The Columbia County housing market in the third quarter of 2025 continued to reflect the broader trends of volatility and uneven growth seen in recent quarters. While buyer demand remained present in select areas, market performance was highly localized, with significant divergence across towns in terms of price appreciation, inventory levels, and buyer activity.
Transaction volume softened in many markets, with numerous towns such as Ancram, Hillsdale, and Claverack, posting year-over-year declines in homes sold. Some of this decline can be attributed to tightening inventory while other areas like Hudson and Kinderhook saw notable increases, suggesting pockets of resilient buyer demand.
Home prices overall trended higher, particularly in higher-end markets. Gallatin, Hillsdale, and Germantown saw significant jumps in both average and median sale prices, signaling a continued appetite for luxury or estate properties. Median sale prices in some towns climbed over 70%, though these increases often came in tandem with lower sales volumes, skewing averages and highlighting the impact of a few high-end closings.
Days on market generally trended lower or held stable, particularly in higher-demand areas, a sign that competitively priced homes are still moving quickly. Notably, saleto-list price ratios increased across much of the county, with many towns reporting properties selling close to or above asking, especially in luxury-driven enclaves.
Overall, Columbia County’s third-quarter data reveals a bifurcated market. While premium properties are commanding strong prices and moving relatively quickly, volume has declined in many towns, and affordability remains a barrier in mid-market segments. As the year closes, supply constraints and pricing volatility will likely continue to define market conditions, with localized demand dictating outcomes more than broad trends.
