Framed by two mature oak trees, preserved during construction by the Knauf-Koenig Group, this home features a striking entrance that beautifully integrates with its natural surroundings. Landscape Architect Max Gooding enhances this setting with lush, mature landscaping, creating a vibrant backdrop visible through expansive 400 Series windows from Andersen Windows & Doors sourced through Florida Wood Window and Door. Partner and Owner John Cooney of Stofft Cooney Architects applies a contemporary touch to the traditional Old Florida architecture, incorporating streamlined elements like the standing seam metal roof, corbels, brackets, and soffits.
EFFORTLESS ELEGANCE
A PANORAMIC LAKEFRONT ESTATE IN PELICAN BAY RADIATES WITH TRANQUIL CHARM
TTucked away in a serene waterside location within Pelican Bay, this $12 million estate breaks from the traditional single-story style with its twostory design, enhancing views of both the lake and golf course. “The collaboration of Stofft Cooney Architects, Knauf-Koenig Group, and Calusa Bay Interior Design not only elevates this property but significantly enhances its appeal to discerning buyers,” states Taber Tagliasacchi, P.A., Broker & Owner of Calusa Bay Properties. As seasoned experts in the Naples luxury market, this team has reshaped Pelican Bay for over a decade, bringing a breadth of knowledge and exceptional craftsmanship to each project.
Pelican Bay, known for its amenity-rich lifestyle, offers private access to three miles of pristine beaches, two exclusive beach clubs, and a 27-hole golf course. It provides more than just a neighborhood — it’s a way of life. “This estate is perfect for anyone seeking a meticulously designed luxury custom home that truly captures the spirit of Pelican Bay,” adds Tagliasacchi. Partner and Owner John Cooney of Stofft Cooney Architects highlights that while the home pays homage to the traditional Old Florida style, it seamlessly incorporates contemporary design elements. u
Great Room: Brown highlights the successful collaboration between the architectural and design teams, evident in the striking ceiling design. She selects a natural grasscloth wallcovering from Cowtan & Tout for the perimeter walls. Brown’s ingenious use of textural wallcovering emphasizes the room’s vaulted drywall ceiling, culminating in a stunning tongue-and-groove detail, making the ceiling a standout architectural element. Inspired by contemporary California designs, a French door and a wall of windows with horizontal muntins were custom-made by Royston Architectural Elements, replacing the typical sliding door.
At the entry, oversized stone-clad columns command attention, each topped with slim black columns that support the roof trusses. Cooney’s design ingeniously conceals this supportive junction with tongue-and-groove cypress, creating the illusion that the roof is gracefully hovering above. The design features a combination of natural travertine and stucco exteriors, creating an airy tropical atmosphere, enhanced by the lush, mature landscaping designed by Landscape Architect Max Gooding. That vibe flows into the interior, where laid-back is the feeling, and luxury permeates every room.
Liz Brown, Design Director at Calusa Bay Interior Design, draws her inspiration from Southern California estates, incorporating an elegant coastal ambiance perfect for Naples living. “We’ve moved beyond the typical coastal palette of blue and white, opting for natural tones with wood accents and pops of black,” details Brown. The design ethos extends to every detail, from the exterior’s stone cladding and black accents to the sophisticated oak casings framing each interior doorway, enhancing the home’s contemporary feel. “Our craftsmanship in woodworking truly sets us apart, bolstered by Matt Knauf’s extensive expertise as a carpenter by trade and innovative approach,” says Nick Radick, Sales and Marketing Director of Knauf-Koenig Group. u
Great Room: “We took the colors from the artwork and let them dictate the room’s color scheme — it was the perfect inspiration piece,” Brown enthuses, referring to the beach-inspired painting by artist Kelsey Irvin. The focal wall niche, encased in stained oak and accented with a darker blue Philip Jeffries wallcovering, contrasts beautifully with the room’s lighter perimeter tone. Brown enhances the cozy atmosphere with inviting furnishings, including a sectional from Hickory Chair and chairs from Baker.
Matt Knauf, co-founder of Knauf-Koenig Group, exemplifies skill in the seamless glazed wall and sliding doors connecting the study and club room, demonstrating a commitment to precision and architectural elegance. When closed, these sliding glass doors serve as a striking architectural feature, effortlessly allowing natural light to permeate the space. Upon opening, the horizontal frames and glass panes overlap and align precisely, creating a seamless connection between the two rooms. This innovative design eliminates the visual interruption typical of hinged doors, fostering a sense of openness and continuity in the living space. The thoughtful engineering behind these doors showcases a perfect blend of form and function. This design choice enhances the home’s aesthetic appeal and contributes to a more spacious and airy feel, reflecting modern architectural trends prioritizing open, multifunctional living spaces. u
Kitchen: “It’s not your typical open-concept kitchen,” shares Brown, “and that is really nice!” The design aims for a highly functional layout that is enriched with luxurious materials and an elegant look, starting with sleek brass pendants from Visual Comfort. The upper cabinets are lined with the same oak for contrast with the paint and glaze perimeter cabinetry. With a gorgeous plaster finish on the wall-to-wall hood, this clean look complements the quartzite backsplash and countertops. High-end appliances from Ferguson Bath, Kitchen & Lighting Gallery enhance the kitchen’s functionality.
Dining Room: This stunning floor-to-ceiling stained white oak slat detail in the foyer acts as a visual divider and creates a dramatic entrance, setting the tone for the wood accents throughout the home. Contemporary abstract art pieces and barrel back chairs establish a relaxed atmosphere for guests entering the dining room. Wood tones bring warmth to the dining room’s vertical and horizontal surfaces. Additionally, Brown custom designs a dining table with a wood top and black base. Above it, a white plaster and satin-brass Brooklyn 10-light double-shade pendant from Hubbardton Forge complements and ties together the other finishes throughout the home. Down the hall, the view opens into the great room, providing a sense of the overall layout and flow. Brown selects black frames for specific interior windows, a deliberate choice that seamlessly connects the exterior’s black accents with the interior’s.
Mudroom: Brimming with architectural detail, the focal point of this mudroom is the oak-stained slat wall where Brown layers texture on top of texture with two generous three-dimensional art pieces. The drop zone features a plush cushion for added comfort, hooks for functionality, and cane baskets that introduce a touch of coastal texture. Additionally, its deep stain complements the wood tones in the powder room, creating a cohesive look.
Wine Room & Bar: “We strategically placed the bar and wine room in a central location to facilitate easy access from the great room, kitchen, and dining room,” Cooney says. This chilled wine room, capable of supporting up to 300 bottles, is mere steps away from the wet bar and decanting station. In this space, landscape, architecture, and interior design come together seamlessly, featuring oak-stained floating shelves that beautifully complement the vibrant outdoor scenery.
Powder Room: A stunning multi-tonal glass mosaic tile from Design Works adorns the vanity wall, featuring a subtle botanical pattern that sparks conversation. Its colors beautifully resonate with the room’s rich monochromatic palette. A grasscloth wallcovering with a textured finish on the adjacent walls adds tactile interest and harmonizes with the tile’s hues. Anchoring the space is a custom-designed walnut vanity with a deep, rich finish, elegantly topped with mitered quartz.
Club Room: The study, featuring Debonair from Sherwin-Williams, can be viewed from this casual club room, which is adorned with a textural wallcovering from Holly Hunt. This flexible room is designed as a retreat, so Brown incorporates a comfy sectional and lounging club chair from Burton James. Her focus on a harmonious color palette is ever-present, as she incorporates black and brass accents into the room’s scheme of cream and rich blue tones.
“This
Primary Bathroom: Brown explains, “We extended the wood flooring into the primary bathroom, which is unconventional, but we aimed to maintain the warm, cozy ambiance rather than the often colder feel of tile.” This 10.25-inch wide plank, Coreca, from the Dolce Vita Collection by Legno Bastone Wide Plank Flooring, sourced through Naples Flooring Company, creates a sense of warmth. In the shower, the wall tile imitates the appearance of wood, complemented by a pebble floor that accentuates the natural palette.
estate is perfect for anyone seeking a meticulously designed luxury custom home that truly captures the spirit of Pelican Bay,” says Taber Tagliasacchi, P.A., Broker & Owner of Calusa Bay Properties.
Primary Bedroom: The walls, adorned with a white wallcovering featuring a delicate metallic background, offer a luminous quality that amplifies the room’s airy feel, enabling Brown to capitalize on the abundance of natural light. The furnishings, with soft rounded corners, evoke a sense of calm and continuity. An organic-shaped woven decor piece from Made Goods centered above the bed complements the furniture’s fluid lines and resonates with the rich textures of the flooring, dresser, nightstands, and ceiling design.
Features like the wine room, bar, and club room elevate the home’s appeal. The wine room, just off the kitchen, is a unique design that sparks conversation — floating shelves traverse a window, showing the vibrant living backsplash of the foliage outside. Muted blue and warm tan accents contribute to the great room’s serene aesthetic, a gentle contrast that enriches the space without overwhelming the calming effect of the predominant grays, beiges, and wood tones. Brown selects these shades from the beachside artwork that evokes that laid-back beachy vibe.
The home’s design goes beyond a carefully chosen color palette, placing significant emphasis on architectural detailing. A slatted wood feature, three-dimensional artwork, and a glass barn door in the mudroom contribute to the space’s distinctive character. “These features are intentionally designed to elevate what might otherwise be a mundane mudroom into a truly memorable and pleasant experience,” explains Cooney, highlighting the attention given to even utilitarian spaces. u
Adjacent to this area, the VIP Guest suite offers a luxurious private retreat experience. With expansive windows providing breathtaking views and an interior design rivaling the primary bedroom, it exemplifies the home’s commitment to luxury throughout.
The generous primary suite, complete with direct pool access and a cozy sitting area, is a testament to thoughtful design. Brown’s expertise shines through in the calming color scheme, where she opts for a light palette that emphasizes textures, sheens, and organic shapes to craft a comprehensive and harmonious design. This tranquil ambiance seamlessly extends to the outdoor living areas, creating a cohesive flow between interior and exterior spaces.
The backyard boasts a spacious pool and spa designed for ultimate relaxation and enjoyment. Brown’s thoughtful approach to the outdoor dining area, which overlooks the stunning pool, is evident. “We chose two tables instead of one large one,” Brown explains. “Often, it is just two to four people dining, so we planned for smaller, more intimate settings. However, someone can easily combine two tables for larger gatherings.” To enhance year-round outdoor living in Florida’s climate, Castle Services of Southwest Florida has installed state-of-the-art motorized screens and roll-down shutters. These can be effortlessly lowered at the touch of a button, providing protection for the outdoor kitchen, living, and dining areas.
This relaxed luxury model at Pelican Bay exemplifies a perfect fusion of elegance and comfort, with each detail carefully designed to elevate the living experience. Radick sums it up perfectly: “Our brand and reputation is built on delivering the best homes in the area; this estate is no exception. It’s a solidly built home that will withstand the test of time and the elements, offering its owners a sanctuary of elegance and tranquility.” n
VIP Bedroom & Bathroom: Since the room features expansive windows on two walls, Brown focuses on the headboard wall, facing the bed toward the gorgeous floor-to-ceiling view. This inspired wall-to-wall headboard design is upholstered in an off-white bouclé with an art ledge. Brown curates the artwork with three textural abstract pieces from Wendover, Made Goods, and Uttermost. In the en suite, she selects textured tiles and a monochromatic color scheme, creating a sophisticated and cohesive aesthetic.
Rear Elevation: A balcony off the second-floor lounge features a tongue-and-groove clad ceiling that mirrors the home’s front entry. This architectural repetition extends to the striking black-framed windows, adding to this exterior’s distinctiveness. The balcony overlooks the pool with a submerged spa and lap lane, surrounded by a lush landscape abundant with diverse plant life. These plants offer a vibrant palette of textures, shapes, and colors, illuminated to ensure the setting remains visually exquisite into the evening hours.
Outdoor Living & Dining: Brown chooses light and bright fabrics to create a clean and crisp atmosphere in the outdoor living space. After selecting StoneScapes Midnight Blue mini pebbles from National Pool Tile, she opts for deep blue pillow fabrics from Elaine Smith, adding playful patterns and a durable outdoor rug to the area. The exterior showcases the same meticulous attention to detail as the interior, featuring a cypress tongue-and-groove ceiling and a plaster hood in the outdoor kitchen.

