Where to Start in Placing Artwork in Your New Home

Don’t focus on where you had them in your last home. This is where many people get stuck and frustrated. Now is a perfect time to change things around for a new look.
Once you’ve unpacked your art, take a good look at them; decide if there are any you’re no longer attached to. Are there pieces you’d be ok if you didn’t find a place to hang them? I’ve found that 95% of the time, once art is hung, we rarely replace it with something else. So, if you’ve never really liked it or just no longer do, set it aside.
With your furniture, lighting, and large plants placed, it’s time to look at your empty wall space. Is it a horizontal or vertical space? This will help you decide what pieces you can place there. Think of it as a puzzle; you start with the outside and then fill in the rest.
So, where do you start? 1 2 3 4
Now it’s time to decide where to place your art on whether it’s a horizontal or vertical space. Look to put horizontal art in horizontal spaces and vertical art in vertical spaces, but there are no rules set in stone. What’s most important is that you like how it looks.
➠ Start with your largest pieces. Don’t hang anything at this point; place them where you feel they’ll work best, as this could change once you decide where you’re going to hang the others.
➠ Time to start finding the right pieces to finish your puzzle, which is where many get stuck. You only have horizontal spaces and vertical art or vertical spaces with horizontal art. So, time to think outside of the box. What groupings can you create with the pieces you have?
➠ If you have horizontal pieces, you can create a vertical image by stacking them over each other. When doing this, you want to place the largest or visually heaviest piece on the bottom as it’s more appealing to most. When both pieces are the same size, see which piece has the larger and darker frame. If both frames are similar, how are they matted? Where one is white, and the other is dark green, the art with the green mat will be visually heavier and placed on the bottom. Is one image darker than the other?
➠ If you have vertical pieces, you can create a horizontal image by hanging them side-by-side; all the pieces don’t need to be the same size. If you have one tall vertical piece and a couple of smaller horizontal, vertical pieces or both, create a grouping of the smaller pieces and hang them on one side of the vertical piece.
➠ If you have a lot of small pieces, group them to create horizontal or vertical images to include in a grouping. Stack horizontals to create a vertical image and place verticals sideby-side, which makes a horizontal image.

RESTORING BALANCE TO THE LOCAL HOUSING MARKET
As long as I can remember, the local housing market has been a source of great interest and debate here in Southern Nevada.
That’s understandable for a variety of reasons. Besides being a huge part of our economy, owning a home is associated with the American dream. It’s also the biggest single investment most people make. So I suppose it’s understandable that many people get concerned when market conditions change – and especially when that shift seems sudden.
We’re in one of those cycles today. After years of seeing home prices post double-digit gains from one year to the next, Las Vegas REALTORS® (LVR) issued a report last month showing local home prices have now reverted to where they were one year earlier.
LVR reported that the median price of existing single-family homes sold in Southern Nevada through its Multiple Listing Service (MLS) during December was $425,000. That’s down 1.4% from November and matches the median price from December 2021. It’s also down from the all-time record price of $482,000 in May of 2022.
The median price of local condos and townhomes sold in December was $246,950. That’s down 5.0% from the previous month, and down from the all-time record price of $285,000 in May. Condo and townhome prices are still up 2.0% from $242,000 in December 2021.
Part of this downturn is seasonal. Local home prices traditionally warm up during the spring and summer and then cool down during the fall and winter, with December and January often being the slowest months for local home prices and sales.
But the big spark for this recent change is the rise in mortgage interest rates – which began rising in mid-2022 as part of an effort to curb inflation. We began 2023 with the average rate on a 30-year home loan hovering
just under 6.5%. That’s more than double what it was a year earlier, when mortgage rates were averaging about 3.2%, according to mortgage buyer Freddie Mac.
All this obviously makes it more expensive and difficult for people – especially first-time and entry-level buyers – to afford a home.
You can see this reflected in local home sales. With the market slowing down in the second half of 2022, we didn’t come close to matching 2021, which LVR statistics show was a record year for sales of existing homes here in Southern Nevada.
Still, the sky is not falling. Buyers are benefiting from having more homes available for sale at lower prices.
To me, it’s all about balance. We have a more balanced housing market today than we’ve had in years.
Instead of buyers dealing with bidding wars, they have more homes on the market to choose from than they’ve had in the past several years.
With more homes available and fewer selling, the sales pace in December equates to nearly a four-month supply of properties available for sale here in Southern Nevada. That’s a big improvement from one year ago at this time, when we had less than a onemonth housing supply.
And if you’re still concerned about today’s housing market, rest assured. These things are cyclical. Conditions will always change at some point.
