aking the best first impression is the most important thing you can do when selling your home. I always advise my client’s on the “Four C’s of Staging”: curb appeal, clutter, closets, and comfort.

THIS “C” IS REALLY TWO IN ONE, CLUTTER AND CLEANLINESS.

The cleanliness of your home is going to be the first thing a buyer notices when they enter and then how much clutter is around. When selling a home it is on display, it should be in its best condition. You never want a buyer to question if it has been properly maintained. If it’s neat and tidy, buyers will assume that it has been

Clutter not only involves keeping the rooms picked up, but also removing items so the wonderful architectural features of the home can be seen. Uncluttering the home will make it feel more spacious along with having a wellmaintained look.

Unfortunately, we live in the part of the country where storage is a problem in every home. We don’t have the luxury of basements and attics to store things in and one of the things that most homeowners look for is storage space. So clear the closets by half and pack away last season clothes. If your cabinets and closets are overflowing, you’re telling them that they won’t have enough storage space in the house.

THE FINAL “C”, COMFORT IS VERY IMPORTANT WHEN SELLING A RESALE HOME. This is about the

How to Correctly Determine the Value of the Home You Are Buying/Selling By Trish Nash, REALTOR®

We are finally seeing a correction in the real estate market in Southern Nevada giving hope to many homeowners as they see values increasing. Many homeowners are looking at this as an opportunity to sell their home with their new found equity. Interest rates are at an all-time low and buyers want to take advantage of this before interest rates go up as is expected to happen later this year. Many potential buyers and sellers go to the internet to get an idea of a home’s value on the many websites available that offer free estimates. These sites that offer computer-generated values are also known as automated valuation models (AVMs). You will input the property address and the site will give you a very rough estimate based on tax information in the local area. This can certainly give you a very general idea as a benchmark, however, these sites do not know the condition of the property, the upgrades and finishes nor take into consideration if the property has a view, larger lot or other amenities that will increase or even decrease its value. It is always best to consult a real estate agent familiar with the area to get a more accurate value of the home you are considering selling or buying. As a buyer, the real estate agent you are working with will pull recent comparables for the area to help determine if the asking price is in line with market value. Based on their findings you can come up with an offering price for the home you want to purchase. However, keep in mind, that if you are financing your purchase the lender will require an appraisal to ensure the value of the home is in line with the accepted purchase price. As a seller, it is also recommended to contact a local real estate agent who is familiar with the area to help determine your home’s value. You can request a Comparative Market Analysis (CMA) and this is done at no cost to you. The real estate agent will look at recent sold comparables (typically 90 days) within your subdivision or a several mile radius. Sales history is the most relevant data as this determines what true market conditions are in the area of the property you are selling. Homes in your area that are listed for sale don’t give you an accurate indicator of value as these are prices that the seller is “hoping” to get and may be an unrealistic price. A real estate agent will also take into consideration property condition, lot size, location and upgrades when doing their analysis. Some sellers may also consider having an appraisal done by a licensed appraiser prior to selling their home. These can cost from $350 and higher depending on the square footage of the home and the lot size. Keep in mind that even if you have an appraisal done as a seller, once you have a buyer, the buyer’s lender will also require an appraisal. The values of the two appraisals may differ and this may mean renegotiating the price between the buyer and the seller. You may be tempted by the many websites out there that offer free estimates of value of your home. This will give you a very general idea, but, please don’t use this as the actual value. I recently sold a home for $75,000 more that Zillow’s value as their site did not take into consideration the strip view and lot size. Contact a real estate professional for more accurate value of the home you are considering buying or selling.
