986. He has frequently appeared on Question Time (BBC One), and since 1990 has been team captain on BBC’s Have I Got News for You. At Private Eye he works with life-long friend Nick Newman, an award-winning cartoonist and writer, who alongside his role at Private Eye, has been pocket cartoonist for The Sunday Times since 1989.

In 1817 bookseller, publisher and satirist William Hone stood trial for parodying religion, the despotic government and the libidinous monarchy. The only crime he had committed was to be funny.

As a scriptwriting duo, Ian and Nick’s work includes five years on Spitting Image (ITV), Harry Enfield and Chums (BBC Two), and My Dad’s the Prime Minister (BBC One), as well as the film A Bunch of Amateurs and The Wipers Times, which won the Broadcast Press Guild Award for single drama, and was nominated for a BAFTA. Trial by Laughter is Ian and Nick’s third play to be co-produced with The Watermill Theatre and Trademark, following adaptations of A Bunch of Amateurs and The Wipers Times.

In 2018, the satirists Ian Hislop and Nick Newman rediscover this forgotten hero of free speech and ask if just over two hundred years later our press has any greater freedom. The current cast includes Helena Antoniou (Lady Hertford), Philippe Edwards (Sidmouth), Jeremy Lloyd (Prince Regent), Peter Losasso (Cruickshank), Nicholas Murchie (Justice Abbott/Duke of York), Joseph Prowen (Hone), Eva Scott (Lady Conyngham/Sarah) and Dan Tetsell (Lord Ellenborough), with casting for 2019 to be confirmed in due course.

Ian Hislop and Nick Newman said: "In an age of ‘fake news' and increased censorship, free speech and press freedom are still under threat as they were 200 years ago when William Hone took on the might of Royalty and a bullying Tory government. Night shelter guests marked New Year with curry

Helping the Homeless... The Sikh community based in St Georges St, Northampton has for over 4 years provided free food (langar) to anyone on Abington Street every Sunday between 6pm-7pm.

Award-winning Northampton restaurant gave up to 20 homeless people a New Year boost by treating them to a slap-up curry to welcome in 2019.

Whilst the activity is organised by the Sikh community volunteers who come along are not only from the Sikh faith but from all other faiths and those of no faith.

Saffron, in Castilian Street, Northampton donated a meal to everyone staying at the Northampton Borough Council-run night shelter in St Andrew’s Road on New Year’s Day. Guests enjoyed a chicken curry served with rice and a selection of bhajis, poppadum’s and naan breads.

The volunteers serve between 80 – 100 hot meals in one hour, typically curry, rice, sandwiches, snacks along with a range of hot drinks.

The food was cooked in Saffron’s own kitchen before being taken down to the shelter and served up by volunteers from the Church of Jesus Christ of Latter Day Saints.

The meals are served to anyone in the area regardless of background, race, faith, etc. the group provide hunger relief to those that need it.

Organiser Arthur Newbury said: “Donations like this really make a difference and we are delighted to team up with Saffron to provide this gesture. These people are suffering and it’s a real boost for them to be able to enjoy a delicious meal to start the year.”

The number of people being served has increased and the group believe this will continue to grow due to the hardship people are suffering through gaining employment, rise in mental illness, family breakdowns, alcohol / drug abuse and accessing benefits.

The Night Shelter opened in February 2017 and has already helped more than 150 homeless men move successfully into settled accommodation and connected them with a host of support services enabling them to become independent and rebuild their lives.

Its very easy to become homeless, we are all just a few steps away from being in exactly the same position as those on Abington Street on a Sunday evening.

Saffron owner Naz Islam said: “Donating a meal for guests at the night shelter is the least we could do to help some of the most vulnerable members of our society. Afternoon Tea at Fawsley Hall is just magical... My husband and I were extremely fortunate to be invited for afternoon tea at Fawsley Hall just before Christmas. It was such a magical experience and really set us up for a great festive break. The service was exceptional, and the sandwiches and pastries were sublime. The location of the hall is really wonderful and has the advantage of being set within the Capability Brown landscape. With walks around the grounds and strolls throughout the Secret Garden it will without doubt make a perfect setting for a Valentine or Mother’s day treat.

