DESPITE FAVORABLE CONDITIONS, HOMEOWNERS ARE MOVING LESS OFTEN Before I get into my first article for Homes Illustrated, I’d like to begin by thanking the magazine and members of the Greater Las Vegas Association of REALTORS® (GLVAR) for giving me this opportunity to inform you about issues that interest current and prospective homeowners.

homeowner has now spent 13 years living in their home. That’s up from eight years in 2010.

After working as a REALTOR® for about 25 years and serving on the GLVAR Board of Directors over MESSAGE from the past few years, I’m honored to 2020 GLVAR PRESIDENT represent our more than 15,000 TOM BLANCHARD members as president of the GLVAR for 2020.

Homeowners are staying in their homes for the longest period of time in Salt Lake City, as well as in parts of Texas, including Houston, Fort Worth, San Antonio and Dallas, with homeowners in those areas staying in their homes for more than 20 years on average.

As this year’s president, I’m often asked what I think is going to happen in the housing market in 2020. I usually remind people that I’m a REALTOR®, not an economist or a fortune teller. But I will say that I agree with many experts who suggest that the local housing market in 2020 will probably look a lot like it did in 2019 – with relatively stable home prices, steady sales and historically low mortgage interest rates. Barring some sort of national disaster or another Great Recession (let’s hope that doesn’t happen), I expect the local housing market to be as “normal” as it has been in decades. One thing that hasn’t been very normal is our housing supply. For the last year or more, we’ve typically had less than a three-month supply of homes available for sale in Southern Nevada. To have a more balanced housing market, we’d like to have twice that many homes on the market. Some of the reasons for this persistently short supply include fewer new homes being built in recent years and homeowners staying in their homes longer than they did in years past. When more people stay put, we have fewer homes for sale. According to a recent report from Redfin, the typical American

Local homeowners are still more mobile than their counterparts around the country, but the trend toward staying put longer is the same. According to this report, homeowners in Southern Nevada were staying in their homes for a median of eight years as of 2019. That’s up from 7.2 years in 2010.

Rising prices are helping homeowners build more equity in their homes. But the flip side of this seemingly good situation is that these same equity-rich homeowners may not be able to afford other homes in their preferred areas when they’re ready to move. Our aging population is another factor. Americans between 67 and 85 years old are remaining homeowners longer, leading to a shortage of 1.6 million homes nationwide, according to a report by Freddie Mac. In Salt Lake City, which leads the nation in homeowners living in the same home longest, the number of homes for sale has declined 59 percent from 2010 to 2019. Many homeowners there find it difficult to buy and sell a home at the same time. We’re seeing similar challenges here. The good news is that we’ve seen a modest increase over the past several months in the number of local homes listed for sale, especially those without any sort of offer on them. Here’s hoping we can build on that trend this year.

FINANCING CAN BE CONFUSING By Chris Miller, MBA - REALTOR®

T

here are lots of confusing terms and acronyms involved in the home buying process. They can be quite difficult to follow even for experienced home buyers, sellers and even some real estate professionals. However, First Time Home Buyers really get inundated with these terms and some of the things they do not understand may be advantageous in securing their first home. For first time home sellers within a difficult market either due to unusual features, rural areas, or in a buyer’s market it also helps to be familiar with creative financing terminology as it may be advantageous to the sale. This article is going to cover non-traditional financing. This type of financing usually doesn’t involve getting a loan from a bank or mortgage professional but rather through the home seller. They may utilize services provided by banking institutions to service the loans, but the money to purchase is handled strictly by the buyer and seller with the assistance of a third party. If you ever wondered what it means when a listing states: Owner Will Carry or Lease Option to Purchase, then keep reading. There are other possibilities, but these are likely the most common types of creative financing available even in a sellers’ market. So, let’s dive into this.

OWC. Owner Will Carry. Well the seller is not going to give you a piggyback ride, but it is a little bit like one. What this abbreviated term means is that the seller will become the buyer’s lender to purchase the home. In other words, the seller is going to “carry” the loan for the buyer. Although, that’s confusing so let’s take this even further. Home sellers typically need to have no existing loans or other debts tied to the home they are selling to make an OWC purchase work for the buyer. The seller will typically require the buyer to make a large down payment. This down payment is necessary to help cover the cost of the seller’s expenses to get the home sold plus put some money directly into their bank account. Given this assumption the amount can be negotiated between the buyer and seller, but the typical down payment is most likely above 10 to 30% of the purchase price. The terms of the seller financed purchase are also much different for the buyer than a typical loan. Usually the interest rate for the loan is higher than traditional financing. In the past few years the interest rates are somewhere between 6 to 10% on OWC contracts and usually require a balloon payment at the end of a 5 to 10-year term. Balloon payment? Yes, this fun term means that the buyer needs to pay off the remaining balance at the end of the short loan term. Few sellers want to act as a mortgage lender for a typical 30-year mortgage loan term. The payments the buyer is making are usually based on the terms as if it was a 30-year loan, but the remaining balance comes due at the end of the shorter term.

because they do not qualify for traditional financing at the time of purchase, but they have a good income and money saved to make a big down payment. Most of the time credit or income verification are the hiccups preventing the buyer from qualifying for the loan but with solid planning they should be able to overcome these barriers during their short-term loan period.

Lease Option to Purchase? This one is basically like it sounds. This contract allows the buyer to lease/ rent the home for a period before exercising their option to purchase the property. These types of purchases can be a bit risky for the buyer as most of the contracts require a large down payment and a short rental period. During the rental period the buyer usually makes larger than normal rent payments by a few hundred dollars to be applied towards the total down payment. At the conclusion of the lease (12 to 36 months) the buyer is supposed to purchase the property by utilizing the original down payment, plus the additional monies applied during the rental period for a larger down payment at the agreed purchase price. These contracts usually predetermine the purchase price the home will be sold at the time of the lease signing for the future date. In some cases, this amount is higher than the current fair market value and if the buyer is unable to complete the purchase the seller retains all the monies paid by the buyer including the original down payment. So once again you may ask why someone would do this? This option is probably less attractive than the Owner Will Carry contract, but the down payment and monthly payments are most likely less than those of the OWC. This allows for the buyer to save the down payment needed for the final purchase on a monthly basis by paying it as a portion of the rent. Most buyers that would enter this type of contract simply feel the need to either keep more of their money in their own pocket versus making a larger down payment to the seller. Creative financing is not for the faint of heart. These are alternatives that favor the seller who has the right to repossess the home in the event the buyer defaults on these contracts in any way and the seller may be less likely to negotiate with the buyer in such cases. Private sellers are not regulated the same as mortgage lenders and banks. Therefore, all terms in these types of contracts are completely negotiable unlike receiving financing with banks which operate in a uniform way. When making the decision to take advantage on these financing types, be sure to have a well-planned exit strategy and it wouldn’t hurt to have a lawyer review the contract terms. Understand, what you are signing.
