Predictions on Population Growth


ou may have seen the Washington Post article "Far From the City, Far From Recovery"published in May 2016. It talked about how Loudoun County’s suburbs were D.C. area’s hottest housing market until nightmare commutes and a revitalized District flipped a housing switch. After reading this, I couldn’t help but think about the real estate market in our area—specifically some of our larger developments. We know I-66 can be grueling, and studies are indicating that millennials, as well as retirees, are flocking to urban housing. What does this mean for the future of the real estate market for our suburban homes, in our amenity-filled neighborhoods? Well, around the same time I came across an interesting article that featured data released from—a UVA demographics research group. New studies were released in May with some interesting population projections for the 50 states including D.C. and Virginia. Here are some highlights: • The U.S. population growth is projected to slow down from nearly 10% over the 20002010 decade to 6% between 2030-2040. Similar trends are also expected from most states. • Back in 2000, California and six of the top ten largest states (by population) belonged to the North. By 2040, five of the top ten are expected to be in the South.  • New England will become the oldest



By 2040, Virginia is predicted to be the 10th largest state by population.

And, Washington D.C. is predicted to be the top fastest growing state. region in the country. By 2030, a quarter or more of the residents in New Hampshire, Vermont and Maine will be 65 or older. Maine continues to have the highest median age in the country, with half of its population aged 48 or older by 2040. • The projected top ten largest states by 2040 include Virginia as number 10. Also on the list are Texas, Florida, North Carolina and Georgia. • Fastest growth is projected to take place in Washington D.C. (fastest), Texas, Colorado, Utah, and Florida over the next 25 years. • The states with the highest decline in projected population are West Virginia, Vermont, Maine, Rhode Island and Illinois. y cover story noted a recent article about an "exodus" from the suburbs to the District, as well as population growth predictions in both areas. After these discoveries, I decided to compare our current, local real estate market data here in the "burbs" to those in Washington D.C. There were some very interesting and positive findings. The chart below compares the real estate market trends for all home types in Haymarket and Gainesville to that of Washington D.C. It is for this year so far

from January through the end of May. You will see that overall there is a substantial improvement in our area compared to this time last year—especially with fewer new listings (they have been growing for the past couple of years). When comparing to D.C., look closely at the Difference column. This shows us that while D.C. is surely doing well, there are actually more homes being sold here, with increasing sold prices and fewer new listings. I don't think there is a need for concern here in the near, or distant future!

The bottom line: Even though population growth nationally will be down, our entire region is projected to grow. While urban living may be appealing to many, there is still a great demand for a suburban lifestyle, especially with great schools, retail and industrial growth and infrastructure improvements. Along this moderate trail, you’ll pass by beautiful rolling hills and pastoral farms as well as a stretch of majestic trees that create a looming wooded canopy. There are several resting stops and porta potties along the way. Pack up your bikes on a bike rack. White Water Rafting Harpers Ferry, West Virginia

Located about an hour away in the Harpers Ferry, West Virginia area there are several white water rafting and outdoor adventure companies that offer white water rafting trips. Rafting on the Shenandoah and Potomac Rivers during the summer is perfect for beginners and younger family members due to lower water levels. If you’ve never rafted before, don’t be intimidated. It’s pretty much a fun, safe experience for all ages and everything you need is provided. Typical trips run about a half day and include basic orientation, all the necessary gear and an experienced guide in each raft. Getting Your Home Ready to Sell on a Budget


f you’re thinking about trying to sell your home, here are some tips for getting it ready without having to spend a fortune. The Haymarket/Gainesville area is competitive right now. Homes in the $300,000 to $500,000 are selling quickly but those above $500,000 are generally taking more time—some more than others, depending on the house, location and price. Doing the most you can for optimal presentation is important. The BEST thing you can do is give it your time. You are not going to be able to get your house ready to sell in a weekend. Your time—with some elbow grease—is the cheapest and most effective way to improve the presentation of your home. Conquer it a little at a time, or it can be overwhelming. Here are some of the best things to do: • Declutter. Sort through and get rid of items you don’t use or need. Get a small storage unit if you have limited storage space. Remove excess hanging photos, knick knacks, toys, electronics, excess kitchen counter stuff, etc. • Clean out all closets, drawers and cabinets. Neat, available storage space is important to buyers. • Create curb appeal. Do extra yard work—clean out beds, trim bushes and power wash where needed. • Clean out your garage and paint the surface if needed. The following things involve some expense but combined with your time, are

