HOK is Architect and Lead Consultant on the adaptive reuse of 22-37 Davies Street for the Grosvenor Estate and Stow Properties. The brief is to create a new office building in the heart of Mayfair, incorporating ground floor retail, which reflects the spirit of this vibrant area. The building is located within a Conservation Area and is surrounded by Georgian townhouses and imposing Victorian facades. HOK has met the design challenge by creating a building which is both contemporary and traditional, understanding the essence of classical architecture and blending it with the new to give the building its own identity, at the same time ensuring it sits comfortably within its environment. The team was able, within a tight urban site within a Conservation Area, to maximise the floor-to-ceiling heights by utilising a thin 230mm slab with beams. This has effectively allowed for the new building to have an entire additional floor in comparison to the existing building and within other existing constraints. In addition, with the use of a ‘super-core’ has increased the efficiency of the floor plate by a further 5% rendering the typical floor efficiency over 85%.

40 Grosvenor Place advances the design of socially and environmentally responsible office environments by creating a flexible and adaptable workplace. The building is conceived as a ‘village within a village,’ a distilled version of its Belgravia location. A typical office floor, while large at 3,065 sm, has no workspace more than 8 metres from natural light. The natural light in the building is enhanced by translucent glass mullions, which eliminate solar gain while reflecting light deep into the plan. The building environment is healthy: fresh air is drawn in at roof level, filtered, and introduced into the offices by a displacement ventilation system that provides more air changes with less velocity. The innovative core configuration allows the building to be let horizontally or vertically as several secure and independent tenancies. This adaptable layout provides appropriate flexibility for tenant exit strategies and ensures that the building will remain sustainable in the future, regardless of changes in market demands. 40 Grosvenor Place’s innovative and adaptable design is the direct result of HOK’s research-led facility consultants, architects, technicians and interior designers working as an integrated team to enhance human resources while conserving natural resources.

HOK was appointed to provide routewide design services for the Over-Site Development (OSD), a 7 & 1/2 storeys residential development with 22 numbers of 1, 2 and 3 bedroom private apartments, on top of the 1-storey high Fisher Street shaft. The site is located within the Conservation Area of the London Borough of Camden. There is a 6 to 8 storeys stone facade Grade II Listed Building 8-10 Southampton Row at the west of the site, which is to be retained. Due to this reason, the proposed building has to comply with some strict planning rules set out by the council, for instance, the main massing of the building cannot be higher than the eve line of listed building, but some development may be acceptable, the building has to set back at the top to create a greater distance from the listed building, the faรงade of the shaft head house at the ground floor has to be enhanced and incorporated into the facade design of the upper floors and etc. Due to the constraints of the site it is not possible to provide mix of private and affordable residential with two separate entrances and cores. However, the proposed building does provide the number of bins and storage space for refuse and recycling to meet code for sustainable homes requirements for waste, as well as the required bicycle parking on the ground floor. The entrance of the building is located on Fisher Street which may become an attractive pedestrian link in between Red Lion Square and Southampton Row.

The residential towers are the tallest in the redeveloped complex and include loft-style condo suites, luxury suites, retail/daycare facilities and multiple levels of underground parking.

The project consists of 14 residential towers with 1,500 units, two commercial office buildings, and one temple complex located over 32 acres. It is divided into a series of blocks, making the project easy to phase and creating a pedestrian scale between the buildings. The residential towers themselves range from 5-27 stories tall and have one to five units per floor.

HOK is currently designing an eleven-story, 150,000 SF building that includes 130 residential condominium units and three sub-levels of parking. The units, with amenities, are sited on a 20,000 SF site in a historic district on Eye Street, across from Massachusetts Avenue. Design aims to incorporate the new building into the historic setting and to renovate and restore the existing building.

No. 1 West India Quay represents a new building type for London, combining high-rise luxury apartments for sale with a major hotel and serviced apartments. The project is the climax and final phase of the regeneration and redevelopment of West India Quay as a residential and leisure complex. The 32 storey glass and aluminium clad tower is integrated into a red terracotta podium; the tower reflects its Canary Wharf neighbours, while the podium addresses the listed Victorian warehouse buildings that have been converted to residential use. The sweeping curve of the glass tower reinforces the unique water’s edge location of the building. The podium accommodates the restaurants, bars, banquet and public rooms of the hotel, as well as guestrooms. The residential tower has a variety of unit types, including duplex penthouses with exterior gardens, and double-height living areas with balconies in the “prow” of the building.

