he home reminded him of a classic farm house that his grandparents owned. Carole Hughes and Tom Sanning collaborated with Grady to devise a plan that would bring the most impact to the finished desi n. The home was completely renovated; the renovation involved opening up walls to increase the fl w of the first floor and adding d k-stained hardwood floo ing throughout the home. The team added layers of consistency to create a fl wing design that would inspire interaction, thought and delight. His foremost design influen e was his grandma's house. He wanted to create a modern farm house look inspired by his great memories, and of course, put his own unique spin on the farm house style!

THE DINING ROOM During the renovation, the entries into the dining room were enlarged. There was some stubborn wallpaper on the walls that had to go. When their attempts to remove it proved futile, Carole skim coated over it creating a slightly textured surface that works perfectly with the French country inspired decor. Pine tongue and groove from the kitchen continues on the ceiling to provide a natural wood accent. 22 |

THE KITCHEN Painted cabinetry in a simple shaker style is right at home in this modern country kitchen. The stainless steel apron sink and tongue and groove wood ceiling are classic farmhouse elements. Grady chose the travertine stone for the backsplash because it reminds him of grandma’s home with limestone exterior. Grady collected antiques which are appropriately used in the design, and his sense of humor shows with his choice of the “Warning Pigs May Bite” sign. There is plenty of space for friends and family to gather in this large kitchen.

WORLD TRAVELER The office brings together elements that are reminiscent of world travel: from an actual vintage airplane propeller, to the zebra print rug on the floo , the office is an easy place to roll up your sleeves and do some work. The unique ceiling treatment features ceramic tiles that look like street pavers with city names embossed on them. And, there are a few antiques that were appropriately chosen...including a vintage typewriter and a metal cabinet.

MASTER BEDROOM Grady cleverly mixes vintage furnishings with attractive, classic pieces such as the Ralph Lauren sleigh bed and an antique chest of drawers. A bergere chair and ottoman coexists with an oriental desk and his grandfather’s cast iron shoe lasts. The gallery wall features aged prints and drawings. The bold fi eplace features modern tiles, and the wood inserts in the coffered ceilings give the room the persona of a captain’s quarters. Grady enhanced the great bones that were already there.

he journey of building a family home begins with a dream, involves a lot of decisions and ends with a very personal connection. The home featured here was built by a couple who had a very clear idea of what they wanted. They did their homework in an effort to be good stewards of the environment during the construction process, so that their home would sustain them well into the future. I

t was time for more space than our small '50s ranch offered and as we looked at homes for sale, we realized we wanted to build from the ground up. As many couples do, we drove around neighborhoods looking for homes or lots that interested us. We were lucky to find a lo that was for sale by owner, and closed on it in March 2012. We felt at home in the subdivision, and our house would sit atop a gentle south/ southeast facing slope with peaceful views of trees in the near distance.

any hours of planning, researching and late nights passed before we broke ground in October 2014. To learn all I could, I was on the internet researching current energy-effici t construction methods, how to light a room, appliance ratings and saving tons of design pictures. I looked through magazines and of course watched HGTV. I wanted our home to be energy-effici t, using God’s resources conservatively. Our site allowed for south/southeast windows on the basement walkout side of the house. This side of the house would be warmed by the lower winter sun and with slightly more extended eaves, shaded from the higher summer sun. Minimal west windows, a side porch to shade some east sun and north windows on the front of the house would bring in natural light to reach most all spaces including the stairwell and through glass in the laundry pocket door. ut our plans weren’t ready! That’s where Paulette Kreter stepped in to swiftly draft plans of a house fitting our needs and li estyle. She is B genuine and knows construction. Her effici t, properly designed fl or

plans refle t this. Incorporated were some universal designs such as 3-foot doorways, space for a future ramp from the garage into our mud room, door latches instead of knobs and a large guest shower with grab bars. We wanted the house to be interesting and include fl x spaces, a work of art if you will, with nice surprises and light leading the eye through it. advised and kept construction on track. We would be building through the winter, and I wondered how that would go. Well, that hill the house sits on…it’s a windy one! Bricking the house required tarps and heat, however, over all, the winter didn’t seem to hamper progress, and work continued and allowed the needed time for decisions and material selections.

