Pets & Pancakes Community Event Lake Las Vegas Days is bringing back one of Henderson’s most pet-friendly traditions! The Lake Las Vegas Sports Club invites residents, guests and their furry companions to the annual Pets & Pancakes event and Pet Scene Magazine Pet Parade, on Saturday, May 29. From 8 to 10 a.m., Pets & Pancakes will feature a homemade pancake breakfast by Lake Las Vegas executive chef Scott Commings. Attendees can also enjoy a full pet fair featuring pet store booths, local pet boutiques, dog trainers, pet groomers, veterinarians, entertainment opportunities and more. Pets of all shapes and sizes, along with their human companions, are invited to join in the highly anticipated pet parade at 10 a.m. Both two-legged and four-legged participants are encouraged to come dressed in their best costumes and enter a series of costume competitions for a chance to win prizes. Throughout the event, spectators can vote online for their favorite contestant of the day. “We look forward to bringing this event back to the community every year,” said Andy Gil, director of marketing and media at Lake Las Vegas. “The pet parade is one of our most popular pet-friendly events of the year. Lake Las Vegas residents and guests love to celebrate their pups with each other, and this is a great community event to bring together our favorite furry friends.” The breakfast event and pet parade are part of several Lake Las Vegas petfriendly events and amenities offered throughout the year. As a longtime local REALTOR®, I know it has been a challenging time for people looking to buy a home here in Southern Nevada.

Home prices have never been higher and the local housing supply has rarely, if ever, been lower. But hang in there, folks. We’re starting to see signs that some relief may be in sight. For example, a recent survey from realtor.com® suggests that more homeowners may be ready to move and could soon be putting their properties on the market. That’s welcome news, especially for people looking to buy a home.

Lawrence Yun, the chief economist for the National Association of REALTORS®, is also expressing optimism about more homes hitting the market. In an April 29 REALTOR® Magazine story about an increase in NAR’s pending home sales index, he said: “More inventory will show up as new home construction intensifies in the coming months as well as from a steady wind-down of the mortgage forbearance program. Although these moves won’t immediately replenish low supply, they will be a step forward.”

According to this survey of 657 potential home sellers conducted at the end of March, 10% of homeowners nationwide say they plan to list their home for sale this year. And 26% say they plan to sell their home within the next three years.

As I’ve said in past articles in this space, my best advice is to be patient and persistent. If you really want and need a home, don’t let today’s heated housing market deter you from realizing the dream of homeownership.

Better yet, the homeowners most likely to sell have homes valued below $350,000. That could help improve the housing supply in a particularly tight price range.

Consider that our Multiple Listing Service numbers show that more than 20% of accepted offers get cold feet and those homes are then awarded to the second, third and even fourth buyer in line. In April, our MLS reported 8,056 times when a property went from active to under contract, and 1,644 of those went back into active status again.

5 Things To Consider When Buying Area Rugs By Gail Mayhugh

Area rugs serve many purposes, along with softening and bringing warmth underfoot. They define your seating area, unify a mixture of furniture, and bring color and added style to the room. But for many, selecting an area rug can be a stressful purchase.

There are many thoughts if all the legs of your furniture must sit on an area rug. Well, here’s my opinion. Except for a dining room table, there is no rule that all the furniture’s legs must be on the rug, but there are design considerations. The big question is, then, what size. In your dining room, you want to make sure that all the legs are on the rug when the chairs are fully pulled out. I’m pretty adamant about this. When someone sits down and pulls in their chair, they’re most likely going to get the back leg caught on the edge of the rug. First, it’s not good for your rug, and second, it can be a trip hazard. Let’s say you have a 4 feet by 6 feet table. I like to have at least 3 feet from the table to push my chair out, so the minimum size would be 7 feet by 9 feet. Since rugs come in multiple sizes, I’d go bigger than smaller.

When using a rug under upholstery, a lot depends on the room size, furniture placement, and the traffic flow in and out of the room. I like to have at least the front legs on the rug; others will disagree and feel that all must be on the rug. But sometimes, to get all the feet on the rug, it’s too big for the room. What you don’t want is to have it too small and just under your coffee table. It makes the coffee table look like a small island and doesn’t do anything to unify your furniture or arrangement.

Don’t be afraid to angle a rug. If your room allows, this is an excellent way to visually enlarge the area. Look for any architectural angles in your room as a guide. Is your tile on a diagonal? Do you have an angled fireplace? Do you have your furniture placed on an angle? Following the angle brings a natural flow into the room.

Word of caution when buying your rugs, you’ll find most vary in size from 3 inches to 6 inches from what’s considered a standard size. So, an 8 feet by 10 feet may only be 7 feet 9 inches by 9 feet 6 inches. Each manufacture is different, so make sure you check the actual size. If you can’t find the size you’re looking for, you can have any regular carpet bound to the exact size you want. Binding costs are generally between $ 3.00 to $ 5.00 per lineal foot.

Remember to purchase the correct pad. I’m a believer that a pad should be used no matter what type of flooring you have. It will protect the floor, extend the life of your rug, and keep it from moving around.
