aking the best first impression is the most important thing you can do when selling your home. I always advise my client’s on the “Four C’s of Staging”: curb appeal, clutter, closets, and comfort.

The cleanliness of your home is going to be the first thing a buyer notices when they enter and then how much clutter is around. When selling a home it is on display, it should be in its best condition. You never want a buyer to question if it has been properly maintained. Clutter not only involves keeping the rooms picked up, but also removing items so the wonderful architectural features of the home can be seen. Uncluttering the home will make it feel more spacious along with having a wellmaintained look.

Unfortunately, we live in the part of the country where storage is a problem in every home. We don’t have the luxury of basements and attics to store things in and one of the things that most homeowners look for is storage space. So clear the closets by half and pack away last season clothes. If your cabinets and closets are overflowing, you’re telling them that they won’t have enough storage space in the house.

THE FINAL “C”, COMFORT IS VERY IMPORTANT WHEN SELLING A RESALE HOME. This is about the

Keeping with my recent theme of sharing good news with readers of this magazine, I think we can all be thankful that we’re making progress in battling this ongoing global pandemic. While we’re not out of the woods yet, our local and national COVID-19 numbers are trending in the right direction.

Closer to home, our housing statistics are also getting better for buyers. Consider these housing market highlights:

Earlier this month, our most recent Las Vegas REALTORS® (LVR) statistics showed more signs that the local housing market is finally starting to stabilize after a long run of record-setting home prices and shrinking housing supplies. While we still have a very tight housing supply, at least that supply has stopped shrinking in recent months.

“More housing inventory will therefore steadily emerge,” said Lawrence Yun, chief economist of the National Association of REALTORS®, in commenting on this report. “Newly constructed homes are generally larger in size and more expensive than existing homes, and not geared toward first-time buyers. Nonetheless, more supply of these homes allows trade-up buyers to make their move and in the process place their previous homes on the market.”

At the same time, we’re seeing fewer bidding wars on homes that hit the market. Homes are still selling quickly. But, again, things are calming down. In September, 58.9% of home offers nationwide faced competition. That’s down from a peak of 74.3% in April and is the lowest level so far this year, according to a report from Redfin. September also marked the fifth consecutive month when there were fewer bidding wars than the previous month.

According to this government report, about 712,000 singlefamily homes are under construction nationwide. That’s nearly 31% more than a year ago. Home builders are picking up the pace. 5 Things To Consider When Buying Area Rugs By Gail Mayhugh

Area rugs serve many purposes, along with softening and bringing warmth underfoot. They define your seating area, unify a mixture of furniture, and bring color and added style to the room. But for many, selecting an area rug can be a stressful purchase.

There are many thoughts if all the legs of your furniture must sit on an area rug. Well, here’s my opinion. Except for a dining room table, there is no rule that all the furniture’s legs must be on the rug, but there are design considerations. The big question is, then, what size. In your dining room, you want to make sure that all the legs are on the rug when the chairs are fully pulled out. I’m pretty adamant about this. When someone sits down and pulls in their chair, they’re most likely going to get the back leg caught on the edge of the rug. First, it’s not good for your rug, and second, it can be a trip hazard. Let’s say you have a 4 feet by 6 feet table. I like to have at least 3 feet from the table to push my chair out, so the minimum size would be 7 feet by 9 feet. Since rugs come in multiple sizes, I’d go bigger than smaller.

When using a rug under upholstery, a lot depends on the room size, furniture placement, and the traffic flow in and out of the room. I like to have at least the front legs on the rug; others will disagree and feel that all must be on the rug. But sometimes, to get all the feet on the rug, it’s too big for the room. What you don’t want is to have it too small and just under your coffee table. It makes the coffee table look like a small island and doesn’t do anything to unify your furniture or arrangement.

Don’t be afraid to angle a rug. If your room allows, this is an excellent way to visually enlarge the area. Look for any architectural angles in your room as a guide. Is your tile on a diagonal? Do you have an angled fireplace? Do you have your furniture placed on an angle? Following the angle brings a natural flow into the room.

Word of caution when buying your rugs, you’ll find most vary in size from 3 inches to 6 inches from what’s considered a standard size. So, an 8 feet by 10 feet may only be 7 feet 9 inches by 9 feet 6 inches. Each manufacture is different, so make sure you check the actual size. If you can’t find the size you’re looking for, you can have any regular carpet bound to the exact size you want. Binding costs are generally between $ 3.00 to $ 5.00 per lineal foot.

Remember to purchase the correct pad. I’m a believer that a pad should be used no matter what type of flooring you have. It will protect the floor, extend the life of your rug, and keep it from moving around.
