VISION

‘Sustainability’, a term that has been in use for decades with respect to environmental resources, refers to how we as humans occupy our environment and use global resources.

Vision S U STA I N A B I L I T Y I S AC H I E VA B L E

We understand that climatic changes have intensified and that the rate of this change has increased due to human activities. As architects we have a responsibility to exercise leadership in the creation and maintenance of the built environment. We must continually improve our profession’s practices and encourage our clients and the design and construction community to join us in responding to changes in the course of our planet’s environmental evolution. In the spirit of addressing the big picture, we also accept that the best way to improve our circumstances regarding resource consumption and climate change is to act locally. As an office, we do this through our design projects, our office operations, and our office policies. The decision to participate in the AIA’s 2030 Commitment to improve building performance relative to established thresholds is one of many ways we are choosing to act locally.

Education

What is considered innovative or “state-of-the-art” is constantly changing, and defining the most appropriate solution depends on the project goals, context, and available resources. We are consistently researching and educating both ourselves and our clients to reach the established project goals, and often, to exceed them. Advocacy and outreach: Involvement within our communities gives us the ability to understand and to engage in local issues. It offers us the opportunity to advocate for our sustainable vision while continuing our education outside the office. Events HMFH has participated in that foster these values include: Ideas@HMFH – a quarterly event series held in our office with panelists and experts that lead a discussion around a specific topic. Volunteering – Earth Day, USGBC Green Apple Day of Service Teaching – Boston Architectural College, Northeastern, MassArt, Rhode Island School of Design Memberships – American Institute of Architects (AIA), U.S. Green Building Council (USGBC), Northeast Sustainable Energy Association (NESEA), Collaborative for High Performance Schools (CHPS), Boston Society of Architects (BSA), American Solar Energy Society (ASES), Illuminating Engineering Society (IES), BSA Foundation Educating ourselves: Our Sustainability Committee acts as a resource for the office and meets regularly to discuss how to further develop and implement the firm’s goals. Wednesday Webinars – We hold webinars with a focus on sustainability to further our employees’ knowledge base and to provide them with opportunities to earn continuing education credits. WUPU “Wake Up Pin Up” – Every Friday morning a colleague shares information about a project or personal experience over breakfast. It is a highly effective and informal way of sharing information around the office and from project to project.

Monthly Office Meetings – Once a month the office meets as a whole to review the progress of each project and any upcoming events. This also becomes a time to share announcements and communicate any vital information learned throughout the month.

Research Research is essential in the design field because solutions continue to change with respect to evolving trends, codes, rating systems, product developments, and building science. Currently, HMFH supports the following office-wide events that encourage research and dissemination of information: Workshops: These more in-depth explorations of a concept are funded by our office education allowance or are organized by the office for outside partners. Conferences: The office empowers employees to attend and present at a variety of conferences; some are related to architecture and planning (i.e. ABX, GreenBuild, NESEA’s Building and Energy Conference, NEEP, CHPS etc.) and some focus on educational planning (i.e. CEFPI). Materials Research: We put forth our best effort to be more aware of the products we’re specifying. Material research is an ongoing process of educating ourselves, our clients, and the manufacturers we work with - whether it concerns performance or transparency. Innovation Fund: We fund employee initiated projects to encourage further research into a wide range of topics that affect our built and natural environment.

Commitment to further action Energy Literacy: The ability for our entire office to communicate about a wide variety of energy and sustainability related technologies is essential to incorporating these into new projects. We are working to ensure that all team members will be able to communicate the importance of our goals to stay connected to our mission. Post Occupancy Evaluation: We maintain relationships with our clients after they occupy their new facility in order to learn from them and collect building performance data that can continue to help us improve and validate decisions and to gain client trust in the design decisions. When feasible, we conduct and reflect on full Post Occupancy Evaluations.

DESIGN

We believe that well-designed buildings are both sustainable and cost-effective. Responsible resource and energy use has guided the design process at HMFH since our founding in 1969. Sustainability is most successfully integrated into a project when the owner, design team, and contractors are committed to establishing, prioritizing, and implementing relevant goals. Our job as architects is to be an effective guide in this process and to take on a leadership role.

