October 2015 Market Report NO FROST IN OCTOBER Ada County sales of residential properties were 13% higher this October than last October, continuing the market improvement this year. For the last twelve months, the market has improved 16% over last year. The market has slowed very slightly in recent months, probably due to a lack of inventory. Last year we had 3.8 months of inventory at the end of October; this year we have only 66 days of inventory. All price ranges under $600,000 - with a maximum inventory of 4.8 months - are tipped in favor of sellers. As we’ve said in earlier reports, this is an amazing time in our market: most all property owners have positive equity in their homes - a far cry from conditions in 2008/2009 - and are able to sell their properties and use the proceeds to trade up to nicer properties made affordable by very low interest rates. Another positive sign is that, despite the rapid pace of the market, average prices have risen only 7%, an acceptable price gain during a period when inventory decreased by 16%.

It’s also interesting to note that pending sales at the end of this October were 40% higher than they were twelve months ago, pointing to a healthy market for the remainder of the year.
