Multi-tenant lab and office facilities can include a variety of building types for companies anywhere along the spectrum of the startup process. A business incubator or accelerator provides space to very young start-ups at a very low cost and is generally subsidized. This is the initial formal home for an aspiring group of entrepreneurs. As young companies grow, they often need more room than can be provided in an incubator space, so the speculative laboratory allows a startup to grow into the next step of their business. Flexible arrangements are necessary to accommodate

different tenants. There are usually no common laboratory support facilities located in these buildings and companies have the resources and need for immediate access to their own support facilities and build them into their tenant fit out. This facility type gives companies the flexibility to take portions of a building, and have options for future growth if needed. An animal health division of a multinational biotech company hired HOK to provide design services for a renovation to 28,700 sq. feet in what was formerly a vivarium space. The renovated facility supports the development of enzymes for chicken feed in upgraded and expanded space. Our team programmed and designed the nearly 16,000 sq. ft. expansion to include laboratories, offices and meeting spaces to be shared among the multiple start-up companies on the third floor of the CORTEX 1 Lab and Office Building (designed by HOK in 2006) which provided a solution that tripled the size of their existing Accelerator Lab facilities.

HOK repurposed a 500,000 sq. ft. section of Cass Gilbert’s historic Brooklyn Army Terminal (BAT) converting nine stories of warehouse to support affordable laboratory and light manufacturing needs. Facilities are designed and implemented on an incremental basis with 60,000 sq. ft. lab ready and the remainder prepared for future laboratory.
