ABOUT US We are a non-profit trade association affiliated with the Home Building Association of Virginia and the National Association of Home Builders, and we represent our members in the building industry. Service to our members is our primary emphasis, which includes offering resources that will allow our members to conduct their business with confidence and professionalism. We support the growth of the building industry and the quality of our communities through active involvement in community affairs and advocating concern for the environment, while maintaining a positive climate for growth. President’s Message... Reflecting On This Year As my tenure as HBAR 2013 President draws to a close, I think I am finally getting comfortable with my role and responsibilities; just in time to hand the reins over to Tim Parent with Gumenick Properties!

I have been lucky enough to be surrounded by a great support staff at HBAR as well as on the Board of Directors that has allowed me to learn on the job this past year. Thanks to all of you for making my year as President an enjoyable one.

I am encouraged to see folks getting excited about being a part of our association, and it goes to show the strength of the housing market is returning. To all of you who helped to recruit a new member, I say THANK YOU! As the holiday season approaches, I hope all of you are looking forward to spending some quality time with friends and families, and I wish each of you a very successful 2014. Let’s build on the strides we have made in 2013 both as an association and as individual businesses, and make next year even better than this one. And remember, please do business with a member!

We have had some great events over the past year: the Economic Forecast Breakfast in February, Builder Bash this summer, and recently the Parade of Homes Award Breakfast. At each one, I noticed a lot more people smiling than in past years. What a great feeling it has been to hear that builders, mortgage lenders, and trade associates across the board are experiencing an increase in business volume, and for the first time in years have a very positive outlook on the housing industry and the economy in general. We have some equally exciting events to look forward to in 2014, headlined by the return of Homearama, which will feature seven local custom homebuilders showcasing their designs in the Magnolia Green community in Chesterfield. Mark your calendars for the first couple weekends in May! We recently finished a second membership drive just this past week, and increased our new membership by almost 10%. We now have over 400 members in the Homebuild-

From the CEO... A Look At The New Home Market

For this issue of Footings, I thought it would be helpful to provide a review of economic and housing statistics and housing policy issues. This information is pulled from selected posts from Eye on Housing, an NAHB blog featuring news and analysis from Chief Economist David Crowe and NAHB staff experts.

The expectation that interest rates will continue to rise in the next twelve months may be pushing up plans of home buyers. Consumer expectations of higher interest rates persist even though the Federal Open Market Committee FOMC announced that it would continue the asset purchase program. The decision to continue the asset purchase program should pass through to longer-term mortgage rates.

Tell us about your business. George Mason Mortgage is a wholly owned subsidiary of Cardinal Bank. I manage the brand here. We focus on residential mortgage loan origination. We offer construction, construction perm, purchase and refinance mortgages. Our difference is that all of the underwriting is done here locally in my branch. What has been your best business decision? Coming to George Mason. Your worst decision? Not being smarter before the recession with my business decisions and my dollars. Biggest challenge/opportunity in the next 5 years? Navigating the ever changing and mortgage and regulatory environment. What are your hobbies? Anything sports related especially, college basketball and college football. Family: Wife, Sheila; daughter, Bailey, 15; and son, Campbell, 13. Dream vacation: I don’t know; took my first one in six years this year.

Spike Club Recruiting new members to HBAR, HBAV, and NAHB is an activity recognized and rewarded through the Spike Club. Those who participate are called Spikes, and they are among the most valued members of the association.