PINNACLE OF OPULENCE
THIS ESTATE REDEFINES LUXURY LIVING IN PORT ROYAL
Living Room: The living room showcases a stepped fireplace crafted from exquisite Opal White marble, flanked by bleached walnut columns with vertical ribbing and built-in shelving. Carly Reed, Head of Design at VIV Homes, curates a blend of inviting furnishings around her custom six-spoke coffee table, designed to mirror the light fixture above. Reed’s table cleverly combines bleached walnut with white striated finishes, seamlessly integrating with the room’s aesthetic. This thoughtful design choice exemplifies Reed’s talent for creating cohesive interiors, as the table’s tones and textures harmonize beautifully with the overall design scheme of the room and the entire home.
Front Elevation: This West Indies home is bathed in an off-white hue, Cloud Cover by Benjamin Moore, which allows the limestone to make a stronger statement. The grand entry is flanked by Bevelo sconces and tall columns, and is accented by elongated brackets. Above the entry is a large covered balcony with expansive sliding glass doors from Andersen Windows & Doors, sourced from Florida Wood Window and Door. This home features the latest roofing technologies with integrated slate and copper metal roofing, and copper gutters.
Rear Elevation: The vanishing edge intersects with the planters, creating three distinct spillways clad in shimmering blue tile. “This intersecting design enhances the view from within the pool and from the home,” shares Philip McHenry, Senior Project Manager of Architectural Land Design. “It also magnifies the pool’s size, blending seamlessly with its surroundings for a visually stunning effect.” This effect is achieved by elevating the landscape and positioning the planters on the upper level. Sylvester palms (Phoenix sylvestris) and bright pink impatiens across the pool enhance every line of sight.
A“Architecture combines the refined beauty of nature with the precision of the artistic world and the technical aspects of engineering,” shares Architect Jonathan Kukk, AIA, President of Kukk Architecture. Embracing this holistic design philosophy, Kukk has been crafting exceptional estate homes across Florida for more than two decades. This one and a half lot estate home in Port Royal has every amenity that exemplifies this collaborative enterprise and, in Kukk’s words, “checks all the boxes.”
Situated just steps from the shore, this waterfront home boasts unparalleled elegance among its prestigious neighbors. “VIV Homes capitalizes on market opportunities by securing the most desirable lots and incorporating exceptionally high-end finishes, far surpassing the investments of their competitors,” shares Rex Miller with William Raveis Real Estate, the Luxury Real Estate professional for VIV Homes. “This home represents their most advanced and luxurious offering to date.”
Kukk designs a West Indies-style exterior with the motor court tucked discreetly to the side, allowing the grand entrance to command attention. Philip McHenry, Senior Project Manager at Architectural Land Design, points out, “We don’t just design landscapes — we create experiences.” The grand entrance welcomes visitors along a path lined with palm trees and vibrant bougainvillea. Visitors are then led to a walkway flanked by tranquil water features, giving this courtyard a stately presence.
The exterior is clad in a combination of limestone and stucco. While the procession of exterior windows along the home creates an architectural rhythm, the team thoughtfully enhances the aesthetic with vertical ribbing carved into the limestone below each transom window. The architectural elegance seamlessly transitions indoors, where Carly Reed, Head of Design at VIV Homes, forges a calming color palette in which materials and textures accentuate the architecture. “In the dining room, the use of Calacatta Lincoln marble with its hints of silver, dark bronze, and champagne gold, sets the tone for metallic accents that repeat throughout the home,” Reed explains. u
Kitchen: Metal accents on the Cristallo Prime quartzite island and the custom hood of scagliola stone have a significant impact. Vertical ribbing is repeated on the backsplash and under the island. Satin brass hardware, champagne-gold pendants, and metal-accented furniture carry the theme, while custom DutchMade cabinetry in a honey finish on walnut and painted Chantilly Lace tie it together. The expansive Wolf range from Ferguson Bath, Kitchen & Lighting Gallery combines luxury and function.
The expansive site offers ample space for amenities, but true luxury lies not in their inclusion, but in their meticulous arrangement. Kukk masterfully employs strategic sightlines and focal points to connect these amenities with the views, achieving an opulent, estate-style connectivity. A sense of unity pervades as the many social spaces unfold effortlessly from the indoor to the outdoor resort. Kukk’s strategic placement of the kitchen masterfully integrates with the adjacent spaces, while Reed’s custom furniture arrangements delineate and enhance clarity by defining the social spaces within this fluid layout.
The exquisite primary bedroom checks all the boxes, boasting a morning bar, lavish custom closet, and direct access to the outdoor resort. A single story above the lanai is unique. Kukk explains, “We knew we wanted the vaulted ceiling on the lanai. We worked hard to satisfy all the program requirements and other locations to preserve this option.” Kukk continues, “Just like the home has many spaces and social options to gather, so does this epic pool!” u
“Architecture combines the refined beauty of nature with the precision of the artistic world and the technical aspects of engineering,” shares Architect Jonathan Kukk, AIA of Kukk Architecture.
Dining Room: Reed embraces an informal atmosphere in this formal dining room due to the open floor plan, allowing natural light to flood the space. The design seamlessly integrates with the home’s cohesive aesthetic through carefully selected materials. Reed’s custom-designed dining table, featuring metal accents, takes center stage, surrounded by inviting chairs from Restoration Hardware. A striking custom wine display holds 136 bottles showcasing vertical ribbing backed with luxurious Calacatta Lincoln marble. An additional wine room for wine enthusiasts accommodates 464 bottles, further enhancing the home’s sophisticated appeal.
Primary Bathroom & Closet: “The goal is a clean and contemporary bathroom,” shares Reed. “With the Coffee onyx, it elegantly incorporates the earthy tones found throughout the home.” This onyx is a stunning focal point in the shower and on the floor, with a champagne gold metal outline inlaid. While the Victoria & Albert tub gets a tropical backdrop, the vanity’s backdrop is a wall of Opal White marble etched as a special wainscot. Vertical ribbing is repeated on the floating vanity cabinetry. This closet by Poliform in Olmo Elm adds to the luxurious feel of this Port Royal estate.
Primary Bedroom: Elevated features like the custom headboard from Mantra Furnishings showcase this antique linen fabric from Schumacher. The design adds softness to each piece, including the Lightology pendant, which has the look of rippling fabric. Champagne gold accents brighten the room. A custom area rug elegantly complements the 8-inch-wide Lancaster European white oak flooring from the Elegance Collection by Legno Bastone Wide Plank Flooring, sourced through Naples Flooring Company.
Club Room: This spacious second-floor retreat exemplifies Reed’s meticulous design approach, highlighted by the elegant wood-clad ceiling beams. The Arteriors’ Rimini pendant, crafted from natural and painted black rattan with gold accents, introduces a coastal texture. The wall cladding behind the television and wet bar further enhances the space’s resort-like appeal. A generously sized U-shaped sofa, upholstered in a pearl basketweave fabric from Interior Define, creates an inviting seating area. The club chairs by Kelly Harvey Living are thoughtfully selected to encourage relaxation and conversation in this sophisticated yet comfortable setting.
This backyard oasis boasts an impressive 2,300 square feet of water surface, seamlessly connecting to the lanai. McHenry’s design features floating steps that create a mesmerizing “walking on water” effect, guiding guests across the pool to the dock for easy access to local amenities. The pool area offers a swim-up bar and an operable pergola, enhanced by a serene water wall that combines the soothing sound of cascading water with shimmering blue tiles. A shallow shelf allows effortless movement between pool sections, showcasing the team’s expertise in creating interconnected amenities.
Kukk’s architectural expertise, in collaboration with VIV Homes and Architectural Land Design, elevates this Port Royal estate to the pinnacle of luxury living, seamlessly blending sophistication with unparalleled craftsmanship and architectural refinement. n
Upper Landing: “The two-story foyer allows light to travel from the entryway to the second story, brightly filling the club room at the top of the stairs,” delights Kukk. To highlight this transitional space, Reed clads the vaulted ceiling in stained wood tongue-and-groove and selects this abstract cubist chandelier from Kelly Wearstler. White wainscoting adds subtle detail, while the contemporary iron balusters and wood cap railing offer this stairway its rhythm.
VIP Suite: Knowing the lush water views of this VIP suite, Reed keeps the design neutral and airy. The view is captured in the mirror’s reflection, giving the room a resort-like ambiance. The John-Richard mirror rests above the warm wood dresser. Reed treats this room with a custom headboard that draws attention to the luxurious bedding in a soft, textured, and neutral room.
Lanai Kitchen: The focal point of this outdoor culinary space is the oversized limestone hood, featuring elegant etched banding and wood trim. A spacious bar, crowned with luxurious Wellington quartzite, creates an inviting entertainment area, enhanced by the playful Serena & Lily pendants suspended above. The shell stone deck gracefully descends a few steps to connect with the pool and its striking floating stairs seamlessly. This transitional area offers a harmonious blend of elements: on one side, lush landscaping and soothing bubbling fountains create a serene atmosphere, while on the other, the pool’s lap lane extends, embodying both functionality and luxury.
Pool: During construction, the Developer of VIV Homes recognized an opportunity to elevate the design by incorporating Lunada Bay’s Umbria glass tiles into the shallow shelf, despite the home’s sale being finalized at a set price. This decision showcases VIV Homes’ unwavering commitment to excellence, as noted by Miller: “The Developer decided it was essential for the design and covered the cost himself.” The addition of these exquisite tiles, combined with the luxurious spa and an operable Renson pergola, transforms the poolside area into a truly exceptional space, a testament to VIV Homes’ dedication to surpassing client expectations, even after the sale is complete.
Lanai: Reed enhances the outdoor living space with thoughtful design elements that echo the interior. The limestone fireplace features vertical ribbing, complemented by a Wellington quartzite mantel, creating a striking architectural focal point with a stepped exterior chimney. For protection against the elements, motorized roll-down shutters and screens from Castle Services of Southwest Florida have been installed. The space is furnished with durable outdoor pieces, including a sofa from Four Hands, all upholstered in weather-resistant fabrics. The vaulted ceiling, clad in tongue-and-groove with a finish mirroring the coffee table, adds warmth and visual interest to this sophisticated outdoor retreat.

Architect Brandt Henning addressed the homeowners’ desire for a three-car garage by creating a split layout. A single-car garage faces the street, while a separate two-car unit opens onto the auto court. “We like to separate the garages in order to make it feel a little less conspicuous,” Henning explains. “This approach prevents the home’s facade from being dominated by garage doors.” Brian Mayotte, Vice President of BUILD, highlights the thoughtful selection of garage doors. The impact-rated glass doors serve multiple purposes — they allow natural light to flood the space while maintaining privacy through a frosted inner liner. This design choice enhances functionality and contributes to the contemporary aesthetic the homeowners sought.
ATYPICAL ANGLE
AN AXIAL WALL CREATES UNIQUE SPACES AND VISUAL INTEREST IN THIS CUSTOM ROYAL HARBOR HOME
Family Room: Lynn Gretz, the homeowner, envisioned a welcoming space that felt lived-in rather than museum-like. She chose plush, overstuffed seating for the open-concept family room to achieve this. While coastal blue accents are present, the overall aesthetic leans towards contemporary design. The ceiling is a standout feature, departing from the traditional tongue-and-groove often found in coastal homes. Mayotte describes it as “a little more refined — a less is more look.” “The floating coffer design incorporates multiple angles and subtle shadowing, creating visual interest through framing and drywall work rather than ornate trim molding,” Mayotte says. Grounding the space is Villa Caprisi wide plank oak flooring from Hadinger Flooring, which adds warmth and comfort to the contemporary coastal atmosphere.
Bar: The homeowners love their bevvy, as they call it. “My husband never really wanted a bar,” Lynn Gretz says. “He doesn’t like to get stuck behind a bar, so we created a space that’s part of the house, but it’s kind of hidden.” Despite its incognito status, the space offers high style with sleek, grainmatched wood cabinetry from SOHO Kitchens & Design, gold and glass floating shelves, and Sub-Zero appliances from Fuse Specialty Appliances.
AA mere 10-degree shift in angle can transform a space entirely. In this Royal Harbor custom home, it’s not about temperature but rather the strategic tilt of a wall – an axis — that runs through the entire structure. According to Architect Brandt Henning, his firm embraces angular design not just for aesthetic diversity but also to craft ideal living spaces. “The idea was one big strong move that really slices through the entire house and provides that bit of uniqueness,” he says. From an aerial perspective, this line originates at the street, cuts through the auto court, leads directly to the front entrance, and then extends out the back of the home, guiding the eye across the bay.
While accustomed to intricate customizations, Brian Mayotte, Vice President of BUILD, says the project was nonetheless challenging. “It was unique to set up site lines and the angle of this home with surrounding landscapes,” he says. “The challenge was creating custom-fabricated products to work with this unique design.” u
Not having an interior designer to create cabinet and tile drawings put some of the onus on the builder, but Mayotte says it’s nothing they aren’t accustomed to. “It’s not uncommon to have an owner who makes all their selections,” he says. “There are no drawings from a designer, so we’re working with the homeowners to do the layouts, make sure that it fits in the space, reviewing pictures that they’ve collected from magazines. We take those and convert them into reality that fits their space planning.” SOHO Kitchens & Design provided the striking mix of white perimeter and stained wood island cabinetry.
Primary Bedroom: Situated on the first floor, the primary bedroom offers beautiful bay views and wide-open access to the outdoor living area. “The primary bedroom has a ninety-degree slider, and it opens up right into the pool area,” Mayotte says. “With the way the bed is positioned, when you open that up, you see straight out into Naples Bay with the pool in between. Because of the elevation of the house, it feels like you’re on a yacht. It’s a very cool detail.”
Primary Bathroom: With nearly 20 years in the market, BUILD is adept at creating and designing custom details on the fly, and this primary bathroom presented an opportunity. The team designed and field-assembled an Ipe bench that wraps around a corner and flows into the shower. “It’s a natural product that can get wet. It’s exterior rated, but it’s nice enough to be stained and polished to look like furniture,” Mayotte says. “We designed it ourselves and incorporated it into the master bath and shower.” A matching Ipe ceiling and the large expanse of marble-look porcelain tile on the wall create a warm yet dramatic effect.
For Lynn and Kenlyn Gretz, homeowners with five adult daughters, the unique feature provided the perfect dimension to the house that acts as a guidepost leading everyone outdoors. “We wanted a home that had enough room for everybody,” Lynn Gretz says. “We want to live outside. That was our goal for this home.” The Midwestern couple are not strangers to building and remodeling, and Lynn Gretz acted as the designer for the project, making material selections and doing much of the shopping for finishes and furnishings.
She had a strong vision for the home. It embraced uniqueness — neither too conventional nor too coastal — infused with contemporary style. She was determined to avoid anything resembling a cookie-cutter approach. “I bought items from all over the place,” Lynn Gretz says. “I bought from local artists, local furniture stores, and some of the things are from Restoration Hardware. I mixed and matched to my taste.” The result is an appealing design tailored for comfortable living, complemented by a fully integrated smart home system that ensures efficient functionality.
The couple spent a lot of time thinking about how they wanted the 5-bedroom, 7.5-bathroom home to live.
“We envisioned ourselves sitting in different areas of the house and how we would utilize it. And so we had a lot of conversations over glasses of wine,” Kenlyn Gretz explains. “The house is for us, but we also designed it for when we’d have guests here, too.” u
“We wanted a home that had enough room for everybody,” Lynn Gretz says. “We want to live outside. That was our goal for this home.”
The guest bedrooms — each with an en suite — are on the second floor, with a guest laundry and a lounge area. Since the primary bedroom is on the first floor with its own laundry area, when the homeowners are there alone, they live on the first floor and outdoors. It’s precisely how they’d dreamed of it, one glass of wine at a time. n
Guest Bedroom & En Suite: Although the homeowners designed this home for themselves, they also wanted to create comfortable guest spaces that are both private and luxurious. “We have four bedrooms upstairs that all have en suites. We made sure people have their own spaces,” Lynn Gretz says. Each suite is comfortably furnished, and the bathrooms are fully stocked with ample space for extended stays. Lynn Gretz added touches of blue in the bedroom to coordinate with the hexagonal mosaic floor tile and a modern take on traditional subway tile in the shower.
Staircase: The axial plane is especially evident inside the front door at the foot of the contemporary mono-stringer staircase. “As you ascend the stairs, it’s more open at the base — wider, more inviting — encouraging you to go up and not feel as if you’re going to a tight second floor,” Henning explains. “The idea was to make it feel inviting and open.” The space floods with natural light thanks to the immense and numerous windows plus the glass stair rail, which allows the light to flow through.
Lounge: “My favorite room is upstairs — we call it the lounge,” Lynn Gretz says. “I don’t spend much time there, but I absolutely love it. It’s comforting. It’s a nice view up and down the bay, and we have a huge patio up there. It’s very tranquil.” The lounge is one of the few spaces in the home with a coastal-style natural wood ceiling treatment — it adds warmth while keeping the space bright and airy. Comfortable seating and hints of blue encourage guests to relax while the views lure them outdoors.
Rear Elevation: Standing on the upper open sundeck and looking down brings clarity to the angular design. “It’s a unique thing to look down from the sundeck and say, ‘Hey, why is this wall running this direction?’ And then you get the ‘aha’ moment,” Mayotte says. The overhead view reveals the angled edges of the pool and spa, as well as the angled floating walkway between them that leads to stairs down to the yard and dock — all of which draws the eye to the water.
Lanai: The exterior wall of the lanai is part of the axial design element, so it’s at an angle to the fireplace wall, but they’re joined at the end of the covered outdoor living area by a picture framing wall. “It creates this psychological effect to make you want to look west, which is obviously where the sun is,” Henning says. “The covered outdoor area looks out on the beautiful sunsets.” The linear outdoor fireplace mirrors the one at the edge of the pool.

