Spring Showcase of Homes 2018

What’s the first step toward buying your own home? There are many things that can motivate someone to buy a home. Maybe you and your spouse have decided it’s time to start a family and you need a little more space. Maybe you’d like to make an investment you know will appreciate. Or, you may just want to get out of the crowded city. Whatever your reason, homeownership is a great choice for many people, but it can be complicated.

HOME MAGAZINE I APRIL 17 - 23, 2018

CAN I AFFORD A HOME? Many people make the mistake of checking online for house listings right away. You might be setting yourself up for disappointment, however, if you immediately start looking for your dream house. The first thing you should do is figure out what range of homes is realistic given your budget. The best way to start is to visit your local bank or mortgage company to find out what kind of mortgage makes sense for someone in your situation. If you don’t have a lot of cash now but are quickly moving up the ladder at your company, you’ll be in a different financial position than someone who has been saving for a home for a decade. Before visiting your local real estate agency, consult with a mortgage expert. Once you know exactly what you’re able to afford, you can sit down with your agent and do a much more precise search for a dream house that’s right for you.

A day in the life: responsibilities of a real estate agent

RESPONDING TO LISTINGS One of the primary responsibilities of a real estate agent is to be constantly inquiring about and responding to listings of homes that might interest

ORGANIZING SHOWINGS Real estate agents are responsible for scheduling showings for houses that you want to visit. If you want to buy in a certain area, this means coordinating a number of different showings for any given day. It takes careful planning and immense attention to detail.

The advantages of buying a newly built home

design to construction.

One of the first decisions you’ll have to make once you’ve decided it’s time to buy a house is whether to go for a brand new home or an older one. Although older homes have their charms, there are quite a few advantages to newly built homes that you can’t get anywhere else:

• Builders’ warranties Not only will newly built homes be in great condition when you buy them, you’ll also benefit from a number of builders’ warranties. Local builders are mindful of their reputations and will often be willing to fix any mistakes that were made in the building process.

• Few repairs for years to come Newly built homes are in mint condition. Since they’ve been built with the most modern materials and techniques, you can rest assured that they won’t need extensive repairs anytime soon.

• Energy efficiency Each year, it seems, a new and improved way of making a home energy efficient is introduced. From advanced building materials to windows that only block harmful kinds of light, new homes will have all the newest ways to save energy built into them.

• Designed for modern conveniences Our homes are getting smarter. With integrated automation and complex security systems, newly built homes are taking new technologies WILLOW BROOKinto account from

New homes are essentially blank canvases that have all the most up-to-date conveniences. If you’re looking to purchase a home, a newly built one may be the perfect choice.

NEGOTIATIONS Any offer you want to make will go through your real estate agent first. Once an offer is made, negotiations begin. This can be a back-and-forth process that goes on for weeks at a time. Your real estate agent will make sure that you get a price that works for you on a home that you want.

So, you’ve decided to buy a house? Congratulations! While it might seem attractive to not have to pay that commission to a real estate agent, these professionals are essential to ensuring that you get the right price on a purchase that suits your needs. With that in mind, you’re probably wondering what your real estate agent actually does with their time when it comes to finding your new home. The following is a list of responsibilities your real estate agent has when finding you the house of your dreams:

Terms you need to know when applying for a mortgage

HOME MAGAZINE I APRIL 17 - 23, 2018

Locally and family owned since 1974

When it comes time to shop for a house, you’ll almost certainly have to apply for a mortgage (unless you have hundreds of thousands of dollars stuffed in a briefcase somewhere). Negotiating your mortgage can be difficult, so it’s important to understand the terms that go along with it. The following are a few key words you’ll want to familiarize yourself with before going out to buy a house: • Principal: the principal is the initial amount of money you owe on the balance of your mortgage. • Amortization period: this term refers to the number of years you will take to pay down the principal balance of your mortgage. • Appraised value: this is the value of a piece of property as appraised by a qualified professional. • Open mortgage: an open mortgage is one that has no fixed term. You can pay off the balance any time you want without suffering a penalty. While that does seem attractive, these types of mortgages tend to have higher interest rates to compensate.

Whether you’re buying or selling a home, closing day is the culmination of a lot of hard work by you, your lawyers, your real estate agents and many more. It should be a time to celebrate and look forward to a new future. That doesn’t mean that you should simply assume that nothing could go wrong. Here are just three ways to avoid closing day mistakes:

HAVE THE MONEY IN THE APPROPRIATE FORM By the time you sit down at the table, you’ll have hopefully gone over the terms of payment with your agents and lawyers. Know, howe ver, that getting details right is essential in this transaction. If you’ve agreed to wire the money, don’t arrive at the table with a personal check.

those who have helped you, there will be additional fees for processing the large amounts of paperwork that go along with buying a house. For many people, buying a house is the biggest purchase of their lives. Be sure to consult with your lawyers and agents beforehand so you don’t end up making a mistake just before you’re done.

