editor’s note Pulling together this month’s

issue was a pleasure because it put me in touch with two thoughtful men who have been in the public spotlight but deserve much larger audiences: David Crossley and LaVerne Williams. Crossley is president of Houston Tomorrow, a nonprofit whose mission is to improve the quality of life in the Houston area. I have been reading and admiring his essays on urban design, environmental issues and public policy for years in print and on the Web. We are delighted to have his thoughts on getting to the real green as our primary essay this month. Crossley’s not afraid to tell it like it is, but he’s also hopeful about changing our wasteful way of living. We really can’t afford not to. The photo of the Whole Earth Catalog that David sent along with his article gave me a pang of nostalgia. This dates me as a Baby Boomer, but I remember when my friends and I first saw that photo of the earth from the moon. It was mystical seeing how very finite our little planet is; that one picture significantly jump-started the environmental movement in the 1970s. I, of course, had to buy the catalog with that picture on it because it was so cool. I never got around to raising chickens, but someday…it’s on my life list. cool. Back in the ’70s he advocated green architecture and more sustainable methods of building and living, including the use of solar photovoltaic panels. I had a friend in the ‘70s who sold solar photovoltaic systems for a while, and let me tell you, that was a thankless business to be in back then. Solar was doable then, it is doable now. Photovoltaic systems need to be a little less expensive, but the price is coming down, especially with tax incentives. I’m thrilled the new stimulus bill Congress passed recently includes tax breaks for solar and wind energy. We need more incentives to use these renewable, truly sustainable forms of energy. Williams is careful to distinguish between “green” and “sustainable.” Here’s what he says: “We say ‘green’ instead of ‘sustainable’ architecture because creating truly sustainable buildings is impossible as long as fossil fuels are used in any way to mine, transport and process building materials, or to construct, operate or maintain a building over its lifetime. Sustainable means only renewable energy can be used.” Green architecture is more than just using recycled products and energy-efficient appliances, he says. Much more. Marian Arens first contacted me when she lived in

another home and was trying to decide whether to remodel or sell to achieve the more casual, tropical look she and husband Dick wanted. After our meeting, the couple decided to buy a newer, one-story home to which they added a swimming pool surrounded by palm trees. The couple wanted to start fresh in their new home and establish an overall design plan before buying any new furniture. “I know you try to reuse existing furniture and accessories in new ways, and that’s exactly what we needed,” Marian explains. (See their dining room and entry in “Tropical Punch,” DIY Decorating, June 2007 and their study in “Tropical Study,” DIY Decorating, April, 2008 issues of Houston House & Home). “Our master bedroom and sitting room has an awkward shape and does not have enough space for two night stands on each side of the bed,” Marian explains. She had already tried all of her existing leftover furniture in the sitting room between the bedroom and bath without success when she called me back to help her solve these problems. Marian thought the bedroom furniture they owned was way too formal for the relaxed, British Colonial tropical style of the rest of the house. Since they were happy with the wall color (Lowe’s Laura Ashley 609 Taupe 3), the task was to find bedding and artwork to establish the color scheme for the room. Marian, a fantastic shopper, gathered several bedding choices for me to come back and see, including a tropical pattern from The Great Indoors that included a little touch of navy blue to tie the recliner into the space. She also gathered a variety of fabric samples and artwork, including some tropical bird prints from SteinMart and some palm prints from Ballard Designs.com. I wrote down measurements and where to hang them since she wanted to do that herself and use my time for the big picture.

Once the colors were established, it was easy to fill in the blanks. Since the bedroom is so spacious, the desk was pulled out from the bay window into the room, which makes operating the existing blinds a lot easier. “You helped me to visualize the master bedroom with a more relaxed, tropical style using the formal furniture we already had,” Marian says. We determined she could use the navy leather recliner from the study, and since she did not want a dust skirt, we chose not to use one. I gave her a specific shopping list and drawings of additional items. Using my suggestions, Marian shopped for fabrics, finding them at Calico Corners. I gave her the number of my workroom, which made a striped pillow for the bed and fabricated a chair cushion for the new desk chair. THE RIGHT DETAILS

Marian admits the hardest suggestion to visualize was the informal bamboo chair from Crate & Barrel with her very formal desk, and the wallhung table beside the bed. “When I found the wall mounted table, it was quite orange, and your upholsterer darkened it with stain, which is my favorite custom touch in the room,” she says. My sewing workroom made the pillow and chair cushion, too. The chairs in the sitting area have become a favorite sunny space to sit. We e-mailed photos of the correct sized chairs back and forth until she settled on a pair from Pier One Imports. The couple use the chairs daily, and they are so much more user-friendly than the chaise, which got moved from room to room until Marian eventually sold it. She also liked the idea of updating the lighting and ceiling fans. “I have learned that small changes can make a huge difference,” Marian says. “You were able to achieve the look we wanted without purchasing any major pieces of furniture,” she says.

