SUBURBS For recent generations, it was easy to describe where you lived in Northeast Ohio – city, suburb, exurbia or country. New home construction was available on in-fill urban lots and in housing developments in rapidly growing suburbs. If homebuyers were really adventurous, they headed to more rural areas beyond the most wellknown suburbs that included “faraway” places, including Columbia or Bath Townships.

Today those definitive borders are blurring. In particular, we are learning to take the best assets of each environment to create new exciting suburban living.

Urban living is dynamic and the city of Cleveland’s recent housing opportunities have been nothing less than phenomenal. But the truth is we all can’t live there.

Across the United States, 69 percent of the population lives in suburbs, according to Infinite Suburbia (Princeton Architectural Press.) The good news, according to the editors of this landmark book, is that “suburbia could be an experimental test bed for environmental retrofitting, energy production, novel ecosystems, social progress and many other innovations yet imagined.”

And that is happening in northeast Ohio as developers and members of the Home Builders Association (HBA) of Greater Cleveland create houses in new areas and also transform established suburbs into communities that promote convenience, health and well-being. Walkable neighborhoods, adequate green space, nurturing environments for local businesses and a mix of housing catering to multi-generations are changing the look and feel of suburbs.

Some environmental critics have pointed to long commutes from suburbs to city job opportunities. But housing experts say in many cases, new homes built with solar panels on their roofs or in the backyard and net-zero energy homes will offset that concern. Also, electric, hybrid and autonomous cars may balance the energy impact.

Avon Lake was one of the few communities that wasn’t devastated by the housing crisis of 2008 and its popularity continues today with HBA builders creating stunning homes on lakefront property and in-land developments. Jeff Halpern, president of Kingdom Home Builders, has concentrated most of his new construction in Cleveland’s eastern suburbs of Solon, Twinsburg, Moreland Hills, Pepper Pike, Hunting Valley and Moreland Hills. But his high-end homes are also being built in Westlake, Brecksville, Valley City and farther-out communities that push the boundaries of northeast Ohio.

Halpern believes homebuyers are also more willing to move farther from core cities and past traditional suburbs to areas less densely populated because of one important change in particular – accessible medical care.

The Urban Land Institute’s Terwilliger Center for Housing predicts suburbs will attract at least 80 percent of new young households that are looking for urban amenities and family-friendly environments.

Yes, Millennials are buying in the suburbs, not just trendy downtown abodes. What suburbs here are currently on the most desirable list for new home construction?

“We have two incredible hospital systems in northeast Ohio – the Cleveland Clinic and University Hospitals,” says Halpern. “These two systems have been expanding their facilities farther out. It’s actually been a very big deal for homebuyers. You are finding very sophisticated, affluent people who may work downtown, but don’t want to live there. But they didn’t want to move too far away because they wanted to be near good hospital facilities. Now some of these folks are moving to communities that have new, excellent medical facilities. It’s making a big difference where some people live.”

New homes and lots can be found in Cleveland’s eastern suburbs, and there is especially a renewed interest in the traditional “Chagrin Valley” suburbs. HBA builders making impressive contributions include: Payne & Payne Builders – Gates Landing, Chagrin Falls; Keystate Homes – Sterling Lakes, Pepper Pike and Maypine Farm, Highland Heights. Halpern admits there are some challenges with living in some fringe areas of suburbs, exurbia or rural locations. The builder would like to see more city and utility services (water, sanitary sewers, natural gas lines etc.) in these communities that would help attract more homebuyers. But improvements have been made in septic systems and well water access, and sometimes just a little education can ease homeowners’ resistance to buying in these areas.

Farther east, Enzoco Homes has a model home in Concord to entice buyers and give them an idea what is possible living in that direction.

Contributors to Infinite Suburbia say innovation in the suburbs is sometimes “extinguished” by outdated restrictive rules and codes.

Flexible regulations are encouraged to welcome development of new housing which adapts to environmental changes. Zoning that offers opportunities for the successful ways we live in more urban areas is also promoted. Both changes will dramatically alter the way we live in suburbs. HBA builders have a voice in their communities and are leaders in making northeast Ohio suburbs among the best in the state.
