NAR MID-YEAR MEETINGS WERE AN EYE OPENER MESSAGE from 2019 GLVAR PRESIDENT JANET CARPENTER

One of the highlights of my year serving as president of the Greater Las Vegas Association of REALTORS® (GLVAR) is to represent our association, our profession and our community at important meetings with peers from around the country. Such was the case in May, when I was honored to attend the National Association of REALTORS® (NAR) Mid-Year meetings in Washington, D.C. The primary purpose of these meetings is to learn about the federal issues that affect REALTORS® and homeowners in Southern Nevada and to express our concerns to our elected officials in Congress. Here are some of the highlights of what was certainly a busy and productive week: • We met with a panel featuring two well-known former governors, Haley Barbour of Mississippi, who is very conservative, and Terry McAuliffe of Virginia, who is much more liberal. We learned that 92 million people eligible to vote in 2016 did not bother to do so. Also, as they pointed out, the country has become very polarized, with no real “middle.” As REALTORS®, we have to get even more involved in politics. Finally, affordable housing is a state issue – one size does not fit all. • In meetings related to local leadership, we learned that 14% of all REALTORS® nationwide have no health insurance. We must address this through measures like our Association Health Plans here in Nevada, which is an issue that GLVAR CEO Wendy DiVecchio and Nevada REALTORS® CEO Teresa McKee addressed with Trump Administration officials and others during a prestigious meeting at the White House that week. • Former GLVAR President David R. Tina was officially elected to be our NAR Regional Vice President in 2020. He will represent the states of Nevada, Arizona, Colorado, New Mexico, Utah and Wyoming. • On the final Friday of the convention, President Trump became the first U.S. president to address NAR members since President George W. Bush did so in 2005. He even shared the stage with Nevada’s Teresa McKee, who got to say a few words about why we need to keep our Association Health Plans, which have been facing challenges in federal courts. • I also attended an interesting meeting on Capitol Hill at the Senate Building with Nevada’s members of Congress, including U.S. Sen. Catherine Cortez Masto, Sen. Jacky Rosen, Congressman Mark Amodei, Congresswomen Dina Titus and Susie Lee and Congressman Steven Horsford. All were briefed on our legislative agenda and had no issue with our priorities. Nevada is fortunate. We were able to go to one room and have all our representatives come to us. REALTORS® from other states have to track their congressional representatives down and are not able to meet with most of their representatives like we are. • All things considered, business is pretty good for most of us. For example, we talked about the recent nationwide growth in the number of real estate firms, transactions and income being earned each year by our members – which is up 6% this year. That’s a good sign for the local housing market. GLVAR was founded in 1947 and provides its more than 14,000 local members with education, training and political representation. aking the best first impression is the most important thing you can do when selling your home. I always advise my client’s on the “Four C’s of Staging”: curb appeal, clutter, closets, and comfort.

The cleanliness of your home is going to be the first thing a buyer notices when they enter and then how much clutter is around. When selling a home it is on display, it should be in its best condition. You never want a buyer to question if it has been properly maintained. If it’s neat and tidy, buyers will assume that it has been

Clutter not only involves keeping the rooms picked up, but also removing items so the wonderful architectural features of the home can be seen. Uncluttering the home will make it feel more spacious along with having a wellmaintained look.

Unfortunately, we live in the part of the country where storage is a problem in every home. We don’t have the luxury of basements and attics to store things in and one of the things that most homeowners look for is storage space. So clear the closets by half and pack away last season clothes. If your cabinets and closets are overflowing, you’re telling them that they won’t have enough storage space in the house.