Olney is the perfect place... ...for the 2019 Pancake race Shrove Tuesday falls on the 5th March, and no one is quite certain how the world famous Pancake Race originated in Olney. Tradition declares that the race was first run in 1445, pancakes at that time being a popular dish and receiving the Royal favour. The race is run on Shrove Tuesday, the day before Lent, and the whole day was given over to a festival of celebrations, pranks and pastimes, which formed a part of the last fling celebrations. Today, the race is run from the Market Place to the point midway down Church Lane – a distance of 415 yards. The Church bells might be ringing and housewives can be seen clutching frying pans as they dash through this pretty Buckinghamshire market town. 75% of suicides are men. Poor mental health leads to half a million men taking their own life every year. That’s one every minute. OUR FATHERS, PARTNERS, BROTHERS AND FRIENDS ARE FACING THIS HEALTH CRISIS AND IT’S NOT BEING TALKED ABOUT. Poor mental health affects men and boys of all ages across the community and means that they cannot live their lives to the full. Even worse, too many men try to remain ‘strong and in control’, feeling that asking for help is unmanly and weak. Connecting with friends and family helps to protect men from poor mental health and suicide when the tough times come but too often men

feel that they can’t share their problems. This contributes to the high suicide rate among men, with approximately three quarters of all deaths by suicide being men. To give men and boys the best chance of a happier, healthier and longer life, the Movember Foundation is working to determine how to improve the social

networks of men and implement the findings. They are helping to develop better strategies so that men have the support they need to address their mental health problems, rather than trying to go it alone. This involves finding ways to encourage men to talk about significant life events and their mental health at work or on the sports field or watching a game.

Top Tips for Selling Property Whilst it will be the responsibility of your chosen estate agent to sell your property on your behalf, there is a lot you can do as an owner to help that happen more quickly, often at a better price, and in many cases with reduced levels of stress. So here are a few tips I have picked up over the years...

1

Try to get the asking price right. This isn’t an exact science and is easier to achieve in some price ranges and locations than others, but be honest and realistic with yourself when setting your price. Clearly you should be guided by the opinions of local estate agents, but beware of agents flattering you with high valuations designed only to gain your business –your experience will be frustrating, with little interest but regular calls requesting incremental price reductions…this is not a ‘good look’ as multiple reductions suggest desperation to potential purchasers, and desperation will encourage low offers or put buyers off altogether. I suggest conducting your own research of recent sold prices in your area. What other sellers are asking for is almost of no consequence, it’s what they sell for which counts – try using sold price information available on Rightmove and Zoopla. Use this information in conjunction with estate agents’ valuations and their own sold price data to get a feel for what is a realistic price. Don’t be tempted to then add another 10 or 15k as this will most likely make all the difference between

selling in good time at an optimum price, or it taking much longer and you ending up accepting less than you would have had you priced it realistically in the first place.

Make an effort. Try to put yourself in the shoes of a potential buyer and take a dispassionate look at the property and any outside space. It’s very likely you can make inexpensive improvements. A number of ideas might include: improve kerb appeal by tidying up the front garden, driveway and/or façade of the building – weed borders and driveway, clean/paint windows etc. Smarten up your garden and keep on top of it for as long as the property is for sale. De-clutter and keep tidy – put as much stuff as you can out of sight…in the loft or garage; not only is a tidy property generally more appealing, it will also appear larger. Make sure it smells nice – you don’t necessarily need to go to the lengths of baking fresh bread…but try to make sure it smells clean, and where possible free from pet odours or smoking fumes. Facilitate as much natural light in to the property as possible.

Don’t smother viewers. Whether you are conducting your own viewing or your agent is…give the viewers the space to have a proper look. If you follow them around they will likely feel self-conscious and distracted, and may want to leave sooner than they would if they could take a relaxed stroll round. It’s fine to be on hand to answer any questions of course, but maybe wait in one room until required. To be frank, though, even though no one knows your property like you do, the best strategy you can adopt for viewings is to go out and leave it to the agent. This will of course not always be possible, but on occasion when it is, the buyers will generally feel more relaxed and therefore more likely to fall in love with your home.