GOOD FENCES NOT ONLY MAKE GOOD NEIGHBORS— THEY MAKE AN AESTHETIC STATEMENT By definition, a fence is any structure that encloses a landscape providing security against intruders, marking a boundary or acting as confining barrier. In other words—fences are functional.

However, based on your design choices and material selections, they can also serve as a beautiful accompaniment to a home. DESIGN TALK

For Mark McKinnon, founder of McKinnon Associates, a well-designed fence is an acknowledgement by the homeowners that their home is not limited to the primary structure. “When you want a fence that is more than pure function, you are applying comprehensive design theory and attention all the way to your property line,” he says. “You’re saying that your living environment extends beyond your air-conditioned space, through the windows and out into the gardens.” As an example, he has built a fence for a client out of a specialty metal with a highly reflective A B O V E : A beautiful fence complements your home, extending its reach to the garden and out to the property line. On one property, Mark McKinnon imaginatively trained a line of magnolia trees as an 18-foot hedge. For a client whose house sits on a busy street with lots of pedestrian traffic, he built a chain-link fence and then planted the drought-resistant lantana along it. The tall lantana provides privacy, absorbs some of the street noise and looks pretty when in bloom.

quality that picks up on the many stainless steel objects in the home’s interior. “We match the materials of the house, inside and out,” he says. He lists three broad categories of fences. One—the basic perimeter fence that is the most cost-efficient. Two—the finely crafted fence that is constructed for durability and longevity. Three—screens that create a backdrop for garden vistas and vignettes by shaping and framing the gardens; they provide security but also detail and interest. PICK A PICKET

Because they’re outdoor structures, fences must be made of hardy materials. For wood fences, Wes Hackney, owner of Native Texas Landscape, lists cedar as his first choice. He suggests building cedar fences with three rails to make them last longer. “Putting a rot board, a plank of pressure-treated pine, length-wise along the bottom will also increase the life span,” he says. Metal that has been galvanized and powder coated is the number one pick for Emilio Lozano, president of Custom Security Fence & Iron Works. “The initial expense will be more than with plain metal, but, in the long run, it may turn out to be cheaper because it lasts longer and is easier to maintain,” he says. Ornamental aluminum fencing is low-maintenance and durable. Ronny Richker, owner of Great Fence Distributors, says, “Our product carries a lifetime warranty for material and structure. McKinnon has also used acrylics and polycarbonates to create artistic fences. These materials let light pass through, but are opaque and therefore provide privacy. “They can be backlit to bring out night time qualities,” he adds. Polycarbonate vinyl fencing requires little or no maintenance and resists termites, fungus and dry rot. Newer versions of vinyl fences are fade resistant and are difficult to tell apart from wood. Other materials include wrought iron, especially nice for gates and accents, and stucco, which, in fencing, is cinder blocks faced with stucco. As for combination fences—“the sky is the limit,” says Hackney. He has built wood fences with brick columns, wrought iron with stone columns and cedar fences with stucco columns, just to name a few mixed uses. SELECTIONS AND ELECTIONS

Once you select your main material, you have an array of options that can dress up your fence. A sampling of ideas includes a tall privacy fence with a grilled window such as McKinnon designed for a client. The high fence blocks an unsightly utility easement outside the property, the window lets the breeze through and the grill provides security. Lozano suggests customizing a wroughtiron gate or driveway arch. The Great Fence residential product comes in five different colors. A Loft in the Woods

