PULTE HOMES OPENS VARENNA AT LAKE LAS VEGAS

L

ake Las Vegas recently celebrated the Grand Opening of Varenna, Pulte Group’s newest neighborhood in the Henderson master plan.

Varenna is Pulte’s second community in Lake Las Vegas. More than 600 home shoppers toured the single story home neighborhood’s new model homes and nine of Varenna’s 38 homes have been sold since the event. Guests at the event enjoyed food and refreshments from a variety of Lake Las Vegas restaurants and venues, and learned about the community’s new Golf Academy. “I can’t think of a better way to kick off the New Year than by celebrating our first new home community to open in 2019,” said Cody Winterton, executive vice president of Raintree Investments, Lake Las Vegas’ developers. “The event was a success and nine of Varenna’s 38 homes have already been sold.” The gated community of Varenna will feature 38 home sites with all single story homes. Three floor plans are available that offer open living spaces and flexible room options with up to five bedrooms and up to three and a half baths. Prices start in the low $400s. Two of the three floor plans, the Gardengate and Parklane, will be modeled at the new Varenna sales office while the Gateway will be modeled in other Pulte communities and viewable through floorplans and online. “We are seeing a very high interest level in Varenna, which is

in part because the community offers three of Pulte’s bestselling floor plans in the southwestern United States,” said Bridjette Shelfo, division vice president, sales, Pulte Group. “Varenna is also hitting the mark for many consumers looking for that 2,000 to over 2,400-square-foot single-level home in a luxury master-planned community like Lake Las Vegas. There’s a great choice of home sites as we are just opening the community.” According to Shelfo, interest rates are still historically low, so it’s making buying power stronger for Pulte customers. “What we have had in the last five years under the four to five percent interest rate has really helped a lot of people get into the home of their dreams,” she said. “Pulte has confidence in the Las Vegas market which has allowed us to grow at a comfortable pace while continuing to take care of our customers and build quality homes.” The first homes at Varenna will be completed in late spring 2019. No. 1: Look into the different areas of Las Vegas and subdivisions. “Do this for the purpose of knowing what type of rent you can charge,” advised Mynuk. “Be sure to check how many are already available in each area and/or subdivisions.” No. 2: Invest in single family detached homes. are relocating to Las Vegas due to the job market and are moving with their families, thus the need for single-family homes -- no less than 3 bed or 2 car garage (most requested types of rentals). No. 3: Take a look at the market before you invest. “There is a dire need for investors right now; however, there are times (summer months) where the market is leaning more towards sellers,” stated Mynuk. “During the months of September-March, it’s a buyer’s market. When there is a buyer’s market, it means there is more supply to buy than there is a demand. Some Tips From Patty When Renting with Pets… Many of us have furry members of the family, and it can be kind of scary when you’re planning to move to a rental and are unsure as to whether or not they will be welcome. Here are some tips to make the process of moving with your favorite dog or cat (or other pet!) a little less stressful. Be Honest: If the property doesn’t allow pets, then don’t apply. Don’t try to sneak in Bubbles and Fluffy because they will be found out. And that is not a fun experience for anyone involved, and in the long run it’s only going to make you look bad to your landlord. Create a Resume: Not for you! For your pet! If you have rented with your little guy before and your landlord and neighbors loved them, make it known! Gather some references for your new landlord to contact so they can hear all the great stories of the time seeing that little furry face lifted their spirits. Call the Local Humane Society: The local animal shelter will be more than happy to give you information, or tell you who can, about the best pet-friendly places in the area. They, too, want happy pets! Introduce Your Pet: If you have a really well behaved pet, then this might be a good idea. Let the landlord meet your furry (or feathery!) pal to see how they feel. You may be able to change someone’s mind, if they’re willing. This won’t work 100% of the time, but for those pets that make an excellent first impression, you might give it a try! Be Responsible About Your Pet: Even if it’s a resounding “yes!” that you can have a pet in your new home, make sure that you are still respectful of the landlord’s property. You definitely don’t want to be the cause of their putting “no pets allowed” if they rent their properties again.
