Agents suggest year will be a ‘positive’one GEELONG real estate agents have predicted an “interesting” 2011 as property buyers regain confidence and return to the market. Ray White Bellarine director Robert Dariol was confident the area’s property market would continue to grow in the new year. “The market last year was quite steady, with a balance between buyers and vendors,” he said. “There was good competition between buyers for wellpresented properties that ticked all the boxes, with out-of-area buyers specifically looking for water views. “Even though the market slowed during November, there are signs now that buyers are regaining confidence. “I’m confident 2011 will see steady selling on the Bellarine.” PRD Nationwide Lara director Tony McManus labelled 2010 as a year of consolidation after many independent agencies joined larger franchises.

director Joe Grgic had high hopes for the year ahead, saying 2011 was likely to be a positive year for agents and buyers. Mr Grgic said the property market had strengthened in 2010 despite interest rate rises and housing affordability woes. “The market has grown, particularly over the first two thirds of 2010,” Mr Grgic said. “In the year ahead I think properties that are well priced and well presented will move and move quickly.” But he predicted there was “no relief in sight” for Geelong renters. “Our vacancy rate is at 0.7 per cent at the moment and I can’t see much joy or relief in sight, particularly for those properties around $300 a week,” he said. “Population growth and migration into Victoria has filtered into Geelong and people are seeing what a wonderful place it is to live. “Unfortunately that’s squeezing out the renters.”

Bayside town is 10th on most battered list ST LEONARDS came in at number 10 on a list of Victoria’s most battered towns and suburbs according to an insurance company survey. AAMI Insurance revealed that residents of St Leonards on the Bellarine Peninsula were hit with an average of $9165 in storm damage between 2008-2010. The survey results prompted the Suncorp Group Personal Insurance company to launch a Customer Response Team in a fleet of vehicles to deal with Victoria’s multiple disaster areas. Victoria’s Minister for Police and Emergency Services Peter Ryan praised the initiative. “The impact of natural disaster, including severe weather events, invariably causes enormous grief and disturbance to those families and businesses that are affected,” Mr Ryan said. Suncorp Group’s Jason McCracken said the company received hundreds of calls following severe storms. “Even with our 24-hour

claims hotline, many people may not be able to access a telephone to call us,” he said. “Others may be so traumatised that they don’t know where to start. “The Customer Response Team means we can be on the spot, when we’re needed the most,” Mr McCracken said. The team can operate in the field with mobile generators and communications technology, which means people can lodge their claims directly from the disaster area. Despite the heightened risk of severe weather, especially at this time of year, Mr McCracken said many Victoria households were underinsured. The AAMI research also revealed that 16 per cent of Victorian respondents who had experienced damage to their homes did not have enough insurance to cover the damage. Topping the list was Lysterfield, in the south east of Melbourne, with an average cost of storm claim at $17,540.