COASTAL SOPHISTICATION
BLENDING PRACTICALITY IN A FLORIDA-INSPIRED DESIGN
Foyer & Hall: The entryway has an architectural niche wall featuring dried palm fronds that bring texture and movement to the space, complemented by a console table from Made Goods below. Hallway openings and headers are framed with wood cladding and richly finished to accentuate the architectural detail. Schwenk dresses up this hallway with a chevron floor pattern and upscale lighting with the hand-worked, bronze-finished pendants.
Dining Room: Schwenk enhances the ceiling in the dining space overlooking the lake with a floating cloud element clad in a European medium white oak which matches the flooring from Real Wood Floors. A delicate Hubbardton Forge chandelier — that Schwenk describes as glowing — hangs over the table from Old Biscayne Designs. The host’s chairs are accented with an indigo fabric, while all the chairs have wooden arm caps for refinement, from Fairfield Chair Company.
AAs full-time residents of this lakefront property, the homeowner’s satisfaction is a top priority for the entire team, which includes Interior Designer Barbara Schwenk of Jinx McDonald Interior Designs, President Shane Klepko of Harwick Homes, and Residential Designer Robert Mongillo of JMDG Architecture | Planning + Interiors. “The homeowners wanted a practical yet beautiful interior design,” shares Schwenk. “So I designed a style we call Coastal Sophistication, which is transitional with a nod to Florida.” This style embraces a serene palette of blues and grays and wooden details. “We incorporate touches of shell, rope, and woven textures when we accessorize,” Schwenk explains.
After a significant fill-in elevated the grade, the lot became a perfect fit for the clients. This optimization affords the design of an expansive 7,501-square-foot estate-style home perfectly tailored to their needs. The design incorporates outdoor living spaces, a pool, a dog run, and an outdoor shower. “Strategically repositioning the home on the site allowed for the creation of a courtyard, which greatly enhances the property’s curb appeal,” shares Klepko.
Architecture and interior design merge in the foyer, with architectural niches becoming artistic interior focal points. Mongillo’s exterior facade features a grand main entry, incorporating coastal elements such as Bahama shutters, open trusses, stucco lap siding, and a cupola reminiscent of a lighthouse on the lake. “Centerlines are deliberately used to enhance the floor plan,” Mongillo explains. “These lines intersect in the great room, creating a dynamic space that we accentuate with an open truss design.” The interior design is marked by meticulous attention to architectural features. u
Schwenk expertly creates a coastal vibe without bright white cabinetry, calling on warm gray, Sea Serpent blue, and whisky barrel brown finishes. For these clients, customization involved raising the counter height to 39 inches and installing a 60-inch Galley Workstation sink. The sink’s accessories allow for meal preparation entirely within the sink, keeping countertops mess-free.
‘Coastal Sophistication” dives deep into the study, showing off in a monochromatic scheme with this saturated blue hue on everything from the cabinetry to the ceiling to the shutters. To build this detail-rich study, the color-matching and installation were an intense choreography of the various trades that Klepko orchestrated with relentless dedication, and the outcome is flawless. u
Great Room: “This ombré area rug has the look of a wave crashing on the beach, and you can see the sand peeking through the blue water,” Schwenk says, describing the ambiance created by the serene colors and coastal feel of the rug from International Design Source. Two American Leather swivel recliners face the media wall, and a short drapery rod was chosen to not clutter the clean architecture of the cased window, soffit, and truss ceiling.
Kitchen: Schwenk thoughtfully places the rich Sea Serpent blue throughout for a balanced look. The rest of the cabinetry is in a gray hue called Cadet, and a warm brown hue, Mojave Desert, is used on the island and hood trim. “The exquisite island countertop features a captivating movement of colors that complement the space with touches of blue, gray, and brown,” shares Schwenk, detailing the Manhattan quartzite.
Laundry Room: The homeowner receives unique cabinet knobs as a fun family tradition; Schwenk places them in this part of the home where they will be frequently seen and enjoyed. Playfulness is also added to this laundry room — and dog zone — with to-the-ceiling hexagonal mosaic wall tile from Abbey Carpet & Floor. To balance the dynamic wall tile, the floor is a solid titanium gray tile, but even this subtle material captures Schwenk’s attention, laid in a herringbone pattern.
Primary Bedroom: This bedroom fuses coastal and traditional designs yet surprises with delightful departures from these styles. With its unexpected unique-width channeling, the Bernhardt headboard and the Woodbridge Furniture nightstands are standout pieces with lucite hardware and gray leather. The wall color complements the Signoria Firenze bedding. Attention to texture plays a role in the fabrics, adding complexity without diluting the spectrum of sea foam hues.
Outdoor Shower: “The outdoor shower became a zen oasis,” shares Schwenk. In this serene space, Schwenk embraces the simple Asian aesthetic as black river rock meets field tile on the floor, creating a harmonious yin and yang. The strong focal point comes from the vertical wave pattern on the matte black wall tile from Design Works. Below, black lava rocks cradle live foliage, bringing life to the tranquil outdoor shower, while iron louvers offer privacy.
Primary Bathroom: The team agrees that the cupola’s placement is perfect both on the exterior and as a focal point in this primary bathroom. The wall behind the tub, which features a framed and back-lit Cristallo quartzite, is a stunning feature and another example of architectural significance within the overall interior design of this home. The field tile is a neutral backdrop for the rich, well-appointed vanities.
Traditional wall paneling gives the primary bedroom a classic look, while the cupola in the primary bathroom is a standout feature. The cupola surprises with its infusion of natural light and architectural detail, while the outdoor shower, steps away, offers its own unexpected zen-like retreat. These distinctive elements make this estate-style home exceptional.
Stepping into the back, the absence of a sliding door enhances the practicality that was a cornerstone of the client’s request. Every amenity, from the outdoor lounge and dining area to the negative-edge pool, offers breathtaking, unobstructed views of the serene lake, connecting the homeowners to the natural beauty that surrounds them. n
Powder Room: Vertical Blue Moon quartzite adds an organic touch to the powder room and contrasts beautifully with the geometric wood veneer wallpaper from Philip Jeffries. Two Kelly Wearstler pendants from Circa Lighting add to the sleek ambiance. The vanity itself features a feather-brushed glaze in a smoky hue that perfectly complements the Briolette vessel sink from Ferguson Bath, Kitchen & Lighting Gallery. As a final touch, Schwenk selects glacier glass hardware for the vanity drawers, tying together the room’s elegant aesthetic.
Study: “This picture does it justice! The study looks this rich in person!” Klepko delights. Achieving this level of sophistication and mood was a delicate coordination of expert design and trades. Schwenk toyed with making the ceiling a different color, but painting it the same as the walls allowed the medium-tone wood beams to play a unique role as the lighter element against the saturated hue.
“The homeowners wanted a practical yet beautiful interior design,” shares Interior Designer Barbara Schwenk of Jinx McDonald Interior Designs. “So I designed a style we call Coastal Sophistication, which is transitional with a nod to Florida.”
Vip Suite & En Suite: Schwenk emphasizes the lakeside color scheme with Sherwin-Williams Sea Salt paint and vibrant teal and spring green on the pillows that top the Braxton Culler bed. Bamboo details on the custom Vanguard nightstands are a coastal feature, with a deeper finish for greater sophistication. The en suite has a coastal feel with a natural oak cabinet, which Schwenk enhances with textures like the river rock shower floor and lively jade-green shower accent tile.
Front Elevation: The grand entrance enhances the stately architecture, where an oversized lantern chandelier from Naples Lamp Shop hangs from the open roof trusses. Klepko highlights the Andersen Windows & Doors — sourced through Florida Wood Window and Door — as a high-end feature of the home. The Bahama shutters and the louver-and-glass front door are rich coastal accents, and bonze-hued brackets, trusses, and garage doors accent the inviting warm gray body color. Additionally, the mix of tin and concrete roofing materials embodies the essence of coastal architecture.
Rear Elevation: By elevating the site, the team was able to create a tiered yard, allowing the fire pit to be located at a lower level so that it does not obstruct the view of the lake from the dining room or outdoor kitchen. With a negative edge, this curved pool features fire pedestals, charmingly nicknamed candleliers, that appear to float on the water. The motorized roll-down shutters and motorized screens from Castle Services of Southwest Florida offer storm protection, security, and convenience. Maximizing the views from inside the home was an architectural goal that was amply achieved.

VANTAGE POINTS
FUN AND CASUAL BEACH HOUSE WITH A WARM AND MODERN STYLE
Front Elevation: “It’s always been my design theory to walk into a house and capture panoramic views,” shares Residential Designer Richard Guzman of R.G. Designs, who designs the home with ample windows. The durable cladding from AZEK Exteriors, resembling wood, adds a warm touch to the modern look, while the stucco is styled to mimic large-format tiles. Prominent foxtail palms at the entrance of the motor court add vertical interest. Meanwhile, Alexander palms are a focal point among the low-lying foliage.
Kitchen: This kitchen showcases a blend of hues with painted white maple and warm stained walnut cabinetry from EDGE. Behind the black-framed clear glass doors is a storage and display area. Appliances from Ferguson Bath, Kitchen & Lighting Gallery are clad in matching wood panels. Accents of brass, glass, and lucite lend a modern edge to the space. Instead of a solid wall and a backsplash, the hood wall is a window, allowing the chef to enjoy the view.
TThis modern beach house in prestigious Vanderbilt Beach illustrates the collective prowess of President Michael Diamond of Diamond Custom Homes, Residential Designer Richard Guzman of R.G. Designs, and Landscape Architect Christian Andrea of Architectural Land Design. The architecture prioritizes stunning views of sunrises and sunsets from various vantage points.
Diamond wholeheartedly embraces the client’s vision for a modern-style beach house. Moving beyond traditional coastal influences, the team crafts a home with clean lines, geometric shapes, and contemporary methods. This design perfectly captures the spirit of a relaxed and inviting coastal retreat. “The goal was for the client to enjoy the various views with family from the comfort of the outdoor living areas,” Guzman explains. Driven by this vision, Guzman designs an innovative second-floor lanai that spans the entire width of the home, providing unobstructed views and a fluid connection from one side to the other.
The home’s aesthetic is accentuated by the standing seam metal roof, which appears flat but features a low pitch for practical reasons. Additionally, wood-look cladding adds a warm accent to the exterior. “One of the home’s distinctive features is that the exterior cladding extends indoors, seamlessly integrating the outdoor and indoor environments for striking visual impact,” Diamond details. The strategic use of durable materials and a straightforward color scheme underscores the thoughtful approach to design and construction.
In the design process, Guzman utilizes drone technology to assess the ideal elevation for each floor of the residence, ensuring optimal views of both the Gulf and the canal as per the client’s wishes. This approach informs the creation of strategically placed corner patios on various levels of the home, maximizing the scenic vistas. u
When not gazing at the horizon, the client can delight in the fresh, manicured landscape where Andrea creates a grand entrance with a turf-inlaid driveway. “The landscape design draws inspiration from the home itself, incorporating a mix of gray, black, and warm tones in the hardscape selection to complement the house’s contemporary aesthetics,” explains Andrea.
Modern influence fills the foyer, featuring a staircase with a black stringer, wood treads, and glass railing. This staircase leads to the finished living levels, connecting the entryway to the rest of the home. “The home is constructed using an all-block exterior,” shares Diamond, with tie beams connecting each level of this airy open-concept floor plan. Decorative ceiling beams span the open space of the main living area and interconnect to create a harmonious transition from one room to the next. u
Dining Room: This dining table, featuring a natural live edge top and a transparent base, offers a modern twist on rustic elegance. The eye-catching canary yellow host chairs introduce a bold pop of color beside the patterned upholstery of the dining chairs.
Above, a clear acrylic and brass chandelier from John-Richard adds a touch of glamour akin to the reflective backsplash of the dry bar. The walnut-stained cabinetry of the dry bar, nestled in a niche, boasts matching appliance panels and glassware shelving.
Great Room: This great room showcases a warm, neutral palette with playful splashes of butterscotch and aqua blue, creating a lighthearted interior design. A live-edge coffee table and pom-pom fringe pillows instill whimsy, while a concrete media feature wall with stone shelves adds a modern touch to the vertical plane. When the zero-corner door is open, it blurs the lines between indoor and outdoor living, merging the space with the inviting pool area.
Foyer: The client opted to place the front door on the ground level, embracing the necessity for stairs to access the main living areas. This design choice introduces an opportunity for an open-riser staircase from Florida Stairworks & Carpentry, which gives the foyer an airy, modern introduction with its glass railing and satin nickel handrail. Enhancing the staircase’s appeal, the entryway features an inviting herringbone-patterned tile from Abbey Carpet & Floor. Dark charcoal and gray tones of this elegant flooring create a sense of depth and introduce a textural element to the space.
This skilled team excels in crafting a modern beach house that immerses the homeowner in the surrounding natural beauty, ensuring every view and space offers a visually stunning vantage point.
The zero-corner sliding door in the living room opens to the pool, integrating indoor and outdoor living. This sense of continuity is mirrored in the kitchen, where a glass window backsplash provides another stunning vantage point. Inside, the view showcases natural warmth with rich walnut cabinets contrasting against crisp white cabinets and countertops.
This skilled team excels in crafting a modern beach house that immerses the homeowner in the surrounding natural beauty, ensuring every view and space offers a visually stunning vantage point. n
Primary Bathroom: This luxurious space exudes elegance with its high ceilings and eye-catching wood beam design. Guzman’s strategic window placement frames the stunning water view. The blonde stain on the white oak cabinetry beautifully complements the makeup vanity, evoking the charm of a freestanding furniture piece. The vanity is stylishly accented with brass-clad feet and hardware that has a striking honey bronze finish. Faceted crystal and brass sconces cast a warm glow, enhancing the delicate gray and white backsplash.
Primary Bedroom: The primary bedroom design radiates tranquil sophistication with a touch of vintage charm. A hand-knotted Oushak rug anchors the room with its vibrant colors and lively pattern. The overall design palette is punctuated by metallic finishes, with brass lamps prominently displayed that reflect off the antique glass mirrors. Expansive windows invite natural light and offer stunning views, enhancing the room’s airy ambiance. A delicate chandelier overhead completes the look.
Outdoor Living: “All of our outdoor living spaces are on the same level,” Diamond explains. “With the open sliders, you can seamlessly move about and enjoy the pool.” The expansive Andersen sliding doors and windows sourced from Florida Wood Window and Door enhance the cohesive layout of the area. This design includes an outdoor kitchen and fireplace, making it ideal for entertaining and relaxation. A dining area features durable powder-coated aluminum and ballet weave rattan chairs around a stylish table, reflecting a thoughtful design that embraces outdoor living. Castle Services of Southwest Florida installed four motorized roll-down shutters, motorized screens, and equipment pad panels, ensuring protection for this well-appointed outdoor retreat.
Pool: “It’s a classic rectangular pool designed for both lap swimming and relaxation, featuring a recessed spa that seamlessly integrates with the pool’s overall shape,” explains Andrea. The pool deck is a warm gray porcelain tile, complementing the neutral color scheme of the exterior and interior but also reinforcing the modern lines of the architecture. Playfully, the homeowner adds a bright lemon hue to the pool room door, injecting a zesty punch to the exterior. A glass railing surrounds the pool, offering unobstructed views of the canal. Sleek exterior sconces from Wilson Lighting adorn the home.

