PROFESSIONAL PHOTOGRAPHY TO YOUR REAL ESTATE LISTING?

This question has been presented to me on numerous occasions and the publishers of Homes Illustrated said this would make an interesting topic for an article in this magazine. It is no mystery that photos of homes for sale are important, but exactly how much of an impact do they play on the sale of the home? Who takes the photo’s and why? How do you prepare for the photo’s? How much do professional photographer’s charge? So many questions to such a small part of the home selling process, but is it the most important piece? Your listings photos could be the most important detail in the marketing campaign towards the sale of your home. But why? Let’s start by reviewing some of the research about photography in the home buying process: REALTORS® who use professional real estate photographs sell listed homes 32% faster than all other listings, according to a study of Chicago-area real estate sales by VHT Studios, the nation’s largest real estate photography network for homes and businesses. According to a study by Redfin in 2013 based on the sharpness of photos. They found that homes with better quality, very sharp photos (top 10% of photo sharpness) sold at or above list price 44% of the time, while the middle 70% only achieved the list price 13% of the time. Home buyers are typically making decisions to tour a home based on the photos. After they have toured multiple homes, they review their top prospects by doing what? Viewing the photos again! So, the more photos the merrier?! There are numerous other studies that could be cited here conducted by Forbes, The National Association of REALTORS®, Corelogic and so on that would only continue to validate the same point, which is that numerous great photos sell homes faster and for more money. But Why? In reviewing the behavior of today’s home buyer, we know that, like with any product, they start with Internet research. Nearly everyone has engaged in this behavior and just like anything on the Internet; we are more compelled by information accompanied by photos to give us a good visual idea of the product we’re interested in purchasing. When you view a home online there are usually 100’s options to

choose from. As a result, many people scroll through them rapidly until they see one that catches their eye. As a home seller, how do you hook a buyer’s attention and reel them into viewing the details of your home? How does a real estate photo stop a potential home buyer’s rapid scrolling through their social media or online home searches? First, they must tell a story with each and every photo. This is done through properly staging the room, the landscaping, the lighting to highlight the most important features contained within. Throughout the home photos, natural light tends to work best to brighten up the look of a room. On exterior photos it is best to take photos on a sunny day, but some professional photographers can alter that as part of their service. As a home seller you have limited control of the weather, but you can make your home appear more spacious through decluttering and staging. There are many articles about this online or you can consult your real estate professional. Hiring well qualified real estate and photography professionals is likely the best way to handle the entire process. However, there are dozens of real estate photographers in the Las Vegas area and prices typically range somewhere between $75 for most basic packages on smaller homes to $500 or more on detailed photography packages for larger homes with many options to choose from. This again can be cumbersome to the average home seller. However, there are many real estate listing agents that will hire a professional photographer to market your listing and they will include it in their total commission for selling your home. This is a consideration that home sellers should make when selecting their listing agent as no listing has ever looked great with photos from a smart phone.

Finding

bright spots in a challenging housing market

As I’ve written in this space in the past, these are trying times for people looking for a home. It’s true across the country – and especially here in Southern Nevada. There’s no denying the headwinds created by record-high home prices that keep going up every month. At the same time, we’ve rarely, if ever, had so few homes available for sale. Again, that’s especially true here in Southern Nevada, where we’ve been dealing with less than a one-month housing supply in 2022. Still, if we look closely, we can find signs that things may be shifting. With help from information provided by the National Association of REALTORS® (NAR) and Las Vegas REALTORS® (LVR), here a few emerging bright spots:

We’re finally starting to see more homes available for sale

Although local home prices are still increasing, we expect the rate of appreciation to start slowing down soon. Meanwhile, at least we’re seeing more homes available for sale in recent months compared to the same time last year. By the end of April, LVR reported 2,441 single-family homes listed for sale without any sort of offer here in Southern Nevada. That’s up 33.6% from the same time last year.