THE FINAL “C”, COMFORT IS VERY IMPORTANT WHEN SELLING A RESALE HOME. This is about the

UNDERSTANDING YOUR REAL ESTATE PROFESSIONAL

George Benard Shaw said: “the single biggest problem with communication is the illusion that it has taken place.” It is a rather insightful statement about the fact that we all interpret meaning differently. One of the challenges in a real estate transaction is that REALTORS® and their clients can walk away with a misunderstanding of what has just taken place. Occasionally this is due to the REALTOR® using terms their clients do not completely understand and the client nodding as if they do. Regardless, it is the responsibility of your REALTOR® to make sure you reach a clear understanding. The goal of this article is to allow the real estate consumer to have a little bit better understanding of the common terminology used during the course of a real estate transaction whether you are the buyer or the seller. Although the terms and acronyms defined within this article may be more common terms since the downturn of the economy; not everyone has a clear understanding of these terms. Unfortunately, misunderstanding could cause a lot of unnecessary dissatisfaction for the real estate consumer. There are many frequently used terms throughout a real estate transaction during the search, sale, or contracts and I have compiled a short list of the ones my office spends the most time defining for our clients. COE or Close of Escrow: This is the date on which a home being sold finally transfers ownership to the new owner and all monies due have been paid to their respective payees. Closing Costs: These are cost associated with closing the deal on the sale of real estate. Both buyers and sellers have taxes and fees payable to the local municipality as well as the company handling the transfer of the home from seller to buyer. If the buyer is using a loan they will have fees associated with the loan that are due on the day of COE. In addition, these fees may also include commissions, appraisals, and other fees which become due at the COE. Due Diligence: This term refers to the period of time immediately following an agreement to buy real estate. The time frame for due diligence is different from contract to contract but it is during this time frame that buyers typically review the property through a home inspection, appraise the home’s value, and the ensure the property meets their purchase expectations. If for any reason it does not meet the buyer’s needs during the due diligence period they can cancel the contract without penalty. Earnest Money Deposit or EMD: This is the money a buyer offers as a deposit to show good faith in executing the purchase agreement. This money is held by the Escrow company until the purchase is complete. Escrow: This term can have a few meanings, but as part of a real estate transaction it refers to the third party that will be handling the funds and in Nevada the transfer of title paperwork that must be filed in order to transfer real estate from one party to another. They are the referee’s of the transaction. FSBO: For Sale By Owner is a term that occasionally comes up when speaking with your REALTOR®, however, it refers to a property that is not utilizing a REALTOR® to sell their real estate. Yes, this can be done but it’s not recommended for the real estate novice. If you are interested in a home that is an FSBO be sure to ask your REALTOR® about it. GLVAR: The Greater Las Vegas Association of REALTORS® is the association of REALTORS® for Southern Nevada. Some REALTORS® will unfortunately refer to the association as (GLVAR), as if you knew what they were talking about. The GLVAR sets the ethical standards and practices that REALTORS® follow when conducting business and most real estate transactions in Southern Nevada utilize the contract forms provided by this association. MLS or Multiple Listing Service: This is the computer software REALTORS® use to communicate with each other about all the available listings in your area. These listings are usually syndicated to other public websites for buyers to find the available homes. What is missing from the MLS is typically only the FSBO’s and non-residential property. PMI or Private Mortgage Insurance: This is an insurance product required typically on loans that have low down payments and/ or are considered more high risk of loan default. This is to protect the bank that is lending the money and not the buyer or seller. This is the only loan term in this article but there are many that you may need to ask your mortgage professional about. REO or Real Estate Owned: The majority of people these days know about foreclosures. Ultimately, when the bank repossesses a home through foreclosure and they are selling the home to new buyers the home is referred to as an REO. If you are interested in finding a foreclosed home for your next purchase, impress your agent by telling them you want to look at REO’s. Short Sale: A short sale is a home that is for sale but is worth less than the remaining loan balance on the home. A lot of times this is a homeowners alternative to having the bank foreclose on their home when they can no longer afford the payments. Hopefully after reading this article you will be more prepared as you engage in your real estate transaction. There are many other terms that you may come across in your transaction, especially if you are applying for a loan. Never be shy or embarrassed to ask your REALTOR® what something means so you have a clear understanding.
