MICHAEL HINES Vice President

Michael has made W ashington, DC his home for the past twelve years. Once voted by Washingtonian Magazine as one of the area's "brightest young entrepreneurs" for his creation of OneMedia Space,

an experiential marketing firm whose clients included Anheuser-Busch, Altria, HBO, NBA, and Levi

Strauss. He successfully parlayed that client base and entrepreneurial spirit into his career as one of DC's most successful agents in the residential real estate market.

W ith an unrivaled passion for real estate, Michael has built his expansive network with a focus not

only on residential sales, but on development and multi-family sales as well. His portfolio includes sales and marketing for the former Italian Embassy, Elysium 14, Lawrence House and Helicopter

Factory, all of which are signature projects in the District. He continues to cultivate new relationships

and business opportunities in the region and is highly engaged in community activism, including his

involvement with Becky's Fund and serving as a Board Member of the Hoop Dreams Scholarship Fund.

Michael has worked closely with both current and former DC City Council members and mayors, and,

thus, he has a deep knowledge of real estate development activities in the City. Michael was also a Mayoral Appointee to the District's Board of Tax Assessments and Appeals. He also served as a

board member of the DC Chamber of Commerce. Previously with TT R Sotheby's International Realty where he served as Vice President and sold more than 180 million dollars in residential real estate,

Michael now joins Smith I Schnider and aims to even better serve his clients and the DC community. Licensed in DC, MD and VA, Michael also holds the ABR, GRI, CRS, ePro and BPOR designations.

RON SMITH, PRESIDENT & PRINCIPAL

Ron formed Smith | Schnider in 2014 with a vision of creating a comprehensive, end-to-end level of guidance to home builders and condominium developers in the DC Metro area. Prior to forming Smith | Schnider, Ron was the Senior Vice President of The Mayhood Company where he spent more than 17 years managing the sales and marketing of more than 6000 residential units, in more than 50 projects.

As one of the founding partners of Smith | Schnider, Julie plays an integral role in its business development and big picture strategies. She also leads the sales division, sharing her award-winning methodologies and experience. Julie’s diversified real estate background includes selling new construction, luxury homes and resale.

JOSH SULLIVAN, MARKET INSIGHT ANALYST

Josh has a deep knowledge of buyers behavior and can drill down to the most granular level of demographical detail. This enables us to project buying patterns, motivations and correlations that would traditionally be unobtainable within the residential market. When Josh joined Smith | Schnider, he brought a deep knowledge of market forecasting and analytics. Prior to his current position, he was a Research Analyst for The CoStar Group, researching and compiling market data, transactional data, and property details.

LIZ SACKS, VICE PRESIDENT OF MARKETING

Liz oversees the growth and development of the Smith | Schnider brand. She additionally conceptualizes integrated marketing strategies for Smith | Schnider’s partnering home builder and condominium developer clients through a customized mix of digital, print and public relations initiatives. Prior to joining Smith | Schnider, Liz was the Director of Marketing for AveryHess, Realtors where she led their complete rebranding strategy.

With over 90% of home buyers using the Internet in their home searches, professional grade photos are critical. We use experienced real estate photographers to capture the best images that allow us to get the best exposure and value for your home.

Professional Video and 3D Tour

Professional videos and 3D virtual tours allow for buyers to experience the property without physically being there. This is especially important to draw interest from buyers who may be coming from other areas and aren't able to tour the property in person. We will have both a video and virtual tour of the home created.

Staging

We will get quotes from the top staging companies in the DMV to best portray the home's interior.

Home Tour

We will walk the property once more with the sellers to review all of the home's features and details in order to best represent these items to buyers and in marketing materials.

Floor Plans and Brochures

Floor plans representing all floors of the home with dimensions and brochures will be created for buyers to take with them upon touring the home.

Financing Scenarios

Many buyers have questions about what their monthly payment would be when considering a purchase. We will have updated financing scenarios for buyers to review while they are touring the home.

Advertising

Advertising in both print and digital form in a number of local publications.

Social Media

Facebook and lnstagram ads have proven to be very effective in reaching targeted markets of home buyers. Numerous ads will be created and campaigns will run and be adapted according to results.

Email Marketing

We have access to email addresses of real estate agents working in DC, MD and VA. We send email campaigns to agents introducing the property and announcing events, such as open houses and broker opens.

