SOUTHERN NEVADA HOME PRICES STALL TO START FALL, THOUGH STILL HIGHER THAN LAST YEAR A report released this month by the Greater Las Vegas Association of REALTORS® (GLVAR) shows home prices in Southern Nevada stalled to start fall, with fewer homes selling so far this year compared to last year.

MESSAGE from 2019 GLVAR PRESIDENT JANET CARPENTER

GLVAR reported that the median price of existing single-family homes sold in Southern Nevada through its Multiple Listing Service (MLS) during October was $307,000. That’s down 1.0% from September but up 4.1% from $295,025 in October of 2018. Meanwhile, the median price of local condos and townhomes sold in October was $171,250. That was down 1.6% from $174,000 in October of 2018.

“Local home prices are as stable as they’ve been in years and appreciating at a much more gradual pace, more like what was considered a normal and healthy rate of appreciation for many years,” said 2019 GLVAR President Janet Carpenter, a longtime local REALTOR®. “We realize that many prospective buyers still face challenges finding homes that are both available and affordable for them. But at least buyers are benefiting from more stable prices, more homes on the market than we had at this time last year and historically low mortgage interest rates.” Before slowing down this year, local home prices had been soaring since early 2012, posting double-digit gains from year to year while climbing back toward their all-time peak. According to GLVAR, the median price of existing single-family homes sold in Southern Nevada peaked at $315,000 in June of 2006 before prices began falling during the recession. Local home prices hit a post-recession bottom of $118,000 in January of 2012. Just as prices have been rising more gradually, Carpenter said fewer homes have been selling this year compared to the previous few years. According to GLVAR, a total of 36,665 existing local properties were sold in Southern Nevada from Jan. 1, 2019 through Oct. 31, 2019. That’s down from 38,248 total properties sold during the same 10-month period in 2018.  For all of 2018, GLVAR reported a total of 42,876 local property sales. That was down from 45,388 in all of 2017.

The total number of existing local homes, condos and townhomes sold during October was 3,571. Compared to one year ago, October sales were up 7.9% for homes and up 3.5% for condos and townhomes. As for inventory, by the end of October, GLVAR reported 7,210 single-family homes listed for sale without any sort of offer. That’s up 4.2% from one year ago. For condos and townhomes, the 1,808 properties listed without offers in October represented a 15.7% increase from one year ago. While the local housing supply has increased over the past year, Carpenter said it’s still well below the six-month supply that is considered to be a more balanced market. At the current sales pace, she said Southern Nevada has less than a three-month supply of homes available for sale. GLVAR reported that 21.7% of all local properties sold in October were purchased with cash. That’s down from 25.6% one year ago. That’s also well below the February 2013 peak of 59.5%, indicating that cash buyers and investors are still active in the local housing market, but are playing a much smaller role than they were during and just after the recession. Along the same lines, the number of so-called distressed sales remains near historically low levels. GLVAR reported that short sales and foreclosures combined accounted for just 2.4% of all existing local property sales in October. That compares to 3.0% of all sales one year ago and 5.2% two years ago. These GLVAR statistics include activity through the end of October 2019. GLVAR distributes statistics each month based on data collected through its MLS, which does not necessarily account for newly constructed homes sold by local builders or homes for sale by owners. Other highlights include: The total value of local real estate transactions tracked through the MLS during October was more than $1 billion for homes and more than $127 million for condos, high-rise condos and townhomes. Compared to one year ago, total sales values in October were up 9.4% for homes and up 7.8% for condos and townhomes. Homes and condos are selling at a slower pace than last year at this time. In October, 74.4% of all existing local homes and 69.8% of all existing local condos and townhomes sold within 60 days. That compares to one year ago, when 85.8% of all existing local homes and 87.2% of all existing local condos and townhomes sold within 60 days.

HOW IMPORTANT IS

PROFESSIONAL PHOTOGRAPHY TO YOUR REAL ESTATE LISTING?

This question has been presented to me on numerous occasions and the publishers of Homes Illustrated said this would make an interesting topic for an article in this magazine. It is no mystery that photos of homes for sale are important, but exactly how much of an impact do they play on the sale of the home? Who takes the photo’s and why? How do you prepare for the photo’s? How much do professional photographer’s charge? So many questions to such a small part of the home selling process, but is it the most important piece? Your listings photos could be the most important detail in the marketing campaign towards the sale of your home. But why? Let’s start by reviewing some of the research about photography in the home buying process: REALTORS® who use professional real estate photographs sell listed homes 32% faster than all other listings, according to a study of Chicago-area real estate sales by VHT Studios, the nation’s largest real estate photography network for homes and businesses. According to a study by Redfin in 2013 based on the sharpness of photos. They found that homes with better quality, very sharp photos (top 10% of photo sharpness) sold at or above list price 44% of the time, while the middle 70% only achieved the list price 13% of the time. Home buyers are typically making decisions to tour a home based on the photos. After they have toured multiple homes, they review their top prospects by doing what? Viewing the photos again! So, the more photos the merrier?! There are numerous other studies that could be cited here conducted by Forbes, The National Association of REALTORS®, Corelogic and so on that would only continue to validate the same point, which is that numerous great photos sell homes faster and for more money. But Why? In reviewing the behavior of today’s home buyer, we know that, like with any product, they start with Internet research. Nearly everyone has engaged in this behavior and just like anything on the Internet; we are more compelled by information accompanied by photos to give us a good visual idea of the product we’re interested in purchasing. When you view a home online there are usually 100’s options to

choose from. As a result, many people scroll through them rapidly until they see one that catches their eye. As a home seller, how do you hook a buyer’s attention and reel them into viewing the details of your home? How does a real estate photo stop a potential home buyer’s rapid scrolling through their social media or online home searches? First, they must tell a story with each and every photo. This is done through properly staging the room, the landscaping, the lighting to highlight the most important features contained within. Throughout the home photos, natural light tends to work best to brighten up the look of a room. On exterior photos it is best to take photos on a sunny day, but some professional photographers can alter that as part of their service. As a home seller you have limited control of the weather, but you can make your home appear more spacious through decluttering and staging. There are many articles about this online or you can consult your real estate professional. Hiring well qualified real estate and photography professionals is likely the best way to handle the entire process. However, there are dozens of real estate photographers in the Las Vegas area and prices typically range somewhere between $75 for most basic packages on smaller homes to $500 or more on detailed photography packages for larger homes with many options to choose from. This again can be cumbersome to the average home seller. However, there are many real estate listing agents that will hire a professional photographer to market your listing and they will include it in their total commission for selling your home. This is a consideration that home sellers should make when selecting their listing agent as no listing has ever looked great with photos from a smart phone.

aking the best first impression is the most important thing you can do when selling your home. I always advise my client’s on the “Four C’s of Staging”: curb appeal, clutter, closets, and comfort.

The cleanliness of your home is going to be the first thing a buyer notices when they enter and then how much clutter is around. When selling a home it is on display, it should be in its best condition. You never want a buyer to question if it has been properly maintained. If it’s neat and tidy, buyers will assume that it has been

Clutter not only involves keeping the rooms picked up, but also removing items so the wonderful architectural features of the home can be seen. Uncluttering the home will make it feel more spacious along with having a wellmaintained look.

Unfortunately, we live in the part of the country where storage is a problem in every home. We don’t have the luxury of basements and attics to store things in and one of the things that most homeowners look for is storage space. So clear the closets by half and pack away last season clothes. If your cabinets and closets are overflowing, you’re telling them that they won’t have enough storage space in the house.

THE FINAL “C”, COMFORT IS VERY IMPORTANT WHEN SELLING A RESALE HOME. This is about the
