Southern Nevada housing market stabilizing, but still setting records

A report released this month by Las Vegas REALTORS® (LVR) shows the local housing market starting to stabilize even while home prices set another record. LVR reported that the median price of existing single-family homes sold in Southern Nevada through its Multiple Listing Service (MLS) during September was $406,500. That continues to move upward from the all-time record of $405,000 set in July. The median home price is up 20.5% from $337,250 one year ago. The median price of local condos and townhomes sold in September was $230,000. That’s also an all-time record and up 17.6% from $195,000 in September of 2020.

“The housing market is starting to stabilize nationwide. This month’s LVR statistics suggest that we may be doing the same here in Southern Nevada,” said LVR President Aldo Martinez, a longtime local REALTOR®. “Prices are still increasing, but they’re going up more gradually than in previous months. We may be getting back to the type of seasonal trends we were used to seeing before the pandemic. Local home prices and sales typically peak during the summer and slow down a bit in the fall and winter before rising again in the spring. The pandemic disrupted this pattern last year.” Martinez added that “local home prices have been rising much faster than incomes, and this has prompted some buyers to look for more affordable options, like condominiums, townhomes, and even renting. This is reflected in the new September median high of $230,000 for condos and townhomes.” Meanwhile, the local housing supply remains tight, but has at least stopped shrinking in recent months. September marked the eighth straight month when there were more homes available without offers than in the previous month. By the end of September, LVR reported 3,463 single-family homes listed for sale without any sort of offer. That’s down 27.8% from the same time last year. The 628 condos and townhomes listed without offers in September was down 58.8% from one year ago. LVR reported a total of 4,078 existing local homes, condos and townhomes sold during September. Compared to one year ago, September sales were down 1.9% for homes and up 19.7% for condos and townhomes.

Homes continue to sell at a faster pace than last year. Martinez said the current sales pace equates to just over a one-month supply of properties available for sale. As for other trends, Martinez said the high end of the local housing market continues to outperform the overall market. In fact, he said 2021 will end up setting a new benchmark for sales of homes priced over $1 million. The local housing market has been rebounding steadily since hitting its post-recession bottom in early 2012. Since the pandemic started, Martinez said the local market has generally followed national trends, with a shortage of homes available for sale, strong demand and historically low mortgage interest rates paving the path to record home prices. In addition, he said “builders’ inability to catch up with population growth over the years has added to the supply issue, leading to higher residential prices. Builders are just not able to construct enough homes to meet the demand.” During September, LVR reported that 29.1% of all local property sales were purchased with cash. That’s up from 17.9% one year ago. While that percentage has been increasing this year, it’s still below the March 2013 cash buyer peak of 59.5%. With eviction and foreclosure bans still a factor, the number of so-called distressed sales remains near historically low levels. LVR reported that short sales and foreclosures combined accounted for just 0.4% of all existing local property sales in September. That compares to 1.0% of all sales one year ago, 2.0% of all sales two years ago, 2.5% three years ago and 5.2% four years ago. These LVR statistics include activity through the end of September 2021. LVR distributes statistics each month based on data collected through its MLS, which does not account for all newly constructed homes sold by local builders or homes for sale by owners. Other highlights include: The total value of local real estate transactions tracked through the MLS during September was nearly $1.6 billion for homes and more than $218 million for condos, high-rise condos and townhomes. Compared to one year ago, total sales values in September were up 17.1% for homes and up 42.9% for condos and townhomes. Homes have been selling faster this year than in previous years. In September, 94.7% of all existing local homes and 93.8% of all existing local condos and townhomes sold within 60 days. That compares to one year ago, when 82.6% of all existing local homes and 79.9% of all existing local condos and townhomes sold within 60 days.

Where to Start in Placing Artwork in Your New Home By Gail Mayhugh

When moving into a new home, your art may not work in the same place as your previous home. Your rooms may have more windows, vaulted ceilings, a fireplace, built-in’s, or an open floor plan. So, where do you start?

Don’t focus on where you had them in your last home. This is where many people get stuck and frustrated. Now is a perfect time to change things around for a new look. Once you’ve unpacked your art, take a good look at them; decide if there are any you’re no longer attached to. Are there pieces you’d be ok if you didn’t find a place to hang them? I’ve found that 95% of the time, once art is hung, we rarely replace it with something else. So, if you’ve never really liked it or just no longer do, set it aside. With your furniture, lighting, and large plants placed, it’s time to look at your empty wall space. Is it a horizontal or vertical space? This will help you decide what pieces you can place there. Think of it as a puzzle; you start with the outside and then fill in the rest. Now it’s time to decide where to place your art on whether it’s a horizontal or vertical space. Look to put horizontal art in horizontal spaces and vertical art in vertical spaces, but there are no rules set in stone. What’s most important is that you like how it looks.