The soaring loft tucked in the middle of a two-acre patch of woods can barely be seen from the road. An oasis amid the commercial and industrial warehouses in the vicinity, the place fairly glows in an Oz-green light. The loft, painted emerald to blend with the trees, is green both literally and figuratively. In its construction, every effort was made to minimize waste during the building of the home. All materials used were carefully considered for their impact on the environment. The owners Rick Wilson and Therese Coucher originally wanted to buy and restore a loft or warehouse in downtown Houston but couldn’t find one to suit them. So, they began thinking Outside the Loop. The wooded lot they found just South of Loop 610 seemed perfect. A former cow pasture left dormant for 25 years, the acreage is thick with nonnative Chinese tallow trees. “But there’s a nice understory of native oaks and mulberries,” says Therese, a master gardener who plans to 36

The location, a straight shot down Main St. from central Houston, is convenient to Rice University where Rick is chair of the political science department. Long committed to saving energy and natural resources, he has been commuting to work on a bicycle since 1974. When he and his wife Therese decided to build on the lot, they began searching for an architect who could design a reasonably affordable energy-efficient, earthfriendly home for them. “It would be criminal to build a house that wasn’t energy efficient, given that energy costs will skyrocket in our lifetimes,” Rick says. “I have never liked waste,” adds Therese. “I am a thrifty person.”


They interviewed four architects and chose Houston architect LaVerne Williams, AIA, a pioneer of green-building who has been building environmentally friendly “green” houses for more than three decades. Williams moved to Houston in 1963 to work construction for a homebuilder, earned a degree in architecture from the University of Houston in 1967, then quit his job in 1975 to start his own architectural firm. “I was fed up with the way houses were being built,” he says. His firm, Environmental Associates, is the oldest architectural practice in Texas dedicated exclusively to projects that strive for sustainability, and he has won numerous green-building awards locally and nationally. He is a co-founder of the American Institute of Architects Houston Committee on the Environment, and co-founder of the Gulf Coast Green and Houston Green Expo being held this year April 18-19 at Reliant Park. “LaVerne is so enthusiastic,” says Therese. She and Rick took Williams a model of what they wanted. He came back with a model close to what they wanted but with improvements. Then he explained that to make the design for the house do what they wanted, it could cost more than they bargained for. To make the loft financially feasible, Rick and Therese, at Williams’ suggestion, decided to hire a builder to construct the basic structure of the loft and wire and plumb it, but TOP: A water cistern near the garage collects rainwater from the roof, which is unfinished Galvalume. “It’s unfinished so the water is not contaminated,” says Williams. The water will be used for plants in the garden.

