Development Description Mitchell Street Properties, LLC is constructing a 123 Unit Condominium Building called Athens Views which includes 20 one bedroom units ranging from 828 SF to 878 SF, 73 two bedroom units ranging from 1,019 square feet to 1,262 SF and 30 three bedroom units ranging from 1,350 SF to 1,513 SF. If demand dictates, two bedroom units can be altered to provide one bedroom and additional 3 bedroom units. Site Description The property consists of 1.697 Acres. Mitchell Street Properties, LLC purchased the property in January 17, 2006. The Property was rezoned to C-D (RIV) (Commercial-Downtown, River Downtown Design Area) in October 2017. The property fronts on Mitchell Street, on the eastern side of downtown Athens. To the west, a block away, is the University of Georgia Campus.

Surrounding Properties: Within the block, as well as the properties to the north and east, there is predominately C-D (commercial downtown) zoning. The property is 1½ blocks from downtown and 2½ blocks from the stadium. Up Mitchell Street and across S. Thomas Street is the UGA campus. The downtown location with predominately C-D (commercial downtown) zoning and very close proximity to the UGA campus, should provide more stability and protection for the investment. 6