HEART OF HAPPINESS
A LOVE OF FRENCH PROVINCIAL DESIGN AND PROVENCE PERMEATES THIS LAKESIDE HOME
L“Le foyer est le cœur du bonheur,” translating to “The home is the heart of happiness.” This French sentiment aligns with the design philosophy of Senior Interior Designer Lana Knapp of Collins DuPont Design Group. Knapp creates this chic French Provincial design for these homeowners in Naples, Florida who look back on their years in Provence fondly.
The joy of loving one’s environment is a French notion and key for these homeowners. “The design concept derives from this simpler way of living as if one is in the countryside of France,” shares Knapp. The design emphasizes beauty and relaxation and centers around family connections.
This dedication to the aesthetic is exemplified in the foyer, where Knapp balances opulence with subtlety, ensuring that even the most grandiose elements feel integral, such as the arched mirror that captures the grandeur of a cathedral window without being overpowering. Knapp’s natural palette and neutral color scheme embody the countryside style, while the metallic accents of antique gold and satin nickel elevate it to cozy chateau chic.
Earthy portobello and French gray hues punctuate the Chantilly backdrop throughout the kitchen, dining, and living spaces. Finally arriving at this perfect color on the kitchen cabinetry that emanates a warm French vanilla, Knapp explains it took a lot of effort to get it right. The kitchen ceiling design features hand-hewn alder to accentuate the stylistic intent, while the living room ceiling boasts heavy beams in a decadent chocolat. Adding beams to the living room elevates the space from a simple off-white to a warm and inviting atmosphere. This remarkable transformation exemplifies Knapp’s exceptional craftsmanship and demonstrates the successful collaboration with Dustin Poore, Owner and Project Manager of REP Construction Company. As the remodeling contractor for this exquisite home, Poore skillfully completed the framing, drywall, and carpentry work on this stylish French Provincial design. u
Dining Room & Kitchen: The dining space features a curated collection of stylish yet practical pieces. The regal host chairs in durable acrylic fabric complement the warm leather Louis XVI side chairs. A frosted bead and antique gold chandelier from Regina Andrew exudes French elegance over the antique reproduction dining table with carved details. The French vanilla hue extends from the cabinetry to the dining area, unifying the spaces. Custom-made cabinetry and hand-hewn, distressed ceiling planks lend an authentic rustic ambiance, while the farmhouse sink on the island adds a fitting touch.
Foyer: Knapp selects many of the accessories and furnishings in either matte, weathered, gilded, or French reproduction to give the impression that every piece was found over time. “The foyer is an appealing cohesive blend of French and country cottage,” delights Knapp. The filigree on the antique mirror speaks to the baroque-style table lamps on this classical-inspired marble top credenza. Overall, this foyer ushers in the comfort of French countryside elegance.
Living Room: The bergère chairs show off the warm portobello hue and a classic damask fabric from Century Furniture. On either side of the plush sofa are warm white end tables with a scalloped apron and delicate cabriole legs to embody French styling. Porcelain table lamps from The Natural Light endow complexity with an intricate glaze finish, much like the raised pile on the Stanton rug that adds textural complexity to the design.
“The design concept derives from this simpler way of living as if one is in the countryside of France,” shares
Senior Interior Designer Lana Knapp of Collins DuPont Design Group.
Wine Cellar: Knapp draws inspiration from the living room’s ceiling beams to create a wine cellar that is, in its own right, a destination but also a focal point of the living room. The raw, rustic quality of the alder wood is in keeping with the masculine look, but the arched glass doors with mercury mirrors from Builders Glass of Bonita balance the design with a touch of femininity — as do the two gilded wood and iron sconces from Bliss Studio.
Three arched openings in the living room create a focal point and draw attention to the wine cellar in the center. The wine cellar’s saturated wood, antique-like glass, and mirror reflect a rustic opulence. Knapp enhances this ambiance by using incandescent lighting for a candlelike glow. In the powder room, the bold wallcovering steals the spotlight, only to be upstaged by the French-inspired vanity with its curved Calacatta gold marble top and shapely gold-lined vessel sink.
The pièce de résistance of this interior is the primary suite. Flanking the bed are two re-edition mirrors quintessentially French, anchored by the demilune tables they hang above. “You’re treated to a picturesque view of Florida’s lush foliage in the primary bedroom,” says Knapp. “To echo this natural beauty, the tone-on-tone embroidery on the shams in a leaf pattern harmonizes with the vibrant outdoor scenery.” This illustrates an almost poetic approach to design, relaxation, and beauty. u
Kitchen: Along the hood wall is a handmade terracotta backsplash tile with a white glaze. “The natural light within the room gives the backsplash a soft shimmer. As you move through the kitchen, you pick up tones of white, gray, and taupe coming through from the clay behind the glaze,” details Knapp, explaining the elegance of this one element that pairs well with the stunning Cristallo quartzite countertop. Above the island are golden basket woven pendants from Wildwood that instill a contemporary chicness. Poore expertly manages the installation and refurbishment of appliances, as well as the electrical and plumbing work, in this stunning French-inspired masterpiece.
With every detail viewed through the lenses of French Country chic, Knapp shares, “The job was heartfelt for me. I, too, love France and Provence.” Knapp’s intrinsic talent for interior design and adoration for this style culminates in a design worthy of le foyer est le cœur du bonheur. n
Primary Bedroom: Bright light washes over this elegant primary bedroom, reflecting off the mirrors. The mirrors, bed, and bench are from Eloquence, a company Knapp loves for their emphasis on French design. A high-end duvet adorns the bed from Christian Fischbacher, showing off a subtle stipple in a champagne hue. Knapp uses an oversized leaf pattern fabric from Nobilis on the pillows that rest in front of the Euro shams, which are done in the same fabric as the duvet.
Primary Bedroom Vignette: Natural linen of the relaxed Roman-style shade adds a romantic air to this corner with its ballooning folds, while the wingback chair and turn base table from Theodore Alexander make this an inviting corner. Gilding on the furniture and the metallic finish on the basket weave throw blanket infuse lavish elegance. Meanwhile, playful touches like a faux fur pillow provide texture, and a heart-shaped pillow from France instills a charming touch of French flair to the bedroom.
Primary Bathroom Vanity: “The mirror, framed in the same wood as the cabinet, features a square cornice to subtly honor traditional French design,” shares Knapp. “The cornice with a slight eyebrow arch further authenticates the design’s French Provincial aesthetic.” The cabinetry is a rich taupe accented with delicate satin nickel hardware. The sconce serves a practical purpose and adds a touch of style to the space, enhancing the overall aesthetic appeal.
Primary Bathroom: The pure white ball-and-claw tub and the reproduction stag leg end table are absolutely French inspired. Knapp envelopes this bathroom in Osborne & Little wallpaper in various shades of off-white, cream, gray, and taupe to give the impression of a faux finish. Beneath the tub is a mosaic of white Thassos marble and Calacatta gold marble from Ruben Sorhegui Tile, which Knapp repeats in the shower for warmth and interest.
Outdoor Living: Knapp opts for a delicate aluminum and glass dining table in this charming lanai to maintain a light and airy atmosphere. The bolder wicker pieces, which one would typically expect to see, have been reserved for the living area and come from Summer Classics and Castle Furniture. While the rich wood on the ceiling harkens back to the interior, the pool is lined with white, taupe, and cream glass tiles, upholding the cohesive, neutral color theme. Seamlessly integrating functionality, this residence features access panels installed by Castle Services of Southwest Florida.
Powder Room: Knapp remarks that this powder room exudes that Provincial look, yet the mandate also requires it to have a masculine appeal as it services both the study and the main living areas. The rich charcoal of the wallpaper with an exaggerated pattern in cream, mustard, and gold from Thibaut fit the bill. Flanking the antique gold framed mirror are two half-shade sconces from Corbett Lighting that complement the bold wallcovering.
Family Room: This family room had a storage access door under the archway, limiting the seating options. Knapp relocates the door, making ample space for a fullsized sofa dressed in a tailored slipcover look. The European settee from Highland House Furniture and cocktail table decorated with antique French books elevate the aesthetic. Among the taupe and French gray hues, a pale sage appears in the design, notably on this damask armchair.

CHICAGO VIBE
RELAXED LIVING WITH A CONTEMPORARY URBAN STYLE
IInterior Designer Stacey Prerost of Freestyle Interiors brings the spirit of Chicago architecture and design influence to the shores of Southwest Florida. United by their shared Midwestern roots and design sensibilities, Prerost and her clients instantly clicked. Infusing the design with a refreshing metaphorical Chicago breeze, Prerost enriches the Southwest Florida aesthetic with a comfortably modern interior that is playfully dubbed ‘Subtropic Chic’ — a tribute to its blended origins.
Prerost’s modern edge and use of mixed materials such as glass, metal, and concrete nod to Chicago’s vibrant architectural scene. However, with warm wood tones and inviting furnishings, she achieves a relaxed vacation home atmosphere that blends comfort with modern style. Builder Andy Bringardner implemented the vision of John Cooney, Partner and Owner of Stofft Cooney Architects, for the home, featuring numerous windows to flood the interior with natural light and showcase the surrounding tropical landscape. u
Living Room: Prerost expanded the entrance to the den, seamlessly integrating it with the main living area. Custom black frames and glass doors from Royston Architectural Elements offer the flexibility to close off the den when desired, while an automated roll-down shade ensures privacy on demand. The L-shaped sectional is a centerpiece of the room, custom-designed by Temple Furniture. Its open-end seat cleverly fosters a social connection between the living room and den, enhancing the flow between spaces. Adding a touch of urban sophistication, a concrete console table behind the sectional subtly modifies Chicago’s architectural aesthetic.
Front Elevation: “The mature mahogany trees provide a foliage texture to the skyline and frame the home from this angle,” shares Principal Landscape Architect Christian Andrea of Architectural Land Design. “We use canopy-type vegetation around the property to soften and break up the architecture.” Lush planting beds make a statement at the entrance while flowering hibiscus trees with pink blossoms add a pop of color. Prerost selects Greek Villa from Sherwin-Williams for the body color, allowing the wood-look cladding from Hardie Boys to stand out as a focal point on the gable facade, complemented by Andersen Windows & Doors sourced from Florida Wood Window and Door.
Entry: The client had a vision for an entry console and created the custom design with a stone top from Set in Stone Countertops. “We exchanged sketches, fine-tuning the design together,” Prerost explains. “He built the base, and I helped with the scale, finishes, and sourcing a locally made stone top.” The same limestone as the exterior cladding by Limestone Dimensions is intentionally used as the backdrop in the foyer. Flanking this abstract art are two sleek Hammerton Studio scones.
Living Room Detail: The finish palette of this focal wall is intentionally in harmony with the kitchen. The floating cabinets are functional and intersect with the walnut shelving unit for a “cool illusion” that Prerost loves. A slab of Absolute Black granite adds a powerful punch, and the television sits flush for a sleek look. Prerost’s attention to detail ensures the grooves in the wall pattern align with the shelves. This meticulous detail is seen throughout, creating visual harmony.
Kitchen & Dining Room: “For the ceiling design, I created a continuous reveal around the kitchen perimeter, flowing seamlessly into the living room. It is clad in wood and highlighted with cove lighting to create unity,” says Prerost. Walnut wraps the freestanding bank of cabinets for a furniture-like look. The dining chairs combine contemporary black metal, warm walnut, and relaxed tie-on cushions from Four Hands. The exquisitely crafted white oak stairs were designed to deliver striking architectural detail.
Principal Landscape Architect Christian Andrea of Architectural Land Design explains, “John Cooney skillfully integrated the home into the corner lot, offering an exciting opportunity for landscaping.” Andrea focuses on layering plants, and each layer enhances the visual and atmosphere by introducing foliage textures and flowering trees for privacy and a pleasant aroma.
Prerost’s penchant for balance brings the limestone cladding of the stepped entry into the foyer as an architectural influence on the interior. In the living room, the focal wall showcases mixed materials and converging geometric shapes — a strong modern display — but the walnut wood slats evoke a relaxed resort vibe. While this display deserves to be called ‘Subtropic Chic,’ it is truly emblematic of Prerost’s meticulous attention to balance, even in the abstract. u
“I had no reservations about using this dark wallcovering. With all the wonderful natural light streaming through the house, it acts as an inviting pop of color,” Interior Designer Stacey Prerost of Freestyle Interiors delights.
Den: The den can be used as an overflow sleeping space with the Rowe pull-out sofa bed or as an office with a custom built-in that opens to a functional desk. The moody ambiance is excellent when the room is opened up to look like a club room. Prerost chooses a Cowtan & Tout natural grasscloth wallcovering in striated brown on dark blue. The client and Prerost explore local art galleries together, returning with stunning pieces from talented artists in Naples, Florida.
On the walls, narrow channels create a subtle pattern that Prerost uses to add interest and cleverly incorporate more detail without overwhelming the client’s budget. This prudent approach allows Prerost to splurge on elements that add richness to the palette, such as the luxurious grasscloth wallcovering in the nearby den. “I had no reservations about using this dark wallcovering. With all the wonderful natural light streaming through the house, it acts as an inviting pop of color,” Prerost delights. She leans toward a lighter and brighter expression of mixed materials in the kitchen, still showcasing the black accents, walnut hues, and comfortable attitude.
“I wanted the primary bedroom to feel comfortable and cozy and have a pop of color, yet still stay with the tone and mood of the rest of the house,” shares Prerost. This casual mood extends to the primary bathroom, where the vanity features converging geometric shapes and mixed materials. The relaxed nature of this design allows it to flex and lean more casual in the VIP guest room with its materials and colorway. Prerost fulfills the client’s desire for a guest workspace by adding a desk instead of a nightstand.
Through generous openings, the guest rooms overlook the uniquely shaped pool, where Prerost brings the blue and brown tones to the pool tile. The architecture, landscape, and interior design of this vacation home combine comfort and modern elegance, embodying the expression of ‘Subtropic Chic’. n
Primary Bathroom: Prerost designs the vanity with a plunging white quartz countertop, creating the illusion that the cabinets rest effortlessly on the quartz base — another display of converging forms. A generous linen tower with built-in decor shelves cleverly conceals structural elements, making the entire vanity wall a seamless integration of functionality and style. The Calacattainspired porcelain tile from Ruben Sorhegui Tile introduces subtle movement to the floor, gracefully guiding the eye toward the luxurious soaking tub from Ferguson Bath, Kitchen & Lighting Gallery.
Primary Bedroom: The dark gray upholstered bedframe from Universal Furniture is elegantly complemented by plush bedding in a harmonious blend of taupes, greens, and grays from Eastern Accents, creating a sophisticated and inviting retreat. The nightstands are custom-designed, and the door front finish matches the G-shaped side table in the sitting area. For warmth and texture, a York Wallcovering with taupe and black specks adorns the ceiling. Completing the room are a Jaipur rug, motorized roller shades, and versatile ottomans on casters for easy mobility into the custom closet.
VIP Guest Bedroom: A softer color scheme dominates the VIP guest room, enhanced by brass accents and a natural cane desk chair. The cream-colored furniture underscores the softness of the space. A cool, pale blue vinyl wallcovering with a grasscloth texture echoes the hues found in the Pine Cone Hill bedding. The bedding, adorned with a textured coverlet showcasing brushstrokes in varying shades of sky and ocean blue, beautifully reinforces the room’s serene ambiance.
Powder Room: When you enter the powder room, you’re greeted by a delightful surprise — a dynamic, carefree brushstroke wallcovering by Phillip Jeffries. Adding to the sleek aesthetic, a black-framed mirror with brass accents by Uttermost hangs gracefully above the 3-inch mitered Dekton countertop with a striking dark charcoal cabinet. A black metal and white tube sconce from Visual Comfort illuminates the space with modern elegance and completes the look.
Loft Bar: The loft at the top of the stairs serves as a gathering place for guests as it is right off of the guest rooms. An L-shaped sofa faces the television and a convenient beverage bar. Sleek, modern cabinetry in a charcoal gray is topped with a durable Dekton countertop that brings in browns and taupes from around the home. White oak flooring is a lovely neutral backdrop, while the walnut-stained vaulted oak ceiling bathes the space in this rich hue.
Principal Landscape Architect Christian Andrea of Architectural Land Design explains, “John Cooney skillfully integrated the home into the corner lot, offering an exciting opportunity for landscaping.”
Pool: The pool’s unique shape, designed to complement the property’s uniqueness, sets the stage for a harmonious outdoor oasis. Adorned with Christmas palms and Alcantara, the pool deck exudes tropical charm, while artificial turf reduces maintenance. Fragrant bougainvillea, white hibiscus, and gardenia further enhance the atmosphere. Multiple entry points seamlessly integrate the pool with ample in-water seating adjacent to the spa. A thoughtfully sunken fire pit area optimizes the use of every corner, transforming the space into a harmonious and inviting outdoor oasis.