they would do the finishing details themselves, such as building cabinets, applying finish to the floors and painting walls. “My father was an engineer,” says Therese. “We always did stuff ourselves.” Williams advised hiring a contractor with green experience to the team, Chris Fry of Dovetail Builders Inc. “[Fry] knew price was an issue,” Rick says. “He was very careful.” “Green on a budget” is how Fry describes the loft. He has been a builder since 1988. He built his first green home in 1997, and has become known for attention to detail in building energy efficient, green custom homes. There’s more to green-building than energy efficiency, Fry says. “It’s not just about energy efficiency and insulation. It’s also about quality construction so a home doesn’t deteriorate over time. Homes built today should last for several generations. That’s something the Houston market needs a lot more of.” Williams calls homes not built for the long term “throwaway homes.” “This country wouldn’t be in the fix it’s in,” Williams says, “if we just did things right to begin with instead of passing it off to the next [home]owner.” Williams, Fry and Wilson all date their interest in the environment and green-building to their childhoods and their love of the outdoors while playing outdoor sports and exploring nature. LOFT CONCEPT Rick and Therese knew they wanted a loft-like structure. “We wanted open space,” says Rick. “We wanted a place to display Therese’s art and other people’s art, and we wanted a place to entertain.” Therese, an accomplished weaver who shows her work at Houston Center for Contemporary Craft, needed a large studio for her four looms and spools of yarns she handdyes herself. Rick wanted a corner of the studio to dabble in painting with acrylics and oils. And each needed a quiet place to write with computer and desk. Williams’ final design resulted in a lofty two-story structure with a large, open central space that houses the living room, kitchen, a small sitting area/guest bedroom and bath. three sides overlooks the main living area downstairs. One side of the gallery is the master bedroom, the other side is library/office space for Rick and Therese. Opposite the stairwell upstairs is Therese’s large weaving studio. The highest point of the loft ceiling is 32.5 feet, the lowest 21.5 feet. The height of the roof and placement of windows makes the 3,148 square foot loft feel enormously spacious. The eastern wall, almost three stories tall, needed lateral bracing for wind load. It also needed a shade structure for the tall recycled French glass doors facing east. Williams designed a galvanized steel trellis that acts both as a shade structure and as a horizontal beam to brace the east wall. “This is where you lower cost,” Williams says. “You get integrative design—the shade structure also acts as structural element for the house, plus it will last for generations rather than rot in a few years if made of wood.” Williams sloped the roof down to the south. “We did it at a certain angle,” he says, “to optimize the amount of solar gain for solar photovoltaic panels in case the owners want to add them later.” (Rick says the house is already so energy efficient, with energy bills averaging about $80 a month, the estimated $15,000 cost of solar panels to provide a quarter of the loft’s energy needs wouldn’t pay out enough to justify the cost in his lifetime.) Another reason Williams sloped the roof in a certain direction is ventilation. “I wanted to get some high ventilation on the north side of the house,” he says, “so when breezes go over the roof, they create a low pressure zone. Uisng what’s called the Venturi effect along with heat stack effect, the low pressure actually sucks breezes through the house. This is a passive sustainability design methodology I’ve been perfecting for decades to enhance natural cooling for the homes. your outlets, in this case the louvered windows, up high.” The screened, louvered openings high up in the studio and main living areas are easily opened and closed with a system of ropes and pulleys. Some of Williams’ clients opt to use electric power to operate the louvered windows for ventilation. Rick and Therese wanted the handoperated ropes. “They wanted to have this active involvement in the house,” Williams says. Rick says most evenings, even in summer, they turn off the air conditioning about 8:30 p.m. and open the air vents to bring in the cooler night air. GREEN DETAILS Clearing the thickly wooded land for the loft’s site involved cutting some trees and shrubs. Dovetail Builders carefully cleared the area where the house was to stand and the driveway, then mulched all the trees and shrubs and broadcast chippings out onto the two-acre site. With dirt excavated from the site, they built an earthen berm at the front of the property to control road noise and act as a barrier to floodwater from the street. “We didn’t have to haul waste back to the landfill,” Fry says. “We weren’t burning fossil fuels to take it off site.” Any shipping materials for products, such as cardboard boxes and other packing, were recycled. For the driveway material, crushed concrete that had been demolished at another job site of Fry’s was used. Rick and Therese purchased two large cisterns to collect rainwater and water from the roof to irrigate their garden. The metal roof is unfinished Galvalume. “It’s unfinished so the water is not contaminated,” says Williams. The loft’s exterior walls are clad in HardiePanel siding. All windows are locally made by Ram Industries in nearby Stafford, Tex., saving fossil fuel that might otherwise be used to ship the windows. All appliances are energy efficient, as are the tankless hot water heaters. Icynene spray foam insulation was used throughout the house. tion contains no ozone-depleting substances and is water blown so it does not emit harmful gases once cured. The foam insulation creates a strong air barrier and minimizes air leakage and moisture, which is conducive to mold. THE PROOF IS IN THE LIVING Rick and Therese moved in a year ago. They call the place “The Wareloft” and have etched the name in the cornerstone of the front porch. “It’s still a work in progress,” Rick says. The kitchen still needs countertops and a few details. “Peaceful” is the word both he and Therese use to describe the experience of living there. “I’m finding it’s a great place where I can work and write,” says Rick. “It’s really quiet and conducive to getting things done.” Therese is also pleased at how strong and sound the house is. “During Hurricane Ike, the house didn’t even creak. The trees shielded us from flying debris, and we were amazingly untouched.” While their electricity was out for a week, they stayed comfortable in their naturally ventilated house. Rick hopes the house will serve as an example of a well-designed, well-built green house. “If you believe in doing things that are environmentally sound,” 42

he says, “you’ve got to believe the proof is in the pudding. Do it. Demonstrate it. I like to think of [the loft] as perhaps a model for others in the community. You can have an environmentally sound house that doesn’t have to be ugly. It’s stylish. It’s not a costly place either.” Williams estimates the cost of the house to be about $110 a square foot, though that certainly does not take into account the labor Rick and Therese have done on the house. It is in the process of becoming LEED certified. They recently threw a dinner part to celebrate their one-year anniversary of living in the house. “We invited our architect and builder. How often does that happen? ” Rick asks with a laugh. “We all get along. All of us ended up being happy at the end.”