➠ Start with your largest pieces. Don’t hang anything at this

point; place them where you feel they’ll work best, as this could change once you decide where you’re going to hang the others.

➠ If you have horizontal pieces, you can create a vertical image

by stacking them over each other. When doing this, you want to place the largest or visually heaviest piece on the bottom as it’s more appealing to most. When both pieces are the same size, see which piece has the larger and darker frame. If both frames are similar, how are they matted? Where one is white, and the other is dark green, the art with the green mat will be visually heavier and placed on the bottom. Is one image darker than the other?

➠ If you have vertical pieces, you can create a horizontal image by hanging them side-by-side; all the pieces don’t need to be the same size. If you have one tall vertical piece and a couple of smaller horizontal, vertical pieces or both, create a grouping of the smaller pieces and hang them on one side of the vertical piece. ➠ If you have a lot of small pieces, group them to create

horizontal or vertical images to include in a grouping. Stack horizontals to create a vertical image and place verticals sideby-side, which makes a horizontal image. I work with frustrated clients all the time. I hear, “It all looked so great in our last home,” and it will again in your new home. Take the time to plan where you’re going to hang your art before getting out your hammer and nails.

➠ Time to start finding the right pieces to finish your puzzle,

which is where many get stuck. You only have horizontal spaces and vertical art or vertical spaces with horizontal art. So, time to think outside of the box. What groupings can you create with the pieces you have?

PROFESSIONAL PHOTOGRAPHY TO YOUR REAL ESTATE LISTING?

This question has been presented to me on numerous occasions and the publishers of Homes Illustrated said this would make an interesting topic for an article in this magazine. It is no mystery that photos of homes for sale are important, but exactly how much of an impact do they play on the sale of the home? Who takes the photo’s and why? How do you prepare for the photo’s? How much do professional photographer’s charge? So many questions to such a small part of the home selling process, but is it the most important piece? Your listings photos could be the most important detail in the marketing campaign towards the sale of your home. But why? Let’s start by reviewing some of the research about photography in the home buying process: REALTORS® who use professional real estate photographs sell listed homes 32% faster than all other listings, according to a study of Chicago-area real estate sales by VHT Studios, the nation’s largest real estate photography network for homes and businesses. According to a study by Redfin in 2013 based on the sharpness of photos. They found that homes with better quality, very sharp photos (top 10% of photo sharpness) sold at or above list price 44% of the time, while the middle 70% only achieved the list price 13% of the time. Home buyers are typically making decisions to tour a home based on the photos. After they have toured multiple homes, they review their top prospects by doing what? Viewing the photos again! So, the more photos the merrier?! There are numerous other studies that could be cited here conducted by Forbes, The National Association of REALTORS®, Corelogic and so on that would only continue to validate the same point, which is that numerous great photos sell homes faster and for more money. But Why? In reviewing the behavior of today’s home buyer, we know that, like with any product, they start with Internet research. Nearly everyone has engaged in this behavior and just like anything on the Internet; we are more compelled by information accompanied by photos to give us a good visual idea of the product we’re interested in purchasing. When you view a home online there are usually 100’s options to

choose from. As a result, many people scroll through them rapidly until they see one that catches their eye. As a home seller, how do you hook a buyer’s attention and reel them into viewing the details of your home? How does a real estate photo stop a potential home buyer’s rapid scrolling through their social media or online home searches? First, they must tell a story with each and every photo. This is done through properly staging the room, the landscaping, the lighting to highlight the most important features contained within. Throughout the home photos, natural light tends to work best to brighten up the look of a room. On exterior photos it is best to take photos on a sunny day, but some professional photographers can alter that as part of their service. As a home seller you have limited control of the weather, but you can make your home appear more spacious through decluttering and staging. There are many articles about this online or you can consult your real estate professional. Hiring well qualified real estate and photography professionals is likely the best way to handle the entire process. However, there are dozens of real estate photographers in the Las Vegas area and prices typically range somewhere between $75 for most basic packages on smaller homes to $500 or more on detailed photography packages for larger homes with many options to choose from. This again can be cumbersome to the average home seller. However, there are many real estate listing agents that will hire a professional photographer to market your listing and they will include it in their total commission for selling your home. This is a consideration that home sellers should make when selecting their listing agent as no listing has ever looked great with photos from a smart phone.