After drafting our plans, Paulette spent the next few months prioritizing what we needed to do and guiding us through the many building material selections from brick to faucets. With her friendly support and experience, the decision-making was something to look forward to and enjoy. I had no idea plumbing fi tures needed to be selected early in the process, even though interior design hadn't been decided. I chose what I liked, and it went together fin , however, the patience of the supplier was appreciated as I changed my mind on bath faucets a few times and wanted just the right kitchen sink. 60 |

Around January, Tina Davis began guiding us through interior design selections keeping detailed notes of what was and was yet to be selected. She has a broad knowledge and advised on lighting, cabinetry, wood stains, ceiling beam materials and even porch construction options.

together a few tile/backsplash groupings, and my husband and I chose what felt right to us. She designed interesting tile patterns, and the tile installers knew how to handle them. Selecting the Cambria quartz was as fun as it is beautiful and using sticky notes to narrow down cabinet pulls was amusing and worked great. On the final st etch, we quickly ran around town selecting mirrors and bath accessories.

The cabinet maker and Tina took time with me to design where everything would go. The beautiful maple and birch kitchen cabinetry resulted in a functional space that offered optimum convenience; especially the handy large drawers for pots and pans. Corner cabinets provide storage for small appliances and containers, and the under-sink fold-out tray is also useful in the bath. A couple cabinets with vertical storage; a small drawer next to the range used for spices; an island microwave drawer; and pantries beside the refrigerator and in the cabinetry dividing the kitchen and living area make good use of space.

he yard and outdoor living spaces T provide a lot of enjoyment, and it’s hoped the hardy native plants will

provide natural habitat for birds, bees, butterflie , squirrels and other wildlife. Kent worked with us to build porch details that give a warm, inviting feel to our outdoor living spaces. Landscape and stone/hardscape planning with sub-contractors began many months in advance. Trees and evergreens were planted on the northwest/west corner to provide shade and buffer cold wind. I highly recommend waiting to plant fl wer beds until large rocks are removed and proper top soil is added. In the last two months, a lot was going on in the house all at one time. The efforts of the sub-contractors and suppliers and the details and thoughtfulness they provided were much appreciated, as well as the help from family and friends. We moved in Memorial weekend 2015, and are pleased to call it home. Many lessons are learned through this process, e.g. the importance of communicating expectations; and performing “walk-thrus” with the builder each step of the way. It’s our hope that sharing our house story, will help others create the

The homeowners enjoy shrimp boils, so it was also important for them to have a high heat burner up and out of the way in order to keep their grandchildren safe when they are cooking. The homeowner enjoyed putting together the design to make the most of their outdoor enjoyment. She used a variety of fun, unexpected accessories. The Zebra head pillow and accent table complement the ebony colored furnishings by Tommy Bahama. The heavy dining table came from Pottery Barn. Its large wood legs echo the wood mantle piece, and the concrete table top blends nicely with the surrounding stone. Comfortable seating for dining and lounging complete this relaxing outdoor space that is a magnet for their children and grandchildren. Alfresco living is a luxury that these homeowners take full advantage of as often as possible. Being able to be outside and overlook their beautiful setting is a wonderful addition to their home.

The home is built on the highest point in the subdivision, and the bank of windows frame the beautiful view. The staircase leading to the downstairs features a natural steel finish. When Lisa saw them fitting it in place, she loved the look of the raw steel, so they polished the welds and sealed the finish with a clear powder coat. The result is a sophisticated take on a traditional railing pattern. The downstairs family room is a great place for gatherings, especially since the pool area is just through the large patio doors. Every convenience is there...a bar area with more custom cabinetry and comfortable seating anchored around the stone fi eplace. Large columns repeat the stone work on the fi eplace and define the family room. Throughout the home, color combinations are used to maximize the impact of the architectural features. And, downstairs is a prime example of how using complimentary colors enhance the space. Without color, the features would blend and fall short of their design potential.

