BRANDON ROBERTS READY TO LEAD LVR THROUGH MORE STABLE HOUSING MARKET IN 2022 With this being my first article for Homes Illustrated, I want to start by thanking the folks at this magazine for giving me and Las Vegas REALTORS® the opportunity to share information with its readers. I’m honored to follow in the footsteps of my predecessor, 2021 LVR President Aldo Martinez, the previous author of these articles. As this year’s LVR president, part of my job is to represent the association and speak to members of the media and the public about the housing market and related issues.

MESSAGE from 2022 LVR PRESIDENT

Since you’re reading this, odds are you’re either in the market or in the industry. In either case, you probably know 2021 was a strange year – for the world, and for the housing market. Home prices soared here and nationwide, setting records and defying predictions of people who feared the worst when the pandemic hit. We also saw surprisingly strong home sales last year.

than 25 years, and been a broker for more than 19 of them. I’ve founded and run real estate firms in Utah and Las Vegas, where I’ve lived since 2008. I’m fortunate to have more than 700 real estate agents working with me in multiple states. And I now have the privilege of representing more than 17,000 members of LVR, the largest professional association in Southern Nevada. As I begin my year as LVR’s elected president, more people are asking me what I think the housing market is going to be like in 2022. I’m not one to make bold predictions. After all, who could have predicted what has happened over the past year or two? And who knows what the latest COVID-19 variants may do to the economy? I will say I generally agree with national experts like Lawrence Yun, chief economist of the National Association of REALTORS®, who recently said home prices will likely increase at a “gentler pace” this year.

At the same time, there’s no denying 2021 was a challenging year for people looking to buy a home. Besides dealing with the pandemic and rapidly rising prices, the housing supply has been extremely tight here and nationwide. In fact, Redfin reported last month that the number of homes listed for sale nationwide reached an all-time low during the last week of November.

I’d expect something similar here in Southern Nevada, with local home prices rising more gradually than they did last year.

With demand exceeding supply, the lack of affordable housing has become an increasingly important issue with no easy answers. I look forward to working with other industry and community leaders to find possible solutions.

Of course, I’d also like to see more homes being built and listed for sale, as some experts are predicting. But I’m not expecting a dramatic increase in our local housing inventory anytime soon.

I think much of that depends on mortgage interest rates, which Yun and others expect to rise this year. As long as they stay near the historically low levels we enjoyed last year, I think we’ll be in good shape.

It may take some time, but these things are cyclical. Here’s betting we’ll see things balance out eventually.

When Do We Get the Keys?! By Chris Miller, MBA - REALTOR®

It is hard to withhold the excitement of buying your new home. When the time comes for closing day the novice and experienced alike will always ask the same question. It is possibly the most famous question in the history of real estate and most likely every homeowner has asked it at some point in their home buying history. Considering that nearly 6 million homes were sold in the U.S. in 2018 according to the U.S. Census Bureau, one would assume that more people would know the answer. When do we get the keys to that new home? Well, the challenge to this is answer is that it all depends on circumstances worked out in the purchase agreement with the seller. However, we can touch on the most likely scenario’s in the Greater Las Vegas Area. Traditionally a home buyer needs to become the new owner before keys can be turned over to them. Although there is a bit of confusion around the timing in which this takes place. So, a good place to start is to help our would-be home buyers understand the process in which they acquire keys to their new home. We all know that to buy a home you search around for the prefect homes, make offers, negotiate a deal with the seller, but then what? Well, the process can still go awry when home inspections, appraisals, or loans don’t go as planned. However, that is a different article. Let’s pick up from the part where the title/ escrow company schedules an appointment for our soon to be homeowner. First thing to understand is that the actual closing of the home, which is also referred to as the closing of escrow. The escrow company is the third-party company that processes all the contractual paperwork, loan documents, and their title department handles the transferring of the title to the new owner in addition to other functions. When we say we are closing on a home people think this is synonymous with a few items that take place right before the scheduled closing date. Signing the paperwork for the transfer of title and loan docs typically is what initiates the anxiousness to get the keys, but this is usually the first step in the final steps to closing the deal. Next is when the home buyer sends the money for their down payment and

closing costs funds. “I’ve sent my money so when can I pick up the keys?” Reality check! Transfer documents and exchange of money must be done before the deed/ title to the home can change hands. Once all documents have been signed by both seller, buyer, mortgage lender, etc. then the title can be sent to the Clark County Recorder’s office to transfer into our happy home buyer’s name. This usually takes a few hours from the time it was sent, but sometimes signing, sending money, and recording the title to the new owner may be a couple of days to process. Every buyer’s circumstances are unique to them which can have an affect on the time required to close the deal after all items are received. After the title is recorded into the new owners name the legal transfer of the keys can occur. This is usually a very happy moment where the Realtor helping the new buyer is taking photos of the happy homeowner as soon as possible following the official recording confirmation. Nothing can beat the feeling of turning that key in the door for the first time of the newly purchased home. 5 Things To Consider When Buying Area Rugs By Gail Mayhugh

Area rugs serve many purposes, along with softening and bringing warmth underfoot. They define your seating area, unify a mixture of furniture, and bring color and added style to the room. But for many, selecting an area rug can be a stressful purchase.

