Local housing market starts year with

prices still rising supply shrinking

A report released this month by Las Vegas REALTORS® (LVR) shows the local housing market started 2021 with home prices still rising and the housing supply still shrinking.   LVR (formerly known as the Greater Las Vegas Association of REALTORS®) reported that the median price of existing singlefamily homes sold in Southern Nevada through its Multiple Listing Service (MLS) during January held steady at $345,000. That matches the all-time record set in November Message from and tied in December of 2020. It’s 2021 lvr President also up 13.1% from a median price $305,000 in January 2020. Local Aldo martinez of condos and townhomes also posted double-digit gains compared to one year ago, selling for a median price of $193,000 in January. That’s up 10.3% from $175,000 in January of 2020.   “The local housing market continues to perform better during this pandemic than most of us expected,” said 2021 LVR President Aldo Martinez. “This month’s statistics are especially encouraging when you consider that January is usually one of the slowest months for both home sales and prices.”   Martinez, a longtime local REALTOR® who took over as president of the association on Jan. 1, said the number of local homes available for sale remains well below the six-month supply considered to be a balanced market. In fact, he said the sales pace in January equates to less than a one-month supply of existing homes available for sale, creating a housing shortage.   “There has been a lot of news lately about the local and national housing supply being at or near an all-time low,” he said. “But this also presents a great opportunity for sellers, who’ve never seen a better time to sell their home for top dollar.”   By the end of January, LVR reported 2,315 single-family homes listed for sale without any sort of offer. That’s down 52.8% from one year ago. For condos and townhomes, the 847 properties listed without offers in January represent a 40.3% drop from one year ago.   LVR reported a total of 3,262 existing local homes, condos and townhomes were sold during January. Compared to the same time last year, January sales were up 15.5% for homes and up 5.4% for condos and townhomes.

According to LVR, the total number of existing local homes, condos, townhomes and other residential properties sold in Southern Nevada during 2020 was 41,617. That’s up from  41,269 total sales in 2019. By comparison, LVR reported 42,876 total sales in 2018 and 45,388 in 2017.   For years, Southern Nevada made national news for riding a real estate roller-coaster, with pre-recession home prices soaring to record highs and then falling faster than almost anywhere else in the U.S. during the Great Recession. Since the pandemic started last year, the local housing market has been more in line with national trends, with a shortage of homes available for sale and historically low mortgage interest rates contributing to increasing sales and record prices.   During January, LVR reported that 21.3% of all local property sales were purchased with cash. That compares to 24.3% one year ago. That’s well below the February 2013 peak of 59.5%, suggesting that cash buyers and investors have been less active in the local housing market.   Despite the coronavirus crisis and economic downturn, the number of so-called distressed sales remains near historically low levels. LVR reported that short sales and foreclosures combined accounted for just 1.2% of all existing local property sales in January. That compares to 2.7% of all sales one year ago, 2.8% two years ago, 4.3% three years ago and 11% four years ago.   These LVR statistics include activity through the end of January 2021. LVR distributes statistics each month based on data collected through its MLS, which does not necessarily account for newly constructed homes sold by local builders or homes for sale by owners. Other highlights include:   The total value of local real estate transactions tracked through the MLS during January was more than $1.1 billion for homes and nearly $131 million for condos, high-rise condos and townhomes. Compared to one year ago, total sales values in January were up 37.9% for homes and up 12.2% for condos and townhomes.   Homes have been selling faster than they were one year earlier. In January, 80.7% of all existing local homes and 75.5% of all existing local condos and townhomes sold within 60 days. That compares to one year ago, when 68.8% of all existing local homes and 66.2% of all existing local condos and townhomes sold within 60 days.

5 Things To Consider When Buying Area Rugs By Gail Mayhugh

Area rugs serve many purposes, along with softening and bringing warmth underfoot. They define your seating area, unify a mixture of furniture, and bring color and added style to the room. But for many, selecting an area rug can be a stressful purchase.