A

tired deck left much to be desired when compared to the outdoor oasis these homeowners dreamed of. They began their outdoor renovation by enlisting the help of Jude Markway to develop a plan to create an outdoor living space that would fit ight into their beautiful yard with mature trees. They wanted low maintenance, high style materials that would transform their deck into a place where they could relax and enjoy their natural setting. The old wood deck was replaced by a large suspended concrete deck, and aluminum railings and posts were installed, so they didn't obstruct their view of the trees. The roof provides protection from the weather and extends their enjoyment of the outdoors into the cooler seasons, heaters were installed around the perimeter.

The cabinets are built from charred wood which has been fi ed in order to increase its strength and stand up to the elements. They call this new outdoor space their tree house. The new living space fits beautifully i to the wooded setting. You actually feel as if you are in a tree house...all you see are the large tree tops. It is a wonderful place to watch the birds and other wildlife. After a long day, being able to spend time submerged in this natural setting leaves the homeowners with a feeling of contentment. That's just what happened when Theresa Heckman and homeowners, Tim and Kelly Gettinger worked together to redesign their kitchen. The project began by looking at how the kitchen relates to the rest of the main level. Together they cooked up a plan to make the kitchen more accessible by adding a beam to widen the doorways and raising their height. They made the entry more impactful by dressing the entry in bolder craftsman style trim moldings. Now, the entries into the kitchen make a statement. The kitchen underwent a major renovation. Wallpaper was stripped from the wall, and they gutted everything else. New hardwood floors eplaced the old pickled oak floo ing. They redesigned the kitchen layout with Kristin from LaBelle Cabinetry & Lighting using Merillat cabinetry. "The trick to designing a kitchen with pre-designed cabinets and getting a custom look is all in the details," said Theresa. "You need to use side panels and complete the underneath with trim." They pushed the cabinetry all the way to the ceiling on one side of the kitchen, and dropped them a few inches on the stove side of the room to emphasize the hood. The design also gets a boost from the custom detailed crown molding. They took advantage of every opportunity to add finish detail . The factory finish erillat bakes on will provide them a lifetime of great quality, durability and beauty. The range hood and island are finished in a cha coal grey stain. This added a high design element that makes the finishe kitchen more complete. Cambria quartz countertops were chosen because of their beauty and durability. Subway tiles are combined with crushed glass accent tiles to create another timeless craftsman design detail. Lighting adds spice to the design. The large wood and metal geometric shaped fi ture over the dining table and the industrial style stainless steel fi tures over the island stand in contrast with each other. Just as salt and pepper add fl vor to the food prepared in the kitchen, these beautiful fi tures add another designer touch to the space. "Home Renovations are always a challenge, and things come up that we have to work through to get the end result the homeowner is looking for," Theresa says. "I really enjoy the challenge of working on remodels. " The collaboration with homeowners and helping them realize their dream is the best part of her business! 104 |

Prior to the renovation, the homeowner's kitchen, family room and den were all separate rooms. They rarely used the den, the kitchen felt cut off, and the family room wasn't large enough to accommodate family and social gatherings. Their need for a more open space increased as their family grew, and they went to Jude Markway to help with a much needed renovation. Jude brought in Tina Davis to work with the homeowners to decide how to achieve the open concept they were looking for. The existing red cabinetry was incorporated into the design. The homeowners had been told by others to remove the original kitchen cabinets, but Tina advised to keep them. 112 |

She could see the vision of a design that looked like it had evolved over time...that had personality and charm. The red cabinets were freshened up with a new one inch tile backsplash that features the perfect complimentary shade of red. Walls came down, and the open concept came to life. The interior rooms are now more accessible to one another. The new kitchen cabinets with custom glass doors set the tone for this vibrant gathering space. The curved mullion doors were designed with form and function in mind. Because they were all constructed in the same size, there is a sense of symmetry and consistency through the space.

There was impeccable attention to detail in every aspect of the cabinet planning. In order to highlight the beauty of the custom backsplash, accent lighting was installed. The new peninsula with wet bar has become the connection that makes entertaining fun and brings everyone together. It is outfit ed with the extra conveniences these avid entertainers need -- reinforced drawers handle the weight of the bottles, extra storage for barware and a convenient ice maker.