SOLAR ELECTRIC AND WIND ENERGY SYSTEMS The solar panels on the roof of this home at Evia, a new environmentally friendly development built behind the Seawall in Galveston, are from Standard Renewable Energy in Houston. Six photovoltaic panels from SRE cost about $12,000, but with the stimulus funds’ tax write-off, the cost is $8,400, and that, of course, does not include the long-term energy savings that come from the use of these panels. The panels placed at the back of the house are not noticeable from the street, yet provide energy that helps run the house. The family sheltering here after Hurricane Ike lived comfortably with plenty of power, including air conditioning; the Evia development did not flood during Ike because of its elevation and protected location behind the Seawall. The wind turbine, shown here, from Standard Renewable Energy, catches sea breezes and provides additional energy. SRE no longer sells this turbine, but does carry a Skystream 3.7, which is 12 feet in diameter and requires an acre of land around it.

Green Spring Cleaning By Ann McCormick

NATURAL WAYS TO CLEAN AND DEODORIZE YOUR HOME

During your spring cleaning regimen, consider using environmentally friendly solutions to reduce potentially harmful chemicals in your home.

There’s nothing like the arrival of spring to lift our spirits. Fresh breezes and budding branches tell us it’s time to sweep away winter. It’s also time for that household rite known as spring cleaning. As you begin your cleaning, consider making the switch to environmentally friendly solutions. Using natural solutions for home cleaning will reduce potentially harmful chemicals in your home and help you create a “green,” environmentally safe home. KITCHEN & BATH Start by eliminating the need for specialty cleaning solutions with this multi-purpose kitchen and bath cleaner. Combine two cups of hot water with 1 teaspoon borax powder, 1 teaspoon baking soda, 2 teaspoons white vinegar and one good squirt of liquid dish detergent. Mix thoroughly and store in a spray bottle. Use for cleaning stovetops, sink areas, bathroom fixtures and other nonporous surfaces. 54

Don’t forget the microwave when you clean. The inside often gets splattered with food and can develop mysterious odors. Cleaning a microwave is almost as easy as cooking that bag of microwave popcorn someone burnt into an unrecognizable shape over the holidays. Combine a cup of water and 1/3 cup white vinegar in a glass bowl. Heat for 3 to 4 minutes or until the liquid comes to a boil. Leave the liquid in the microwave with the door closed for about 15 minutes. Then, remove the glass bowl and wipe down the inside of the microwave. Remove and clean any racks or trays with warm soapy water. Another appliance in need of spring cleaning is the refrigerator. Start this task by combining four cups very hot water with 1/2 cup each baking soda and salt. Stir to dissolve and allow it to cool. In the meantime, remove all food items from the refrigerator. If you have a picnic cooler, use it to keep milk and other temperature sensitive items chilled. Pull out the refrigerator drawers and shelves. Dip a sponge or washcloth in the warm solution and wipe down the inside of your refrigerator. Use the same solution to clean the drawers and shelves. Finally, clean the rubber door seal. An old toothbrush works well to get in the folds. Wipe down and return the drawers and shelves. Replace food items, checking for drips and leaks as you go. Cutting boards and butcher block surfaces are prime real estate for the microbes that thrive on food remains. Even when you wash them off after every use it’s wise to include them in your cleaning. For non-wooden cutting surfaces, soak them in solution of warm water and bleach (two tablespoons bleach for every cup of water) for about 15 minutes. Rinse and scrub thoroughly. For wooden surfaces use a fine grade sandpaper to smooth the surface and eliminate cut marks. Wipe down with warm water and dry. If a funny odor persists, pour a tablespoon or two of vinegar on the surface and allow it to sit for a few minutes before rinsing. To prevent cracking of more expensive cutting boards or butcher blocks, swab lightly with mineral oil (available in most drug stores). Do not use olive or vegetable oil as they will turn rancid. WINDOWS Sparkling clean windows bring in the spring sunshine and make any home brighter. For streak-free glass combine a cup of water with a quarter cup white vinegar in a spray bottle. Spray on windows and use a crumpled newspaper (black and white print, not color) to wipe clean. Use this same technique on skylights, mirrors and glass cabinets. CARPETS Carpets and area rugs are magnets for stains and odors. To remove simple stains start with a washcloth soaked in warm water. Cover the stain and press down to dampen the carpet fiber. Leave the cloth in place for about 5 minutes then rub vigorously to clean the stain.