It’s a good time to be a homeowner

Nearly half of all U.S. homeowners are now considered to be “equity rich,” which means that the combined estimated amount they owe on their mortgage is less than 50% of the estimated market value of their home. As prices rise, homeowners are getting richer – reminding us why most of us want to own our home in the first place. About 45% of U.S. properties with a mortgage were considered “equity rich” in the first quarter, up from about 32% a year earlier, according to ATTOM Data Solutions. “Homeowners continue to benefit from rising home prices,” said Rick Sharga, executive vice president of market intelligence for ATTOM. “Record levels of home equity provide financial security for millions of families and minimize

the chance of another housing market crash like the one we saw in 2008. But these higher home prices and rising interest rates make it extremely challenging for first-time buyers to enter the market.” Equity growth likely will continue for the rest of 2022, but home price increases are expected to moderate, Sharga added.

Homebuyers are resilient

“Mortgage rates continue to push higher, but homebuyers aren’t spooked.” So says a recent article from NAR, which added that mortgage applications for home purchases moved 5% higher in mid-May compared to the previous week, though buyer competition remains elevated in many markets. The NAR story found that “even as costs rise, buyers remain focused on their homeownership aspirations.” Nadia Evangelou, NAR’s senior economist and director of forecasting, wrote on the association’s blog that high inflation and the Fed’s tightening policy are the main drivers behind rising rates. Mortgage rates have risen more than 2 percentage points since the beginning of the year.

“Homebuyers continue to show resilience even though rising mortgage rates are causing monthly payments to increase by about one-third as compared to a year ago,” said Sam Khater, Freddie Mac’s chief economist. “Several factors are contributing to this dynamic, including the large wave of first-time homebuyers looking to realize the dream of homeownership. In the months ahead, we expect monetary policy and inflation to discourage many consumers, weakening purchase demand and decelerating home price growth.”

To sum it up, I encourage anyone looking for a home to hang in there as conditions start to calm down. And always start by working with a local REALTOR®.

5 Things To Consider When Buying Area Rugs By Gail Mayhugh

Area rugs serve many purposes, along with softening and bringing warmth underfoot. They define your seating area, unify a mixture of furniture, and bring color and added style to the room. But for many, selecting an area rug can be a stressful purchase.

There are many thoughts if all the legs of your furniture must sit on an area rug. Well, here’s my opinion. Except for a dining room table, there is no rule that all the furniture’s legs must be on the rug, but there are design considerations. The big question is, then, what size. In your dining room, you want to make sure that all the legs are on the rug when the chairs are fully pulled out. I’m pretty adamant about this. When someone sits down and pulls in their chair, they’re most likely going to get the back leg caught on the edge of the rug. First, it’s not good for your rug, and second, it can be a trip hazard. Let’s say you have a 4 feet by 6 feet table. I like to have at least 3 feet from the table to push my chair out, so the minimum size would be 7 feet by 9 feet. Since rugs come in multiple sizes, I’d go bigger than smaller.

When using a rug under upholstery, a lot depends on the room size, furniture placement, and the traffic flow in and out of the room. I like to have at least the front legs on the rug; others will disagree and feel that all must be on the rug. But sometimes, to get all the feet on the rug, it’s too big for the room. What you don’t want is to have it too small and just under your coffee table. It makes the coffee table look like a small island and doesn’t do anything to unify your furniture or arrangement.

Don’t be afraid to angle a rug. If your room allows, this is an excellent way to visually enlarge the area. Look for any architectural angles in your room as a guide. Is your tile on a diagonal? Do you have an angled fireplace? Do you have your furniture placed on an angle? Following the angle brings a natural flow into the room.

Word of caution when buying your rugs, you’ll find most vary in size from 3 inches to 6 inches from what’s considered a standard size. So, an 8 feet by 10 feet may only be 7 feet 9 inches by 9 feet 6 inches. Each manufacture is different, so make sure you check the actual size. If you can’t find the size you’re looking for, you can have any regular carpet bound to the exact size you want. Binding costs are generally between $ 3.00 to $ 5.00 per lineal foot.

Remember to purchase the correct pad. I’m a believer that a pad should be used no matter what type of flooring you have. It will protect the floor, extend the life of your rug, and keep it from moving around.
