pebble in the pond It may have been more of a tennis ball sized rock than a pebble that has generated the waves that have rippled out from the coastal suburbs that are now having a positive effect in the hinterland. With the sale of Pat Rafters’ Sunshine Beach home which was listed for sale at $18m, another Sunshine Beach sale at over $20m and a Noosa Sound sale at $10.3m the rock was well and truly lobbed. The resultant waves have seen an increase in the median price for hinterland properties on less than 4ha increase by 30% since 2016 and by 50% for properties on more than 4ha. Our recent sale of 198 Sunrise Road, Doonan is further testament to this improvement. This beautifully appointed, tastefully presented property with pool and tennis court on just under 1ha has sold for $3.1m which is the first time the $3m barrier has been broken for a property on a small acreage block.