Keep an open mind. You can perhaps disregard this point if you live on a road or in an area where people are queuing up to live. If demand for your property is significantly higher than supply then of course you can stay bullish on price and to a degree on terms, completion dates etc., but bear in mind that everyone has a deal-breaking point, so try to stay open minded about things – when discussing offers look at the ‘big picture’. Full asking price and above is great, but if it’s from someone who cannot proceed any time soon then it is almost worthless. An offer slightly lower than asking price, but from someone who can proceed with a solid or non-existent chain may well be more valuable to you. Consider that securing a buyer in a great position might also translate to you being able to negotiate a better deal on your onward purchase. Basically don’t act in haste…calmly consider your options before making decisions.

Pick the right estate agent. Again, do your research. See which agents are selling the most property in your area – look for those that are sold stc or under offer, rather than those that are on the market. Check out where agents advertise – just Rightmove, or Rightmove AND Zoopla – you might think buyers use both, but the overlap is much smaller than you might think. Do they advertise in the local newspapers and magazines too? Consider that if you are seeing their brand and listed properties then so will your potential buyers. Reviews and reputation – because it can be a stressful process you will most likely be grateful of a high level of service…so I suggest looking at review sites such as Feefo or Trustpilot, or an agent’s own website for reviews from actual customers.

Don’t create unnecessary deadlines. As you probably know, moving home can get stressful, particularly if you are trying to tie in a sale and a purchase at the same time – which most people do. What is not helpful is applying, or having anyone else attempting to apply, a premature deadline. Providing the transaction is progressing at a reasonable rate, and is being monitored properly by your agent and conveyancer, try not to get drawn in to fixing a completion date before you and the chain are ready to exchange contracts. Dates which are set prematurely will

Tollers Family Law Team - With you every step of the way Christmas is a time of good cheer and celebration, but following the merriment of the festive season this time of year sees a distinct rise in the number of couples seeking legal advice in regard to separation and divorce. How do we reach agreement on financial issues?

The family Law team at Tollers Solicitors answers some of the commonly asked questions they are asked at this time of year. Can we be divorced without sorting out the finances? The simple answer is Yes. However, under English law, a 'Decree Absolute’, the name for the court order that ends the marriage - does not sever the financial ties between you. However, if significant pensions are involved, you may be advised not to apply for the Decree Absolute until financial matters have been resolved. What if we agree a financial settlement but do not record it in a legal document? The law is very clear that without a recorded financial settlement within divorce proceedings there is still scope for one or even both of you to change your mind and make a financial claim at a later date. This may happen if one of you thinks, in hindsight, that the agreement you reached between you was unfair. There are many cases where one person comes into money after the marriage has ended for example through inheritance or even a lottery win and the former spouse has successfully claimed against those assets acquired long after the marriage has ended. Is there a time limit for making a financial claim after ‘Decree Absolute’? No, there is no time limit. Some limitations arise as a result of remarriage and with the passage of time there will be changes in circumstances that may reduce the chances of a successful claim but essentially there is no time limit in place, so it could be a matter of years before a claim is made.

There are several ways to go about this. Obviously the best way is to sort it out together, either between yourselves or with the help of an experienced mediator. Getting legal advice from a family solicitor before reaching final agreement is strongly recommended, in case something you want to do is not possible or in your best interests. If I go to a solicitor, does that not just mean that we will end up in court? No. A good family solicitor will do their best to help you avoid getting caught up in contested proceedings about finances. It is the role of a good family solicitor to help you reach agreement. The majority of cases settle without any contested proceedings. What will a solicitor do to ensure our financial agreement is legally watertight? Your solicitor will prepare what is call a ‘Consent Order’, which is a draft court order which records what has been agreed between both parties, in a format that will be acceptable to the Divorce Court. This is all done on paper, no one actually goes to court, the Consent Order is simply sent to the Court for the Judge to approve, the Court then sends out the required number of copies bearing the Court seal and that is your financial settlement finalised once and for all, with no chance of one of you being able to change their mind.

A Bit of Latin Sparkle... Fiat's sporting brand Abarth has produced its own version of the Italian maker's 124 Spider roadster. It offers extra performance an improved handling but inevitably, there's quite a premium to pay for that. Jonathan Crouch takes a look. Ten Second Review The Abarth 124 Spider is perhaps is the most serious Abarth model we've ever had. Previously, all Fiat's in-house tuner had brought us are various tweaked versions of the little Fiat 500 citycar. This Abarth 124 Spider in contrast, is much more of an Abarth model in its own right. And, with 170bhp on tap, promises to be a lot of fun.

