Southern Nevada HOME PRICES end the year
in record territory
A report released this month by Las Vegas REALTORS® (LVR) shows local home prices remained in record territory as 2020 came to a close, with rising home sales and a shrinking housing supply. LVR (formerly known as the Greater Las Vegas Association of REALTORS®) reported that the median price of existing single-family homes sold in Southern Nevada through its Multiple Listing Service (MLS) during December was $345,000. That matches the all-time record for existing local home prices set in November. It’s also up 10.2% from a median price of $312,990 in December of 2019. Local condos and townhomes sold for a median price of $186,000 in December. While that’s down from November, it’s still up 4.5% from $178,000 in December of 2020. “I think we surprised a lot of people with how the local housing market not only held up, but set records, during an otherwise rough year for our community and our local economy,” said 2021 LVR President Aldo Martinez. “I don’t see much changing in the early part of 2021. Demand for housing remains high. Our housing supply and mortgage interest rates are still very low. As long as these trends continue, it’s a good bet that local home prices will keep rising.” Martinez, a longtime local REALTOR® who took over as president of the association on Jan. 1, said the number of local homes available for sale remains well below the six-month supply considered to be a balanced market. In fact, he said the sales pace in December equates to just over a one-month supply of homes available for sale. By the end of December, LVR reported 3,240 single-family homes listed for sale without any sort of offer. That’s down 41.5% from one year ago. For condos and townhomes, the 1,153 properties listed without offers in December represent a 25.9% drop from one year ago. LVR reported a total of 4,097 existing local homes, condos and townhomes were sold during December. Compared to the same time last year, December sales were up 26.7% for homes and up 30.9% for condos and townhomes. According to LVR, the total number of existing local homes, condos, townhomes and other residential properties sold in Southern Nevada during 2020 was 41,617. That’s up from 41,269 total sales in 2019. By comparison, LVR reported 42,876 total sales in 2018 and 45,388 in 2017. For years, Southern Nevada made national news for riding a real estate roller-coaster, with pre-recession home prices soaring to record highs and then falling faster than almost anywhere else in the U.S. during the Great Recession. During this ongoing pandemic, the local housing market has been more in line with national trends, with a tight supply and historically low mortgage interest rates contributing to rising sales and record prices.
During December, LVR reported that 20.2% of all local property sales were purchased with cash. That compares to 21.8% one year ago. That’s well below the February 2013 peak of 59.5%, suggesting that cash buyers and investors have been less active in the local housing market. Despite the coronavirus crisis and economic downturn, the number of so-called distressed sales remains near historically low levels. LVR reported that short sales and foreclosures combined accounted for just 0.9% of all existing local property sales in December. That compares to 1.8% of all sales one year ago, 2.9% two years ago and 3.6% three years ago. These LVR statistics include activity through the end of December 2020. LVR distributes statistics each month based on data collected through its MLS, which does not necessarily account for newly constructed homes sold by local builders or homes for sale by owners. Other highlights include: The total value of local real estate transactions tracked through the MLS during December was nearly $1.5 billion for homes and nearly $160 million for condos, high-rise condos and townhomes. Compared to one year ago, total sales values in December were up 52.9% for homes and up 37.4% for condos and townhomes. Homes have been selling faster than they were a year ago. In December, 84.3% of all existing local homes and 77.1% of all existing local condos and townhomes sold within 60 days. That compares to one year ago, when 71.5% of all existing local homes and 70.2% of all existing local condos and townhomes sold within 60 days.

Where to Start in Placing Artwork in Your New Home By Gail Mayhugh
When moving into a new home, your art may not work in the same place as your previous home. Your rooms may have more windows, vaulted ceilings, a fireplace, built-in’s, or an open floor plan. So, where do you start?

