A final walkthrough not only provides buyers an opportunity to confirm the completion of any repairs the sellers agreed to, it ensures that the property is in the same condition that it was when the buyer’s offer was accepted and it protects the seller when it is completed immediately prior to the closing. Here are some of the things that buyers are looking for and that sellers should prepare for in the walkthrough: Confirm any items such as appliances, window treatments, or furniture that were included in the sale are present and in working order. Verify that remote controls have been left by the previous owners and are operational—like for ceiling fans and garage door openers. Inspect the floors, railings, ceilings and steps for any damage that may have occurred when the seller moved out. Confirm all belongings and debris have been removed from the property. Completing a final walkthrough puts the buyers minds at ease as they proceed to the closing table and if there is something wrong or missing it can be remedied before the money changes hands.
