TOMOE VILLAS Loca on Alibaug Size 5500 sq. . each / 3 acres

The design is a modern interpreta on of typical Indian courtyard house, which works very well in tropical weather, especially in terms of light and ven la on. By manipula ng the courtyard i.e. li ing an arm, the transi on between indoor and outdoor spaces is blurred, outdoor experience is enhanced and ground coverage is minimized. The resultant spiral geometry of the house provides enclosed, semi enclosed and outdoor shaded spaces. The spiral segregates private areas on first floor (bedrooms) from public areas on ground floor and service areas in a semi basement. Programmable outdoor spaces such as the loggia on the mezzanine are injected at regular intervals as you move from public to private around the courtyard, maintaining a visual connec on across levels. The house eortlessly contains living areas, a kitchen, six bedrooms, gardens, series of outdoor lounge spaces & terraces and a swimming pool.

MASTERCARD HEADQUARTERS

Loca on Vadodara Size 1.3 Lac Sq. .

The commercial building is headquarters for a mul na onal company. A clean open office plan is conceived by centralizing the cores. The perimeter of the building is treated with a façade system which performs for local climate and s ll allows daylight suited to the program. The building received LEED Gold Cer ficate primarily on the basis of façade design and use of appropriate materials. The building is on the edge of a township and one of the first buildings with commercial program to come up with maximum visibility on the main road. The architectural design is contemporary and forward looking. The innova ve façade design is an indigenous alterna ve to curtain glazing. By using a pa ern of chamfered projec ons that act as sun shade the system maximizes natural illumina on and even addresses the issue of bird droppings. The top two floors are made lighter by removing the stone cladding and instead work with a superior grade glass for climate response.

AWAS HOUSE

Loca on Alibaug Size 7000 sq. .

The house derives its logic from Vastu as much as from a newer interpreta on of courtyard. The courtyard is no more the private nucleus of the house. It acts more like an outdoor room and an entrance foyer, a so er curvilinear landscaped volume contained within the rectangular outer form of the house. It is the common visual space connec ng all the public areas of the house. Being open to sky, it complements the double heighted dining room next to it. The public areas are largely oriented towards north and east with the visual of the pool. The extensive glazing never receives any direct sun shine. Instead, the house shades the pool for most part of the day, an idea uniquely suited only to hot tropical climate. The bedrooms on first floor extend out on to the balconies which act like pavilions below. The bathrooms extend out into the sky through skylights that bring in natural light. The natural sandstone cladding with its characteris c veins and wooden accents give the house its primary colour scheme.

UJJAVAL VIDYALAYA

Loca on Bangalore Size 1 Lac Sq. .

The exis ng campus of the school has to be relocated from a 5 acre plot to a 2 acre site. The current campus has organically grown into a cluster of disjointed blocks built in different styles at different me. The new building aims to compensate for the loss of open space by providing a variety of semi enclosed and mul func onal spaces within a single compact but porous volume consis ng of courtyards at different levels. The ra o between built and ‘unprogrammed’’ spaces being 1:1. Use of glass is minimal. Screens, jalis and railings provide natural illumina on and ven la on in Bangalore’s wonderful climate while securing openings. Based on principles of future of learning, the unprogrammed spaces are efficiently connected, visually as well to make sure that curriculum upgrades will be taken care of spa ally in mes to come.

ROCK HOUSE Loca on Lonavla Size 11000 sq. . The house is an assembly of 4 fully serviced private structures configured within a mul bayed ssue of verandahs and courtyards. This pavilion like structure supports a massive green roof. The 4 structures house two suites; a kitchen cum staff area cluster and the primary living room. The en re assembly is set within an exis ng mound crea ng a cool and cozy environment. The planta on above camouflages the built form as part of the mound. Light is drawn from courtyards and skylights. Only one face of the house opens up to the outdoors – and it is oriented towards the river. The biggest openings of all the rooms face the water body. The huge verandahs provide cool shaded semi-outdoor spaces which do not require any mechanical ven la on or ligh ng. These are ideal to hang out and experience the landscape through different mes of the day and year. The various courtyards create internal pockets of greenery - suitable located next to kitchen & dining, primary living room and both the bedrooms as well as study. While the house feels subterranean, the courts provide necessary connec on to outdoors for all the rooms. Different plants from the green roof fall into each of the court and their foliage changes with seasons. Adjoining the house, the rock cut faces of the mound provide privacy from neighboring residences leaving the view of the river as prime focus.