Background Takes you back doesn't it? The thought of a proper little Italian open-topped sportscar we mean. Fiat's modernday 124 Spider model offers that, but the most power you can have beneath the bonnet there is 140bhp. This Abarth variant ups that figure to 170bhp and draws upon a rich model heritage that goes all the way back to the first Abarth 124 model that was made in 1972. Like its Fiat originator, this model is based on the underpinnings of a Mazda MX-5, but in this case, you feel that so much more has been done by 'Officine Abarth' to differentiate this model. British buyers certainly seem to think so. The UK is Abarth's biggest market, larger even than Italy.

Driving Experience The changes that have created this Abarth 124 Spider over the Fiat model aren't just limited to increasing the power of the 1.4-litre MultiAir petrol engine from 140 to 170bhp. It's probably more important to note that this Abarth version NORTHANTS / BUCKS | FEB / MAR 2019

gets the mechanical limited-slip differential missing from the ordinary Fiat model, and while it shares the mainstream Spider's basic suspension, it uses race-orientated Bilstein dampers, not to mention its own specific tune of anti-roll bar and spring rates. The 17in alloy wheels are different too, shod with stickier Bridgestone Potenza RE050A tyres and there's uprated stopping power courtesy of Brembo four-piston brakes at the front. The gearbox isn't of Italian original - it's lifted from the Mazda MX-5 design donor car - but that's no hardship as the transmission in question is a brilliant short-throw set-up that we think enthusiasts will love. As you might expect from the fairly modest power increase over the standard Fiat model, the performance isn't massively quicker than that car. Still, rest to 62mph in 6.8s should be quite as quick as you'll need to go, courtesy of a light kerb weight of just 1,060kg, which has led to an enviable power-to-weight ratio of just 6.2 kg/HP. There's the option of a paddleshift auto transmission but most buyers will want to stay with the 6-speed stick shifter.

Design and Build You won't miss this car, that's for sure. The most distinctive visual touch is the imposing black bonnet which is a classic Abarth design cue - apparently. The black rear spoiler is another Abarth model giveaway and below that lies a dualmode 4-outlet exhaust that varies exhaust flow depending on

the engine speed. Inside, there's what Abarth describes as an 'Alcantara Racing' interior: it certainly sets a purposeful note that's also echoed by the sports steering wheel and pedals. The convertible roof is borrowed from the Mazda MX-5. It's the kind of simple, manuallyoperated fabric hood that a car of this kind should have, light and easy to use. Opening or closing it requires little effort, so it's easy to reach behind you and pull up the roof with one hand, a process that only takes a few seconds. Why would you want to wait for electric motors to whir into action when doing the job yourself is so simple? Out back, the boot is 10-litres bigger than an MX-5, but that still doesn't mean it's very large, the capacity limited to 140-litres.

Market and Model

comes as standard with a carbon fibre roof, 17" OZ Ultra-Light alloys, a Bose sound system and a Visibility pack including dusk and rain sensors, rear parking sensors and adaptive front LED headlights.

Cost of Ownership

Pricing starts at around £30,000. This means that for this more focused 170bhp Abarth model, you're having to find a premium of more than £6,000 over the priciest version of the ordinary 140bhp Fiat 124 Spider. That seems rather a lot. If you're not put off by that, you might also want to consider finding another £2,000 for the paddleshift automatic gearbox. We'd advise against it though. Swapping cogs yourself is really part of what enjoying this car is all about and the standard manual 'box is brilliant. As for equipment, expect to find a seven-inch infotainment system as standard, complete with satellite navigation, 3D maps and a rear parking camera. There's also leather/alcantara upholstery, automatic climate control, front fog lamps, adaptive LED headlamps, automatic lights and wipers and a high quality sound system. If that's not enough, then there's an auto-only 'GT' version, priced at just under £34,000. this

Summary Here's one for enthusiasts only. The kind of person who'd really rather like a Caterham or a Westfield but just can't quite face living with something that crude day-to-day. An Abarth 124 Spider gives you the kind of back-tobasics racing feel you get with roadsters like that, but embellishes it with a bit of luxury and practical usability. You can see the appeal. It's easy to point at the huge price premium this Abarth demands over its Fiat counterpart and say that it can't be justified, but look a little deeper into what this car offers, then drive one and you might change your mind.