Luxury Redefined
INSPIRED BY HOSPITALITY
Bonura Custom Homes, a distinguished division of BHG Development, brings five decades of experience to the forefront of custom homebuilding. Our esteemed legacy in both development and hospitality has profoundly shaped our approach to creating exceptional homes.
We pride ourselves on our meticulous attention to detail, crafting homes that exemplify superior craftsmanship while reflecting each customer’s unique vision and preferences.
Bonura Custom Homes is dedicated to redefining luxury living by seamlessly blending the art of hospitality with cutting-edge modern design. As visionary leaders in custom homebuilding, we strive to set new standards in luxury and innovation.
With the home’s redesigned layout, Interior Designer Leili Fatemi, owner of Leili Design Studio, creates a cohesive design style that radiates femininity and nature with touches of gold. She enhances the inviting feel of this home by transforming the small, segmented spaces into one flowing floor plan. The entire main floor is adorned with Stria Maestro porcelain tiles, creating a consistent foundation. There is a walkway between the new island and the breakfast nook, so Fatemi uses white furnishings to make it feel open and airy.
DESIGNER REVISITS FORT MYERS HOME DESIGN FOR A POST-HURRICANE TRANSFORMATION
IInterior Designer Leili Fatemi, owner of Leili Design Studio, returns to this Fort Myers, Florida home to undertake a redesign after the devastation of Hurricane Ian. With the house almost entirely gutted by the storm, Fatemi’s client — demonstrating a profound trust in her vision — eagerly enlists her services again. This time, Fatemi is tasked with creating a fresh layout and elegant style tailored to her client’s preferences.
Fatemi’s design philosophy is client-centric. “Each design is a reflection of my clients,” she shares. This commitment to their identity means that Fatemi doesn’t limit herself to a single style, but allows each homeowner’s personality to shape the interior design. “This client is a sophisticated and down-to-earth lady,” Fatemi says fondly. Inspired by the homeowner’s involvement in the palm tree industry, Fatemi opts for a natural yet elevated design with a neutral palette of greens and patterns that pay homage to the lushness and texture of palm trees. The design is completed with gold accents, a nod to the client’s refined tastes.
The silver lining was the opportunity for a transformative home redesign after necessary reconstruction. Fatemi’s redesign removes the partition walls that once divided the floor plan, thereby opening up the space to embrace natural light and a cohesive design style. Upon entering the front door, a vision of bright finishes and a new kitchen brimming with storage awaits. Long plank tile flooring flows throughout the home, but Fatemi draws the eye across the main space with a herringbone pattern for a touch of sophistication. u
Family Room: “The accessories in the family room are natural elements, like onyx, stone, wood, and a natural root basket,” shares Fatemi. These accents enhance the organic furnishings, such as the rippling rattan arms on the Hamza chairs from Arteriors. The ceiling and trim are painted Greek Villa from Sherwin-Williams, and a metallic grasscloth adorns the walls in keeping with the natural textures. The inviting family room, with ample seating on the curved sofa, features gold accents from the chandelier to the mirror.
Breakfast Nook & Vignette: From the vantage point of the kitchen island, the beauty of the new layout is a blissful vision. Rich brown Sangomar appliqué fabric from Schumacher adorns the cornice and drapery, enlivening the monochromatic scheme. This warm accent complements the sleek dining set, featuring a table and chairs with modern chrome feet and casters. The seating is upholstered in a crisp white performance fabric from Lexington Home Brands, striking a perfect balance between style and functionality. Fatemi curates a stunning collection of accessories and antiques, arranging them like a vibrant bouquet that is rich in texture, color, and metallic accents. This thoughtful arrangement transforms the space into a tranquil morning relaxation spot.
This redesigned, open layout compels Fatemi to create a harmonious color scheme and repeat certain materials, such as the drapery fabric. “The curvy lines on the drapery fabric evoke a sense of nature,” Fatemi details. “Everything in this house represents a kind of leaf in an abstract way.” While the expression of inspiration isn’t overt, the design is steeped in an organic earthiness. There isn’t a single sharp corner on any of the furnishings in the living room, and between the accessories and the materials, the whole space exudes a sense of nature.
Leili Design Studio is a full-service interior design firm with a 4,000-square-foot showroom in Bonita Springs, Florida that offers a comprehensive range of products, including tiles and accessories. “I handpick each accessory,” Fatemi explains. “It is important that the style of the accessory ties in with the style of the home.” With that in mind, she often uses antiques because the accessory has to be a perfect fit. u
Kitchen: Wood tones complement the creamy white cabinetry, lending an earthy essence that is echoed in the Cambria countertops and backsplash striations of soft caramel, gray, and beige hues. Fatemi steps outside of the box by specifying two large pendants instead of the typical three. These pendants from Kovacs Lighting feature a mix of gold and chrome finishes. Green velvet and sparkly gold on the counter stools are a touch of palm inspiration for this kitchen, with a shiplap hood for a subtle coastal presence.
Formal Dining Room: Fatemi elevates the room’s formality with the Estrella Linear Suspension chandelier by Allegri from Kalco Lighting. The chandelier’s delicate crystal elements create a mesmerizing interplay of light and shadow, reminiscent of sunlight filtering through trees. This artistic choice showcases Fatemi’s talent for expressing nature’s inspiration through sophisticated design, seamlessly blending organic forms with luxurious materials to create a space that is elegant and evocative of the natural world. Below, the rippling pattern of the Arches rug in Ivory from Global Views subtly mirrors the contours of the Caracole dining chairs, combining natural textures with elegance. Fatemi introduces a touch of verdant life with greenery in a classic terracotta pot.
One-of-a-kind accessories accentuate the primary spaces, while the primary bathroom is reimagined with an open, inviting layout. Reflecting the homeowner’s personality, the primary bedroom exudes elegant, earthy sophistication through organic lines and a cohesive color scheme that harmonizes with the rest of the home. Playful details, such as kicked-off heels and a designer handbag, send a clear message: this bedroom is hers — a personal sanctuary within a fantastic remodeled home that perfectly fits her personality and love of nature. n
Guest Bathroom: “Even though this is a small bathroom, I wanted to create something bold with the wall tile,” Fatemi delights, choosing this taupe- over-cream striped pattern with dimensional tiles. Creatively, Fatemi gives this tight space both a tub and shower without the look of a built-in tub. As part of this hybrid wet space, the tub filler and shower head are from Ferguson Bath, Kitchen & Lighting Gallery, with a glass partition and linear drain on the floor for shower functionality.
Conversation Lounge: Fatemi provides her client with a casual conversational area with two plush Caracole chairs in a matte pearl finish fabric, topped with rich palm green pillows. A cluster of gold-leaf shadow boxes adds a warm hue to the coarse texture of the elegant split-face stone wall tile. The chest, imported from India, is nearly 200 years old and a delightful shade of green to adorn this space.
Office: Organic lines continue into the office on the round desk and curved bookcase with scalloped facades. A lovely coral-white, these pieces are functional with USB ports and file storage from Lexington Home Brands. Nature-inspired accents show up with the cowhide rug, the woven basket, and the box topped with antique bird statues for a splash of wild color. The delicate Savoy House chandelier overlooks this elegantly natural office.
Primary Bedroom: This primary bedroom exudes a feminine sophistication between the curvy nightstands from Global Views and the delicate, spindled gold legs of the upholstered ottomans at the end of this queenly bed. Palm green finds its way into the design of the pillows atop the luxurious bedding from Ann Gish. This aptly named Dante Ribbon wallpaper from York Wallcoverings looks like flowing, intertwined ribbons in a soft silver tone against a backdrop of dove gray. California Closets customized the closets in this home (not pictured).
Primary Bathroom: In redesigning this primary bathroom, Fatemi gave the client a long vanity with a place to sit and apply makeup. The warm white cabinetry is adorned with gold and acrylic hardware from Belwith Keeler and topped with clean white Cambria quartz. Black frames on the row of mirrors provide a visual pause in this elongated space, while the wall tile behind them is reminiscent of leaves. Fatemi chooses this antique artwork to give the space a soothing, pastoral feel.

