GENERAL NOTES 1. The contractor shall furnish and install all items unless otherwise noted. 2. The contractor shall verify all dimensions and job conditions. All discrepancies shall be brought to the attention of the architect. The contractor shall be solely responsible for visiting the job site and obtaining all correct information for the completion of the contract. a. All dimensions locating exterior walls are to outside face of sheathing unless noted otherwise. b. Dimensions locating interior walls are to finished wall surfaces or centerlines of finished openings unless noted otherwise. 3. In the event that certain details of the construction are not fully shown or noted on the drawings or called for in the specifications, their construction shall be of the same size and character as for similar conditions which are shown or noted. 4. The contractor agrees to assume sole and complete responsibility for job site conditions during the course of construction of this project, including safety of all persons and property. This requirement shall apply continuously and shall not be limited to normal working hours. The contractor further agrees to defend, indemnify and hold design professional harmless from all liability, real or alleged, in connection with the performance of work on this project, excepting liability arising from the sole negligence of the design professional. 5. The architect preparing these plans will not be responsible for, or liable for, unauthorized changes to or use of these

plans. All changes to the plans must be in writing and must be approved by the preparer of these plans. 6. Only working drawings stamped “Issued for Construction” are permitted to be used for construction of this project. All other drawings are obsolete and are not permitted on the job site. Contractors using incorrect drawings are solely responsible for all work not performed in accordance with the drawings issued for construction. 7. Manufacturers installation instructions for all products shall be kept on site by the contractor for use by the owner. 8. Contractor shall provide all tools, materials, labor and equipment necessary to provide a complete installation of the work described in these drawings. 9. Drawings are not to be scaled in the field. Written dimensions take priority. 10. General contractor and all sub-contractors shall be familiar with all drawings for project. Information for all trades appears on sheets. 11. TYPE OF CONSTRUCTION Type V as defined in Section 602.5 of the Building Code of New York State.

DESIGN CRITERIA Building construction specifications were developed using the prescriptive and engineereed design methods described in the Wood Frame Construction Manual (W.F.C.M) 1995 SBC High Wind Edition for one and two family dwellings, as required by the Building Code of New York State.

FRAMING Unless otherwise noted, all new structural framing material shall meet or exceed the Base Design Values for Douglas Fir-South 'Stud' grade, as specified in Table 4A of the W.F.C.M. Supplement. Framing elements shall be sized in accord with W.F.C.M. prescriptions for the required framing conditions or the framing schedule which is provided for convenience. For compliance with W.F.C.M. load resistance requirements, the following framing requirements shall be met, in addition to other construction requirements as may be set forth in these documents or in the W.F.C.M: Double top plates provided at the top of all load-bearing walls, overlapping at corners and intersections with other load-bearing walls, or reinforced per W.F.C.M. Bracing, bridging, and collar ties installed according to the provisions of W.F.C.M. Studs continuous between horizontal supports. Where notches and/or holes exceed the limits set by the W.F.C.M, adequate remedial measures taken. All code-required clips, straps and foundation anchoring installed as prescribed, in order to develop full resistance to the prescribed load conditions. Dangerous existing framing conditions must be corrected such that applicable current code requirements are met. Joists, headers, rafters, beams, trusses, and girders supported on adequate bearing and otherwise sized and configured to adequately resist the prescribed load conditions. Floor, wall and roof openings, and wall corners constructed in accordance with the provisions of W.F.C.M. prescriptive design.

Sheathing shall be fastened to framing in accordance with the provided nailing schedule, see sheet A-101. Any framing connection that is not made with an engineered connector shall be nailed in accordance with the provided nailing schedule. All engineered connectors specifications shall meet or exceed the load resisting requirements of the W.F.C.M. for properly installed connections. Uplift connections shall be installed in accordance with manufacturers recommendations, at each required location. Holddowns shall be installed at all specified locations in accordance with manufacturers recommendations.

FIRE PROTECTION In accordance with Section R317.1.1 and AJ102.3 of the Residential Code of NYS, smoke alarms shall be installed at the following locations: - In each sleeping room. - Outside each separate sleeping area in the immediate vicinity of the bedrooms. - On each additional story, including basement or cellar, but not in crawl spaces or uninhabitable attics. In addition, one carbon monoxide detector shall be installed on each floor level where sleeping quarters are located. Where internal wall and ceiling exposure permits access, all alarms shall be hard wired and smoke alarms interconnected. In other areas where required, battery powered alarms shall be provided.

ENERGY CALCULATIONS Calculations shall be provided utilizing an approach based on performance of the total building envelope, as set forth in the Energy Conservation Construction Code of New York State. All newly constructed elements, components, and systems shall be constructed accordingly. Contractor shall attempt to remediate existing conditions to the extent practible in the normal course of construction. Contractor shall retain and provide information necessary to verify compliance in accordance with Section N1101.2.4 of the Residential Code.
