‘Unknown’town attracts local and overseas buyers A SLEEPY hamlet north-west of Geelong is slowly awakening as new-home buyers discover an opportunity for larger blocks and the convenience of Geelong’s bypass. Batesford, on the banks of the Moorabool River, was surveyed in 1854 and has had little development until now. Just 20 minutes from Geelong on the Midland Highway, the settlement is host to a new subdivision, Riverstone Estate. Selling agent Mark Mayfield of Mayfield Real Estate said the hamlet had previously flown under the radar. “I think a lot of people think Batesford doesn’t exists,” Mr Mayfield said. “People think you pass the pub on your way to Ballarat and that’s it but we’re encouraging them to turn left and explore the big blocks of land with good quality homes available.” Mr Mayfield said the bypass had opened up areas outside of Geelong to families seeking “a bit more space”. “Basically Batesford’s popularity has increased because of the ring road. “It’s a lot more convenient now for people who want to go shopping and can just run down to Waurn Ponds and it’s an easy commute to Melbourne without all the traffic lights.” Mr Mayfield said Riverstone Estate, offered .4 to one-hectare allotments. “We’ve had a lot of established families from

Buyer beware of home handyman AN ARCHICENTRE study released this week revealed that many home buyers had no knowledge of illegal building traps when buying a house built by unlicensed builders, plumbers and electricians. Archicentre Victorian state manager David Hallet said 29 per cent of homes inspected for the study had some form of illegal work. Mr Hallet said common problems included illegal wiring or plumbing and structural changes to balconies and decks. “People contemplating illegal building should be aware, one way or the other, it will catch up with them,” he said. “In extreme cases, home buyers could be forced to demolish or rectify illegal structures and become legally liable for any injuries caused to visitors or tradespeople as a result of the illegal building.” Mr Hallet said most home owners only discovered the harsh reality of unlicensed building jobs when selling their homes. “The bottom line is that if the documentation cannot be produced then it becomes highly likely that buyers will not want to inherit the legal or safety risk,” he said. “Even if an unsuspecting buyer purchases the building with illegal wiring or illegal plumbing, an accident caused as a result of the unregistered work could put that buyer “Investigations by authorities will ultimately reveal whether the building work has the appropriate certification.” Mr Hallet warned home buyers to check paperwork before investing in property.