How to pick the perfect tenant When it comes to picking the perfect tenant for your rental property, it’s important that you do your due diligence before making any snap decisions. You need to make sure that your tenant will be able to pay you every month, in full and on time. So as a responsible property owner, how do you go about picking the right tenant? The following is a list of things you should consider doing before agreeing to any prospective renter. 1. DON’T DISCRIMINATE

This could mean a lot of different things. Discrimination can be against someone’s age, race, gender, religion and even family status. It’s important to stay within the confines of the law when it comes to choosing your renter. Remember, just because someone is married or has kids doesn’t mean you can refuse renting to them. 2. CHECK THEIR CREDIT

HOME MAGAZINE I APRIL 17 - 23, 2018

Always check the credit score of a prospective tenant — no exceptions. As a responsible landlord, you need to know that your tenant doesn’t have any outstanding debts that will prevent them from paying the rent on time every month. It’s also important to verify their income. Their monthly salary should be about three times what they pay in rent. 3. CRIMINAL BACKGROUND CHECK

While a criminal history shouldn’t automatically exclude someone as a potential renter, it’s important to check that they have no history of violent crimes or other activities that could jeopardize the safety of your other tenants.

MOVING DAY

Four ways to avoid having to abandon your furry friend Every year, countless pets are abandoned when their owners move. Accommodations too small? Pets not allowed? Your new spouse is allergic? There are many reasons why domesticated animals find themselves prowling the streets, plagued by hunger and exposed to various dangers like disease and bad weather. To avoid having to abandon your furry friend due to a move, here are four key pieces of advice: 1. Start your search well in advance. This way, you’ll have ample time to find a place that both suits your needs and accepts pets. 2. Introduce your new landlord to your pet. Certain landlords are more flexible than others and may be willing to agree to a trial period under certain conditions. 3. Give your pet to a loving family. Refer to your network of contacts (family members, friends, coworkers, etc.) or place an ad in your local classifieds to find a loving family willing to adopt and care for your trusted companion. 4. Bring your pet to an animal shelter. As a last resort, it’s always better to entrust your pet to an animal shelter than abandon it altogether. However, it’s important to keep in mind that these shelters often get overcrowded, so make sure you’ve considered all other options first.

4. TALK TO THEM

There’s no better indicator of how someone will behave than simply talking to them. This will give you a good idea of their personality and how they’ll act as your tenant.

Don’t abandon your pet when you move! Instead, get your new landlord acquainted with your furry friend or find

an adoption family to provide a good home.

What is an OCTANE RATING?

The measure of a fuel’s ability to withstand engine knocking is called an octane rating. Knocking is the result of uncontrolled combustion between the mixture of air and fuel and is most often apparent when your engine is pushed to its limit (high acceleration or driving in the mountains, for example). NUMBERS AT THE PUMP Automakers provide a recommended octane rating for use in each of their models. Filling your gas tank with higher-rated fuel than necessary would be a waste of money. For cars designed for peak performance, unleaded super is generally the norm. In certain situations that are especially taxing for your engine, a higher rating might be required. Whether you’re towing a heavy load, driving through mountainous terrain or heading to the campground with your family and all your equipment, each time you need your engine to work extra hard, a higher rating should be used. Fuel with a higher octane rating will better absorb the excess heat generated by your engine. Cars that have crossed the 100,000-kilometre mark on the odometer can also benefit from a higher octane rating, which may prolong the vehicle’s lifespan.

Heading out to your favorite fishing grounds, you can’t help but relax when you’re behind the wheel of a new Alumacraft powered by a Yamaha outboard.

HOME MAGAZINE I APRIL 17 - 23, 2018

But what do you do if you still notice knocking in your engine, despite the use of a higher-rated fuel? There are a few different solutions, including the use of a product called an octane booster, which contains additives designed to solve certain engine knocking problems. A second solution is to clean out your engine’s combustion chambers to eliminate unwanted deposits. Make sure you do all the necessary research when it comes to buying a cleaning product. Keep in mind that carbon deposits will return every 5,000 to 10,000 kilometres, which makes this solution a temporary one that needs to be repeated every so often. If the issue persists, make an appointment with your mechanic and let the experts fix the problem for you.

DYSON goes from vacuum cleaners to electric cars According to a Financial Times article, appliance manufacturer Dyson is about to join the electric car race. The company has announced its plans to create no less than three different electric vehicles over the next few years.

used to validate workflow and materials, will have a production run of around 10,000 units. Founder James Dyson has long touted his company’s vast expertise in plastics, largely used in the manufacturing of Dyson brand appliances.

The article suggests that the first model, which will be Dyson also announced his intention to invest 2.7 billion U.S. dollars in research and development for the company’s future vehicles. The first car is expected to be powered by lithium-ion batteries for availability reasons, allowing it to reach the market as quickly as possible. However, half of the money invested will go toward the development of high-performance solid-state battery technology.

HOME MAGAZINE I APRIL 17 - 23, 2018

As of now, official information about the vehicles is sparse, and release dates are yet to be announced.

Smart tips for BUYING A USED CAR Are you in the market for a pre-owned vehicle? Follow these tips to avoid getting stuck with a lemon. RESEARCH THE PRICE Are you looking for a particular model of used vehicle? First things first: go online to compare prices to find out what the market value is for your car of choice. MAKE A BUDGET No matter what kind of car you’re shopping for, it’s easy to get carried away and go over your budget. Make a list of your wants and needs, and establish a budget that factors in insurance and maintenance costs. Don’t forget to leave yourself some wiggle room for the unforeseen.

