Here come the

millennials

One of the more interesting and encouraging trends in the housing market these days is the rise of the millennials.

The story added that “they’re also entering one of the most competitive housing markets in decades,” with rising home prices and shrinking housing supplies, conditions that are also prevalent here in Southern Nevada.

I was reminded of this recently when I read a story in the New York Times.

“But millennials have one extra tool in their shopping arsenal, and that’s their tech-savviness. According to an October survey from realtor.com, nearly half of millennial home shoppers were planning to buy a home sooner than expected because of the Covid-19 pandemic,” the Times reported.

The Feb. 19 story noted that 36% of all home buyers nationwide in April of 2020 were first-time Message from buyers, according to the National 2021 lvr President Association of REALTORS®. That Aldo martinez was up from 31% in 2018 and 2019. What’s more, these more recent buyers were older. Consider that the median age of a first-time buyer in 1981 was 31. Today it’s 34, the Times story noted. Someone who is 34 years old today is considered to be a millennial. Millennials are now the largest generation, outnumbering the Baby Boomers who were born in the two decades following World War II. As such, millennials have long been expected to spark a housing boom when they enter their home-buying years. Like other things with millennials, it may have taken them a bit longer than previous generations, but based on recent reports, that long-awaited millennial-driven housing surge may finally be happening. “Millennials – generally defined as those born between 1981 and 1996 – represent the largest contingent of home buyers in the United States,” the Times story said. “This is despite the fact that millennials are also much more likely to have lost work or have entered the gig economy because of the coronavirus pandemic, factors that make it harder to qualify for a home loan.”

Like other Las Vegas REALTORS® members, I’m seeing similar trends here. Even with historic challenges like the ongoing pandemic and a tight supply of homes on the market, millennial and first-time buyers seem to be finding a way to get in on the American dream of homeownership. Their increasing use of technology certainly helps. As the Times story pointed out, “the increased pressure on the market has been coupled with widespread adoption of tech tools that allow buyers to not just browse real estate but also apply for loans, finalize deals and even have documents notarized, all while social distancing from their sofas.” For example, during November and December of 2020, 63% of all buyers who used Redfin went on to make an offer on a home they hadn’t even seen in person. And as the Times reported, monthly views of 3-D walk-throughs on the site are up more than 500% since February of 2020. So show some love for the millennials. They may very well be the key to keeping the housing market on solid footing for years to come.

When Do We Get the Keys?! By Chris Miller, MBA - REALTOR®

It is hard to withhold the excitement of buying your new home. When the time comes for closing day the novice and experienced alike will always ask the same question. It is possibly the most famous question in the history of real estate and most likely every homeowner has asked it at some point in their home buying history. Considering that nearly 6 million homes were sold in the U.S. in 2018 according to the U.S. Census Bureau, one would assume that more people would know the answer. When do we get the keys to that new home? Well, the challenge to this is answer is that it all depends on circumstances worked out in the purchase agreement with the seller. However, we can touch on the most likely scenario’s in the Greater Las Vegas Area. Traditionally a home buyer needs to become the new owner before keys can be turned over to them. Although there is a bit of confusion around the timing in which this takes place. So, a good place to start is to help our would-be home buyers understand the process in which they acquire keys to their new home. We all know that to buy a home you search around for the prefect homes, make offers, negotiate a deal with the seller, but then what? Well, the process can still go awry when home inspections, appraisals, or loans don’t go as planned. However, that is a different article. Let’s pick up from the part where the title/ escrow company schedules an appointment for our soon to be homeowner. First thing to understand is that the actual closing of the home, which is also referred to as the closing of escrow. The escrow company is the third-party company that processes all the contractual paperwork, loan documents, and their title department handles the transferring of the title to the new owner in addition to other functions. When we say we are closing on a home people think this is synonymous with a few items that take place right before the scheduled closing date. Signing the paperwork for the transfer of title and loan docs typically is what initiates the anxiousness to get the keys, but this is usually the first step in the final steps to closing the deal. Next is when the home buyer sends the money for their down payment and

closing costs funds. “I’ve sent my money so when can I pick up the keys?” Reality check! Transfer documents and exchange of money must be done before the deed/ title to the home can change hands. Once all documents have been signed by both seller, buyer, mortgage lender, etc. then the title can be sent to the Clark County Recorder’s office to transfer into our happy home buyer’s name. This usually takes a few hours from the time it was sent, but sometimes signing, sending money, and recording the title to the new owner may be a couple of days to process. Every buyer’s circumstances are unique to them which can have an affect on the time required to close the deal after all items are received. After the title is recorded into the new owners name the legal transfer of the keys can occur. This is usually a very happy moment where the Realtor helping the new buyer is taking photos of the happy homeowner as soon as possible following the official recording confirmation. Nothing can beat the feeling of turning that key in the door for the first time of the newly purchased home.