There are many thoughts if all the legs of your furniture must sit on an area rug. Well, here’s my opinion. Except for a dining room table, there is no rule that all the furniture’s legs must be on the rug, but there are design considerations. The big question is, then, what size. In your dining room, you want to make sure that all the legs are on the rug when the chairs are fully pulled out. I’m pretty adamant about this. When someone sits down and pulls in their chair, they’re most likely going to get the back leg caught on the edge of the rug. First, it’s not good for your rug, and second, it can be a trip hazard. Let’s say you have a 4 feet by 6 feet table. I like to have at least 3 feet from the table to push my chair out, so the minimum size would be 7 feet by 9 feet. Since rugs come in multiple sizes, I’d go bigger than smaller.

When using a rug under upholstery, a lot depends on the room size, furniture placement, and the traffic flow in and out of the room. I like to have at least the front legs on the rug; others will disagree and feel that all must be on the rug. But sometimes, to get all the feet on the rug, it’s too big for the room. What you don’t want is to have it too small and just under your coffee table. It makes the coffee table look like a small island and doesn’t do anything to unify your furniture or arrangement.

Don’t be afraid to angle a rug. If your room allows, this is an excellent way to visually enlarge the area. Look for any architectural angles in your room as a guide. Is your tile on a diagonal? Do you have an angled fireplace? Do you have your furniture placed on an angle? Following the angle brings a natural flow into the room.

Word of caution when buying your rugs, you’ll find most vary in size from 3 inches to 6 inches from what’s considered a standard size. So, an 8 feet by 10 feet may only be 7 feet 9 inches by 9 feet 6 inches. Each manufacture is different, so make sure you check the actual size. If you can’t find the size you’re looking for, you can have any regular carpet bound to the exact size you want. Binding costs are generally between $ 3.00 to $ 5.00 per lineal foot.

Remember to purchase the correct pad. I’m a believer that a pad should be used no matter what type of flooring you have. It will protect the floor, extend the life of your rug, and keep it from moving around.

Where to Start in Placing Artwork in Your New Home By Gail Mayhugh

When moving into a new home, your art may not work in the same place as your previous home. Your rooms may have more windows, vaulted ceilings, a fireplace, built-in’s, or an open floor plan. So, where do you start?

Don’t focus on where you had them in your last home. This is where many people get stuck and frustrated. Now is a perfect time to change things around for a new look. Once you’ve unpacked your art, take a good look at them; decide if there are any you’re no longer attached to. Are there pieces you’d be ok if you didn’t find a place to hang them? I’ve found that 95% of the time, once art is hung, we rarely replace it with something else. So, if you’ve never really liked it or just no longer do, set it aside. With your furniture, lighting, and large plants placed, it’s time to look at your empty wall space. Is it a horizontal or vertical space? This will help you decide what pieces you can place there. Think of it as a puzzle; you start with the outside and then fill in the rest. Now it’s time to decide where to place your art on whether it’s a horizontal or vertical space. Look to put horizontal art in horizontal spaces and vertical art in vertical spaces, but there are no rules set in stone. What’s most important is that you like how it looks.

➠ Start with your largest pieces. Don’t hang anything at this

point; place them where you feel they’ll work best, as this could change once you decide where you’re going to hang the others.

➠ If you have horizontal pieces, you can create a vertical image

by stacking them over each other. When doing this, you want to place the largest or visually heaviest piece on the bottom as it’s more appealing to most. When both pieces are the same size, see which piece has the larger and darker frame. If both frames are similar, how are they matted? Where one is white, and the other is dark green, the art with the green mat will be visually heavier and placed on the bottom. Is one image darker than the other?

➠ If you have vertical pieces, you can create a horizontal image by hanging them side-by-side; all the pieces don’t need to be the same size. If you have one tall vertical piece and a couple of smaller horizontal, vertical pieces or both, create a grouping of the smaller pieces and hang them on one side of the vertical piece. ➠ If you have a lot of small pieces, group them to create

horizontal or vertical images to include in a grouping. Stack horizontals to create a vertical image and place verticals sideby-side, which makes a horizontal image. I work with frustrated clients all the time. I hear, “It all looked so great in our last home,” and it will again in your new home. Take the time to plan where you’re going to hang your art before getting out your hammer and nails.

➠ Time to start finding the right pieces to finish your puzzle,

which is where many get stuck. You only have horizontal spaces and vertical art or vertical spaces with horizontal art. So, time to think outside of the box. What groupings can you create with the pieces you have?