MARCO ISLAND GETAWAY
A TRANQUIL ESCAPE FOR A BUSY WORKING FAMILY
SPANNING THREE GENERATIONS
RRyan Williams grew up immersed in the family construction business, which his father, Kevin Williams, founded in 1985. During high school, Ryan gained valuable hands-on experience working alongside his dad. After earning a finance degree from the University of Notre Dame and briefly working on Wall Street, Ryan returned to South Florida to apply his formal education and practical construction knowledge to the family enterprise.
As principal owner, Ryan continues the legacy of Kevin Williams Construction while maintaining its commitment to excellence. The firm remains intentionally small, allowing for personalized customer service and meticulous project management. Ryan partners with a network of trusted local professionals to provide comprehensive, full-service solutions for clients. This approach honors the father-son teamwork that defined the company for years while positioning it for continued success under Ryan’s leadership.
“We are a boutique home builder focused on crafting timeless luxury homes in Southwest Florida,” Williams says. “Our home-building experience is distinguished by our unwavering commitment to client satisfaction, unparalleled craftsmanship, and the cultivation of enduring relationships that extend well beyond the completion of each exquisite home.” u
Family Room: The home features a beautiful blend of warm hues and cool shades, highlighted by the luxurious cypress ceiling that flows seamlessly from indoors to outdoors.
The charcoal-colored porcelain tile accent wall breaches the large sliding window wall, establishing a cohesive design throughout the living areas. “The large twenty-foot sliding pocket doors create a seamless blend between the indoor and outdoor spaces,” Williams says. The wife’s desire for glamour in the home shines through the bold mix of patterns, particularly highlighted by the striking leopard-print rug.
Rear Elevation (Previous Spread): The expansive outdoor living space showcases a fully-equipped kitchen featuring Fuse Specialty Appliances, complemented by a bar and dedicated dining and lounge areas. An HPC Linear Burner fire pit adds warmth, while an infinity-edge pool and spa offer luxurious relaxation. The extensive lounging area provides access to a small dock perfect for paddleboarding, kayaking, and other water activities. Sail shades cover a gathering area adjacent to the pool, enhancing comfort.
Castle Services of Southwest Florida installed four motorized roll-down shutters and screens and twelve decorative Bahama-style louvered panels to conceal equipment. Williams and his team got creative in the back area to fit the home’s needs into the lot.
“You step off the deck to the three-hole putting green,” he says, “and there’s a rough patch in the middle that provides access to the gas tank buried below.”
When a couple from Nebraska contacted Williams to build a vacation home on a uniquely shaped lot on Marco Island with stunning southwest views, he promptly recommended Dan and Kelly Lyons for the architectural drawings and interior finish selections. The homeowners desired a clean, contemporary style that would remain cozy and comfortable for family living, ensuring a relaxing environment for their work schedules and visits from children and grandchildren. The wife’s wish for a touch of glamour is elegantly reflected in the tile, countertops, and other specialty finishes, while traditional coastal blues are thoughtfully woven throughout the design, paying homage to the home’s waterside location. u
Kitchen: Williams highlights the homeowners’ choice of stunning Oceano natural stone quartz for the island countertop, which was the focal point for the design team’s vision. The L-shaped island offers a unique twist and additional seating, enhancing functionality and style. The space is lined with banks of book-matched walnut cabinetry by EJH Cabinets & Construction, providing a rich, warm aesthetic. A large window overlooking the water fills the kitchen with natural light and offers a breathtaking view. Sliding glass doors connect the indoor kitchen to the elegant outdoor kitchen, creating a fluid transition for entertaining. Integrated smart home systems from AMS Sound & Vision are discreetly installed throughout the home, adding modern convenience without compromising the design.
This award-winning 5-bedroom, 6.5-bath residence seamlessly blends 5,020 square feet of contemporary indoor living with 5,115 square feet of luxurious outdoor spaces. The home’s open-concept design maximizes captivating views of Clam Bay at every turn. Luxury features abound, including a spacious chef’s kitchen, dual laundry rooms, an elevator, multiple outdoor living areas, a pool with an integrated spa, and a putting green.
The home’s distinctive character shines through in its meticulous details. Tongue-and-groove cypress ceiling treatments add warmth and texture while striking tile accent walls create visual interest. Grain-matched walnut cabinetry showcases superior craftsmanship, complemented by a custom bed treatment and an award-winning custom wall treatment. A unique disappearing door, crafted from reclaimed wine-barrel wood, adds a touch of rustic elegance. For added convenience, a coffee bar is thoughtfully placed upstairs near the guest suites and elevator, ensuring comfort for both residents and visitors alike.
“The execution, the design, and the thoughtfulness that went into this project was a true collaboration of not just the homeowners, not just Dan and Kelly, not just me, but our trades as well,” Williams says. “There were a lot of ideas and suggestions brought forth by our team of trades and vendors, so everybody deserves credit for how this project came together. It’s not a cliché — it really was a team effort.” n
Primary Bedroom: The primary bedroom exudes opulent elegance by blending bold design elements and luxurious materials. The room’s focal point is a dramatic walnut canopy bed frame expertly crafted by EJH Cabinets & Construction. While requiring additional structural support, this striking architectural feature creates a sense of grandeur that Williams deems well worth the effort. The wife’s sophisticated taste is evident in the carefully curated furnishings: a bold-print rug anchors the space, complemented by elegant chairs and sculptural silver-leaf side tables. These pieces harmoniously combine to create a luxurious yet inviting atmosphere. The wood canopy and porcelain tile accent wall behind the TV achieve design continuity with the rest of the home. This thoughtful integration of materials ensures a seamless visual flow throughout the residence. The color palette has been meticulously selected to create a harmonious transition between the bedroom and the adjoining primary bathroom, enhancing the overall cohesiveness of the suite.
Primary Bathroom: A stunning pair of sliding barn doors featuring a custom chevron pattern connects the primary bedroom to the expansive, luxurious bathroom. With its rich texture, the eye-catching mosaic backsplash tile extends from the baseboard to the door frame and transom windows, creating a striking visual effect. Complementing this are the floating cabinetry, oversized mirrors, marblelook floor and shower tiles, and polished chrome accents sourced from Ferguson Bath, Kitchen & Lighting Gallery, all contributing to the spa-like ambiance. For added convenience, laundry appliances are discreetly tucked away in a closet, ensuring easy access while maintaining the room’s serene aesthetic.
“Our home-building experience is distinguished by our unwavering commitment to client satisfaction, unparalleled craftsmanship, and the cultivation of enduring relationships that extend well beyond the completion of each exquisite home,” states Ryan Williams, Principal Owner of Kevin Williams Construction.
Office: While shopping for materials, the husband spotted a small amount of reclaimed wine barrel wood and immediately fell in love with the look. They purchased the stock — a scant 110 square feet of it — and the design team set out to find an exciting way to incorporate it into the home. They clad a wall in the home office and built a disappearing, board-matched sliding closet door with hidden hardware.
Coffee Bar: The homeowners have gone above and beyond to ensure guests have a comfortable, relaxing stay in their Marco Island home. In addition to all-suite guest rooms and a dedicated guest laundry room, there’s an upstairs coffee bar with storage and a sink conveniently located near the elevator. The striking black cabinetry contrasts with the marble-look porcelain floor and backsplash.
VIP Guest Bathroom: This particular bathroom features floor-to-ceiling porcelain slab walls and a floating vanity anchored by a waterfall countertop. The wetroom concept includes a freestanding bathtub fully enclosed in the glass shower. Williams notes that it’s the only guest bathroom with a bathtub, setting it apart. However, all bathrooms share similar amenities and premium finishes, including the luxurious plumbing fixtures supplied by Ferguson Bath, Kitchen & Lighting Gallery. An oversized, lit mirror enhances the resort-like ambiance in every guest bathroom.
Guest Bedroom: Each guest suite has a unique look and feel for the comfort of the homeowners’ guests. They are all designed to accommodate a kingsized bed and include hidden motorized shades for privacy, as there is a large outdoor living area throughout the top floor of the home. “She wanted all of their guests to feel the luxury of a five-star hotel with the comfort of being home,” Williams says. “They all have water views and terrace access; there’s laundry on the second floor, a coffee bar, and a gathering area — all for the convenience of the guests.”
Pool Bath: With her selection of deep blues in the textured and patterned long hexagonal tile and crisp white cabinetry, the wife was instrumental in creating the distinct and coastal feel of the pool bath. The Pompeii Tidewater quartz mimics the Florida coastline with its shades of blue rippled with white and black. The mirror adds organic shape and softness to the space. The cabinetry provides ample storage for towels and other poolside necessities, and there’s a shower so guests can rinse off before heading back to the main house.
Front Elevation: The large front windows and custom glass door, framed by elegant glass surrounds, create a stunning entryway that invites natural light and enhances the home’s aesthetic appeal. Installed by Castle Services of Southwest Florida, the motorized shades offer the perfect solution for privacy, allowing homeowners to enjoy their space comfortably whenever desired. While not designed for active use, the upper deck areas are elegantly tiled to enhance the stunning views from the upstairs windows. The team transformed a beautiful orb discovered by the homeowner into an LED-lit water feature, adding a sophisticated design element to the space. Additionally, architectural lighting from Wilson Lighting ensures the home maintains its curb appeal even after dark, creating a welcoming atmosphere that shines throughout the night.

REVAMPING TRADITION
CONTEMPORARY FLAIR BREATHES NEW LIFE INTO A CLASSIC TUSCAN DESIGN
Kitchen: The heart of this space is its impressive floor-to-ceiling storage, designed by Kristin Lyons, the Founder and Principal Designer of KDL Interior Design, using SOHO Kitchens and Design cabinetry. The back wall features a mix of drawers at the bottom with standard and glass-front doors at the top. “We love the drawer storage below to make the back wall look more like a piece of furniture — like a wardrobe — and not so kitcheny,” she says. “I brought a little bit of blue into the island color — just a little whisper — and then kept everything else bright and fresh in white.” Standout details that elevate the kitchen include a white marble backsplash, gold hardware and fixtures from Ferguson Bath, Kitchen & Lighting Gallery, and textured pendants, all contributing to the space’s refined elegance.
Breakfast Nook: Lyons enhances the space with an exquisite floral-shaped chandelier from Hudson Valley Lighting, sourced from Naples Lamp Shop. This striking fixture creates a visual connection to adjoining areas and adds a touch of elegance. The client-selected furnishings and artwork, featuring marble and aged gold accents, echo the color palette and materials used throughout the home, creating a harmonious design.
KKristin Lyons, the Founder and Principal Designer of KDL Interior Design, is known for her versatile style. While she is often seen in a crisp white pantsuit, she is also no stranger to wearing a hard hat. Lyons, a 25-year veteran in the interior design industry, takes a hands-on approach to both design and project management. The Florida native started her firm nearly a decade ago, and the Fort Myers, Florida -based KDL Interior Design — which she now runs alongside her husband — focuses on luxury, large-scale new construction and remodeling projects and some commercial work along the Gulf Coast from Naples to Sarasota, Florida.
The design team renovated an early 2000s Tuscan-style home in Port Royal and turned it into a modern residence ideal for multigenerational living. The homeowners, who are from Illinois, undertook this extensive renovation to create a vacation home for themselves and their extended family, to eventually make it their full-time residence. u
Staircase: Lyons designed a fresh look for the staircase with a white-on-white wainscot contrasting with the rich wood stair treads and railing. The way the staircase juts into the room provides a perfect reading spot with a single chair and table. This thoughtful detail creates a visual “moment” that offers a soft place for the eye to rest while appreciating the open floor plan.
Dining Room: Seamlessly connected to the family room and adjacent to the bar area, the dining room exudes a sleek, clean aesthetic with a transitional touch. The simple wainscoting, consistent with other home areas, enhances the design by linking the ceiling details and cabinetry profile. Amber glass pendants cast a warm glow above the stone-topped table, complementing the cool, soft blue dining chairs.
“These beautiful details — accented by perfectly curated lighting and hardware — help carry that coastal elegant look throughout the home,” shares Kristin Lyons, the Founder and Principal Designer of KDL Interior Design.
Entry: An expansive wall in the foyer provided the perfect location for exceptional storage. Lyons opts for a striking black finish on the bench and flanking cabinetry, incorporating flat molding details for a transitional aesthetic. The stone wall treatment from Ruben Sorhegui Tile features linear carving, and the ribbed pattern is repeated on the lower cabinet doors and drawers. Touches of gold in the cabinet hardware and chandelier from Naples Lamp Shop and the polished white marble floor announce the luxurious home to come.
Family Room: “I designed this entertainment unit to carry a clean linear element through the house,” Lyons says. “It’s a striking detail that carries through the shelves, the TV area, and the hallway to the right that leads to the powder bath.” The rich wood tones beautifully contrast with the 12” Trecento Tropea flooring from the Trecento Collection by Legno Bastone Wide Plank Flooring, sourced from Naples Flooring Company. This wide plank flooring covers much of the home and showcases its elegant design and high-quality craftsmanship. The ceiling with flat trim accents plays up the expansive space without the fuss of traditional crown molding.
Primary Bathroom: The primary bathroom features floor tiles with a hint of blue, which inspired Lyons to match the cabinetry from SOHO Kitchens and Design to the kitchen island’s color. Her side of the bathroom includes lighted mirrors, a makeup area, ample storage, and elegant quartz countertops with a mitered edge. This U-shaped layout connects her side to his side and a shared shower. The cabinet hardware complements the kitchen’s finish while offering a fresh shape.
Primary Suite: Lyons used mirrors and trim to create dramatic backdrops for the nightstands next to the bed in the main bedroom. The mirrors have glass and gold sconces mounted on them, which have a floral shape that echoes the fixture in the breakfast nook, creating a striking custom look. Due to the home being stripped down to the studs, Lyons created a unique ceiling design “I kept it simple but effective with square molding and white oak tongue and groove,” Lyons explains. “This detail complements the floor and gives them a softer, coastal, elegant detail in their bedroom.”
The architectural transformation stripped away dated, ornate detailing both inside and out. Columns were replaced with a clean, modern look, and arched windows were swapped for rectangular ones with black trim to match a sleek iron front door. The old coffered ceilings were replaced with thinner, modern versions, and the walls were painted crisp white without excessive molding. Outside, a new gray roof replaced the terracotta tiles, and a squared-off entrance with black-and-white striped awnings adds a touch of Mediterranean style.
“I added a beautiful striated white granite to the front entry surround,” Lyons says. It has a light texture that lends sophisticated dimension without adding decorative elements such as columns. We really modernized the front entry, creating a stunning arrival at the front door.” This new elegant coastal design is a sophisticated twist on the typical Florida look. u
VIP Suite: Lyons aims for unique designs in each room while maintaining a cohesive look by using lighting with similar materials, such as the Fine Arts Lamps pendants from Naples Lamp Shop. “We wanted something unique and different for the VIP suite, and I love the color. They have a bit of that gold tone we’re bringing through the whole house, and they’re a little more unexpected, so we thought they were perfect for something a little different in this bedroom,” she says. Additionally, she designed a custom ceiling treatment and casings to conceal the window shades.
Kid’s Room: The homeowners wanted a place to entertain their young grandchildren just off the primary suite. Lyons chose interior doors — for this room and the rest of the home — with a bit of bling. “I thought this panel design was beautiful for adding to the upscale, elegant look of the house while mirroring the lines in the rest of the home,” she says. “It’s clean, modern, a little transitional, and gives them a beautiful detail for their doors.”
Powder Room: The powder room is a lesson in contrasts. The wall behind the sink has a white-on-white floral pattern, while the other walls have a similar pattern, but in soft blue on a white silk wallpaper from Wallquest. Lyons elevates the room with unique shapes, incorporating an eye-catching mirror from Bassett Mirror and a distinctive sink. Another floral-shaped light fixture adds a touch of whimsy while providing a gold connection to the rest of the home. The linen-look flooring from Ruben Sorhegui Tile offers a soft texture in a grounding blue-gray hue.
While the homeowner selected and purchased most of the furnishings, she consulted with Lyons on sizing and space planning. Considering the wife’s preference for soft blue hues, Lyons chose 12-inch-wide Trecento Tropea planks from Legno Bastone Wide Plank Flooring’s Trecento Collection, sourced through Naples Flooring Company. The design incorporates gold accents in light fixtures, cabinet hardware, and decorative elements, creating a cohesive and elegant aesthetic throughout the home.
Lyons notes, “There is a good blend of light and warmth, which includes the wood floor that carries through the whole house, combined with touches of gold, to give it some pop here and there. These beautiful details — accented by perfectly curated lighting and hardware — help carry that coastal elegant look throughout the home.” n
Front Elevation: The house previously featured a soft gold-toned exterior with an arched entrance and intricate detailing. It has since been transformed to showcase a sleek white façade, complemented by modern black-framed Andersen Windows sourced from Florida Wood Window and Door, along with striped awnings that impart a distinctly Mediterranean aesthetic. The new gray roof enhances the color scheme and harmonizes with the stone driveway. Removing the terracotta tiles has significantly improved the curb appeal and brightened the once-outdated traditional style.