HOK worked with Bolsover Street Limited (BSL) – a joint venture between Ridgeford Properties and Manhattan Loft Corporation – on this £40 million mixed-use development in Bolsover Street, London. A PPP project in which BSL purchased the site from development partner for The Royal National Orthopaedic Hospital (RNOH) and All Souls College Oxford – the former of which currently occupies the site. The HOK scheme provides a 2,000 sq m medical building boasting a state-ofthe-art out-patients facility that the RNOH occupy. The development, which came with a design brief that called for a scheme that ‘enhanced and responded to the townscape’, also includes 70 high-quality private apartments, 30 affordable apartments and 300 sq m of office space. The scheme lies only 250m from Regent’s Park in one of London’s most sensitive urban environments and in response, HOK has included new street frontages and internal landscaped courtyards and roofs. The redevelopment was undertaken in two phases. The first was completed in April 2010 and includes the medical facility - which also houses a patient assessment centre and ambulatory care facilities - this phase also includes 45 of the 100 apartments. The phasing enables Royal National Orthopaedic Hospital to remain operational whilst the new medical facility was being built on the southern half of the site.

This 250,000 sq. ft. mixed-use, seven story development is located in a historic area of Northwest Washington, DC. Approximately 50,000 sq. ft. of the ground floor will be used for a YMCA facility. Another 10,000 sq. ft. will be devoted to retail. The building also contains residential space,with 210 apartments housed in the six floors above the YMCA.

Msheireb Downtown Doha will transform the architectural center of the capital city, recreating a way of living rooted in Qatari culture. The project has a clearly defined vision to lead innovation in urban living through sustainability and heritage. Phase Four of the development consists of a major public plaza and 12 mixeduse buildings. The proposed building uses include commercial office, residential, retail, hotel and a group of medical office buildings containing clinical and administrative programs. The master plan observes a series of sustainable design objectives to optimize microclimatic effects, enhance thermal comfort, maximize water and energy efficiency, encourage waste management and reduce carbon emissions. The development has a relatively dense inner urban scale, with blocks of interconnected buildings interspersed with a network of squares and courtyards. Landscaped streets run between major blocks, while smaller access lanes and pedestrian routes crisscross more randomly in a way that offers greater protection from the intense sun. Colonnades lining many of the streets and central squares provide pedestrian shading.

The 300-key Four Seasons Nanjing is on a prominent site in the heart of what was once Nanjing’s national government district. The plan creates clear edges for the irregular site, with a private, residentialscale arrival court. A separate residential tower sits on the boulevard to the south in an area zoned for taller structures. The Mingguo structures will be retained and redeveloped as a boutique retail and dining destinations. Reflecting the sophistication of the Four Seasons brand and its guests, the 300-room hotel has an elegant, contextual feel. Dark brickwork and punched openings integrate the spirit of traditional Mingguo design in a modern way. Juxtaposing the sleek, refined curtain wall of the tower with the historic structures reinforces the theme of a contemporary building in an historic context. By incorporating the residential scale of the masonry structures on the arrival side and transitioning to a sleek glazed skin along the avenues, the design creates an appropriate urban-scale response to the surroundings.

The restoration and expansion of 330 Hudson Street transforms the 1910 warehouse building into a dynamic office and retail destination with eight new floors of contemporary Class A headquarters office space. A complete restoration of the original eight-story building includes the twostory limestone colonnade, brick facade with punched openings, one-story limestone cornice and portions of the original Beaux-Arts storefronts. All decorative column capitals are restored or replicated. The insertion of a transitional brick envelope merges the base building with the modern glass-and-aluminum curtain wall of the tower's eight-floor addition. Inside, 14-foot ceilings and floor-to-ceiling windows offer panoramic views of the river and city in every direction. The team designed the new limestone lobby as a modern passageway and gallery space. LED media panels installed throughout the lobby stream highimpact digital imagery and graphics, providing a constantly changing arrival experience for tenants and visitors. The U-shaped building wraps around a square courtyard developed as a private outdoor amenity space for tenants. Courtyard-facing precast window panels bring natural light deep into the tower’s large floor plates.

This project focused on the conversion of the landmark Beaux-Arts Guardian Life office building into a 270-key luxury hotel. The hotel features 15 deluxe suites, the Olives restaurant, and the OPM bar.

Design includes a double-height lobby lounge area, a grand staircase, a twostory, 2,300 square foot (214 square meter) ballroom which incorporates the former banking hall, and a fitness center. The renovation was completed with the approval of the NYC Landmarks Preservation Commission.

These two slender towers – one an office tower and the other a hotel – are located in the heart of Beijing, on the main east-west axis road leading to the Forbidden City.

Reimagining the typical tower arrangement of stacking a hotel above office space, the design team placed the elements side-by-side as independent structures, connected by an atrium.

1.8 million sq. ft. / 167,225 sq. m. 60 stories

A series of vertically organized, small-scaled neighborhood courtyards link the buildings. Conceived as vertical "hutongs," the spaces draw inspiration from the narrow alleys that have contributed to Beijing’s historical fabric. Placed on the site to take advantage of natural daylighting and views, the towers provide extremely flexible floor plates. Structurally, the two towers are codependent, achieving their slenderness through the use of side-loaded cores that support large, open floor plates. The structural design is a hybrid of steel and concrete construction, with the primary side-loaded cores composed of concrete, steel-braced frames around the atria. The 190-meter-tall hotel has flat concrete slab floor plates, while the 290-meter office tower has composite steel floor plates.