There are many thoughts if all the legs of your furniture must sit on an area rug. Well, here’s my opinion. Except for a dining room table, there is no rule that all the furniture’s legs must be on the rug, but there are design considerations. The big question is, then, what size. In your dining room, you want to make sure that all the legs are on the rug when the chairs are fully pulled out. I’m pretty adamant about this. When someone sits down and pulls in their chair, they’re most likely going to get the back leg caught on the edge of the rug. First, it’s not good for your rug, and second, it can be a trip hazard. Let’s say you have a 4 feet by 6 feet table. I like to have at least 3 feet from the table to push my chair out, so the minimum size would be 7 feet by 9 feet. Since rugs come in multiple sizes, I’d go bigger than smaller.

When using a rug under upholstery, a lot depends on the room size, furniture placement, and the traffic flow in and out of the room. I like to have at least the front legs on the rug; others will disagree and feel that all must be on the rug. But sometimes, to get all the feet on the rug, it’s too big for the room. What you don’t want is to have it too small and just under your coffee table. It makes the coffee table look like a small island and doesn’t do anything to unify your furniture or arrangement.

Don’t be afraid to angle a rug. If your room allows, this is an excellent way to visually enlarge the area. Look for any architectural angles in your room as a guide. Is your tile on a diagonal? Do you have an angled fireplace? Do you have your furniture placed on an angle? Following the angle brings a natural flow into the room.

Word of caution when buying your rugs, you’ll find most vary in size from 3 inches to 6 inches from what’s considered a standard size. So, an 8 feet by 10 feet may only be 7 feet 9 inches by 9 feet 6 inches. Each manufacture is different, so make sure you check the actual size. If you can’t find the size you’re looking for, you can have any regular carpet bound to the exact size you want. Binding costs are generally between $ 3.00 to $ 5.00 per lineal foot.

Remember to purchase the correct pad. I’m a believer that a pad should be used no matter what type of flooring you have. It will protect the floor, extend the life of your rug, and keep it from moving around.

Where to Start in Placing Artwork in Your New Home By Gail Mayhugh

When moving into a new home, your art may not work in the same place as your previous home. Your rooms may have more windows, vaulted ceilings, a fireplace, built-in’s, or an open floor plan. So, where do you start?

Don’t focus on where you had them in your last home. This is where many people get stuck and frustrated. Now is a perfect time to change things around for a new look. Once you’ve unpacked your art, take a good look at them; decide if there are any you’re no longer attached to. Are there pieces you’d be ok if you didn’t find a place to hang them? I’ve found that 95% of the time, once art is hung, we rarely replace it with something else. So, if you’ve never really liked it or just no longer do, set it aside. With your furniture, lighting, and large plants placed, it’s time to look at your empty wall space. Is it a horizontal or vertical space? This will help you decide what pieces you can place there. Think of it as a puzzle; you start with the outside and then fill in the rest. Now it’s time to decide where to place your art on whether it’s a horizontal or vertical space. Look to put horizontal art in horizontal spaces and vertical art in vertical spaces, but there are no rules set in stone. What’s most important is that you like how it looks.

➠ Start with your largest pieces. Don’t hang anything at this

point; place them where you feel they’ll work best, as this could change once you decide where you’re going to hang the others.

➠ If you have horizontal pieces, you can create a vertical image

by stacking them over each other. When doing this, you want to place the largest or visually heaviest piece on the bottom as it’s more appealing to most. When both pieces are the same size, see which piece has the larger and darker frame. If both frames are similar, how are they matted? Where one is white, and the other is dark green, the art with the green mat will be visually heavier and placed on the bottom. Is one image darker than the other?

➠ If you have vertical pieces, you can create a horizontal image by hanging them side-by-side; all the pieces don’t need to be the same size. If you have one tall vertical piece and a couple of smaller horizontal, vertical pieces or both, create a grouping of the smaller pieces and hang them on one side of the vertical piece. ➠ If you have a lot of small pieces, group them to create

horizontal or vertical images to include in a grouping. Stack horizontals to create a vertical image and place verticals sideby-side, which makes a horizontal image. I work with frustrated clients all the time. I hear, “It all looked so great in our last home,” and it will again in your new home. Take the time to plan where you’re going to hang your art before getting out your hammer and nails.

➠ Time to start finding the right pieces to finish your puzzle,

which is where many get stuck. You only have horizontal spaces and vertical art or vertical spaces with horizontal art. So, time to think outside of the box. What groupings can you create with the pieces you have?
