Things to Watch in Local Real Estate 2017


redicting real estate trends is tricky, especially in our region. We can watch what’s happening on the national front, however, our specific location has it’s own influences – proximity to the nation’s capital, a low unemployment rate and continued population growth. Some things are consistent everywhere though, like the shift in generations and home buying trends. These things will affect the national real estate market, as well as our local market. Here are a couple of things I think we will notice as the future unfolds. First, Millennials and Baby Boomers are finally moving. The two largest generations in history are both approaching life stages that motivate people to buy a home: marriage, children, empty nesting and retirement. We’ve been waiting for the Millennial generation (approximately ages 21 to 37) to surge in the market but due to school debt, home prices and mortgage accessibility, many have held off. Now that's changing. According to the National Association of Realtors (NAR), in 2016, first-time home buyers made up 40% of home sales and their median age was 32. Boomers, now ages 53 to 71, are also moving. The older ones in the range are moving into retirement and active adult



communities and younger ones, empty nesters, seem to be seeking smaller homes, lower maintenance and cost, or change in location. How are these shifts affecting our local real estate market? Well, we're seeing townhomes, smaller homes and older homes selling fast, to both generations. Yet, the larger homes, those that many of our Baby Boomers raised families in over the past 15 years, are not selling as quickly. I’m seeing this everyday. Which brings me to the second thing, inventory. Total housing inventory in the country at the end of February was 6.4 percent lower than a year ago and has fallen year-overyear for 21 straight months. However, while inventory did slow down last year in our area, it is back up in 2017 compared to 2016. Furthermore, existing inventory, as well as home sales, seems to reflect the generation shifts we're seeing. As of mid-April there were 132 homes for sale in Haymarket. Of those, 75 were priced over $600,000 and 57 priced below. When you see the actual SOLD homes in these ranges (next page), you will find that these higherpriced, larger homes are not selling like the smaller homes are. Buyers seem to be looking for smaller, more efficient and less expensive. (Continued on next page.)

2017 Real Estate Market in Review


here are some very interesting findings in the Real Estate Market in Review for the First Quarter of 2017 (January through March). If you look at the chart below, you will see that the real estate market in Haymarket and Gainesville is doing great so far this year! Look at Sold Homes, up 22.9% in Haymarket and 11% in Gainesville. The Sold Price has also increased, but the real biggie is Days on Market, it has dropped substantially these first couple of months. Also, unlike national trends, we have seen an increase in inventory, which is

good for buyers, but not always as good for sellers. The REALLY interesting data is the Sold Homes by Price Range. Look at the chart below for these numbers. In Haymarket, 83 homes sold below $600,000 and only 24 above. That span was even greater in Gainesville, with 136 sold homes UNDER $600,000 compared to just 15 above. This all confirms what I am talking about in my cover story. There is a distinct shift in buyers in our market right now and they are out there buying, but not so much in the higher ranges.

Things to Watch 2017 (continued from cover) The third thing to watch in 2017 is buying habits among the “movers”. A term I just recently learned about is “surban” meaning “a suburban area that has the feel of urban, with walkability to retail and recreation”. Urban planners call these areas “mixed use,” but surban better describes the mix of urban and suburban living. It’s a national trend, but we can see it infiltrating into our communities. Home sales around Virginia Gateway and other

shopping centers are flourishing, more and more people are working from home, and the demand for walkability is increasing. The new VDOT project at Route 15 and I-66 will include a walk/bike trail that will connect downtown Haymarket to points north on Route 15 and the town is making community infrastructure improvements as well. It will be interesting to watch home sales in 2017 considering these factors.

Our Favorite Spring Festivals & Weekend Events 2017 From art to music to sports to wine, there is something for everyone Assembling a list of things to do during the Spring months in Haymarket and

regions beyond is always easy, because there is so much going on. Although, there's not enough room for everything. I start with the local area – Haymarket, Manassas and Warrenton – and then look for festivals and events that would make a good day trip or weekend getaway. Some of these things I've done with my family in years past, and others just look like a blast, so I thought I'd share. Hope you get to try some!

Warrenton's May Day Festival Saturday, April 29th 11:00 AM to 3:00 PM Main Street in Old Town Warrenton Take a short drive to Warrenton for their annual Spring celebration – something the whole family will enjoy. Main Street will be the scene of artists and performers with live music on both ends of the street. Take in some shopping and dining as restaurants and stores will be offering specials. Kicking off the celebration will be the Fauquier Community Band – a true “community” band that's open to all players without audition. May Day is presented by the Fauquier Arts Council, Old Town Merchants, Partnership for Warrenton, Warrenton Parks & Rec and Discovery Publications.