Set Goals for the project. Undertaking a visioning process with owners and the design team to define and prioritize goals early in the project is an important step in the design process. Innovative programming, sensitive design solutions, and environmentally aware decisions lead to results that owners, occupants, and facility operators can appreciate for their aesthetic and environmental value. Create a framework that will define and prioritize project goals. Sustainable design charrettes provide a more focused framework to envision and prioritize improvements that go above and beyond the base building code requirements. Understanding the efficiency and costs associated with each improvement allows owners to make critical decisions.

Maximize efficiencies through the use of design tools. The design team utilizes life cycle analysis, energy modeling, BIM, lighting illumination analysis, and material research to define the most energy efficient solutions. In addition to specific project-based research, our office shares lessons learned from projects in construction, and solicits feedback from previous clients by undertaking Post-Occupancy Evaluations. These POE studies help to inform decisions about new and ongoing projects.

Verify that established goals have been met. As a firm, we track appropriate metrics and share information with our clients, peers, and clients. We support the critical need for more consistent and more rigorous metrics related to actual building performance. Metrics become an important source of validation and a basis for trust. Whether it is budgetary or building performance data, this information helps support decisions along the way and can lead to the reevaluation of current assumptions. We also embrace a variety of third party verification systems as an integral component in the majority of our work. The following rating systems are used on our projects as one method of verifying that many of the established goals have been met:

Estimate energy use for the project At the beginning of each design process, we intend to establish, as an internal goal, a predicted energy use intensity (pEUI) for the new facility. This becomes a touch stone for value engineering decisions along the way, a reference relative to predicted performance at the end of the design process, and a reference relative to actual measured and verified performance.

Office Operations & Policy P R ACT I C I N G W H AT W E P R E AC H

Our effort to improve how we provide architectural services from a sustainability-oriented point of view is exemplified in our office design and operations. Understanding how much energy and resources we consume regularly is important to making any changes that reduce environmental impacts and improve our efficiencies.

Operations Office Design: We recently had the opportunity to design our space as well as renovate and modernize the building shell. Our office design exemplifies our vision of sustainable design through the use of strategies that lower energy and heating and cooling costs. Our open office allows daylight harvesting and access to views. Daylighting strategies paired with high reflectance interiors achieves a lighting power density of 0.5 w/sf when all the lights in the office are on, half the IECC 2009 design basis of 1.0 w/sf. The use of chilled beams and multiple control points, LED lighting for task and overall lighting all contribute to personal control and comfort. Sustainable materials, including linoleum flooring and bamboo millwork further embody our commitment to the environment. Cleaning: While a service provided by the building management provides the cleaning, they do use environmentally safe cleaning agents. The office also purchases and uses environmentally safe cleaning agents for cleaning that we do. Telecommuting/Teleconferencing: The office has set up the computer network system so that employees can telecommute. This is for convenience but can also reduce vehicle trip miles. The office also has begun to use teleconferencing more often with consultants and clients, which also significantly reduces vehicle trip miles.

Policy & Culture Benefits: The office supports the use of public transportation to and from the office and offers convenient pre-tax payment for passes through payroll deduction. The use of public transportation is facilitated by a fortuitous location in an urban community linked to its neighbors with great public transportation options for employees, consultants, and clients. The office also participates in the Green Streets Initiative Walk/Ride Day Corporate Challenge to encourage employees to choose healthier and environmentally better modes of transportation to the office. Policies: Our IT Group has set power savings modes on all computers and monitors to minimize energy use and it is office policy to turn off computers at the end of each day. The office also subsidizes membership in the bike-share program, Hubway, which is a zero emission way to get around Boston and Cambridge. The office subsidizes membership in the car sharing program ZipCar, which allows employees to use cars for work and for personal needs alleviating the potential need to own a car or drive in to work. In addition, we create recycled sketchbooks and notebooks for employees from recycled paper and donate many of our architectural samples to an organization that redistributes materials to public schools. Commitment to further action Sustainable Food Purchasing: Committing to the environment also means taking a look at our food systems. We will commit to finding vendors that promote good harvesting practices, waste reduction and composting. Power and Waste Reductions: We will further track our office electrical consumption. This will allow us to explore options for reducing a portion of or electrical consumption. The office also recycles. We will continue to explore the opportunities to reduce our waste, and will review ways to understand our water consumption and whether we can have an impact on it. HMFH ARCHITECTS
