1760 Second Avenue- BCRE NEW YORK, NY GROUND UP- Completion date: 2001 The project presented several challenges from a rigid zoning envelope to a tight site. Portions of the building above the seventh floor cantilever over a neighboring building to make up lot coverage for all the air rights parcels. From the beginning of the project the developers focused on often ignored sectors in the luxury highrise residential market - professional singles and couples as well as emerging families. Chartwell House is located on the east side of Second Avenue between 91st and 92nd Streets and targets this upscale but underserved sector of the market. Named after the country house of Winston Churchill, Chartwell House aims to exemplify elegance and sophistication. The apartments will feature premium hard wood strip floors, kitchens with granite countertops and stainless steel appliances, and full marble master bathrooms. The lobby will feature beige Sophia marble flooring with dark Emperador border, mahogany paneling, upolstered feature walls at the concierge desk.
GROUND UP- Completion date: 2004 The Impala is a luxury high rise residential development featuring three buildings consisting of a 31 story, tower on First Avenue, a seven story building on 76th Street and a seven story building on 75th street. All three buildings face into a large landscaped garden. With the exterior design by Michael Graves, one of the challenges for H. Thomas Oâ€™Hara, Architect was to work within the confines of the exterior design, while at the same time, keeping the facade economically viable. To this end, the use of brick faced pre-cast concrete panels is employed in combination with standard cavity wall construction.

CENTURY TOWER 14
400 90th Street- RFR Davis NEW YORK, NY GROUND UP- Completion date: 2000 Located on the southeast corner of 90th Street and 1st Avenue, Century Tower is a 23 story high-rise residential building with a ground floor commercial component. The buildingâ€™s design is driven by contextually blending the baseâ€™s pavilions to the scale of the surrounding neighborhood low-rise while the tower is tailored to the surrounding high-rise urban fabric. Century Tower is a masonry building with pre-cast copings utilizing a monochromatic brick for the base and a multi-chromatic random blend of bricks for the tower. Primarily designed from the inside out, the apartment layouts drive the location of bay windows, corner windows and other fenestration.
GROUND UP- Completion date: 2001 Through the use of a centrally positioned retail block of square footage flanked by a traditional residential entrance to the east, and a parking entrance to the west, the retail tenant is anchored by crossing traﬃc patterns at 180 Montague Street. The unique zoning requirements limit the design of the tower with little room for articulation. Various measures are taken to create an intricate facade, which employs the use of diﬀerent textures and tones of custom masonry. A core shift, equivalent to an apartment module, yields an exceptionally high net eﬃciency. The strategic shift opens up the retail and the below grade levels for parking, and provides maximum flexibility to both the retail user and the garage operator without any impact on the apartments’ layouts, which are oriented toward the better views of Manhattan.

35 West 33rd Street- Pitcarin and Hub Realty NEW YORK, NY GROUND UP- Completion date: 2003 The design and construction documents for a 34 story residential rental building. Including lobby design and all common spaces. Itâ€™s a tall order to design a high-rise building that stands adjacent to the Empire State Building. While the Magellan, for developer Pitcaim Properties, contains only about one-third of the number of floors as the Empire State Building (34 stories versus 103) it is a great building in its own right and does justice to its iconic neighbor.

GROUND UP- Completion date: 2005 Sutton 57th Street, the building completed for Broadway Management at 212 East 57th Street was, from feasibility study through construction administration and design completion, nearly flawless. Principal Julio Magarino calls it “a perfection of time.” David Welder, Senior Vice President, of Broadway Management, recalls: “Our project was on a relatively narrow site and it required a lot of forethought. They developed a creative solution that worked both functionally and economically. They really understand the needs of the consumer and they are a pleasure to work with.”

160 Wooster Street- Jane Gladstein Development NEW YORK, NY GROUND UP- Completion date: 2004 160 Wooster Street and Soho 25 are two completed condominium buildings that flank the eastern and western sides of Greene Street on Houston. Both buildings have land-marked facades(designed by BBB) and are among the few new construction buildings in the Landmark District. “The two buildings are like twins—not identical, but fraternal. The challenge was creating eﬀective layouts while working with the land-marked façade. We succeeded in creating two very diﬀerent yet beautiful products with clever layouts and duplex penthouses, despite the narrow lots on Greene Street, “ says H. Thomas O’Hara. HTO’s clients were TriBeach Holdings for 160 Wooster and Metropolitan Housing Partners for Soho 25.