Much Ado About Art Festival Friday, May 5th to Sunday, May 7th Friday from 5:00 PM to Sunday 4:00 PM Historic Downtown Manassas This weekend long Art Festival begins with Friday Night Gallery Walk where juried artists will be placed throughout downtown businesses. The festivities continue into Saturday with Manassas Reads – a literary arts segment held at Harris Pavilion – painting class, featured artists and a free concert at 7:00 p.m. Sunday is community day filled with performances from local dance troops, choirs and more. The event includes kite demonstrations to music, contests, flying lessons and kite building workshops for a small fee. “Big” kite flyers from across the country travel to this festival to fly their giant kites. Shenandoah Apple Blossom 10 Day Festival April 28th to May 7th Multiple locations and times Downtown Winchester, VA Go for a day or plan to spend a couple of days at this festival celebrating our spring blooms. This festival has been named a “Top 25” Spring Festival by Expedia. Spread out over ten days, there are all kinds of things going on so check the website for days and time. Some of the events include a carnival, Got Talent Concert, amateur tennis tournament, wine festival, oldies and other genres dance parties with live bands, golf classic tournament, apple pie baking contest, upscale seafood wine and food experience, jazz and concert ensembles, Apple Blossom Parade, 10K race, car show, arts and crafts show … the list goes on! Virginia Gold Cup Steeplechase Saturday, May 6th, 2017 10:00 AM to 7:00 PM Great Meadow, The Plains The annual Virginia Gold Cup Steeplechasing Classic has become a tradition since 1922. For those unfamiliar with this kind of race, steeplechase (which originated in Ireland) is a distance horse race in which competitors are required to jump diverse fence and ditch obstacles. Today, the Gold Cup has made steeplechasing one of the most prestigious sports in America, with the Great Meadow racecourse named “the crown jewel of American steeplechasing”. The event attracts thousands of spec-

tators celebrating the tradition of racing and the rites of spring, with dazzling tailgate parties and hat contests. Activities also include terrier races, shopping, wagering, and eight races. Food trucks, drinks and catering is available. Visit for ticket prices and more information.

Delaplane Strawberry Festival Saturday and Sunday, May 27th & 28th Sky Meadows State Park, Delaplane, VA Held by the Emmanuel Episcopal Church in Delaplane, this annual event is a favorite among locals and is only a 25 minute ride from Haymarket. The countryside setting is a beautiful way to take in the outdoors and enjoy a day of family fun during “strawberry season”. Festivities include hayrides, old fashioned field games, dancing, music, magic, storytelling, crafts, a petting

farm, bake sale, hikes in the shadow of the Appalachian Trail, face painting and more. Pack the whole family in the car for a $25 entry fee that includes all. f you watch Fixer Upper on HGTV, the reveal and the end of each show probably leaves you in awe. Chip and Joanna always seem to nail it with their modern farmhouse style. Now, this decorating style seems to be trending in homes and retail stores everywhere. The look isn’t for everyone, some find it too rustic, but there are elements of it that can be brought into other home decorating styles like modern, traditional, nautical, shabby chic ... and work well. In fact, Joanna mixes styles by combining things like an industrial light fixture over a distressed table or placing a worn antique map over a sleek modern couch. The secret to Joanna’s style is simple. It’s the mixing of natural elements – metals, wood, glass and cloth textures – with a splash of plants and flowers. You can easily achieve this look without completely redecorating or spending a fortune. Start by digging through things you wouldn’t think of to decorate like old hardcover books, garage or attic items like old wooden bowls, wire baskets, crates or jars and bottles of different colors and shapes. If you are actually thinking of doing some renovating to your home, painting rooms in neutral colors (you can find her paint palette at is a good start. Updating light fixtures goes a long way too. Stack old books and place a candle or plant on top. Make big wall statements with large clocks, letters, quotes or vintage signs. Double or triple up with the same vase and flowers in a row. Used galvanized metal tins for plants and wall hangings. Go bold on light pendants and chandeliers. Plants, plants, plants … use in glass vases, wall sconces, small succulents in a row, botanical hanging prints. Candles, candles, candles … use on books, bedsides, wall sconces. Use wire baskets for fire wood, throws, towels or magazines. Mix and match throws and pillows with texture and patterns. Hang floating wooden shelves with leaning frames. Use wooden bowls and trays on island, coffee table or ottoman. Use metal wall hooks for form and function. Paint a chalk area and frame it.

Why is the EXIT Real Estate Website Better than Zillow?

2. You can choose a High School from any high school in Northern Virginia. On other websites, you can use the high school name as a key word, but it will only appear if it is in the content of the description, which is not likely. Note: Not all Realtors put schools in their MLS listings, so some homes won't appear. If your home is currently For Sale, make sure your high school is listed, there are many buyers out there searching specifically by High School. I always make sure schools are identified in my listings. 3. You can choose a Subdivision. Again, this is not always possible on main stream websites. Note: This is something else that may not appear if a Realtor does not include, or accurately, enter a subdivision. Most of the time it is accurate though. 4. Community Watch We always see sporadic numbers in individual neighborhoods, simply because the percentage of homes is less than a whole town. For example, Evergreen only had two sales and one was well over $1 million, so the Sold Price rise was very dramatic. With the exception of Dominion Valley and Piedmont, Sold Prices still increased like the towns and there are also some significant drops in Days on the Market. Overall, these numbers reflect my message in the cover story of this issue. Homes in higher price ranges aren't selling as fast and there is more inventory in these ranges than there are buyers. While the market is thriving, these subdivisions have more homes above $600,000 than some of the other, newer subdivisions like Wentworth Green.
