HOME PRICES SET ANOTHER RECORD AMID SIGNS OF A SHIFT IN LOCAL HOUSING MARKET Even as local home prices continue to set records, a report released this month by Las Vegas REALTORS® (LVR) suggests the hot housing market may be starting to shift. LVR reported that the median price of existing single-family homes sold in Southern Nevada through its Multiple Listing Service (MLS) during BRANDON ROBERTS May was $482,000. That breaks the 2022 LVR PRESIDENT record set the previous month. The median home price is up 25.2% from $385,000 one year ago. The median price of local condos and townhomes sold in May increased to $285,000. That also breaks the all-time record set the previous month and is up 39.0% from $205,000 in May 2021. LVR President Brandon Roberts, a longtime local REALTOR®, said existing local home prices have more than quadrupled since hitting their post-recession bottom in January of 2012, when the median single-family home price in Southern Nevada was $118,000. At the same time, he said fewer homes are selling and more homes are hitting the market. “The slowdown in sales and increase in our housing supply are signs that things may be starting to calm down a bit,” Roberts said. “Even though prices are still going up, it’s welcome news for potential buyers to see more homes on the market. As we’ve been saying for months, the rate of appreciation we’ve seen over the past year or two seems unstainable.” By the end of May, LVR reported 3,570 single-family homes listed for sale without any sort of offer. That’s up 75.8% from the same time last year. Likewise, the 797 condos and townhomes listed without offers in May represent a 50.7% jump from one year earlier. LVR reported a total of 3,758 existing local homes, condos and townhomes sold in May. Compared to one year earlier, sales were down 8.8% for homes and down 6.6% for condos and townhomes. With the increased inventory, May’s sales pace equates to more than a one-month supply of properties available for sale.

While that’s up from past months, Roberts said it’s still a very tight housing supply and well below what would be considered a balanced market. So far this year, existing local home sales are down from the same time in 2021. According to LVR, 2021 was a record year for existing home sales in Southern Nevada, with 50,010 homes, condos, townhomes and other residential properties selling. That was the first time the association reported more than 50,000 local properties changing hands in a year and topped the previous record set in 2011 by nearly 2,000 sales. By comparison, LVR reported 41,155 total sales during 2020. During May, LVR found that 33.6% of all local property sales were purchased with cash. That’s up from 30.9% one year ago. While that percentage has been increasing this year, it’s still below the March 2013 cash buyer peak of 59.5%. Aided by restrictions on evictions and foreclosures during the pandemic, the number of so-called distressed sales remains near historically low levels. LVR reported that short sales and foreclosures combined accounted for just 0.6% of all existing local property sales in May. That compares to 0.7% one year ago, 1.5% of all sales two years ago, 2.0% of all sales three years ago, 2.6% four years ago and 6.8% five years ago. These LVR statistics include activity through the end of May 2022. LVR distributes statistics each month based on data collected through its MLS, which does not account for all newly constructed homes sold by local builders or homes for sale by owners. Other highlights include: The total value of local real estate transactions tracked through the MLS during May was nearly $1.7 billion for homes and nearly $260 million for condos, high-rise condos and townhomes. Compared to one year ago, total sales values in May were up 8.4% for homes and up 24.1% for condos and townhomes. Homes have been selling faster this year than previous years. In May, 96.0% of all existing local homes and 97.9% of all existing local condos and townhomes sold within 60 days. That compares to one year ago, when 93.3% of all existing local homes and 89.8% of all existing local condos and townhomes sold within 60 days.

Where to Start in Placing Artwork in Your New Home By Gail Mayhugh

When moving into a new home, your art may not work in the same place as your previous home. Your rooms may have more windows, vaulted ceilings, a fireplace, built-in’s, or an open floor plan. So, where do you start?

Don’t focus on where you had them in your last home. This is where many people get stuck and frustrated. Now is a perfect time to change things around for a new look. Once you’ve unpacked your art, take a good look at them; decide if there are any you’re no longer attached to. Are there pieces you’d be ok if you didn’t find a place to hang them? I’ve found that 95% of the time, once art is hung, we rarely replace it with something else. So, if you’ve never really liked it or just no longer do, set it aside. With your furniture, lighting, and large plants placed, it’s time to look at your empty wall space. Is it a horizontal or vertical space? This will help you decide what pieces you can place there. Think of it as a puzzle; you start with the outside and then fill in the rest. Now it’s time to decide where to place your art on whether it’s a horizontal or vertical space. Look to put horizontal art in horizontal spaces and vertical art in vertical spaces, but there are no rules set in stone. What’s most important is that you like how it looks.

➠ Start with your largest pieces. Don’t hang anything at this point; place them where you feel they’ll work best, as this could change once you decide where you’re going to hang the others. ➠ Time to start finding the right pieces to finish your puzzle,

which is where many get stuck. You only have horizontal spaces and vertical art or vertical spaces with horizontal art. So, time to think outside of the box. What groupings can you create with the pieces you have? ➠ If you have horizontal pieces, you can create a vertical image by stacking them over each other. When doing this, you want to place the largest or visually heaviest piece on the bottom as it’s more appealing to most. When both pieces are the same size, see which piece has the larger and darker frame. If both frames are similar, how are they matted? Where one is white, and the other is dark green, the art with the green mat will be visually heavier and placed on the bottom. Is one image darker than the other?

➠ If you have vertical pieces, you can create a horizontal image by hanging them side-by-side; all the pieces don’t need to be the same size. If you have one tall vertical piece and a couple of smaller horizontal, vertical pieces or both, create a grouping of the smaller pieces and hang them on one side of the vertical piece. ➠ If you have a lot of small pieces, group them to create