236 Livingston- BWY MGMT/ Waterton NEW YORK, NY GROUND UP- Completion Date: 2011 Located on a through lot site, The Addison is situated between Livingston and Schermerhorn Streets in Downtown Brooklyn. With a total of 271 Residential Units in two separate towers totaling around 235,000 sf (504,400 sf ); 26 Floors on Livingston Street and 15 Floors on Schermerhorn Street as well as individual Commercial frontages for each Street. The Addisonâ€™s residential amenities include parking facilities, a fitness center with skylight views, landscaped courtyard access, cold storage and multiple storage areas. In addition, design and construction was completed for a new MTA subway entrance within the property and adjacent to the building, a great asset to the tenants.

415 Greenwich Street NEW YORK, NY REHABILITATION- Completion date: 2007 The eight-story structure at 415 Greenwich Street was built as a warehouse in 1913, recently used as oﬃces and purchased by developer Hertitage Partners Inc. The HTO team strove to preserve this historic structure and transform the building into a residential living space. At 200,000 sq.. ft., the 63 unique, luxury units include marionettes’, simple loft apartments, and duplex penthouses housed inside a beautifully existing roof will add a contemporary touch to the building, suitable to the already stylish lower Manhattan community. The timeless and evocative interiors by HTO top oﬀ this Tribeca gem.
ONE HANSON PLACE
One Hanson Place- Dermot BROOKLYN, NY REHABILITATION- Completion Date: 2010 HTO worked on Brooklyn’s tallest building, a luxury residential tower. The Dermot Company’s Williamsburg Bank Building at One Hanson Place has a gold dome, which crowns the borough’s skyline. “The 512-foot, 34-story structure will undergo an extensive conversion into more than 200 residential units, “says Fariba Makooi, HTO associate in charge of the project team. HTO developed a design solution for the 75-year old tower that balances the technology (materials and process) with the aesthetics (composition and cultural resonance).
REHABILITATION- Completion date: 2006 Constructed in 1925, the luxury Olcott Hotel was a longtime favorite of celebrities and the elite. HTO Architect, PLLC transformed this landmark building into condominiums, tastefully blending the original prewar detailing with top-of-the-line modern finishes. The updated Olcott features a private residentâ€™s dining room, childrenâ€™s play room, and fitness room. Situated half a block from Central Park, this Upper West Side beauty has been returned to its former glory.

90 West Street- BCRE NEW YORK, NY REHABILITATION- Completion date: 2005 Julio P Magarino and his team worked on 90 West Street, a Gothic style terra-cotta skyscraper designed by Cass Gilbert. On September 11th, the building sustained damage on the North façade, copper roof, floors, elevators, and lobby. “As part of its conversation from oﬃce space to residential building, we were able to maximize apartment space, creating 410 units, and provide exceptional views customized to each individual apartment, as well as find the appropriate style for the lower Manhattan community, “ says Magarino. 15 Park Row NEW YORK, NY RETAIL- Completion Date: 2008 15 Park Row carries the illustrious architectural heritage of design by the renowned R.H. Robertson. It was at one time, from 1899 to 1908, the world’s tallest oﬃce tower. Its ornate twin towers remain a signature presence among Downtown Manhattan’s most celebrated landmarks. At 225,000 sq. feet with 210 apartments, the spectacular panorama that residents enjoy from 15 Park Row is classic and inspiring. Breathtaking East River vistas, from sunrise to sparkling night bridges, are complemented by celebrated views of the Woolworth building and the elegant greenery of City Hall Park. The horizontally divided facade of limestone and brick is mainly decorated by balconies and ornamental ledges, along with four female sculptures on the rusticated base. The twin domes, originally functioning as observatories, are topped further by smaller, copperclad domes. The building features twin courtyards on the Ann Street side, allowing as much natural light into the building’s interior as possible.

GROUND UP- Completion date: 2006 This gracious 67 story limestone and brick tower, located at 425 Fifth Avenue, is destined to become one of Manhattan’s premiere luxury addresses. With the exterior facade and interior public spaces designed by Michael Graves Architect, and apartment layouts by the project’s primary architect H. Thomas O’Hara, Architect, PLLC. The small 6,030 sq. ft, tower footprint challenged H. Thomas O’Hara, Architect to provide eﬃcient apartment layouts and preserve panoramic city views while at the same time, fully responding to the limitations of its structural requirements. On the ground level an open public plaza with water elements, designed by Thomas Balsley Associates, serves as central access to commercial and residential spaces.