YERA ARCADE Loca on Vadodara Size 8480 sq. .

The ‘arcade’, as it is fondly called, is a beau ful modernist structure from the earlier years of the industrial campus, now considered prime real estate in Vadodara. The structure was dilapidated but its formal novelty could be appreciated in its RCC work. The re purposing discussion around this building is central to the phenomenon of changing ci es. It confronts some of the fundamental ques ons – How do you work with on old style and re-posi on it in the contemporary urban context for the current genera on to iden fy with? How do you do

this without being cosme c or decora ve? How do you find newer func ons for old architectural elements? And how do you complement an old structure with new design vocabulary that truly speaks of materials and technology available today. The exis ng column and beam connec ons in RCC are reinterpreted for their unique shape. The new steel structure works with a similar angular language, both in plan and sec on, but becomes extremely slender and even splits to exaggerate the lightness of contemporary techniques.

The new ‘arcade’ supports a light weight extended roof that merges with overall landscape with its zig-zag lines. The volumes get divided into 5 units that can be further subdivided (or merged) if needed. The glass eleva on is in contrast of the exis ng wire mesh doors in wooden frames. Tenants are allowed to play with door opening loca ons on the modular façade design. New MEP elements are placed on top of the roof but in an ornate camouflage. Retail, recrea on and exhibi on are promoted in the spaces thus created.

VISHAVA BALAK KENDRA Loca on Nerul Size 21075 sq. . each

The centre for children oers leaning and social support for under privileged and abandoned children, helping them with opportuni es to build their lives and connect with families. The G+1 building needed a fresh design interven on to become valid for ongoing and future needs, re plan areas to use its built up area wisely, build extensions for spaces they were falling short for and especially create new spa al types for programs that the centre was aiming to start – the new youth centre and counseling cell. The natural environment and rela on with outdoors were perfect. However the spaces were dull and the volumes were not being u lized programma cally making them automa cally redundant, part of circula on or storage. Plan op miza on was the first step followed by enhancing the experience of each space. Various new spaces like nursery, admin areas, experience terraces and playful circula on nooks were created. The youth centre was designed to be a mul func onal flexible space with computer coaching, projec on and reading facili es. A library of humble materials uniquely designed to be harly and meless is created as primary feature.

VILLA 1 Loca on Vadodara Size 5500 sq. . each

The villa is part of a large residen al development in the heart of Vadodara. The 5,500 sq. first homes will be sold to buyers from varied age groups and cultural backgrounds. Two variants were conceptualized based on plot sizes and ameni es. We looked at the fundamental planning principles for large family homes as a strategy to design these modern residences. Once again, we look at courtyards to drive the organiza on of spaces within the house, segrega ng the private from public and sta areas and providing a comfortable micro

climate. The ground floor is divided into 4 zones by a composi on of courtyards and circula on spaces - sta area, living room (public area), a bedroom (private area) and the staircase. The main entrance of the house is a pedestrian-only access from the street and the only space connected with the house front. All other internal spaces are oriented towards the central court, the adjacent pool and the garden on the rear. Even the entrance transi ons quickly into a foyer that leads to the primary court of the house.

The introvert house has a simple form, stepping down from a stack of bedrooms to a single storey living room, volumes laid out around terraces and courts containing plants. Each enclosed volume has a chamfered glass window, the only significant fenestra on style, facing the front or rear of the house giving it a dis nc vely neutral iden ty.

