Pets & Pancakes Community Event Lake Las Vegas Days is bringing back one of Henderson’s most pet-friendly traditions! The Lake Las Vegas Sports Club invites residents, guests and their furry companions to the annual Pets & Pancakes event and Pet Scene Magazine Pet Parade, on Saturday, May 29. From 8 to 10 a.m., Pets & Pancakes will feature a homemade pancake breakfast by Lake Las Vegas executive chef Scott Commings. Attendees can also enjoy a full pet fair featuring pet store booths, local pet boutiques, dog trainers, pet groomers, veterinarians, entertainment opportunities and more. Pets of all shapes and sizes, along with their human companions, are invited to join in the highly anticipated pet parade at 10 a.m. Both two-legged and four-legged participants are encouraged to come dressed in their best costumes and enter a series of costume competitions for a chance to win prizes. Throughout the event, spectators can vote online for their favorite contestant of the day. “We look forward to bringing this event back to the community every year,” said Andy Gil, director of marketing and media at Lake Las Vegas. “The pet parade is one of our most popular pet-friendly events of the year. AND NOW, SOME GOOD NEWS ABOUT THE HOUSING MARKET If you search for it, you can find plenty of mixed messages and critical news about the state of the housing market. With the local and national housing supply nearing record lows and home prices reaching record highs, there’s no denying it can be tough for many prospective buyers to find a home right now. At the same time, there’s plenty of encouraging news about the housing market and why homeownership is still so important to current and would-be homeowners. Thankfully, many first-time buyers seem to be getting the message and are finding a way to get it done. According to the National Association of REALTORS®, first-time buyers still accounted for 31% of all existing home sales in February. That was down only slightly from 32% a year earlier – before the pandemic hit the U.S. That’s encouraging news. So is a recent survey of 800 prospective homebuyers by realtor. com® that showed just how persistent many buyers have been. The survey showed that 43% of all respondents have been searching for a home for more than a year, with another 33% searching for six to 12 months. Their resiliency goes without saying, in spite of the challenges brought on by the lack of homes to choose from. “Americans, even millennials who many thought would never buy, have a strong preference for homeownership for the same reasons many generations before them have – to invest in a place of their own and in their communities, and to build a solid financial foundation for themselves and their families,” said George Ratiu, senior economist for realtor.com®. The top reasons first-time home buyers want to buy were: “I want to be a homeowner,” at 59%; followed by “I want to live in a space that I can invest in improving,” at 33%.

Frank Nothaft, the chief economist for CoreLogic, recently noted the amount of home equity for the average U.S. homeowner with a mortgage is now more than $200,000. NAR reported that national home prices have been growing at a rate of 6.4% per year for the past decade. Appreciation has been even stronger over the past five years, with prices rising by an average of 7.3% per year. Core Logic reports that homeowner equity nationwide grew in the fourth quarter of 2020 by $1.5 trillion, or 16.2% year-over-year. That continues to support the fact that homeownership is the single most effective path to bridging the wealth gap for many Americans. We’re seeing similar appreciation here. Las Vegas REALTORS® reported that the median price of existing single-family homes sold in Southern Nevada through its Multiple Listing Service (MLS) during February was $355,000. That breaks the all-time record set in November, tied in December 2020 and again in January 2021. February’s median home price is up 12.3% from $316,000 during the same month last year. Personally, I’m just glad so many Americans are continuing to pursue the dream of homeownership, despite today’s hurdles.

Where to Start in Placing Artwork in Your New Home By Gail Mayhugh

When moving into a new home, your art may not work in the same place as your previous home. Your rooms may have more windows, vaulted ceilings, a fireplace, built-in’s, or an open floor plan. So, where do you start?

Don’t focus on where you had them in your last home. This is where many people get stuck and frustrated. Now is a perfect time to change things around for a new look. Once you’ve unpacked your art, take a good look at them; decide if there are any you’re no longer attached to. Are there pieces you’d be ok if you didn’t find a place to hang them? I’ve found that 95% of the time, once art is hung, we rarely replace it with something else. So, if you’ve never really liked it or just no longer do, set it aside. With your furniture, lighting, and large plants placed, it’s time to look at your empty wall space. Is it a horizontal or vertical space? This will help you decide what pieces you can place there. Think of it as a puzzle; you start with the outside and then fill in the rest. Now it’s time to decide where to place your art on whether it’s a horizontal or vertical space. Look to put horizontal art in horizontal spaces and vertical art in vertical spaces, but there are no rules set in stone. What’s most important is that you like how it looks.

➠ Start with your largest pieces. Don’t hang anything at this point; place them where you feel they’ll work best, as this could change once you decide where you’re going to hang the others.

➠ If you have horizontal pieces, you can create a vertical image

by stacking them over each other. When doing this, you want to place the largest or visually heaviest piece on the bottom as it’s more appealing to most. When both pieces are the same size, see which piece has the larger and darker frame. If both frames are similar, how are they matted? Where one is white, and the other is dark green, the art with the green mat will be visually heavier and placed on the bottom. Is one image darker than the other?

➠ If you have vertical pieces, you can create a horizontal image by hanging them side-by-side; all the pieces don’t need to be the same size. If you have one tall vertical piece and a couple of smaller horizontal, vertical pieces or both, create a grouping of the smaller pieces and hang them on one side of the vertical piece. ➠ If you have a lot of small pieces, group them to create

horizontal or vertical images to include in a grouping. Stack horizontals to create a vertical image and place verticals sideby-side, which makes a horizontal image. I work with frustrated clients all the time. I hear, “It all looked so great in our last home,” and it will again in your new home. Take the time to plan where you’re going to hang your art before getting out your hammer and nails.

➠ Time to start finding the right pieces to finish your puzzle,

which is where many get stuck. You only have horizontal spaces and vertical art or vertical spaces with horizontal art. So, time to think outside of the box. What groupings can you create with the pieces you have?
