Model homes and homes displayed in these shows are often furnished to give you ideas for using space. When examining a home, look at the quality of the construction. Inspect the quality of the cabinetry, carpeting, trim work and paint. Ask the builder or the builder’s representative a lot of questions. Get as many specifics as possible. Local Home Building Impacts

ONE YEAR IMPACT: The estimated one-year metro area impacts of Building 4,540 single family homes in Ada County include:* • $1.3 billion in local income, • $110 million in taxes and other revenue for local governments, and • 20,615 local jobs. These are first-year local impacts that include both the direct and indirect impact of the construction activity itself, and the impact of local residents who earn money from the construction activity then spending part of it within the local area in the first year the home is built.

ON-GOING IMPACTS: The additional, annually recurring impacts of Building 4,540 single family homes in Ada County include:* • $179 million in local income, • $34 million in taxes and other revenue for local governments, and • 3,430 local jobs. These are ongoing, annual local impacts that result from the new homes being occupied, and the occupants paying taxes and otherwise participating in the local economy year after year. * The above impacts were calculated assuming 4,540 new single family homes built in Ada County between October 2017 to September 2018 with an average sales price of $390,000; are built on a lot for which the average value of the raw land is $36,000; require the builder and/or developer to pay an average of $13,500 in impact, permit and other fees to local governments; and incur an average property tax of $4,463 per year, which takes into account a homestead exemption of $100,000, and defers collection of property taxes 1 year. This information was obtained from the Ada County Assessor's Office, the Ada County Highway District, the Building Departments for Boise, Eagle, Kuna, Meridian, Star and Ada County, and the Intermountain Multiple Listing Service, and “The Metro Area Impact of Home Building in Ada County, Idaho: Income, Jobs and Taxes Generated” report