GET YOUR HANDS ON THE CAR’S HISTORY Ideally, you’ll get the chance to view the invoices for any maintenance work done on the car. Dealerships usually keep the paperwork for all vehicles they’ve done

maintenance on, and some private sellers do the same. Otherwise, there are organizations such as CarProof that offer vehicle history reports, but they aren’t always comprehensive. KNOW WHO THE SELLER IS Be sure you know exactly who you’ll be buying the vehicle from. There are ill-intentioned people everywhere, and the car sales business is no exception. The thought of making a quick buck can make people greedy. Knowing who you’re doing business with is crucial. HAVE IT INSPECTED Once you’ve taken all the necessary precautions, it’s time to have the car inspected. Bring it to an independent mechanic of your choosing — if the seller insists on taking it to a specific garage, take your business elsewhere. TAKE IT FOR A TEST DRIVE Take the car out for a spin — don’t settle for simply starting it! Ideally, you should take 15 to 20 minutes to familiarize yourself with the feeling of the car. Try to drive it on city roads as well as on the highway. Listen for any suspicious sounds, pay attention to the suspension and keep your eyes peeled for any little details that could reveal the vehicle’s true condition. GET IT IN WRITING If you buy your car from a dealership, you’ll need to sign a cont ract. Make sure that it matches your verbal agreement on all points. If you decide to purchase from an independent seller, it’s highly recommended that you draft a written agreement, even if you aren’t required to by law. In the event of future problems, it might offer you some valuable protections.

IS YOUR CAR READY FOR

YOUR VACATION?

There’s nothing like a car problem to ruin a well-deserved vacation. To avoid unpleasant surprises, you can take a few easy precautions to make your next trip unforgettable for all the right reasons. CHECK YOUR VEHICLE Having your vehicle checked before leaving home will make for a much more relaxing road trip. Ask your mechanic to check the condition and the pressure of the tires, the cooling system, engine fluid levels and the state of the brakes. Make sure the headlights, turn signals and wind shield wipers work properly, and see to any necessary repairs. Have the air conditioning and cigarette lighter checked; the latter is very useful for recharging the GPS and cell phone. Take everything you need to change a tire in case of a flat, and don’t forget to pack an emergency kit that in cludes a flashlight, blanket and jumper cables. YOUR PAPERS, PLEASE! Your vehicle registration, car insurance certificate and driver’s license are essential documents to have with you when you’re on the road. Make sure you have enough insurance coverage, especially if you plan to be driving out of the country. Will your route be taking you on toll roads and bridges? Keep some change or a credit card close at hand. SAFETY 101 Pack the car properly; it’s a good idea to start the day before. For safety, distribute the weight equally and avoid placing luggage behind the passengers’ heads. Make sure that the car’s first-aid kit is complete, and replace any outdated products. One last tip: before leaving, give a duplicate set of car keys to one of your passengers, just in case you get locked out.

The purchase of an RV is a major investment that requires a lot of research. Here are a few questions that will help you to choose the perfect model for your needs: • How will we use the vehicle? • Are we always going to be alone or will we have visitors? • Which features and accessories do we want, and which do we really need? • Do we want a trailer, which requires a sufficient towing vehicle, or a self-contained RV? • Does our budget include the costs of financing, insurance, and gas? • Can we maintain and/or fix it up ourselves or will we have to rely on the dealer? When examining an RV for sale, consider these questions: • Is the roof designed to facilitate drainage? • Are there air bubbles under the roof’s membrane? • Are the cabinets and storage spaces well built? This is an indication of the vehicle’s overall quality. • Are the wiring and piping under the RV firmly attached? Finish off by asking vendors the following questions:

Good luck and HAVE FUN shopping!

DON’T JUST THROW YOUR HOME MAG IN THE RECYCLING BIN WHEN YOU ARE DONE WITH IT! HERE A FEW OTHER IDEAS YOU CAN TRY:

1. Clean windows or glass. Use with water & vinegar for a no streak shine. 2. Burn it up. Tightly rolled newspapers make great fire starters!

3. Make a weed barrier. Lay a thick layer down before your mulch or rocks to help stop weeds from appearing. 4. Wrap some gifts.

5. Pack it up. Instead of plastic bubble wrap, wrap valuables in newspaper for shipping or moving 6. As origami paper.

7. In the fridge. Keep the bottom of the veggie drawer from getting nasty by lining it with newspaper. It will absorb liquid and odors.

8. For ripening fruit. If you’ve picked up some under-ripe peaches, avocados, or other fruit, wrap them in newspaper to ripen them more quickly. 9. Shine on. Give the shine back to your stainless steel sink by gently scrubbing it with wadded up, wet newspaper. 10. Compost it. 11. Papier mache. 12. Line the puppy crate.

If you need more paper for your project, just swing by the Home Magazine office and ask for some old issues ~ we almost always have some on hand!