REDEFINING COASTAL AESTHETICS BEYOND BLUES AND GREENS
NNaples, Florida, is renowned for its distinctive style - a blend of coastal, casual, and beachy elements, always with an upscale touch. Typically, oceanic hues dominate the palette for paint, fabrics, and decor. However, when these homeowners acquired a speculative residence in Port Royal awash in pale blue, they knew the color scheme needed a complete overhaul. During their initial consultation with Danielle Reardon, Principal Designer and Owner of Abodeable Interiors, the wife, who had never previously engaged a designer, was presented with a classic coastal design featuring blues and greens. To Reardon’s surprise, the client responded, “Perhaps I should have mentioned that I’m looking for a design without color, but with more drama.” She then shared a design book to illustrate her vision, setting the stage for a bold departure from the typical Naples aesthetic. u
Great Room: The great room serves as the heart of the home, designed to accommodate gatherings with ease. Oversized sofas and a pair of swivel chairs provide generous seating, while performance fabrics and an extra-large cocktail table ensure a kid- and pet-friendly environment. “Although it’s large with the openness to the dining room and kitchen, it’s just very warm, inviting, and resilient,” Reardon notes. To enhance its appeal, she incorporated a custom-stained charcoal wood surround by DuChateau, a substantial hearth made from the same dolomite stone from Ruben Sorhegui Tile used for the countertops throughout the home, and open shelving adorned with an opulent Phillip Jeffries wallcovering.
Staircase: Reardon’s innovative design brings the industrial-meets-elegant staircase to life with a striking charcoal slat wall treatment, introducing a dramatic color palette from the moment one enters the home. The space is beautifully anchored by a live-edge wooden bench with iron legs, seamlessly blending natural and industrial elements. A stunning Currey & Company selenite pendant adds a touch of sophistication and warmth. “The wife is inspired by natural, organic elements,” Reardon says. “And selenite is a very on-trend crystal that has a cleansing property to it. I loved how the white of the selenite layered beautifully against the darkness of the millwork that we added in the staircase. These tiered icy crystal pendants create a warm glow when lit that connects the first and second floors.”
Reardon quickly realized she was collaborating with a unique client whose vision would result in a home unlike any other in Naples, Florida. “The client’s inspiration book showcased a very industrial and dark aesthetic, featuring rich hues of burnt umber, reds, and yellows,” Reardon explains. This unexpected direction presented an exciting challenge: “I found myself wondering how we could transform this house to work with its existing structure while truly reflecting her personal style.” Rising to the occasion, Reardon skillfully reimagined the cool, whitewashed coastal look, metamorphosing it into a warm, moody ambiance that perfectly aligned with the wife’s distinctive design preferences. The result is a bold departure from Naples’ traditional aesthetic, demonstrating Reardon’s versatility and ability to bring even the most unexpected visions to life.
“We transformed the home’s atmosphere by incorporating a rich palette of charcoal, taupes, and browns with gray undertones, significantly darkening the space and infusing it with drama,” Reardon explains. “While we maintained coastal aesthetics and design elements, acknowledging the home’s Gulf of Mexico location, we steered towards a more sophisticated, moody interpretation.”
Reardon masterfully balanced this darker ambiance by integrating organic textures within a predominantly neutral color scheme. The designer then amplified the dramatic effect by adding custom dark charcoal wall treatments, statement light fixtures, eye-catching decor, and refined furnishings. u
Kitchen: With no alterations needed, Reardon enhanced the kitchen by introducing stylish swivel barstools that seamlessly connect the space to the dining area. The Vanguard stools echo the silhouette of the dining chairs but with a fresh twist: the designer opted for a different leg color and varied fabrics, featuring a durable performance fabric at the dining table and luxurious velvet at the kitchen counter. The dining chairs also showcase a distinctive channel detail, creating a cohesive yet unique design. Premium appliances from Fuse Specialty Appliances complete this elegant kitchen, making it a perfect blend of functionality and style.
Dining Room: The homeowners’ decision to repurpose the walk-in wine cellar into a sophisticated dry bar showcases their practical approach to design. Reardon expertly transformed this space, incorporating ample storage, additional refrigeration, and a custom 7-foot-tall humidor for the husband’s cigars, creating a personalized entertainment hub. The dining room’s centerpiece is a stunning custom-made Hickory Chair table featuring uniquely angled marble slab bases that perfectly capture the industrial edge the client adores. Overhead, a striking Hubbardton Forge chandelier serves as a captivating focal point. Reardon explains, “The slate shards offer a contemporary yet organic feel, adding texture while also incorporating an industrial design element.” This thoughtful blend of functionality and style results in a dining space that is both visually impressive and tailored to the homeowners’ lifestyle.
Den: The husband envisioned a space for both lounging and working, and Reardon delivered the perfect solution with an impressive 7-foot-long desk paired with a luxurious charcoal velvet sofa. Custom-stained Chaddock ottomans with performance fabric offer versatile seating and a relaxing spot. Reardon designed a custom charcoal cabinet with Dolomite countertops, mirroring elegance in other home areas. She incorporated a polished marble stacked stone wall treatment to complete the look, adding a touch of sophistication to this inviting den.
Powder Room: Off the foyer, the powder room was transformed from a lackluster space into one full of character and personality with beautiful wallpaper.“This wallpaper was chosen by the homeowner, who sent us a picture, and we sourced it for her,” Reardon shares. The design features harmonious taupes, browns, and grays that flow throughout the home. She incorporated a stunning cantilevered mirror from Arteriors to enhance the space further, elegantly positioned against the marble mosaic backsplash.
Bar: Reardon transformed the bar area by adding a stunning mosaic backsplash, creating a bold, elegant effect. This beautiful design features a hint of soft blue that harmonizes perfectly with the wallpaper behind the floating shelves in the living room. She highlights the significance of these subtle connections throughout the space, as they allow the mind to effortlessly transition from one area to another, enhancing the overall flow. A striking mirror by John Richard serves as a captivating focal point, making the bar truly unforgettable.
This vacation home, designed for a large blended family with two dogs, perfectly balances the matriarch’s distinctive style and practical, durable comfort. Reardon collaborated seamlessly with the original builder and Stofft Cooney Architects to implement custom modifications catering to the family’s needs and the overall design aesthetic. These thoughtful adjustments included adding a window in the primary bedroom to enhance natural light and views, while also cleverly repurposing a wine cellar into a built-in dry bar, providing additional storage and entertainment space. u
Primary Bedroom: The spacious primary bedroom showcases a stunning, sizeable built-in headboard that perfectly realizes the wife’s vision. Reardon collaborated with the builder to enhance the room’s aesthetic balance by adding a complementary window from Andersen Windows & Doors, expertly sourced through Florida Wood Window and Door. Catering to the husband’s desire for convenient refreshments, she cleverly integrated a refrigerator drawer into a custom cabinet. This thoughtful addition, finished in the home’s signature charcoal color and topped with an elegant waterfall Dolomite countertop, seamlessly melds functionality with the room’s sophisticated design. The result is a luxurious retreat that caters to comfort and style, embodying the couple’s unique preferences.
Primary Bathroom: Reardon achieves design continuity throughout the home by repeating high-quality materials and finishes. The stunning Lunada Bay Tile — first introduced in the bar area — makes a graceful reappearance in the primary bathroom, creating a seamless visual connection. This thoughtful approach extends to the cabinetry, finishes, and color palettes, resulting in a harmonious and sophisticated flow throughout the entire space. To enhance the bathroom’s luxury appeal, she procured upscale fixtures from Ferguson Bath, Kitchen & Lighting Gallery, ensuring that every aspect radiates sophistication and quality.
“Working with a client who places their full trust in you and grants complete creative freedom is a transformative experience that allows for true artistic expression,” Reardon reflects. This level of trust empowered her to deliver on the promise of a bold, dramatic design aesthetic while subtly acknowledging the coastal setting. The result is a refreshing departure from the ubiquitous blues and greens in local homes. Reardon’s innovative approach showcases her ability to push boundaries and redefine coastal luxury, creating a unique, sophisticated space that stands out in Naples’ design landscape. This project highlights Reardon’s versatility as a designer and demonstrates how client trust can lead to extraordinary, unexpected outcomes that elevate the entire concept of coastal living. n
Primary Bedroom Vignette: The expansive primary suite welcomes you with a stunning vestibule that is a captivating focal point upon entry. Reardon artfully designs a vignette centered around a beautiful Bethan Gray Design console table featuring exquisite inlaid brass details that evoke the gentle rhythm of waves. Textured wallpaper mimics the serene appearance of water lapping at the shore, beautifully reinforcing the coastal theme. “The wood mirror with gold leafing we selected perfectly complements the graceful curvature of the inlaid brass on the console table,” Reardon shares, creating a harmonious and inviting atmosphere that embodies elegance and tranquility.
Guest Bedroom: This spacious guest bedroom showcases a thoughtful interplay of linear and organic elements. The entry vestibule features a striated wallpaper design, seamlessly transitioning to a delicate floral wallpaper by Phillip Jeffries on the bed wall. Reardon notes the unique bedside lamps — whose spiky ceramic texture evokes dandelion spikes or denuded flowers — creates an intriguing contrast with the room’s softer elements. The Highland House upholstered bedframe exudes luxury, while an organically rounded swivel chair adds a fluid touch. Layered textures and unexpected patterns are introduced through carefully selected pillows featuring fabrics from The House of Scalamandré and JF Fabrics.
Laundry Room: Designed with a large family in mind, this laundry room received a delightful touch of pizzazz. Reardon chose a vibrant Missoni wallpaper that echoes a similar design in a niche off the foyer, creating a beautiful sense of continuity throughout the home. To enhance functionality and style, she incorporated stylish baskets that add a natural, textural element, warming up the cool tones of the cabinetry and flooring.
Guest Bedroom (Above): Reardon expertly crafted a distinct personality for each bedroom in this expansive five-bedroom home, with this particular space showcasing her keen eye for design. Taking full advantage of the room’s soaring ceilings, reminiscent of the primary bedroom, she selected a grand Bernhardt bed that perfectly complements the scale of the space. “The impressive size of this room allowed us to incorporate this magnificent bed, which truly transformed the ambiance, making it incredibly inviting,” Reardon explains. Adding to the room’s allure are the Palecek lamps, which introduce a subtle coastal vibe with their driftwoodinspired carved leaf design. The custom bedding ties the look together, featuring elegant blue accents in circular and angular patterns, creating a harmonious blend of textures and visual interest.
Guest Bedroom (Right): The winged headboard bed by Lillian August envelops guests in a warm and inviting atmosphere. Enhancing the subtle coastal theme, the graceful swoop of the headboard mirrors the elegant curves of the lamps, reminiscent of treasures found in the sea. Mixing and matching fabrics from Thibaut and Pindler, the bedding bursts with vibrant color and texture, creating a delightful and cozy retreat for visitors.
Loft: The loft space at the top of the stairs transforms into a captivating art gallery, showcasing a stunning wall-to-wall installation of four panels featuring ombre silver leafing with a luxurious lacquered finish. Reardon’s keen eye for unique pieces led her to discover this South American artist’s treasure at High Point Market. To enhance the gallery ambiance, she incorporated chic hair-on-hide benches with bronze legs while repurposing two sofas from downstairs to create an inviting adjacent seating area. A generous five-foot square upholstered ottoman adds comfort and style. The space seamlessly integrates with the home’s design, repeating the stairwell wall treatment and exquisite tiling. “We chose a white waterjet-cut tile with a mesmerizing wave pattern,” Reardon explains. “Its textural quality evokes the image of waves gently lapping against the sand.” Across the room, an oil painting introduces a subtle hint of color, echoing the rippling effect of the tile surround and tying the entire space together in a harmonious coastal-inspired design.
Lanai: The expansive outdoor living area has been thoughtfully designed to create cozy, functional spaces while fostering a warm atmosphere for family gatherings. Reardon explains, “We organized the space to allow for intimate conversations while accommodating large groups without feeling crowded.” The lanai boasts an inviting conversation pit near the fireplace, a generous eight-seat dining table for memorable meals, and strategically placed seating arrangements with versatile swivel chairs. A large umbrella provides welcome shade in the poolside lounging area, perfect for relaxation. Reardon’s discerning taste is evident in the selection of premium furnishings from Janus Et Cie, further elevated with custom upholstery in luxurious Kravet fabrics. To enhance comfort and convenience, Castle Services of Southwest Florida sourced and installed seven state-of-the-art motorized roll-down shutters and screens, seamlessly blending indoor comfort with outdoor living.