considered the best and most cost-effective ways to improve the value of your home: • Remove dated wallpaper and paint rooms that need it. This can be a big project but if you are patient, the cost of the paint and time goes a long way. • Switch out dated light fixtures. In real estate photos, light fixtures—especially dining room and kitchen— really stand out. Spend a couple of hundred dollars on installing more contemporary replacements. • Have all carpet cleaned professionally and/or consider replacing any carpet that is soiled or worn. • Make sure your bathrooms are spotless. One of the things that turns buyers off is mold, old tile and dated fixtures. Consider having bathrooms updated with new grout or tile. A new granite vanity and faucet fixtures are good updates but can be costly. Talk to a Realtor before incurring large expenses. A good Realtor can assess the value of your home compared to other homes in your neighborhood and determine what may improve the value of your home as return on investment. Finally, become your own home stager. Look around at your rooms and furniture. If you have too much furniture or pieces that are worn or stained, consider storing

or donating them. Then make a trip to Homegoods or the new AT HOME store in Manassas. They have the newest trends at very affordable prices! Small, colorful items can give your home that edge in online listings—where most buyers start their search. Refresh your throw pillows and throw rugs. Update your lamps. Replace towels and shower curtains. Get a selection of faux plants, they make ideal staging props. A well-prepared home along with a smart marketing and pricing strategy, will ultimately get your home sold. Although, once you get all these things done to your home you may reconsider selling and stay to enjoy the fruits of your labor! New England Favorites


ach summer I vacation on the coast of Maine with my family. This has become an annual tradition and this year is no exception. We look forward to the slower pace, the small New England town charm and the unspoiled beaches. But most of all, I look forward to the New England food—clam chowder, fresh lobster and steamers are a few favorites. Here in Virginia there is no shortage of crab, but you can get just about any seafood at Wegmans, including lobster and clams so I thought I’d share some New England favorites and recipes for those of you who love New England food like I do.

In Case You Were Wondering ... Let me start by clarifying that not all clams are the same. There are hard shell clams and soft shell clams. The hard shell clam comes in different sizes and has different names, depending on the size. The smallest are Little Necks (up to 2 1/2”). You can usually find these at Wegmans. They are good steamed with white wine, olive oil, garlic and a little crushed red pepper. You know they’re done when the shell pops open. They can be served alone or over linguini.

The next is Cherrystones (up to 3”). These are good for Clams Casino, baked with bread crumb topping and bacon (recipe link below). The largest is the Quahog. This is larger than 3” and the meat is a little tougher. This is often used chopped up for clam chowder or for stuffed clams (stuffies). Now, the soft shell clams. These are called Steamers in New England. If you’ve ever had a New England clam boil, this is the clam. Wegmans carries them sometimes. They are kind of funny looking but these tender morsels are easy to steam and when done they are dipped in melted butter and melt in your mouth! The process is long to describe so see recipe link below.

The Lobster Roll A good lobster roll can be found on just about any coastal New England restaurant menu. However, not all lobster rolls are created equal. There are but a few essential

New England Clam Chowder 2 cups of 1/2 inch diced potatoes 5 cups fresh, chopped clams 1 1/2 cups clam juice (can be bottled) 4 oz. butter 1/2 cup flour 1/4 cup minced onion 1/4 cup minced celery 2 tablespoons minced garlic 2 1/2 cups light cream Salt as needed 2 teaspoons ground black pepper 3 bay laves 3 teaspoons dry dill weed


Wash the diced potatoes, drain and place in a stock pot with the clam juice. Bring the potatoes to a boil, add the chopped clams and bay leaves and simmer until the potatoes are tender. Do not overcook potatoes. In a separate stock pot melt the butter and sauté the onion, celery and garlic until the onions becomes transparent. Add the flour to the butter and onion mixture to make a roux and cook over a low heat for several minutes. Add the hot clam stock through a strainer a cup at a time and whisk until smooth. requirements: First, it should be served on a grilled (with butter, not margarine) New England-style hot dog roll. The roll should be fresh, not stale or freezer burned. Second, the lobster meat must be fresh. Use fresh shucked lobster meat from a lobster that was just boiled and cooled. Finally, the only thing you need to add is a little bit of mayonnaise (preferably Helmans) or a little bit of butter and some salt and pepper. Some restaurants in Maine serve the mayo and butter on the side so the flavor of the lobster is not lost with premixing. Some places add celery and other spices ... not necessary.

Community Watch The year is almost half over and the Spring market is slowing down. Below are the real estate market stats for some of the larger, upscale communities in Haymarket and Gainesville. You will notice that the data shows exceptional differences between communities. Keep in mind that there are fewer homes within a subdivision to collect data from, often with just a couple of sales, compared to that of a town or region. Consistent in most neighborhoods, with the exception of a couple, is a substantial increase in Median Sold Price. Days on the Market is still high, but it is decreasing in some neighborhoods.