TOWNSHIP MASTER PLAN Loca on Vadodara Size 37 acres

The township, on paper, had a master plan which was overly prescrip ve, too defined and rigid to accommodate changing dynamics of programmers, civic laws and real estate trends. Instead of working with parcels, the new master plan scheme takes cues from exis ng tree cover and pathways, re zoning the 25 acre plot as a con nuous urban space by removing boundaries between different housing types, recrea onal and retail facili es, ins tu onal programs and open spaces. These social spaces are shared and work with changing densi es and foo alls during the day & weak.

They work to further enhance programs like circula on break out spaces and ‘members only’ sports facili es. The built mass gradually changes in terms of height and density, allowing a balance between interac on space and privacy – the right balance between the public and the private, extending further to provide a seam less inclusion of the city’s residents in an otherwise ‘gated’ community.

OMKAR APARTMENT

Loca on Worli, Mumbai Size 2800 sq. .

Mumbai Apartments come in all shapes and sizes. The bare shell of Doshi residence reflects a plan that is irregularly angular with numerous residual nooks and recesses. For Note D, reshaping the interior architecture is a great design opportunity. We sculpt the interiors not just for op mal spa al layout but also for spa al experience. Realizing volumes and geometries that are not just a decora ve backdrop but a primary device that creates interior atmosphere. At Doshi’s, the custom designed fire proof lobby is as much a func onal requirement as an aesthe c necessity for the living room. The seemingly infrastructural element becomes the biggest feature as you enter the apartment. The vocabulary con nues into two custom built cabinets that ra onalize angular corners. Lightly polished wood with greyish coee brown marble forms the base pale e. The accents are not in colour or material. Instead, forms of various furniture elements accentuate the purpose for each space.

Design and func onality of a furniture piece is best experienced when placed in rela on to a room and other products. This is the underlying idea behind the display strategy for assorted furniture pieces. They are put together though ully as a set, in enclosures that are ephemeral & flexible. A diagonal grid of curtains creates the ‘plan of rooms’ showcasing these furniture combina ons. It also results in a circula on pa ern - Customers move from one display to another like in a gallery. The curtain fabrics, their layering and cut pa erns create a blurry division

between sets allowing light visual con nuity of space. The biggest advantage is the resultant flexibility and convenience to scale these rooms based on the size of displayed sets.

MINDSEYE Loca on Lower Parel, Mumbai Size 1600 sq. .

The Clients were looking for a ‘home like office’ – warm, comfortable, non monotonous or compartmentalized or sterile. None the less, space constraints in the city meant, the office had to be designed for future growth and maximum increase in staff strength. All layout op ons focused on two things – crea ng a variety of office desks and crea ng a few casual sea ng spaces breaking the rows of computers that do ed the space. The firm does branding and invita ons and had a number of products & ar facts to showcase. Display space needed to max out as well. Transparency and textures have been employed to complement each other and create a space that is combina on of openness and variety. The layout creates an interes ng path and vision while moving across the office space, taking you through different open and semi enclosed cabins, work sta ons, conference room, library, wai ng area and large table tops (with concealed legs) that float above the floor. The free movement of chairs across the space adds to the physical freedom already offered visually.

With new high rise types offering free apartment plans, the opportunity in interior design has gone well beyond cura on of spaces. It presents us with a chance to customize the layout, create spa al experiences and envisage new rela onships between inside and outside as well as those between rooms, all tailor made to the client’s needs. At ASC apartment, the ‘as-built building plan’ was substan ally altered to make it more like a ‘house’. The family of four has 3 bedrooms and a den for get-togethers. Each styled to individual taste and the den to double up as a gentleman’s lounge. The public entertainment areas extend from one deck to the other via separate drawing and dining rooms. The vocabulary is simple and straight. Natural slate for outdoors and natural wood for indoor spaces create a combina on of urban comfort with a feel of second home. Furniture and ligh ng in living area consists of some of the signature pieces from Italian brands.