EXPANDING HORIZONS
THOUGHTFUL DESIGN TRANSFORMS A SMALL CONDO INTO A LUXURIOUS SECOND HOME
HHomebuyers increasingly prefer renovations to purchasing new properties, and the owners of this Pelican Bay condominium embraced this trend. Having lived in their space for some time, they understood what worked for their lifestyle and what needed improvement. When ready to renovate, they enlisted PBS Contractors, who brought Diana Hall Design to complete the redesign team.
Senior Designer Elizabeth Manchego from Diana Hall Design noted that the homeowners had high expectations, which the team met by delivering a completely new floor plan for the outdated space. The owners desired an open kitchen with a large island featuring several seats to enjoy the views. They envisioned a workspace with laptop storage that overlooks the water. The sink was positioned on the wall to enhance interaction and take advantage of the views, while the cooktop was integrated into the island. This layout allows the cook to engage with guests in the open-concept great room. Additionally, the homeowners’ unique interests significantly influenced the overall design.
“She is a big wine enthusiast, while he is a big coffee drinker, which meant having a section for wine and coffee was a must,” Manchego says. “All this, plus a pantry, needed to be incorporated into the kitchen design. It was a high demand for a small space but we were able to achieve an amazing way of reconfiguring every square inch of this kitchen.” u
Great Room: Manchego created a sophisticated TV feature wall with a subtle recess for the television, enhanced by a metallic cork wallcovering. She divided the expansive wall into three distinct areas to add visual interest to the vast wall, incorporating art on one side and open shelving on the other. “We knew we wanted to have the TV as the anchor of the living space, but we also wanted a nice backdrop in an artful way,” Manchego explains. Following her recommendation, the homeowners chose wide-plank wood flooring from Real Wood Floors, prized for its natural aesthetic and enduring value. A bespoke Taylor King sectional from International Design Source provides generous seating for entertaining, completing the room’s blend of style and functionality.
Kitchen: The design team ingeniously repurposed space from an adjacent, oversized guest bedroom to create a larger kitchen, accommodating the clients’ desired island. “We immediately went to work on how to get the island facing the water—and also being a true island and not a peninsula,” Hall explains. “We took space planning to the nth degree and achieved their dream kitchen in their dream condo.” A tray ceiling with recessed lighting from Wilson Lighting provides versatile task and ambient illumination. The redesign incorporates a multi-functional area that serves as a breakfast nook and a workspace, complete with Vanguard counter stools from International Design Source. The kitchen features a harmonious blend of white and stained-wood cabinetry from Design Works, complemented by chef-grade appliances from Fuse Specialty Appliances, ensuring both seamless functionality and aesthetic appeal for entertaining.
The redesigned entryway now offers guests an immediate and breathtaking waterfront view, starkly contrasting with the previously enclosed space that provided only a glimpse of the grand vistas. Diana Hall, Principal Designer of Diana Hall Design, explains, “Our goal was to open up the living room, ensuring that upon entry, visitors are greeted by both the water and a spacious living area.” The new layout features a custom-sized sectional as its centerpiece, carefully balanced with other elements to maintain an open feel. Hall emphasizes the importance of furniture scale in achieving this balance, incorporating a lounge chair, cocktail ottoman, and a TV space with a custom credenza without overwhelming the room. The result is a versatile space that seamlessly accommodates conversation, TV viewing, and appreciation of the stunning water views while preserving the living area’s charm and spaciousness. u
Dining Room: Manchego optimized space with a custom banquette, a versatile Bernhardt table, and Design Master chairs from International Design Source. “Another tall order from the client was the need to have an expandable table for large parties because they like to entertain,” she says. “Most of the time, the table is kept as a round dining table, but they can expand it to an oval to seat a larger group.” To enhance the sense of space and capitalize on the views, Manchego incorporated a framed mirror above part of the banquette, effectively surrounding the dining area with water reflections.
BEFORE
Primary Bedroom: “We designed linear entry points into the primary bedroom suite, exuding a high level of elegance,” explains Mario Valle, Senior Relationship Manager with PBS Contractors. The stained wood double-door entry defines the luxurious space beyond, while the all-glass access to the adjoining lanai enhances the sense of openness. A harmonious blend of neutral colors and rich textures creates a warm, inviting, and relaxing atmosphere, making the room a true sanctuary.
Primary Bathroom: What was once a convoluted “maze” of inefficient twists and turns leading from the primary bedroom to the bathroom, as Valle describes, has now transformed into a spacious and elegant retreat. “Now, there is his vanity area, her vanity area, an elegant shower with a steam component and a Bluetooth speaker system,” he says. “They have a very relaxing and spa-like environment.” The redesigned layout also accommodates ample closets organized by Inspired Closets. Brushed nickel fixtures from Naples Plumbing Studio and pebble floor tiles in the shower add a touch of elegance, with the tile design echoing the suite’s striking entrance.
The homeowners, being avid tennis players, required substantial storage for their sports equipment. Mario Valle, Senior Relationship Manager with PBS Contractors, explains, “We meticulously mapped out every nook and cranny to maximize space efficiency.” The team reimagined the original floor plan by eliminating angular rooms and hallways while expanding closet sizes by reducing excess bedroom space.
“The clients wanted the home to be a sophisticated coastal space,” Manchego says. “We achieved that through thoughtful space planning, plus beautiful fabrics and accessories that bring that flair into the space while keeping everything livable — not too overtly coastal.” n
Guest Bedroom: Adjacent to the kitchen, this guest bedroom’s strategic location allowed the design team to optimize the overall layout without compromising comfort. A built-in niche doubles as a stylish dresser, while open shelving showcases books and artwork. A dedicated wall space for a desk enhances the room’s functionality. A newly added soffit cleverly incorporates integrated overhead reading lamps, creating a cozy ambiance. Despite contributing some square footage to the kitchen expansion, the guest room remains perfectly proportioned, offering visitors a welcoming and well-appointed sanctuary.
Guest Bedroom: The homeowners wanted a bedroom that could comfortably accommodate a couple or two separate guests, so the design team included two twin beds that could be converted into a king. Additionally, they wanted to include a small workspace, ideally positioned to take advantage of the stunning view. “Space was limited, so it was essential to use a transparent desk. The waterfall glass design in front of the bay window not only maximizes the view but also adds an elegant touch to the room,” Hall explains.

The homeowners placed great emphasis on optimizing their outdoor living area. Valle explains that the design team enhanced the space by lowering the ceiling, adding tongue-and-groove detailing, and incorporating recessed lighting to create ambiance and maximize the location’s potential.
“The outdoor living space was as important as the indoors,” Manchego says. “We needed a living space, a dining space, and a lounging space. We scaled the furniture accordingly for a perfect fit.”

NNestled in North Carolina’s picturesque landscape, a rustic red barn at the enchanting Wildwind Retreat sets the stage for the 2024 IDS Designer Roundtable & Retreat. Inside this converted barn, seven distinguished interior designers convene with representatives from Vanguard Furniture and International Design Source around an impressive wooden table. While collaboration is the initial focus, the gathering quickly evolves into a vibrant exchange of creative minds that sparks forward-thinking discussions. Here’s an insider’s look from within the designer’s circle.
Emilio Sadez, President of International Design Source, and Andy Bray, President of Vanguard Furniture, leveraged their extensive industry expertise to conceptualize the event. Sadez, at the helm of expansive showrooms in Naples and Sarasota, oversees a sprawling 90,000 square feet of finest premium furnishings, fabrics, accessories, and rugs. His vast experience in curating high-end design resources underscores the importance of engaging directly with the designers who specify these products. Sadez reflects, “Let’s bring together a group of creative designers for a collaborative conversation about furniture and design. We’ll delve into what designers truly want, gain their insights into the marketplace, and explore innovative solutions we can create for them.”
Bray, known for his dedication to Made in America furnishings and family-oriented business philosophy, wholeheartedly supports the initiative. “Collaboration is a great word,” shares Bray. “The essence of custom furnishings is collaboration. Vanguard Furniture’s entire reason for being is to harness the imagination of the professional interior designer and craft one-of-a-kind pieces of furniture.” u

The retreat starts with an exclusive behind-the-scenes tour of Vanguard Furniture’s production process, allowing designers to observe skilled artisans at work throughout each stage of furniture creation. They witness the meticulous 8-way hand-tied technique, which guarantees the highest levels of comfort and durability in every sofa. The tour also allows designers to engage directly with the artisans, fostering a dialogue bridging the gap between concept, creation, and specification. This immersive experience enhances their understanding of craftsmanship, ultimately enriching their design practice. u

The itinerary expands to include an enlightening tour of the Valdese Weavers factory, a pivotal fabric supplier for Vanguard Furniture. Designers are awestruck by the cutting-edge equipment that defines this state-of-the-art facility. “One element that makes Valdese Weavers special is that they specify fibers to make the yarns, dye, and weave, and finish the fabrics all in-house,” says Harry Trachtenberg, Sales Manager of Florida and Latin America for Vanguard Furniture. “All three of those processes take place in this one factory. This level of integration is rare in the industry and allows for exceptional control over quality, customization, and production efficiency.” u

On the second day, participants engage in thought-provoking discussions, beginning with a compelling presentation by Kelly Peterson, Principal of High Point Marketing. Drawing on her extensive experience in the home furnishings industry, Peterson highlights the increasing significance of the 50-plus market. This topic sparks meaningful dialogue among the designers, particularly those from Florida, where this demographic represents a substantial portion of their clientele. Peterson shares, “As our population ages, the needs and desires of the 50-plus market are becoming progressively important. This group is looking for more than just style — they want functionality that adapts to their evolving lifestyles. Our discussion at the roundtable highlights how crucial it is for designers to anticipate and meet these needs.”
The designers discuss how they’ve seen this shift firsthand. One designer emphasizes the importance of incorporating more over-sized pulls on case goods, which are easier to grasp for those with mobility issues. Additionally, the designers address the need for attractive storage solutions, as many clients acquire numerous belongings over time and struggle to find stylish yet functional storage options. Another designer highlights the need for less glass and rounded corners as a safety concern. While these are just a few examples, the roundtable discussions were rich with anecdotes from designers working with clients, all emphasizing a broader trend in furnishings: aesthetics still hold significance, but there’s an undeniable shift toward functional designs that support the evolving needs of today’s homeowners — and Vanguard Furniture and International Design Source are paying attention. u
“Let’s bring together a group of creative designers for a collaborative conversation about furniture and design. We’ll delve into what designers truly want, gain their insights into the marketplace, and explore innovative solutions we can create for them,”
Emilio Sadez, President of International Design Source reflects.
Presenter Kelly Peterson
“The retreat allows us to see through the eyes of individual interior designers, gaining a deeper understanding of their challenges, motivations, and selection process,” Bray notes. This direct feedback is indispensable, shaping future product offerings and strengthening the relationship between manufacturers, showrooms, and designers. Sadez emphasizes that such events are paramount to staying ahead in the industry, pointing out, “If you’re not making mistakes, you’re not pushing the design buttons hard enough. The goal is to make strategic mistakes, allowing us to introduce new trends and adapt to shifting needs effectively.” This philosophy resonates with the designers as the roundtable becomes a platform for exploring bold ideas and sharing daring concepts. The retreat continues to offer even more opportunities for growth and collaboration.
Bray orchestrates a thought-provoking artificial intelligence (AI) vs. human design demonstration. Designers prompt two Vanguard Furniture designers to create a nonstandard pedestal table — one using generative AI and the other sketching by hand. “It is incredible to see how both approaches yield similar but distinctly different results,” says Peterson. “The AI creates multiple options in minutes, but the human designer’s sketches, though fewer, are more attuned to practical considerations like construction feasibility and cost-effectiveness.” This exercise underscores the complementary nature of AI and human creativity, illustrating how technology enhances rather than replaces the nuanced expertise designers bring to their craft.
“Our relationship is stronger on both sides from listening and learning,” Sadez concludes. By the end of the retreat, it’s clear this gathering is more than an exchange of ideas — it’s the start of a rewarding relationship between Vanguard Furniture, International Design Source, and the design community. The event has proven to be a successful conduit for innovation and feedback, reinforcing both companies as industry leaders. Sadez enthusiastically adds, “We’re already planning to do this again!” n

ISLES OF CAPRI
CHRIS SULLIVAN
Isles of Capri is Naples’ hidden gem surrounded by sparkling Gulf Waters. Leland L “Doc” Loach happened upon what would one day become Isles of Capri in 1955 on an impromptu trip to Marco Island. He purchased four mangrove islands, totaling approximately 600 acres, which he developed to create the idyllic paradise that exists today. Isles of Capri is now a charming community comprised of single family homes and condominiums along with restaurants and marinas. Residents today are still able to enjoy all of the activities that originally drew Loach to the mangrove islands – boating, exceptional fishing, kayaking, and more – now with the convenience of every amenity available in nearby Marco Island and Naples.

CARDAMON DESIGN & NAPLES CUSTOM HOMES
NNaples Custom Homes emerges from the well-established roots of Naples Kitchen & Bath, a company that has been an essential part of the Naples home remodeling scene for a quarter-century. Building upon their extensive experience in kitchen and bath renovations, this respected local business is now expanding their services to include custom home construction. By leveraging their expertise in creating beautiful, functional living spaces, Naples Custom Homes aims to bring the same level of quality and attention to detail to entire home builds that clients have come to expect from their kitchen and bath renovations.
Brian Raymond, President of both Naples, Kitchen & Bath and Naples Custom Homes, saw a need for luxury homes in the up-and-coming Bayshore Arts District and opted to build his first model home there, launching his new business. Employing a strategy that would balance the budget — knowing this was a first of its kind in that community where primarily commercial projects are emerging — yet still allow him to showcase the company’s talent for design and construction, he built a two-story, elegant coastal-style home at an affordable price. And it sold before it was even completed. u
To maximize the home’s appeal, the design focuses on the outdoor living spaces— it’s Naples, after all. “The rear of the home is the main selling point,” Raymond says. “We focused on the boating life and outdoor entertaining.” The custom dock, pool, and multiple outdoor living areas — including a complete outdoor kitchen — check all the boxes for prospective homeowners. While many homes in the area sit on stilts, Naples Custom Homes went the extra mile to raise the lot to accommodate two full stories of indoor living.
And those areas appeal to a Naples audience as well. In conjunction with Laurie Walter, Owner of Cardamon Design, the team delivered on the promise of luxury. “This is a fully curated package with furnishings, custom lighting, window coverings, artwork, and more,” Raymond says. The kitchen features high-end appliances from Fuse Appliances and Crystal Cabinet Works cabinetry from Naples Kitchen & Bath, of course. The team also partnered with Design Works, Ferguson Bath, Kitchen & Lighting Gallery, and Wilson Lighting for the luxury finishes throughout. u
CARDAMON DESIGN & NAPLES CUSTOM HOMES
CARDAMON DESIGN & NAPLES CUSTOM HOMES
Walter harnessed the resources at the International Design Source for furniture and artwork. She says, “We approached the whole floor plan and the furniture plan from a very livable, functional aspect while keeping in mind that this might be for a family with children, or it might be for couples inviting other couples to come visit.”
One of Walter’s favorite spots in the home is the loft. “I love the view looking from that loft area,” she says. “Looking down the staircase at the staggered lighting is very unique. And to add a little local flavor, we selected the image of the Naples pier to hang above the desk.”
Each custom touch throughout the home is a testament to the ambition and experience that comes from 25 years of designing homes in the Naples area. “Some people were surprised this home sold before it was complete,” Raymond says, “but it didn’t surprise me. We’re very process-driven, and we dedicate an entire team to every project, not just a project manager. This project validates what Naples Custom Homes can do.” n

DEANGELIS CUSTOM HOMES
BEFORE
The Pine Ridge Family & Guest Retreat is a stunning example of how a thoughtful home addition can transform a property into an entertainment paradise. This ambitious project expanded the existing home by 3,899 square feet, creating a seamless blend of old and new that caters to both family and guests alike.
The centerpiece of the addition is an extended family room featuring an expansive dining area and a comfortable sitting space, complete with a massive custom stone fireplace. The room’s crowning glory is its 2,000 square feet of rare white oak tongue-and-groove ceilings, adding a touch of rustic elegance.
For movie enthusiasts, a state-of-the-art theater room awaits, boasting ten large reclining leather chairs and a fiber-optic starry night ceiling. The room’s entrance is graced by 200-year-old solid antique wooden doors, lending a sense of history and grandeur. As an added feature, the theater doubles as a golf simulator, providing year-round entertainment. u

DEANGELIS CUSTOM HOMES
The addition includes two guest bedrooms, ensuring comfortable accommodations for visitors. A full bath and two powder baths have been added to cater to guests’ needs. For rainy days, a game room offers card and game tables, as well as a cozy reading niche.
The outdoor space has been significantly upgraded to complement the interior additions. The existing pool patio has been extended to seamlessly connect with the new structure. Multiple sitting areas, firepits, and a plunge bath have been incorporated to enhance outdoor entertaining. For the sports enthusiasts, a pickleball court and putting green have been added to the property.
The project faced several technical challenges, including relocating the septic field to the front of the house without infringing on easements and resolving water issues on the rear and sides of the lot. The builders also ensured that all exterior materials, including roof tiles, windows, doors, stucco, and trim details, matched the existing home perfectly.
This ambitious renovation has successfully created a harmonious blend of indoor and outdoor spaces, transforming the Pine Ridge property into a versatile retreat perfect for both intimate family gatherings and large-scale entertaining. n
