WHY I’M OPTIMISTIC ABOUT THE LOCAL HOUSING MARKET

W

hile some people wonder how long the recent surge in the local housing market can last, I’m optimistic. Here are some reasons why I feel that way.

First, mortgage interest rates are at or near all-time lows, hovering well below 3% for a 30-year fixed-rate TOM BLANCHARD loan for months now. That helps prospective homeowners afford a home or even buy a more expensive home.

MESSAGE from 2020 LVR PRESIDENT

Second, the basic economics of supply and demand point to a strong housing market for the foreseeable future. On the supply side, we’re facing a housing shortage. That’s especially true here in Southern Nevada where we’ve been dealing with a less than a two-month supply of homes available for sale. A six-month supply is considered to be a balanced market. Meanwhile, the demand for homes here shows no signs of letting up anytime soon. As long as that’s the case – and with people still moving to Southern Nevada in relatively large numbers – it seems like a safe bet that local home prices will continue to rise or at least stay stable. Third, the national housing market is also in good shape. Consider a recent story by GlobeSt.com pointing out how home values have increased for at least three straight months in every major U.S. metro area. Through mid-October, the report showed the median home price nationwide is up more than 11% from the same time last year. The story cited real estate industry market reports that predict seasonally adjusted U.S. home values to increase by 2.9% through the end of 2020 and rise another 7% in 2021.

Most of my peers also seem bullish on the local housing market. UNLV’s Lied Center for Real Estate recently released the results of a survey it conducts each quarter in collaboration with the statewide Nevada REALTORS® (NVR). The results released in late October showed that “brokers from all regions in Nevada hold an optimistic view that the overall real estate market will improve over the next quarter and over the next year.” Of course, predictions are rarely perfect and anything can happen in these uncertain times. After all, we’re facing a global pandemic and our local economy has a long way to go before it gets back to where it was before COVID-19 changed our lives. What we do know is how well the housing market has been performing, with local home prices setting records each month this summer, even amid the pandemic and accompanying economic downturn. Las Vegas REALTORS® (LVR) reported that the median price of existing single-family homes sold in Southern Nevada through its Multiple Listing Service (MLS) during September was $337,250. That was up 8.8% from $310,000 during the same month last year and marked a new all-time record. More good news came when Nevada Gov. Steve Sisolak issued an order allowing open houses throughout the state to resume starting Oct. 1. That should open the door to even more activity. I expect more homes to hit the market as investors start bringing their tenant-occupied properties back on line – since we can now show those homes as well.

Here’s hoping the housing market keeps giving us reasons to be optimistic!

The cleanliness of your home is going to be the first thing a buyer notices when they enter and then how much clutter is around.
