Duty cut ‘to boost sales’ GEELONG’S real estate market can look forward to a boost in activity following State Government’s decision to slash stamp duty costs, according to a housing industry chief. Housing Industry Association Victorian executive director Gil King welcomed the cuts and extended grants for first-home buyers, saying the decision would keep “Victorians’ new-home dreams alive”. “We’re very pleased the new government has listened to the housing industry’s concerns around housing affordability,” Mr King said. “The State Government has adopted the recommendations of detailed HIA economic analysis in the area of stamp duty cuts. As a result, stamp duty exemptions on new homes for first-home buyers will stimulate economic activity and increase housing supply.” Mr King said an extension of the First Home Owners boost for new homes would provide a “muchneeded stimulus” to housing supply in regional areas.

Real Estate Institute of Victoria chief executive officer Enzo Raimondo warned first-home buyers to research their eligibility for the stamp duty cuts before signing contracts. “A factor of the recently announced 20 per cent discount on stamp duty for first-home buyers that could easily be overlooked is that it may apply to homes purchased now, even though it does not come into effect until July 1, 2011,” he said. “Settlement occurs on the day the balance of the purchase price is paid and the property’s title is handed over to the buyer. This means if you’re buying your first home right now, you meet the eligibility criteria, and your settlement date is July 1 or later, you’ll be eligible for the 20 per cent discount on stamp duty.” He said first-home buyers were only eligible for the discount if their purchase price was $600,000 or less. “And you must live in it as your primary residence.”

Mr Grgic said two homes would go under the hammer at the charity event. “There will be two one-bedroom portable homes on auction,” he said. “Stay tuned to this section of the Geelong Independent for more details closer to the date. “More information is also available at www.northgeelong.harcourts.com.au or www.creategeelong.com.” A CREATE Geelong spokesperson encouraged first-home buyers, investors or young families to attend the event. “These are one-bedroom transportable homes that can be moved,” she said. “CREATE is a community organisation and we deliver adult certificate training courses as well as working with young people excluded from mainstream schools and people with disabilities.” The spokesperson said young adults studying Certificate Two in general construction had helped build the two homes up for auction. “They assisted in the general construction and worked with tradesmen, so it’s been a really great and positive thing for them to be involved in.”
