The custom-built pool included many features, including remote controls, automation, saltwater, ozone, a PV3 cleaning system, Pentair variable speed pumps and filters, waterfalls, and fountains.

Project Cost: Complete backyards, such as this, generally start in the $100,000+ range.

The customer’s requests were common ones included in backyard makeovers: he wanted to enjoy the pool and spa, and to be able to barbeque and sit around a bar with some shade. He also wanted a fire pit seating area, in which to relax after a full day of fun and sun.

The state-of-the-art hardscapes included an outdoor kitchen with a travertine countertop, a custom ramada and fire pit, lots of bench seating and stonework, pavers, and an acrylic “lace” patio. Meanwhile, the beautiful softscapes included grass, plants, and queen palm, sissoo and tipu trees.

This project was a new backyard installation, which gave the designer a blank canvas with which to work. Not having to deal with removing or working around existing items makes construction easier.

Timeframe: With Unique Companies’ construction process, and utilization of in-house landscape and hardscape crews, this project took the typical time of only 60 days.

Denise: This is the wettest winter I remember in the 18 years I have lived in the Valley. What precautions should readers take to protect their homes from water damage? Rod: Phoenicians are surprised to learn what a threat water can be to their homes here in the desert. For example, the kick out flashing, which collects water running off the roof, can easily become clogged, leading to standing water and leaks in the roof. Denise: What about leaks around windows and sliding glass doors? Rod: In the desert, the caulking around the glass can easily dry out and fail. It is important to recaulk windows every two years to keep windows and doors watertight. Denise: How often should a flat roof be replaced? Rod: A flat foam roof, a flat asphalt shingle roof or a tile roof can last 30-40 years. It is the maintenance that is critical to avoiding leaks. Foam roofs should be resealed and asphalt ones re-emulsified every five years.

John: I think now is a great time to refinance or buy a new home. Rates are still at historic lows, and bank guidelines are loosening up. There is more confidence in the secondary market; so lenders are more willing to take on more risk. The jumbo finance market has made a recovery, and the interest rates for jumbo financing are now extremely low.

Denise: What should be the next step someone who is thinking about getting a home loan or refinancing?

Denise: There are people who have gone through bankruptcies, short sales, or foreclosures, who want to re-enter the single home market. What are the latest lending programs for these applicants?

John: I think this year will be a good year to take action. If someone hesitated or missed out last year, now would be the time to take advantage of our increasing property values. While interest rates are still low and inventory is available, I welcome your readers to contact me to learn how to get pre-qualified to buy a new home. A B O U T J O H N CO N K L I N

John: There are new opportunities for these loan seekers. Stephanie: Paying your current obligations on time is 35% of how your credit score is calculated so it is imperative that you pay your credit cards, mortgages, auto loans and student loans on time. You have to be a full 30 days late for the credit bureaus to report the late payment. One 30-day late payment will drop your credit score 70-100 points literally overnight!

Denise: The recession has put a lot of stress on marriages; many have not survived. Some people feel that divorce will “set them free” from credit issues they had during marriage. Is that true? Stephanie: It is a myth that a divorce ruling will release you of your credit obligations. Going through a divorce is difficult enough without having to worry about separating credit debts. Unfortunately, it’s certainly one of the most important items to focus on as you are navigating through a divorce. Denise: What can a couple expect when going through divorce proceedings? Stephanie: Generally part of the process is separating the credit debts. Here the judge will decree that one or the other spouse will be liable for making payments on car loans, mortgages, credit cards and other credit obligations. That’s fine but the judge’s decree doesn’t override the agreement that you signed with your creditors. So, if you and your spouse both signed to take out a mortgage or a car loan and it stops being paid by the newly liable party then both of you will suffer. The lender will almost certainly report the late payments on both of your credit reports and if the account goes seriously delinquent or even into the dreaded “collection” or “charge off” status then your scores will suffer for years despite what the judge said.