The den that they rarely used has become an extension of their entertaining space. By removing the wall, the designer created balance with the adjoining rooms with features like the stunning built in bookcases with arched openings and comfortable seating, it's easy to see why this room works so well with the new spaces. The team brought this custom design to life from the initial concept all the way through the construction phase. Fully immersed in the project from start to finish, the eam worked tirelessly to ensure the homeowners were happy with the full experience. The homeowners trusted the craftsman led by Jude Markway Construction and Tina Davis Designs and was able to create a kitchen oasis that embraces their whimsical style without neglecting all the important touches that refle t their personality. Jason and Kristi Harper purchased a home that had fallen into disrepair. Years of neglect had tarnished what once was a beautiful home. A mixture of eclectic, modern and traditional large scale furniture pieces feel at home in the large family room. They used the furnishings to direct the fl w of the room. They used a chrome tint on the glass. During the day, it offers a hint of obscurity, but in the evening it adds privacy and gives the area a beautiful radiance.

The old pickled tongue and groove vaulted ceiling adds to the room’s massive size. They tried to remove the dated finish, but in the en they added sheet rock over it and enhanced the beams. The beautiful walnut hardwoods unify the large space, connecting the great room to the other spaces in the home. Stairs surround the perimeter of the room and are a unique design element. The walkways are defined y tall stone columns which add a modern lodge feel. The biggest transformation in this room is the massive fi eplace. Stone was installed floor o ceiling, making a big impact on the room. Lush carpet anchors the seating area, and well-scaled furnishings allowed for the large size to be a welcoming feature. This room went from big and ominous, to gracious and spacious!

KIT CHEN A large opening and doorway keeps the kitchen connected to the great room. One of the biggest changes in the kitchen was the enlarged breakfast room. This expanded space allows for comfortable family dining, keeping the kitchen footprint unobstructed. The existing kitchen cabinetry was enhanced by incorporating additional storage cabinets on the refrigerator wall. The cabinet maker is a true craftsman, matching the color and style perfectly. They created a unique and functional backyard space using the natural topography. He put his crew to work removing the old structures and fencing that surrounded the pool and rebuilt an area that reminds you of a mountain hideaway. The natural slope was the perfect place to build a spectacular waterfall feature. Large boulders from the Gratz property were brought on site and carefully placed to create a perfect backdrop for their outdoor living areas.

When you know what you want, all you have to do is make it happen. Jason’s experience and creativity with landscape and design really paid off whe creating a dream backyard. It didn’t take him long to know he needed something more out of the landscape. He used the large lot and took advantage of a sloping backyard to create different levels of outdoor entertaining space. His plan created a beautiful and functional outdoor environment for his family....maximizing their enjoyment of the outdoors in the rustic modern design. They had to totally redo the pool to make it safe and functional again. The new border that goes around the pool highlights its deep blue color. They chose to install a heater and cooling system along with a new salt water system that is lower maintenance and more comfortable to swim in. A lot of creative thinking and attention to detail went into designing this backyard. They took every opportunity to use lower maintenance materials. He chose new composite decking, aluminum railings and new concrete. Jason maximized space by adding expanded patios to reduce upkeep.

O UT DOOR LIVING They opened up the exterior wall in the great room replacing three single windows with two large sliders. Now, the direct views of the tree-lined backyard and pool connect. They replaced all the old decking and added a beautiful shelter using stacked stone and tongue-and-groove wood on the cathedral ceiling -- making the new covered deck an obvious destination. He created a more dramatic approach to the pool with wider stairs and aluminum powder coated railings. The portico and the four car garage was a renovation project on their own. They stripped the finish f om the portico’s wood ceiling and stained it to match the rest of the outdoor spaces. There were four separate garage doors, but that looked way too busy, so Jason reframed them to now have two large garage doors. This simplifie the look and made the exterior much more pleasing. Bringing in the “new” during a renovation can be tricky--especially when the “old” had been terribly neglected. Jason and Kristi Harper saw past the neglect and found an opportunity to honor and highlight the good bones found in their home by reinventing the home with quality materials and skilled craftsmanship. His design aesthetic began with careful consideration of the scale of this project. They completed the major remodel by blending modern, rustic and traditional elements with an artistic hand resulting in a warm and welcoming home with a modern design. This restoration came out just as the homeowners had envisioned.