Don’t focus on where you had them in your last home. This is where many people get stuck and frustrated. Now is a perfect time to change things around for a new look. Once you’ve unpacked your art, take a good look at them; decide if there are any you’re no longer attached to. Are there pieces you’d be ok if you didn’t find a place to hang them? I’ve found that 95% of the time, once art is hung, we rarely replace it with something else. So, if you’ve never really liked it or just no longer do, set it aside. With your furniture, lighting, and large plants placed, it’s time to look at your empty wall space. Is it a horizontal or vertical space? This will help you decide what pieces you can place there. Think of it as a puzzle; you start with the outside and then fill in the rest. Now it’s time to decide where to place your art on whether it’s a horizontal or vertical space. Look to put horizontal art in horizontal spaces and vertical art in vertical spaces, but there are no rules set in stone. What’s most important is that you like how it looks.
➠ Start with your largest pieces. Don’t hang anything at this
point; place them where you feel they’ll work best, as this could change once you decide where you’re going to hang the others.
➠ If you have horizontal pieces, you can create a vertical image
by stacking them over each other. When doing this, you want to place the largest or visually heaviest piece on the bottom as it’s more appealing to most. When both pieces are the same size, see which piece has the larger and darker frame. If both frames are similar, how are they matted? Where one is white, and the other is dark green, the art with the green mat will be visually heavier and placed on the bottom. Is one image darker than the other?
➠ If you have vertical pieces, you can create a horizontal image by hanging them side-by-side; all the pieces don’t need to be the same size. If you have one tall vertical piece and a couple of smaller horizontal, vertical pieces or both, create a grouping of the smaller pieces and hang them on one side of the vertical piece. ➠ If you have a lot of small pieces, group them to create
horizontal or vertical images to include in a grouping. Stack horizontals to create a vertical image and place verticals sideby-side, which makes a horizontal image. I work with frustrated clients all the time. I hear, “It all looked so great in our last home,” and it will again in your new home. Take the time to plan where you’re going to hang your art before getting out your hammer and nails.
➠ Time to start finding the right pieces to finish your puzzle,
which is where many get stuck. You only have horizontal spaces and vertical art or vertical spaces with horizontal art. So, time to think outside of the box. What groupings can you create with the pieces you have?

NEW LVR PRESIDENT SHARES THOUGHTS ON 2021 HOUSING MARKET As the 2021 president of Las Vegas REALTORS® (LVR), I’m proud to represent the more than 15,000 members of our association. I’m also honored to have this opportunity to share some thoughts with readers of Homes Illustrated Magazine. One of the most common questions I get from members of LVR and the public is what I think might happen in our local housing market this year.
MESSAGE from 2021 LVR PRESIDENT
ALDO MARTINEZ
Of course, it’s hard to predict such things. For proof, consider 2020. Looking back one year ago, who could have predicted what we’d be dealing with today – from a global pandemic to one of the most sudden and severe economic downturns of our lifetime? Yet, through it all, the local and national housing markets have been booming. Here in Southern Nevada, we’ve been selling more homes in recent months than we sold during the same time one year ago. And local home prices have hit record highs for sixth straight months. Go figure. I think three keys will go a long way to determining what happens in our housing market in 2021:
VACCINES
– Our ability as a nation to immunize Americans to slow the spread of COVID-19 and get this virus under control will be crucial to the health of our country, our economy and the long-term health of our housing market.
STIMULUS – The federal government’s ability
to approve a meaningful stimulus package to get the country through the first 150 days of 2021 is crucial. Personally, I’d like to see a stimulus that puts more money into the hands of consumers. If we learned anything from 2020, I’d say that “trickle up” works a lot better than “trickle down.” Consumers are called that for a reason. If you give them money to spend, they will generally consume more goods and services to help
the economy.
CONSUMER CONFIDENCE
– It’s critical that we do all we can to improve consumer confidence in 2021. If the national media bombards us with overwhelmingly negative news, it’s going to be tougher to come out of this. I’d like to see us focus more on the positives – like people returning to work, increasing tourism to Las Vegas, growing hotel capacity and occupancy and more of the good news we expect to see as we hopefully get the coronavirus under control. Even if the improvements are small at first, the economy will need as much good news as it can get. People need to see that things are getting better, and that increases consumer confidence. Once that happens, they’ll continue to spend, seek work and move forward. If all goes well, I’m hopeful that some of the national experts will be right in suggesting that we could get back to pre-pandemic economic levels by the end of 2021. Of course, there are other factors to consider. One is mortgage interest rates. I hope the Fed can keep mortgage interest rates near the historically low levels we’ve been enjoying for several months. As we come out of this, we need to “keep money cheap” and keep interest rates as low as possible to help homebuyers. Another issue to watch is our housing shortage. For months, our LVR statistics have shown that the supply of existing local homes available for sale is shrinking. Through the end of November, we had just over a one-month supply of homes available for sale. A sixmonth supply is generally considered to be a balanced market. As the year goes on, we’d like to see more homes being built and more people listing their homes for sale as people feel more comfortable with the idea of moving.