Website Marketing

Local Bright MLS is what agents use to see real time listings and property updates. Our company's DC Metro region's website that is highly visited by our areas local buyers. DC is the 6th most searched area in the US for international buyers. Your home will also be marketed on the most popular home search sites Zillow, Trulia, Realtor.com, in addition to a number of other online platforms that we can share in a supplemental document.

Br oker 's Preview

Realtors from in/around the region will be invited to tour the property prior to the listing hitting the active market. This time will be use for agent to view the home and share their feedback on pricing and presentation.

Open Houses

Open Houses will usually be held on Sundays and perhaps some Saturdays, weather permitting and run about two hours.

Buyer Showings

Interested buyers will make appointments to tour the home. We will reach out after every showing to receive helpful feedback.

Car Service

We provide car service to retrieve buyers and sometimes buyer's agents on an as needed basis.

LISTING STEPS 01 Initial Consultation (1-2 Hours) During your initial consultation, we will conduct a walk-through of your home to learn about its various and best features and to make recommendations for certain repairs to increase its value and/or marketability. We will also present a Comparative Market Analysis to determine a competitive asking price. Finally, we will discuss an effective marketing plan for the sale of your home.

02 Listing Agreement (2-3 Days) Before your home can be listed for sale, the law requires that you enter into a written and signed Listing Agreement with your Agent. This Agreement specifies the terms to your understanding and you will be given a copy of it for your records. Once the Listing Agreement is signed, the selling process can begin.

03 Marketing (During Active Listing) Hines Real Estate Advisory's extensive social media presence ensures your home is seen by as many potential buyers as possible. If necessary, your home will be professionally photographed and maybe even staged. Such photos can also be used to market your home on 200+ websites and applications, including the Multiple Listing Service. In addition to online marketing, a " For Sale" sign will be placed on your property to attract local buyers and your agent will likely schedule and host Open Houses as needed and possibly a Brokers' Open.

04 Active Listing (Varies by Area) During the time your home is actively for sale, we will monitor which buying agents are showing your home to potential buyers and will seek feedback from those agents. Also, we understand that this can be an anxious time as things can take longer than hoped, but we will work continuously to make sure that Hines Real Estate Advisory is doing the best it can to sell your home quickly and at top dollar.

05 Offer and Acceptance (2-3 Days) When an interested buyer wants to make an offer, we will negotiate on your behalf with the Buyer?s agent (unless a Dual Agent in DC or VA). Upon receiving a written offer, we will review it with you so its pros and cons can be discussed. Then, we will help you determine whether to accept it or to make a counteroffer. Once you and the Buyer have executed a Contract of Sale, you will know the dates by which various items must be completed in order to settle on the agreed upon Settlement Date.

06 Home Inspection, Appraisal & Loan Commitment (Up to 4 Weeks from Contract) Depending on the specific term of your Contract of Sale, the Buyer may hire a licensed home inspector to inspect the home to determine what, if any repairs are needed. It is possible that the Buyer's agent will negotiate through us for payment of such repairs. Thereafter, the Buyer's lender will have the home appraised. If the appraised value of your home falls below the purchase price, there may be additional negotiation of the purchase price so that the Buyer can properly secure a mortgage. If the appraisal meets or exceeds the agreed upon purchase price, then the lender will likely issue a loan commitment to the Buyer. 07 Settlement (5-7 Weeks from Contract) Just before Settlement, the Buyer will conduct a final walk-through of the home to ensure that it is in the same or better condition than when the Contract of Sale was executed and to check what repairs, if any, were completed. At Settlement, you will sign the Deed over the Buyer in exchange for payment. In addition, you will sign other various documents as necessary to consummate the transaction and any outstanding debts owed by you such as mortgage(s), taxes, condo fees and other settlement costs will be deducted from your proceeds. Congratulations, your home is sold.

Disruption | A New Era of Real Estate Through a new wave of industry disruptors, real estate consumers have limitless data available to them instantly through their smart phone devices. They have the power to conduct their own research and ultimately drive their own buying and selling decisions. Top of mind for a buyer is satisfying their own specific needs which is finding the envisioned style of home in the desirable neighborhood that fits the established price point and is available within the necessary time line. Everything else is secondary. The syndication of listed homes from MLS to all of the major home search sites (Zillow, Trulia, Realtor.com, etc) provide enough of the preliminary details needed for consumers to make their own initial home buying considerations. Once buyers learn of the listing brokerage they have already made the decision whether to make an appointment to see the property. •
