Making the best first impression is the most important thing you can do when selling your home. I always advise my client’s on the “Four C’s of Staging”: curb appeal, clutter, closets, and comfort.
THE FIRST “C” IS CURB APPEAL.
Any REALTOR® would agree that this is one of the most important first impression that any buyer will have of your home. The home needs to be neat, clean and attractive from the curb to the back fence. Ask yourself these questions: What is your 1st Impression? Is it welcoming, attractive, well maintained? And most important, “Would you buy this house?”
THIS “C” IS REALLY TWO IN ONE, CLUTTER AND CLEANLINESS.
The cleanliness of your home is going to be the first thing a buyer notices when they enter and then how much clutter is around. When selling a home it is on display, it should be in its best condition. You never want a buyer to question if it has been properly maintained.
If it’s neat and tidy, buyers will assume that it has been properly maintained. If it’s cluttered and messy, they will wonder what else hasn’t been taken care of.
Clutter not only involves keeping the rooms picked up, but also removing items so the wonderful architectural features of the home can be seen. Uncluttering the home will make it feel more spacious along with having a wellmaintained look.
THE THIRD “C” IS YOUR CLOSETS.
Unfortunately, we live in the part of the country where storage is a problem in every home. We don’t have the luxury of basements and attics to store things in and one of the things that most homeowners look for is storage space. So clear the closets by half and pack away last season clothes. If your cabinets and closets are overflowing, you’re telling them that they won’t have enough storage space in the house.
You’ll need to depersonalize and neutralize your home so that buyers will feel comfortable when walking through. You need to neutralize the fact that someone is living there now and has been going about their daily living in this house. All your personal items, prescriptions, and any sensitive items must be out of sight.
Depersonalizing your home involves removing photographs, awards, collections and items with your name on them, like your front door mat. You want the buyer to envision themselves in the house, not you.
When a house is on the market it is now a property for sale and no longer your home. The goal is to sell for the most amount you can in the least amount of time. So unfortunately it may be a little uncomfortable to live in what looks like a model home, but that’s just what needs to be done.
This is about the comfort of prospective buyers not you.

5 Things To Consider When Buying Area Rugs

Area rugs serve many purposes, along with softening and bringing warmth underfoot. They define your seating area, unify a mixture of furniture, and bring color and added style to the room. But for many, selecting an area rug can be a stressful purchase.
There are many thoughts if all the legs of your furniture must sit on an area rug. Well, here’s my opinion. Except for a dining room table, there is no rule that all the furniture’s legs must be on the rug, but there are design considerations. The big question is, then, what size.
In your dining room, you want to make sure that all the legs are on the rug when the chairs are fully pulled out. I’m pretty adamant about this. When someone sits down and pulls in their chair, they’re most likely going to get the back leg caught on the edge of the rug. First, it’s not good for your rug, and second, it can be a trip hazard. Let’s say you have a 4 feet by 6 feet table. I like to have at least 3 feet from the table to push my chair out, so the minimum size would be 7 feet by 9 feet. Since rugs come in multiple sizes, I’d go bigger than smaller.
When using a rug under upholstery, a lot depends on the room size, furniture placement, and the traffic flow in and out of the room.
I like to have at least the front legs on the rug; others will disagree and feel that all must be on the rug. But sometimes, to get all the feet on the rug, it’s too big for the room. What you don’t want is to have it too small and just under your coffee table. It makes the coffee table look like a small island and doesn’t do anything to unify your furniture or arrangement.

Don’t be afraid to angle a rug. If your room allows, this is an excellent way to visually enlarge the area. Look for any architectural angles in your room as a guide. Is your tile on a diagonal? Do you have an angled fireplace? Do you have your furniture placed on an angle? Following the angle brings a natural flow into the room.
Word of caution when buying your rugs, you’ll find most vary in size from 3 inches to 6 inches from what’s considered a standard size. So, an 8 feet by 10 feet may only be 7 feet 9 inches by 9 feet 6 inches. Each manufacture is different, so make sure you check the actual size. If you can’t find the size you’re looking for, you can have any regular carpet bound to the exact size you want. Binding costs are generally between $ 3.00 to $ 5.00 per lineal foot.
Remember to purchase the correct pad. I’m a believer that a pad should be used no matter what type of flooring you have. It will protect the floor, extend the life of your rug, and keep it from moving around.

LVR REPORTS: STABLE HOME PRICES, RECORD HIGH CONDO PRICES
The sales pace in August equates to less than a two-month supply of properties available for sale. Last year at this time, Southern Nevada had more than a three-month housing supply.
LVR reported that the median price of existing single-family homes sold in Southern Nevada through its Multiple Listing Service (MLS) during August was $447,435. That’s down 0.6% from $450,000 in August of 2022. Local home prices are still below the all-time record of $482,000 set in May of 2022.
The median price of local condos and townhomes sold in August set a new alltime high of $287,000. That’s up 8.3% from $264,900 in August of 2022 and tops the previous record of $285,000 set in May 2022.
LVR President Lee Barrett, a longtime local REALTOR®, said a persistently tight housing supply and recently rising mortgage interest rates continue to shape the market.
“Homes prices haven’t changed much lately,” Barrett said. “As for the record price for condos and townhomes, I attribute that to the demand for lower-priced housing options exceeding our supply. Mortgage rates are obviously a factor. But as we’ve been saying all year, the biggest challenge we face in the local housing market is a very tight housing supply.”
By the end of August, LVR reported 3,881 single-family homes listed for sale without any sort of offer. That’s down 51.5% from the same time last year. Likewise, the 978 condos and townhomes listed without offers in August represent a 46.0% decline from one year earlier.
LVR reported a total of 2,649 existing local homes, condos and townhomes sold in August. Compared to August 2022, sales were up 0.3% for homes and up 4.7% for condos and townhomes.
Fewer homes have been selling this year than during 2022, when LVR reported 35,584 total sales. That followed a record year for existing local home sales in 2021, when LVR reported 50,010 homes, condos, townhomes and other residential properties were sold. That was the first time LVR reported more than 50,000 local properties selling in a year. It topped the previous record set in 2011 by nearly 2,000 sales.
During August, LVR found that 26.0% of all local property sales were cash transactions. That’s down from 27.4% one year ago. It’s also well below the May 2013 cash buyer peak of 59.5%, suggesting that investors have been less active in the local housing market.
The number of so-called distressed sales remains near historically low levels. LVR reported that short sales and foreclosures combined accounted for 1.6% of all existing local property sales in August. That compares to 0.2% one year ago, 0.3% two years ago, 1.2% three years ago, 2.1% four years ago and 2.5% of all sales five years ago.
These LVR statistics include activity through the end of August 2023. LVR distributes statistics each month based on data collected through its MLS, which does not account for all newly constructed homes sold by local builders or homes for sale by owners. Other highlights include:
The total value of local real estate transactions tracked through the MLS during August was nearly $1.2 billion for homes and more than $195 million for condos, high-rise condos and townhomes. Compared to one year earlier, total sales values in August were up 8.6% for homes and up 13.4% for condos and townhomes.
Homes have been staying on the market longer than they were last year. In August, 85.3% of all existing local homes and 88.5% of all existing local condos and townhomes sold within 60 days. That’s down from one year earlier, when 92.6% of all existing local homes and 93.6% of all existing local condos and townhomes sold within 60 days.
