A1. Levant is created in response to a detected need in social class C+, an unattended market niche which represents approximately 15% of the population in Monterrey, Nuevo Le贸n. In Mexico, this social segment refers to the people who have a level of life slightly higher than average and who have an approximate family income between USD 2,800 and 6,800 per month.

Levant is a mixed-use Project made up 154 condominiums distributed in 2

towers, 7,285 square meters of office space (executive or shell), and 1,629 square meters of retail space. The different uses of the project coexist in the same complex, but they have accesses and parking spaces independent from each other; this why the residential component of the development keeps the privacy it requires from the office and retail components; however, they do communicate through a pedestrian access controlled by an electronic access card.

18 Surroundings Levant’s north view faces the downtown area of Monterrey, the sunsets rays are received on the lateral side of the building, which allows for its internal temperature not to increase too much, considering the state of Nuevo Leon’s extreme weather. In addition, the west side of the building is embellished by the beautiful view of the Sierra de las Mitras mountains. The ‘Cerro de la Silla’ is considered as a representative symbol of Nuevo Leon, and it can be seen on all its splendor from the east side of Levant. Access to the building are on its southwest side, connecting the adjacent street with one the major avenues in the area.

About the condominiums The residential, office and retail segments are designed in such a way that they are independent from each other. Each of them has its own access from Puerta del Sol Avenue, which is located in the back part of the project.

The residential section of the project has 40 parking spaces for visitors, as

well as 340 parking spaces for residents; all of them located in the bottom levels of the development.

Access to the residential parking lot is through a security guardhouse,

Additionally, retail space has open-air parking situated in front of each space for clients’ convenience.
