Founders’ Letter Welcome to the Hilton & Hyland Market Report, our examination of the 2018 third quarter sales figures in the Los Angeles real estate market. Since its inception, Hilton & Hyland has become internationally known as the premier Beverly Hills real estate brokerage. In the second quarter, the company enjoyed increased production in the luxury market, having sold the most expensive listing in Los Angeles at $110,000,000. In Q3, we enjoyed an increased amount of press coverage, as our exciting new inventory was brought to the market, including such iconic estates as Owlwood, The Ennis House and The Beverly House. Hilton & Hyland continues to set the standard for our Silver Anniversary, selling 25 homes over $10 million in the first half of 2018. Commanding 44% of the $20 Million+ market share, Hilton & Hyland once again emerges as the dominant luxury brokerage in Los Angeles. A Beverly Hills estate that was memorably featured in the movie “The Godfather”—and has been on and off the market for at least a decade—is for sale again, this time for $135 million. Listed in 2007 for $165 million, the property returned to market in 2016 for $195 million. It failed to find a buyer and was taken off the market. Known as the Beverly House, the elaborate, Spanish Colonial-style mansion was featured in “The Godfather”

L.A. Estate Immortalized in ‘The Godfather’ Lists for $135 Million

in a scene in which an enemy of Vito Corleone finds a severed head of a horse in his bed. In real life, it was owned at one point by newspaper magnate William Randolph Hearst, and later by actress Marion Davies. Jacqueline and John F. Kennedy also spent part of their honeymoon there. The seller is Leonard Ross, an attorney and real-estate investor. Mr. Ross renovated the home in the mid-1990s and has been renting it out for events, according to a spokesman for one of the listing agents. In 2016, Mr. Ross attempted to refinance the property for $40 million using crowdfunding website StartEngine, according to a company statement. A spokesman for StartEngine said the offering was not successful.

The property has six different structures totaling 50,000 square feet, including the Hearst property, which dates back to 1927, and a seven-bedroom house on a second parcel. There are more than 20 bedrooms and suites, depending on the use of the rooms. The property also has a near Olympic-size swimming pool, a lighted tennis court, two screening rooms, a commercial grade kitchen and terraces to accommodate 400 or more guests for a seated dinner, according to a statement from the brokerages listing the property. The property is listed by Drew Fenton of Hilton & Hyland.

She also somehow finds time to fit in a plethora of charitable commitments with organizations like Best Buddies, Pencils of Promise, Project Sunshine and amfAR. By taking on so much, it may seem like she’s casting a wide net and seeing what catches her interest, but she assures us that her choices have definitely been deliberate. “I love everything that I’m doing. I know I’m doing a lot, but it’s all stuff that I’m passionate about,” she maintains.

She ticks off her passions one by one, from acting to modeling to designing, each a bit reverently. And yet, there is no one particular career focus among her many available outlets. “Honestly, it depends on the day,” she says. “I love being able to switch it up. In the hills of Brentwood, a renovated and restored showplace designed by noted modernist A. Quincy Jones has sold for $3.362 million in a deal that played out off-market. Built in 1950, the Midcentury Modern-style keeps the eyes moving with its dramatic roofline, original design details and wall-to-wall windows that take in canyon, city and ocean views. The recent renovation stripped away years of paint and other elements, returning the house to its raw wood-and-concrete form. At the heart of the house is a step-down living room with a block concrete fireplace that extends outside. The roughly 2,000 square feet of open-plan space holds an eat-in kitchen, a dining area, four bedrooms and 2.5 bathrooms. Wrap-around wood-decking stretches around the wide back of the home to create additional living space outside. Jones, who died in 1979, was known for his innovative and distinct modernist style.
